Property Ratings at Van Mark
I've been living in Van Mark for almost three years and have barely gone two months without something needing to be repaired and each time a repair is needed, it takes longer and longer for that repair to happen. Here are a few examples: I submitted a request for the doors to the laundry area two months ago and they still haven't been repaired. This problem has been going on since we moved in two and half years ago. They come in, do a temporary fix and a month later, they're falling again. At this point, it's a safety issue as I have small children and the doors will fall at any time simply from just walking down the hall. The light in the kitchen was going out every week and it would take up to two weeks to get a light bulb changed and that didn't happen until I called and said I was having to use a ring light to cook. After dealing with that for about two years, they finally replaced the lighting with what they're putting in the renovated apartments. So we no longer have that problem. Last year (2022) we went DAYS ((starting December 23rd and last through December 29th) without heat in the middle of a winter storm where temperatures were in the low teens. It was really nice when I moved in almost three years ago, but now it is HORRIBLE. Do not get your hopes up for "lush landscaping" The grounds are not well kept at all. The pool didn't open until July, was only open during office hours when most tenants are working and we had to travel through the office to enter the pool because for some reason, they refused to unlock the entrance to the pool. The pool closed the first week in August. So we're paying for amenities that we can't freely use. The rent is increased with each lease renewal, yet no upgrades or improvements are made. So I don't understand what the increase is for. Apparently, they're under new management, but no one else is ever in the office and no one ever answers the phone or returns a call. This apartment complex has gone from good to horrible since we moved in. It's certainly not worth the monthly rent and the renewal increases.
I was very excited to move into the spacious “newly remodeled” apartment. I could not be MORE DISSAPOINTED with this APARTMENT COMPLEX ANS IT MANAGEMENT. There are a lot of structural issues(my dining room window is literally separating from the foundation) and equipment issues with the apartment. My second month here and I have had to deal with the improper transfer and shut off of my electricity and then being charged for it. Several cosmetic issues (like leaking sink, falling celling fans, non working dishwasher and electric plugs, etc.) that were fixed (ceiling fan is hanging again) and another main issue of non working heat system. I had to heat my home with my oven after putting in several work orders explaining in detail the issue I was having. Finally I receive a call on July 8th stating that the building was not safe and that we will have to move to another unit and a credit will be provided on my August rent. After several conversations and even going in and the first to pay my rent only to me told to wait until they figure out the credit for me having to move and that I should be getting a call later that day. No call was received and the next three days I went to leasing office to find out what was going on only to find the door locked. Today I go in to be told I need to pay the whole amount which I had no problem doing only to see they have added a late fee. The communication and upkeep of this complex is horrific I would not recommend this apartment complex to anyone and I will be reporting them to the authorities.
I did an online complaint on Monday 06/26/2023 and it’s Thursday and no one has addressed the issue. I’ve been living on the property in Ridgeland for almost three years and it’s been horrible. The community is quiet but as far as getting issues addressed when things inside the unit are not in order it’s awful. I have dealt with the previous and current management and neither have been efficient. It is summer in MS and my air isn’t working. The unit won’t turn off. My only alternative to an expensive light bill is to allow the unit to run endlessly. The staff simply don’t take their responsibilities serious.

Do NOT LIVE HERE. The other bad reviews is telling the truth!! Maintenance men don’t know what they doing and don’t want to do their job!! Bad roads!! Gates be breaking down!! What’s the point in having a back gate if you can’t get in through the outside( using your gate key)?? This whole apartment complex needs upgraded from the people in the office to the units! The only good thing about this place is that the unit is spacious but it is not….. I REPEAT NOT!! WORTH LIVING HERE

