Property Ratings at Variant
This place is not worth it. Great location but I have been to many other cheaper apartments in NL that don't have to deal with the shoddy management. This month they drafted rent out of our bank accounts twice due to a technical error. I have lived here for 6 months, and the garage door has malfunctioned and not let me in or out twice. It is constantly down for maintenance and then you have to plan your day around it and park outside. I have been locked out of my apartment at midnight due to a malfunctioning key FOB resulting from them changing management companies and received no apology. The coffee machine works ~60% of the time. Rent another place in NL.
So far my experience at variant has been awful. I live on the 4th floor. When I moved in I immediately heard pounding noises and could not figure out which neighbor it was coming from. After many mornings of waking up consistently at 4:45am, I figured out it was coming from the boxing gym below. After 4, yes 4, months it had been *sort of* resolved. I continue to wake up 3 out of 7 mornings of the week. Management originally told me it wasn't the gym because they had soundproofed the building for it, but after other residents complained they confirmed it was in fact the gym. Aside from this, I would describe this building a frat house. It's filled with people who just want to party. If this is your lifestyle, this is the building for you. If it isn't, and you appreciate sleeping through the night on the weekends, I would stay far away from this building. The building is poorly soundproofed in general. I can hear my neighbors talking, bass from speakers, footsteps, people closing doors (your whole apartment will shake especially around 2am when everyone gets home from the bar) overall.. if you enjoy peace, this is not the building for you. Solves for these problem via management: move your bed away from the wall, get a sound maker, a fan, call the police. After months of giving management updates, they have basically told me that I can kick rocks if I want to transfer to a different unit or get out of my lease. Overall very disappointed in my experience here so far.
My wife and I moved to Variant almost a year ago now, and our time here so far has been a delight. We love the location, the apartment layout (we have a 1 bedroom), the community spaces, and so on. We also really appreciate the management team. Matt and Kevin are great to work with and they go above and beyond for the residents. We appreciate all the work everyone at Excelsior does to keep this apartment running smoothly!
Recently moved in as empty nesters from a 3,000 sq ft home. Nice to get rid of all the stuff we had and get back to basics. Freeway noise is there but tolerable, and amazing sliding door completely shut it out. Place is very clean and residents are nice. Also the free happy hour is a great place to meet your neighbors.
The place looks nothing like the pictures. I GOT CATFISHED. I got a tent for an apartment, and I live with four other people all elderly dudes. The outdoor lounge is actually a piece of gum off the floor, re chewed and spit back out. I hate this whole place, but the pools nice!!!!!!!!!!!!!!
