Property Ratings at Valley Run
Moved in May 2022. They took down the wrong move in date so when we came move in work was still being done. Come our new move in date, the apartment still wasn't ready for us even though we had already started moving things in. We had to clean the apartment ourselves. They clearly under estimated how long it would take to fix the apartment up. Little to nothing was done to rectify this problem and we are still dealing with issues four months after our move in date that were present in May. Maintenance has been super unorganized and "understaffed". We would understand that more if it hadn't taken this long for issues to still not be taken care of. The maintenance staff they do have, just haven't been great at identifying or diagnosing problems at all for the most part. A few of them are great. But it takes 3 visits to finally figure out what a problem is before it takes 3 more visits to figure out a proper solution. No communication on fixing these issues unless we initiate conversations. We were promised a credit for all of this in July. Still nothing. This place is only good if you're desperate, which we found out too late. For the prices of the apartments here I would recommend looking elsewhere.
Trying to contact Management does not work the office just ignores phone calls and has a phone service that takes messages but since I have moved in they never ever return calls. My unit has had the roof cave in, electrical issues, the AC fail five times, no heat twice, holes in the wall (from non-completed construction), Bathtub never work as a tub.
Management is horrible , mold and water damage in most units and major Fire Hazards
I've lived here since 2005 and the place was always a bit BELOW average but the old owners were always so nice and did try to work with the residents. New owners took over and now it's almost impossible to get anything fixed or to even get a hold of anyone. I was told by one maintenance man that the property manager is only concerned about new potential renters, not those of us who have lived here for a while... That's truly sad. I live in a ONE BEDROOM apt yet my power bill is about $350 a mth in the summer just to keep my place at an uncomfortable, muggy temp of around 80°... The air conditioner is about 40 yrs old no replacement is in sight. My rent is being hiked up almost $300 a mth but my apartment has NONE of the things listed in the description , like a dishwasher, microwave or washer/dryer. I get to keep the same apartment that's been falling apart for years, but with a fancy new price. Pandemic and now huge rent increases. Yay!

Regarding your utility bill, I would recommend calling your electric company and ask for an audit on your apartment. I've lived here 2 years. We moved here bc of how reasonable the rent was. now new owners have purchased the property and raised rent $675 a month! And this during a pandemic where so many people are struggling to scrape by. clearly Olive Tree Management does not give a single care about their tenants, or people in general. the most greedy crap I've ever heard of. the place is like any other complex. the house was fixed terribly and everything started falling apart within a couple months. maintenance has always been nice but things just dont get fixed right. they dont tend their homes and flower beds well. over grown with weeds. I'd give it a better rating if they hadn't let greed get the best of them but these apartments are not worth the new price, and who wants to live in a place where you get barely 2 months notice that rent is being raised by 60%?

Good Day- as new owners we have made loads of changes at the property that positions Valley Run as the place to live within Wilmington.
I recently moved in to a dump. Don’t let the nice kitchen fool you. Once I moved in my bedroom ceiling has fell in from a leak in the roof due to excess moisture. They have earwigs crawling up the walls I had an exterminator identify the problem and the maintenance team and exterminators NEVER COME OUT. When you tell the office she asks you did you bring the bugs with you (rude). I’m not satisfied and wish I’d done more research before moving here.
I've lived here for 10 years. Rent was always reasonably priced, but the brand new owners recently raised the rates 40%, and are giving nothing in return. Maintenance is fast to respond, but very low quality. We've pretty much given up on anything actually getting fixed correctly. Now the new owners have slapped on some new siding, and raised everyone's rent. The word is they are just treating the place as a quick investment to flip and sell. I would not recommend moving here under any circumstances, now that the old owners are gone.
