We don't recommend this complex. Many residents don't pick up after their pet and they park illegally and unsafely and nothing gets done about it no matter how many times the office says they'll take care of it. They just send out warning emails one right after another. Among other maintenance related issues. It took calling about our AC no less than 4 times, because there was clearly something wrong with it, before they actually fixed and replaced anything and it still doesn't seem right. Not to mention constant water shut offs due to broken pipes. Brittany is so sweet and amazing but the rest don't seem overly helpful. We already know we won't renew and suggest others look elsewhere unfortunately. Update: The AC that was replaced is now leaking again. Not looking forward to 300 dollar electric bills again. Don't rent here, folks.

Our team works hard to create five-star homes for all our residents, so it's disappointing to see your negative perception of our community. Our goal is to provide maintenance services in a timely manner. All resident requests are addressed in the order in which they are received with priority given to more urgent repairs. In addition, keeping our property clean is a community effort, and while our team does all they can to maintain our grounds, we also rely on residents to pick up after their pets. If you notice any problem areas in the future, or if you have questions about your requests, please reach out to us so we can address them.
The one star is for maintenance as the team is helpful and kind. The front office staff is horrible. Incredibly rude and not helpful. Hot water goes out/turned off at least once every two weeks and all water is shut off probably once a month. They “repair” it, but it’s never fixed.

Water is constantly being shut off due to repairs, even when "fixed" blasting hot water is lukewarm. Cockroaches and mold depending on apartments, especially building 1 and 13. Hot tub and pool are dirty and tenants are having to clean out filters and dead mice from hot tub. Management is rude and not helpful, the only positive is great maintenance staff. There is no communication from front desk and to get maintenance request rude if not submitted online.
My husband and I have lived here for 6 years. We recently bought our first home and so it is time to move on. The office personnel have always been helpful and nice. Maintenance is quick and efficient in completing our work orders (our AC went out last summer and it was fixed and running again within 2 hours). We have had a great time renting here and would recommend to anyone looking for a great apartment for a reasonable price! Thanks Valley View!
I’ve lived here since July. In that time the hot water has stopped or been shut off over 20 times. That’s not even me exaggerating. Don’t waste your time here
I have lived here for 2 and a half years and I have seen Valley View decrease in quality drastically. My first year here was amazing, but ever since Nicolosi and Fitch bought the property things have gone downhill. For starters maintenance was fixing something in my apartment one day and flooded my entire bathroom, I came home from work to find a few inches of water covering my entire bathroom area and spreading onto the carpeted area of my apartment as well. Valley View did NOTHING for me after repeated emails and an in person office visit. I got no reimbursement for the damaged items in my bathroom. Unacceptable if you ask me. There are also A LOT of smokers here and there is constantly smoke from my neighbors in my apartment (it comes through the thin cheap windows even when they are closed), I have asked Valley View multiple times if there is anything that can be done and the one person in the office looked at me like I was insane (as if not wanting to contract lung cancer is weird or something). Additionally we have water issues extremely often, sometimes the water will be shut off for hours and sometimes we won't have hot water. One time we didn't have hot water for 3 days. Ridiculous, which is a shame because my apartment has a great view of the mountains, but not worth the lack of professionalism in the management and the constant cigarette smoke.
The water hasn't worked properly last month for 3 days and once again this month and my fridge has been leaking for 3 day send someone out to fix it and they turn it off my food went bad
Lease is up this month and I can't be more happy to get the hell out of here. My apartment has been infested with cockroaches since moving in 9 months ago. I'm talking upwards of 100 cockroaches of all sizes since moving in (probably more counting all the little ones). IT'S ABSOLUTELY DISGUSTING and because of this, Valley View has never felt like home. I'm constantly terrified turning every corner thinking there is going to be a roach. It's like constantly walking on eggshells in my own home. I've told Valley View multiple times. They have sent people out on three separate occasions to spray. It never made a lasting difference. The lady in the front office told me a couple of months back that the roaches were about to go dormant, like that was a justification for having to deal with cockroaches. WELL GUESS WHAT... It's starting to heat up again and I've found FOUR roaches the size of my thumbs in the last two days. I am so absolutely disappointed in my stay here. On top of that, the kitchen is gross and old. Holes in cabinetry in kitchen and my bathroom. Everything is dated. OH.. and my bathroom sink smells like sewer every time I turn it on. LOVELY when brushing my teeth and washing my face. Besides that, I guess things are fine. But I can't stand to be a roommate to cockroaches with the money I pay. DISGUSTING and I can't get out soon enough. Anyways gotta go clean the giant roach I just smashed in my living room.
I moved in about 7 or so months ago and could not be happier. If you have lived in any sort of rental property before you know the struggles. Since the first day I visited the property the staff was more than kind. That was one of the big reasons I picked this property. They have continued to exceed my expectations. I have lived many places where maintenance was a struggle. Here I have not had a single problem. Anytime I needed something fixed or adjusted they were very very efficient and left me a detailed not of what was done and how they tested it to make sure it was working properly. They return emails promptly and take pride in their work. Very happy with my decision to live here!

These apartments are ok for an older apartment. Do have to use the laundry mate. They do charge you for repairing stuff if it has been repaired more than a couple of times. The smaller 1 bedroom is cute.

The management is very nice and helpful. They work to ensure the area is well kept and clean. Maintenance is awesome and quick! Located in a nice and safe area. Close to the Tucson mall and a lot of stores and restaurants. About 15 min drive from the University of Arizona.

I've been here a year and am very pleased to say, I'm staying. The office staff is exceptional. The maintenance staff is top notch. The renovations that have been made make my life easier. It's a quiet complex, even though there is a wide age range in residence. I wold recommend this complex to anyone looking for a home.
Not only are these apartments old, the management charges extra for EVERYTHING. Water will run you at least $45-$60 per month. They will charge you an additional $15 for trash and $15 for sewer. There are pack rats all over the property and roaches the size of small mammals. The windows are so old they do little to keep out the heat or cold. The location is pretty good and the noise level has seldom been a problem but overall, these apartments are NOT a good value. And I would probably steer clear of any Northland Properties in the future.
