I have been living at Van Buren for a year and a half. I only have positive things to say. Location is excellent. Close to downtown Dayton, easy access to HW. The townhouses are well kept, with maintenance responding to every need I have had. The grounds keeper keeps the property nice and enjoyable to walk! The property manager and excellent staff are the nicest people and I have only had wonder experiences with them. 10/10 recommend.

Overall opinion: Not worth the money. Units are overpriced for what they are - the buildings and living spaces are definitely showing their age and are not well maintained. Front office staff has been rude and unhelpful on multiple occasions, when we have called in about issues at our unit. Maintenance does not do quality work and service-requests are not adequately addressed (and issues are often never fixed). Examples: 1) The smell of marijuana from a neighboring unit we share a wall with constantly floods our own living space and is unbearable - this was reported to the front office; however, they were not willing to do anything to remedy the situation. We continue to have to deal with that overwhelming smell in our own home, and our family/friends comment on the smell when visiting. 2) Maintenance makes excuses for why work cannot be completed, or an issue cannot be fixed. One example is that our unit constantly blows a breaker when more than one outlet upstairs is being used - the response from Maintenance was essentially that they would be unable to fix this and we would have to deal with it, because the equipment in the unit is so old they would be unable to get parts. To this day, the issue continues, and we just try and work around it. 3) The appliances (refrigerator and gas stove) that came with the unit are old and in rough shape as well - the worst possibly being the gas stove, which is scratched up and has a few rusty areas/tiny holes. Every time we cook with the oven, it also sets off the smoke/gas detector alarm. We have had Maintenance out to look at everything, but it continues to be an issue and concern. 4) There are always stray pieces of trash from other neighboring units littering the grounds behind the building, where the rear entrances to the units are. We frequently have to pick up trash that has ended up near our doorstep.

I honestly don't understand all of the negative reviews about Van Buren. Quite Frankly - this is one of the best places within the Kettering Ohio area that doesn't break your bank in terms of rent. Management has been absolutely amazing (Especially Stephenie and Lily , and also Janice who was recently promoted internally as she should've been. GO JANICE!!!) - They're patient, kind, always willing to work with me on anything and are just there for me on everything. Maintenance has been absolutely stellar. From my viewpoint - what makes or breaks an apartment complex is the quality of the maintenance crew. All maintenance associates (especially Luke and Chelsea) have been more than helpful on anything I ever needed from plumbing to my gas stove not lighting up. Even on-call - they are there for you. I am recontracting another year with Van Buren as the rent raise has been far more than reasonable compared to my previous apartment complex. If you can get past the lack of nice Amenties (pool , gym, etc) - then this is one of the best places. Continue making Van Buren into a Utopian complex for 2024 and onwards! Sincerely - Nick J.

Old facility, almost all taps are leaking.Cockroaches everywhere. poor maintenance.Charge $30 a month for carpet fees, and then pay a large carpet fee when you move out.When move in, many places are dirty, and when you move out, you will be charged for cleaning fee.

Stay away . I was supposed to move in but wanted to see tour the actual apartment before I move in. On the day to sign the lease, there was a smell in the building and also a leakage in the basement where I supposed to put my washer and dryer. I asked to fix it them they finally said they will switch me apartment building. Stating I have to act fast in less 1 full business day they message me and say they gave the apartment to someone else. After I paid $200 and utilities under my name. So now I got utility bills for a place I never lived in nor had the key at any point. I know the $200 are non-refundable but at least I deserve to get the utility money back. I reached out to them they said It's my responsibility. Unless you want to waste your money stay away from them.

Do not move here. They refuse to work with you on maintenance or anything that's important. Only on their time not yours. It reeks or cigarettes and the place is outdated and dirty. The moment we moved in the bathroom wall was falling apart. Save your money and don't waste a year here like we did.

The basement leaks every time it rains or snow melts. I was told someone would come to patch where water was getting in, when they came basically said there was nothing they could do. Reoccurring mold issue, mice that run from apartment to apartment. When maintenance says they will come back… they usually don’t. I constantly had to call Heather to get any results abs then the results were subpar… And they charge a 100 dollar late fee regardless of circumstance.

