I love my apartment, spacious and have had no problems with staff or maintenance, all were kind and friendly. Only complaint is how small and old the washers and dryers are for the amount I pay for rent.

Hello and thank you for your great review of Valley Stream Apartments! We're so glad to hear that you love your home! We appreciate you sharing your thoughts and will continue to provide great resident care. Thank you!
The staff here are completely rude. I refuse to give permission to enter into my apartment as a woman living alone, and because of that I am treated as if I am hiding something. I explained it was for my own safety and they still treated me like dirt. Not to mention my shower head has been leaking into the wall since I moved in and have had a maintenance report for it since April, and yet no one has come to check it. It is so bad my bathroom has begun to smell and the wall has gotten soft. I filed another report and again I was treated poorly. I will not be renewing my lease.

We are truly saddened to hear about the negative experience you've had with us. Please know that it is never our intention to make you feel that way. We always recommend giving permission to enter your apartment as it helps resolve your maintenance issues faster in case you aren't home, however we would never want you to feel bad regardless of if you choose this option or not. This review surprised me as we've never had issues with this in the past, so if you wouldn''t mind please reach out to me at Residentservicesoh@monarchinvestment.com because I would love to hear more about this situation so we can get it resolved for you.
I got this apartment because it was very cheap and I needed a place to live in Toledo, but was going to be spending about half of my time in other locations for school. From the beginning, the staff clearly had no idea what they were doing. They made several mistakes getting me set up and I had to call them over and over again to get them corrected. It seems that most of the staff has now been replaced, but my experience with these new staff members has been just as disappointing. Every time I call with an issue, they tell me they don't know the answer but will call me back. Of course, you can rely on them to never call you back. Forget about package delivery unless you are willing and able to constantly go to the front office to ask if it has arrived and often they are mysteriously gone during their work hours. Although my first walk-through of the apartment seemed ok, I quickly realized that everything was barely holding up. Almost all of my appliances fell apart or broke in some way towards the beginning of my stay. Lights went out (not just the bulbs, the fixture stopped working) and despite several maintenance requests were not repaired for MONTHS. They have a rodent problem and the place is very damp so be prepared to fight mold. Neighbors are loud and smoke marijuana regularly. A part of my friend's car was stolen while in the parking lot. This place was barely tolerable and that was only because I was gone for half of the time. Yes it's cheap, but it's not worth the stress.
Absolutely horrible place to live. Our cars have been broken into multiple times, get told by management that it's a personnel problem. The maintenance and office do not communicate. It took a month to get a new dishwasher, a month to get a new stove. We have people in our building propping open the door at night and leaving. We've had people banging on our windows at 4am, 5am, 6am, and the management does nothing about it. Will never reccomend this place to anyone. It's a dump.
This place is the worst. They don’t care about anything. Everything in the apartment is original. We have black mold growing in our apartment and a large leak in the ceiling and it has been weeks and nobody will fix this. It is a huge health hazard and nobody cares. I am breaking my lease because I am so tired of this place. I would not recommend this place to anyone. Neighbors are loud and rude, the appliances are junk and don’t work. They charge way to much for a piece of crap place to live.
The neighborhood is great, and I liked living so close to shopping. But I wouldn't go back. I now rent a small house for the same amount I had to pay for an 2nd floor apartment. They will do anything to get you to sign... If you do move here make sure everything is in writing. The leasing managers are really nice, but whoever is in charge of them is shady. Screw over college kids who don't know how to document the state of their apartment and take their whole deposit kind of shady. My apt was gross when we moved in, I spent a whole day cleaning it before I even moved my stuff in. Maintenance is so slow and will always try an slap a bandaid on the issue instead of fixing the problem so they can save money. Someone stole the laundry card thing and they took FOREVER to replace it, they told us to go to a laundromat. LAST, YOUR SUNROOM ISN'T REALLY A SUNROOM. It was a old deck that they just put crappy plaster walls up on. It's ridiculously cold to keep open in the winter and hot to keep open in the summer. You literally have to use it as a porch, not a real appendage of your home. For a first apartment it could have been worse.. but I do thank them for teaching me how to be smarter about renting.
Although the apartment layout is nice and the neighborhood is good. The apartments are always in need of repair. Maintenance is super slow to fix. 5 to 6 months and multiple request to get repairs done. Unacceptable! Rent goes up every year and service goes down. Sad !

I am sorry that you are unhappy with your residency here. We apologize for any inconveniences or difficulties you've experienced. Please contact us, and we will work to resolve your situation.
While the apartment itself is nice sized, and well laid out, I wish I would have listened to people that warned me about management here. They are rather underhanded and greedy, and blame any financial issues on "corporate", but are more than happy to bleed you dry for little things here and there. And for the price you pay, you could get a nicer apartment, with a washer and dryer IN the unit, a nicer dog park, and much better management for only $100 more per month. That is well worth it, and that is why I'm moving as soon as my lease is up.
I moved here almost 2 years ago and have had nothing but problems ever since. When i first moved in in the Winter of 2013 a tree fell and put holes through my walls where ice and snow and water could come in. Though I realize the apartment complex could not control the tree falling they expected me to wait until spring to get the damage fixed. This was unnacceptable because their was ice and water coming in and my carpet was more and more soaked day by day. They then proceeded to bring me a dehumidifier to get rid of some of the moisture still insisiting that I wait for the repairs to be done in a few month. Finally after numerous complaint letters to their office and the company that runs the apartments we were relocated to a new unit. In order to relocate we had to resign our lease with the new apartment info on it which was fine. We did not find out until months later when our lease should have been up that the sneaky underhanded manager added a year to our lease without ever mentioning it. So we were stuck here for another year. Now that our lease is almost up we cannot wait to get out of here
I've live here for almost a year, and I have very little complains. Maintenance is always quick to resolve my issues. When I first moved in, they replaced my dishwasher within a few days, after I notified them that it wasn't working. When Columbia Gas shut down the gas for the entire neighborhood, management had space heaters, and hot refreshments at the clubhouse. They also stayed after office hours to help however they could. I only hear my neighbors when I'm in the hall or my windows are open. It's a nice, dog friendly community. The only reason why I'm leaving when my lease over is because there is only one washer and dryer per building. Washing here or washing at the laundromat is a big pain.
Valley stream staff are very responsive and great with maintenance requests! The apartments are the perfect size and a great price!
My 2 bedroom Valley Stream Apartment has big living room with nice little small kitchen with an attached dining room with actual room for kitchen table 4 chairs and room for extra storage and microwave stand. Full size bath tub with shower and nice size sink with full vanity full length vertical mirror. Master bedroom is big enough for king size bed dresser and chest of doors with a TV and recliner in it. 2nd bedroom is being used as computer room /guest room it has a full size futon it that can be folded out without interfering with computer set up. Rent is (I think pretty nice) been hear for 2 years and pay around 750.00 a month. Has both gas and electric, A/C, extended ceilings, but only 1 ceiling fan in living room, wish it had another in bedroom. But for the price and area, pine trees, nice grass, dog park, accepts big dogs. Nice place to live
