Newark’s dominant landmark and cultural hub is undeniably the University of Delaware campus, where the student body nearly matches the city’s population of permanent residents. Accordingly, many of the community’s resources are tailor-made for the collegiate crowd: an eclectic mix of restaurants and nightlife venues lines Main Street on the north side of campus, and affordable apartments are easy to find anywhere in town.
Despite the fact that it is primarily a college town, Newark maintains a diverse population with rental options available to suit any lifestyle. The sprawling nature preserves that border the northern end of the city provide gorgeous settings for hiking, camping, canoeing, and simply enjoying the great outdoors. Just thirty minutes from Wilmington, Newark also makes an excellent home base for commuters.

Property Ratings at Valley Stream Village Apartments
The biggest issue with this apartment complex is noise and lack of concern from management. They really don't care about residents issues. If you are going to live here, which I don't recommend, make sure you get a 3rd floor apartment. You will still hear music/tv and conversations from the unit below, but this will avoid hearing your upstairs neighbor stomping around, running, closing cabinets/drawers, running the washing machine/dishwasher. According to management the sliding doors are oversized so you will hear when the door above you is opened. The sliding doors are in the livingroom but the noise is loud enough to carry into the bedroom. I'd say the noise and vibration is equivalent to standing next to a loud truck. With apartment living some noise might be expected, but due to the thin walls/floor these are a great disturbance rather than a minor inconvenience. The previous property manager could care less about residents concerns. She claimed they were going to fix the floor between tenants, but was either not done or did nothing to fix the noise issues. I had to repeatedly email to get a response and when I finally did all I got was deflection and excuses. I had over a month long exchange with her regarding noise issues and was eventually told I could give 30 days notice and vacate my apartment. The new property manager also told me that there is not much they can do about noise issues. They do like sending out passive aggressive email to all tenants on occasion reminding them of the rules while doing nothing else to address the problems with the people actually causing them.
Over the course of two years, my roommate and I reached out multiple times via phone and email without ever receiving a response. Frankly, that is the bare minimum expectation when dealing with any property management and I can only imagine the struggle their tenants have in resolving issues. No thanks.
I do not recommend this place for renting. The school around is good but the apartments are very old. The appliances are very old and not energy efficient. The kitchen is small with age old cooktop which will not work properly. The walls and floors are thin and you will be able to hear sounds from other units. I have a noisy neighbor and I complained repeatedly to the leasing office but they have not taken any action to solve that. My experience dealing with property manager tiffany is very bad. She does not have minimum courtesy to respond to your complaints. She always tries to deflect the issue to other discussion to avoid taking action. The heating system is age old with old technology. To keep your home warm in winter, your utility bill will be more due to old HVAC. The leasing team does not care about tenants problem. Overall not worth to live here unless you are living here for the good public school.
We lived here for 3 years and had no complaints. It's a great neighborhood and an excellent apartment community. The management is great, friendly and always very helpful. All your service requests are addressed promptly. I highly recommend this place for anyone who is looking for great living at an affordable price.
Poor maintenance services. Uncleaned apartment areas . Poor appliances. Bad conditions of flooring and carpet and patios. Noisy environment. Leaching office never answer your call or email or request. Poor and very much disappointing experience over all .
I moved to Valley Stream Village not really knowing what to expect because I hadn't done a ton of research on the place...turns out I couldn't have chosen a better place to live! I have one of the older apartments, but I think it is just great. 742 square feet is nice, and I have not had a single problem since moving in. The management here is SUPER friendly and willing to work with you on everything. I am in the military and will be deploying soon, and they were very happy to help while I am gone. This community is VERY safe and family friendly which I adore. Moving my fiance in with me was an easy decision given how nice the area and the apartments are. The location is great because it's 5 min from a major mall, 10 min from a college with tons of restaurants and bars, 20 min away from Wilmington, and 40 min from Philly. You just can't ask for a better place to live! I highly recommend it!
My husband and I moved into a 2 bedroom here in 2000. They have always been helpful and and professional. The buildings are well maintained, as are the grounds. They are quick to respond to maintenance issues 24/7. My husband passed away last year and they were able to end my lease on the 2 bedroom and transfer to a one bedroom. I just cannot say enough how helpful everyone has been while still maintaining a business like atmosphere. This community is also very safe and children are welcome.
I have been living at Valley Stream Apts since 2010 and still love it! The staff is friendly & know my name when I pick up my packages. The new maintenance staff is very quick in responding to any service requests that I call into the office. My neighbors and the area are quiet. The company has made several upgrades to the community this past year and are still doing work, which is great to know that they care about maintaining the property. I love the new additions to the fitness center! Overall, my next move will be into my brand NEW house, but for now, I still love living here and am not in any rush to move as I continue to save my money. If you are looking for a great place to live for an extended period of time, Valley Stream should be an option.
A bad experience, and I didn't even get to live here. They do short term leases, and so we paid the $50 application fee/$300 holding fee. However, after telling me to scan in our driver's licenses and social security cards, and stating we BOTH need a renter's insurance before officially accepting us, we had our doubts. They insisted we were going to be accepted, and said for us to turn on our cable and electricity. Fortunately, I said "not until it's official". Smart move, as the next day they denied us (we shouldn't have been; we're both college educated with decent salary/good credit). Upon asking why, all they said was, "we are not at liberty to disclose that information". Ridiculous. The $300 is refundable, but it's been awhile and I have yet to see a check, even after calling the main office. If you're considering submitting an application, don't.
This is an AWESOME Apartment/Townhouse Community & I highly recommend you at least consider taking up residence here. The Office Staff is professional & informed to answer ANY/ALL questions you may have! Most of all it is a safe & quiet area.