Wouldn’t live here more than a year. Terrible customer service, maintenance is almost unavailable. Takes 2-3 weeks for something as simple as a lightbulb change. Terrible paint jobs on the inside. Not very clean upon move in. Terrible for kids. They don’t care when people speed through and blaring music to the Mac shaking your whole apartment and reving their engines throughout the day.
I have only lived here a few months and let me say do not move here. They tell you whatever you want to hear to get you move in but they do not follow through. Do not let their Demo fool you into thinking that your apartment will be in the same shape because it won't be. One of the worst decisions I ever made and I have lived in a lot of apartments. Also they never check their residents so if you want to move in your entire family they don't care. Do not move here.
I have been here for about 5 months and have had the best experience with my apartment and management. Kendall and Kim are helpful in every way possible. I’ve called to “inquiry” about something and without hesitation they take care of it. Yes, they’ve been through a few changes since I’ve been there with maintenance, but it hasn’t affected how the office staff treats you or handles the situations. It’s a very quiet and comfortable place to live and I love the apartment.
I have lived here for over 30 years. In the past few months there is a new manager who is AWFUL. She has made us cry several times. She allows people (herself included) to come in our apartment with no notice. We told her we know she doesn’t like us and if she would let us out of our lease we would move and she said no. She made no attempt to pretend she likes us. There is grime on the sides of the buildings. Some buildings have different colors painted on it from years ago when they were trying out new colors to supposedly paint. They allow abandoned cars to stay there. They knew about and allowed a hoarder to live in squalor for years without doing anything about it. We have not had new carpet or paint in 20 years and they refuse to update anything. The trash area is absolutely nasty at all times and smells like the zoo. You can’t throw trash away after dark unless you are prepared to potentially battle a raccoon. One of our neighbors found poop in the pool. There are mice throughout the complex despite the dozens of stray cats. The gates are frequently broken. We constantly have roaches. There seems to always be a water leak somewhere that takes days to weeks for them to fix. Our door handle broke recently after office hours and locked us out for hours. It was almost impossible to make them understand we didn’t do anything wrong and to get them to help let us in. We were promised they would be back the next morning but have never come back to fix the handle. Grills are not allowed per our lease and the fire department but as a glowing example of a model resident, one of the leasing agents who lives on the property grills frequently. The air conditioner broke this summer and they made us go 5 days with no air in the Mississippi heat. The size of the apartment is nice but if you ever need help with anything... good luck. Be prepared to be laughed at and ridiculed. After all these years we are counting down the days until our lease is up so we can move!!!
Since I've been living at Van Mark the staff and maintenance have shown my family. Nothing but greatness. Kim, Kendall and Ayana are great office staff. If you are looking for a place to call home this is the place to be look no further. ??????????

Trash dumpster is horrible, potholes for days, buildings have been burned down for several months with no rebuild! Rude manager, Ayana. Roaches for days, maintenance request for weeks. This place use to have a waiting list to rent here, property has went down over the years. Animal codes and guidelines are a joke. Poop everywhere, breed restrictions Ardmore adhered to. Ghetto people sit out and smoke marijuana on steps freely. The rent you pay does not equate to the way property is managed. Website is a lie, no fitness center haven’t been in years. Tennis and racquet court is animal court! RUN!!!!!!!!!!!!!!!!
I’ve been staying here for almost two years and it’s been a love hate relationship. The complex itself is very quiet and I love that the one bedroom is spacious. Depending on which unit you get placed in, it might be very outdated. You might have lizards and roaches and mold and the office staff might tell you they don’t know what to do for you, but they’re nice and professional if that counts for anything. Maintenance is also very timely and does what they’re asked when management puts in the right work order. Lease at your own risk.

I recently moved here. I have to say the office staff is second to none. They have made this the easiest move for me ever. I can’t say enough going above and beyond all of my expectations in ways no other place I have lived has done!!!

I have lived here for approximately one year. The staff and maintenance team are absolutely amazing! I’ve only had one minor issue since living here and after it was reported, the maintenance guy was at my door sighing 10 minutes. The facility is extremely quiet and neat! The Office Staff is completely professional and honest! This is the best experience I’ve had out of three apartments I’ve had! Kendall is the leasing consultant this apartment has to offer. He affords a timely response with exceptional offers of satisfaction!