Need I say more? Well, I’m going to. They charged me $30 per month for new carpet because they said it was supposed to be changed between each tenant, but they charged me a carpet stain removal fee on move out. Why are they removing the stain if the carpet is going to be replaced? The bedbug situation was a terrible ordeal. I went to the office to tell them about the bedbugs, and they said all nonchalant that they would put me on their list. List? You mean there were other tenants with bedbugs and you didn’t tell anyone? Those things could have killed my bird! To add insult to injury, I had to pay rent for an apartment I couldn’t live in while the apartment was being sprayed! It took two months. Completely terrible experience. Save yourself the headache! I would give them 0 stars if I could.

Do not move into this apartment. There were Roaches everywhere i would ask them to get pest control and there traps would not work. But if you do move in there, they will have contract saying that you have to pay $30 w/ rent because they got new carpet installed. They just want your money! The carpet was not new or cleaned. These apartments are not worth it !

Not a pet friendly apartment, only cat and dog friendly. Reason they gave was "non pet and dog owners are more likely to loose their pets". One of the receptionists was also vaping indoors when we stopped by for a tour.
Apartments are slapped together with paint. When you have your basement flood which I found out happens every year with sewer water they tell you to clean it up after they get it to go down. Another stupidity they didn’t hook up the overflow in the tub to a drain instead they don’t tell you it drains into your kitchen ceiling then they come and tear up your ceiling by putting holes and never come back to fix it. They let their friends move in and do whatever they want including play guitar at 2am. Most of the electric outlets does not work and needs replaced which they won’t do. Let’s just say been in this complex a year and have regretted it.

Disgusting. Their apartments filled with mold, leaky faucets, broken locks, reeks of GAS, “new” carpet that’s covered in paint, paint splatters every- on the shower head, switch covers, carpet, etc. It’s obvious they cut any corner they could. So filthy. They didn’t even clean before they painted, they left a double A battery in the window sill while painting and just painted over the battery. They left cigarette butts in the window. Code violation after another. DO NOT waste your time and money on this JOKE of an apartment complex. Sickening how they think they can take advantage of young folks who are just starting out. Seriously do not sign a lease without seeing what a biohazard of an apartment you’re getting yourself into. 1 star is too generous.

ROACHES EVERYWHERE. They barely do anything about and I spent over 100 dollars to get rid of them myself but it's impossible. Terrible management. Manager doesn't even get involved just sends guard dog, heather, to handle situations, which she just spends hours yelling at you and basically saying she doesn't care. Literally just moved in all new furniture and there's an infestation. The whole building has them and a few other buildings and management doesn't do anything but twiddle their thumbs. Terrible! Don't waste your time here! Also lots of leaks and cracks everywhere because the buildings are really old and they don't take care of them.
I work in an industry where reviews are very important, so while apartment hunting I have decided to review everywhere I visit. Van Buren has not been updated in very long time. The apartment that i viewed was incredibly small. The town home was an ok size and had a basement. The best part about this community is all the greenery and trees, and its within Kettering school district. The staff was nice.
They never fix anything. When you request that they actually fix it more than once, they act like you are being unreasonable. It's unreasonable to request that your outlets work, that lights don't flip on and off all by themselves, that the refrigerator has door holders, the seal isn't broken, and a shelf in the freezer. It's unreasonable to request that your air conditioner be fixed (when they claim it is working, even though it reads 76 degrees in the unit and the thermostat is set to 58). It's unreasonable to want to live where the bathtub doesn't lean sideways from the water damage and it rains through your kitchen ceiling when you take a shower. It's unreasonable to request that your interior doors be able to close. Don't move here.
The walls are cracked, the water heater was leaking for 7 months (which was reported on move-in day and multiple times afterward) and they only fixed it after 5 days without hot water and a lot of maintenance requests. The basement has so much water damage its ridiculous. In the actual apartments, our carpet was installed unevenly and there's so much paint on the walls that it peels off and I can't even close 3 of the 4 internal doors because of it. I even found a HUMAN HAIR painted into my bathroom wall. They even painted over the chain on our door so we can't use it. The floor in the bathroom is warped and the tile in the bathtub has cracks and has really poorly done grout. The doors and windows are poorly insulated and in the winter it's impossible to keep it warm without closing the curtains all the time and having a towel shoved under the door. The outlets are loosely in the walls and they move when you plug anything in, and one actually shattered the cover when I unplugged something. The kitchen window is broken to the point that if we open it the top portion slams down so we have to keep it closed and latched. The blinds that come with the place have fallen off the walls, our neighbors always scream and smoke so much I can smell it in my bedroom, and there always seems to be robberies here. I do not recommend moving in if you have any other option. I will be moving when my lease is up.
Have an maintenance emergency? Figure it out on your own because they aren't helping you. My apartment has been continuously degrading faster than I could ever imagine and even for how cheap the place is, it's not worth the money. This complex and staff are just plain bad. Moving out asap. Beware.
Overpriced. Rude management. You can’t get anything fixed. They left us without a shower for nearly 4 days to the point where we had water leaking through the ceiling into our kitchen light. We had to call the fire department because their emergency maintenance number was not being answered. They never call back when they say they will. They won’t take off your monthly pet bill when you no longer have your pet. The apartment is low quality for the outrageous price. DON’T DO IT.
We moved here almost a year ago, they said we had "new" carpet that we pay $30 a month for. The carpet looks and smells terrible. We have no animals but yet when it rains and our shoes get the carpet wet or when we vacuum our living room/dining room smells like dog or cat urine. They also told us that once we've lived here for a year they would take the $30 carpet fee off of our rent, Now that its time to renew our lease they want to say it was a "3 year carpet agreement". Our basement leaked when we moved in (we had no idea until we had already moved in and it rained),they said they were "fixing it in the spring" and all they did was come out and paint the walls. (It still is currently leaking). We also had a calcium build up in one of our pipes in the basement that was leaking all over the floor that took us 3 months to get them to come fix it. Once they fixed it they left there mess from cutting the pipes out and putting new in all over the floor also, left the calcium from the leak on the floor as well. We've lived her a year and the only thing in our basement is our washer and dryer because of the leak from when it rains. None of our bedroom doors will latch shut. All the windows are terribly hard to open and shut. You can hardly hang anything on the walls because the nails/screws will fall out.The front and back doors both have a crack from top to bottom. There's hardly ever a parking spot in either font or back of our town home. If there is we have to walk at least 4/5 car lengths to even get to where we live. In-order to go with a month-to-month lease its $150 extra. This place is very outrageously priced and NOT worth the payment or struggle to get anything fixed.