This place is roach and mold infested. Management is terrible and does not follow up or follow through in a timely fashion. Property is raggedy, run down and old. Trash area is consistently a disgusting mess. Potholes will eat your car and they are plentiful. Management on all levels is terrible. Do not rent here.
I having been living at Van Mark Apartments for almost two years now and I love it. We first were in the one bedroom and since we now have our son, we are in a two bedroom. It is so spacious and the price is good for an almost 1400 sq ft home! It is very close to both of our jobs and is very convenient being within walking distance of restaurants, grocery stores, gas stations etc. The ladies in the office are so nice and eager to assist me whenever I need something. Whenever I have put in a maintenance request the maintenance guys have made the repairs in a timely and polite fashion. Living here at the Van Mark has been so peaceful and our neighbors are so sweet. I give five stars because it's been an exceptional experience living here. I would recommend Van Mark to anyone looking for a great place to live in a great community.
AC broke tonight-they won't come out until the morning-not holding my breath. Lived her 7 years and it has gone downhill every year-cannot WAIT to get out of here! Maintenance it the worst of any place I have lived, management will lie to your face about everything, oh, the racquetball court they list on the website...they're in the fitness center and it's been closed for 5 years. The pool is not professionally maintained-the water is often cloudy and greenish color-I won't use it. Tennis courts are NOT lighted-one side barely has a net. It's used more as a dog run than a tennis court. People don't pick up after their dogs-poop everywhere. Busted water pipes underground, standing water, mosquitoes, there was a dead rat in stagnant water in front of my apartment for 5 days. The dumpster needs to be designated as a health violation. No one puts their trash in the dumpster, but on the ground around the dumpster so the hoards of wild cats can drag it all over ...and did I mention the flies??? If you want to live in a ghetto-this is the place for you. If not-do not stop here, do not walk but RUN away as fast as possible! The only way I could post this was to give them one star...trust me, this place doesn't warrant one star.
DO NOT RENT AN APT HERE! THEY ARE ARE RAT INVESTED!!!!! PPL IN THE OFFICE TRIED TO ACT LIKE THEY HAD NO IDEA BUT THE EXTERMINATOR TOLD US THIS WASNT THE FIRST TIME THEYVE BEEN OUT FOR RATS.......
I have been living here for almost 4 years and I love it! The complex itself it beautifully landscaped and the apartments are huge. Maintenance complete work orders in a timely manner and the staff in manager office are very friendly and helpful. I can swim in a clean pool or play tennis on a decent court. There is little to no noise at night and it is perfect sidewalk space to do good morning or evening walk. The kitchen has several storage spaces and the patio area is very spacious.
Just a nightmare. A truly awful nightmare. Severe black mold issues. Living here made me and my babies ill. Battled constant pnuemonia when we lived here. I'm not sure how the owners of this property can live with themselves. I would be so ashamed of myself if I had stake in this company. If you value your health and your family's health, don't live here. I'm just hopeful the damage to me and my children's lungs is not long term.
The Community is very old and although the pictures online look nice, renters should be aware of what the apartment they are renting will actually look like before they put down a deposit. Appliances are very old, and the apartment complex just uses white paint to cover up entire unit. The apartment looked and felt dirty and gloomy. They tell you that you have to give them a deposit before seeing your unit, but again, please be aware that if you are not satisfied with the move in condition of your unit, you will lose all the money you give them upfront. There are many other apartment complexes in the area that are the same price or cheaper that are in a lot better condition. Reserve of Jackson being one of them. After this experience, we now read reviews and speak to residents about their experiences before putting down a deposit. Please take the time to shop around.
TERRIBLE PLACE, TERRIBLE MANAGEMENT, PLEASE READ ALL REVIEWS ON THIS LOCATION AND OTHER 1ST LAKE PROPERTIES ACROSS THE SOUTH. Where to begin... When I first moved in to the complex in October 2014, there was a complete breakdown in communication between the management on site and the electric company about the transfer of the utilities to my account. The apartment gave me the runaround for 2-3 months and I eventually had to take care of the matter myself with the electric company. Luckily I was not over-billed. That is the only good part to this review. Multiple things broke or went wrong in the upstairs unit that I was renting. I reported all of these things and had to constantly bug the office to get someone to come fix them. So my rating as far as maintenance is a negative. Also, the "gated community" atmosphere that I was promised and I was paying for, was only an illusion 50% of the time. The gate only worked after the time, the other half of the time it was wide open. Talk about not feeling taken care of... So my safety rating is negative. Don't let them lure you in with the promise of a new exercise facility either. They have been telling this lie for years now. The worst though, three months after I move out (only signed a 12 months lease and did not renew), I receive a letter in the mail saying that I am being charged $1,400 to pay for new carpet in the unit due to pet damage. Funny story though, I never have owned a pet or was pet ever in my unit. The carpet was spotless the day I handed in my keys to management. I talk to the manager and she tells me there is nothing she can do and that I have to call their corporate office and talk to their collections agent because they have already replaced the carpet. This is funny though, because she is the one who performed the inspection, signed off on the invoice letter to me and sent the "evidence" to their corporate office. I am currently in the process of pursuing legal action. The manager there, who goes by the name of Alice, is a very rude person and was very adamant about not helping me or getting to the bottom of the situation. If ever there is a place NOT to live, this is the one.
I'm from Cali so I'm use to a nice clean living area. This place is a gem. Spacious, clean, gated and my neighbors have been nothing but friendly. The maintenance people here get to you on a timely manor as well. Best part is, it's very affordable!
The apartment is very old and maintenance is the worst I have ever encountered. Will take months to fix small issues. Do not ever take the downstairs as the ceilings will bulge and vibrate every time someone upstairs walk. And if the tenant upstairs happens to be rude and not courteous, then you can expect to wake up from sleep often as they noise upstairs gets amplified by 10 times. This apartment needs renovation bad and its a wonder how they keep operating it. I was fooled by the location and lush and green atmosphere, till I moved in that is. Be warned. Renting upstairs might be better. IMHO...