Hello I've been living here a year . The grounds are very well kept . No problems with the neighbors it is very quite around here . maintenance normally stays on top of things once you out in a work order. A great area and i moved here because of my child for a good environment and school district . haveny really had many problems !
Do NOT move in. This is the WORST apartment I've ever lived in. My apartment building is INFESTED with FLEAS. There was a used needle and a bra laying outside of my apartment door on the very first day. Here is a list of all the problems I can think of off the top of my head: 1. No one even bothered to clean the inside of our apartment before we moved in. 2. There were photos, hair and hair nets, and dead bugs in the window sills all left over from the previous renter. 3. There were spots on the kitchen floor that were near black from dirt. 4. We have a toilet leak that has been looked at twice now but it still isn't fixed. 5. There was dirt or mold or black something covering both doors' sills when we moved in. 6. I swear each apartments' sqft-age gets smaller every time someone moves out because they just glob paint on everything and call it clean. 7. Whoever they had reseal the basement floor decided to break everyone's storage latch and not put it back together. 8. The parking lots are terribly lit, making it easy to miss my own turn, not to mention that it has most definitely attributed to the stealing of catalytic converters. 9. FLEAS EVERYWHERE I could point out problems with the staff here all day and we seem to find new problems everyday. We took photos of everything and have exchanged emails with the office staff to notify them but the maintenance staff is does not seem to fully fix any problems. We do all that we can to fix our own problems now and if they fix anything then we are surprised. Again, I stress, do NOT move in here. Basically, everything bad that others have said is at least close to true. I think the next thing I will do is buy a lead-based-paint testing kit because I suspect another issue for us waiting under all these layers of paint...
I've been a tenant here for a little over 2 years and as my first apartment experience; I can say that Van Buren Village absolutely ruined my expectations and made me feel that all apartments complexes are nothing short of scam artists. Old management was kind, personable, and understanding. Maintenance, prior to Monarch buying them out, was also outstanding. I actually enjoyed living here. Then, new management comes in and everything got worse. We've had pipes leaking in our basement for months. We pay for an apartment for 1000sqft and most of it can't be used because the basement is filled with mold, lead paint, broken windows (which they said they didn't think were necessary to fix), and chinese water bugs. On top of that, all the pipes leak and have flooded our basement multiple times. Each time, they put a 'bandage' on it and the problem comes back. The window seals are a joke and all of our windows repeatedly fall three or four inches down and I have to go around every other day and put them back up because our DP&L and Vectren Bills (in Summer and Winter, respectively) were so outrageous that we were having to sacrifice food just to pay them. They don't do updates to any of the items in the apartments and the cabinets in the kitchen are falling out of the wall. There's also a huge crack across the ceiling and down the stairs from the foundation settling (which I understand; they're older buildings), and they've threatened to charge me when I move out for these articles. Despite the fact that unless I was nothing short of the She-Hulk, there'd be no earthly way that I could've created such cracks. Last time I checked, Ohio doesn't have earth quakes all that often. Looking for quality and a home? Don't move here. It's not even remotely worth it.
We moved in in Oct of 2016. Our neighbors were, in short, awful. Screaming, yelling, smoking pot, trying to beat down our door, domestic violence, and almost set our complex on fire. Van Buren took 3 months to do anything about it. Our cat died suddenly after moving into the apartment. Van Buren assured me they would remove the monthly pet fees. They didn't. They continued to charge until I contacted the actual management facility that handles Van Buren. I was still never refunded. People's dogs crap all over the lawn constantly. There's trash and cigarette butts everywhere. All the walkways and the driveways are completely trashed and destroyed. Van Buren has maitenence that will come and fix problems within the apartment. The maitenence stepped all over my son's laundry with their beautiful, mud covered boots (which was NOT on the floor.) They have 'fixed' the fridge, moving it in front of my light switch so I couldn't use my light. (And they never came back out to move it back to where it was supposed to be, so I had to do it myself after having a major abdominal surgery.) They have also come into my apartment and verbally stated how 'disgusting' we were for having a few dishes in the sink. They 'fixed' our toilet with a zip tie, so it still doesn't work without having to open the toilet and manually use it. They still have not fixed our busted outlets in the house, which are pratically hanging out of the wall in more than one socket. Van Buren's office workers are also fantastic. They have hung up on us (then lied about it to our faces when we walked over there), yelled at us, gotten verbally angry at us, and told us that their mistakes were 'not their problem.' As for the actual housing, they blatently lie to you with the model home. My actual apartment just had the carpet ripped out and nothing done, so my flooring is floor paneling that is peeling everywhere. There are nails sticking out of the floorboards in more than just my apartment (like the hallways.) Their mailboxes are broken in our building, and just hang there. There are cracks throughout the walls and ceilings as if the foundation is coming apart. Half the apartments have deadbolts, and others do not.. which makes no sense. Cops constantly patrol this place because the kids run rampant and destroy the property and the tenants are always in physical disputes with each other. You're garanteed to see cops at least once a week. So where's the gift card I was bribed to leave a review?
The absolute worst apartment complex in Kettering. The management is rude, inconsiderate and unkind. Their apartments haven't been renovated in years, and are not worth the outrageous price they charge. Hidden fees and terribly slow at maintenance. We had a broken window when we moved into our apartment, asked for it to be fixed at least 5 times, and then tried to charge us for it when we moved out. If you're looking for a quality place to live, this isn't it.

This is a very nice complex from the outside and in great neighboorhood. The apartments are spacious for 1st time apartment hunters and college students.

Spacious, quiet community close to grocery and dining. Easy access to I35 and I675. Kid friendly with parks on site. Quality living for a great price.
