In Foggy Bottom, the National Mall is your backyard and the White House is right down the street. This historic neighborhood on the southwest edge of DC sits amid the most famous and beloved landmarks of the nation’s capital, giving residents one of the most scenic urban environments in the United States.
With homes and apartments intertwined amid the federal office buildings and the George Washington University campus, both government workers and college students are able to get around easily on foot or by bicycle. It’s also an excellent location for medical personnel working at George Washington University Hospital, as well as university faculty and staff. DC’s famous dining and nightlife are close at hand, and Metro service makes it easy to reach anything that’s a little too far outside of walking distance.

Property Ratings at Varsity On K
I made arrangements to view the property at a specific time, as I had flown in only for the day. I flew to DC for two reasons: (1) to meet my new cohort and (2) to view this property and sign a lease. They blew me off, closed early, and wouldn't answer the phone. When I finally heard from the agent five days later, she had an attitude about the whole situation and rudely told me the unit was no longer available. Based on all the reviews, this place has a historical customer service problem.
Property Manager at Varsity On K, Responded To This Review
I'm really sorry for any inconvenience you experienced. What you've described is not the kind of service we aim to provide, and I assure you that we take this feedback seriously. If you're still interested in visiting our property and giving us a chance to make things right - please reach out directly. Thank you, Shawneek - Community Manager - (202) 795-3351
Physically nice property but ownership/management is not very accessible when problems/issues arise. Also, there is a mentality that departing tenants should be responsible for all deferred maintenance costs to refresh dated units for the next tenant.
Property Manager at Varsity On K, Responded To This Review
I'm sorry to read about your frustrations. We aim for clear communication and transparency when it comes to maintenance costs, so I apologize if this was not the case in your experience. I would appreciate the opportunity to discuss these issues with you further and find a resolution that leaves you feeling more satisfied. Please contact me directly at your earliest convenience. -Shawneek Bender - Community Manager - (202) 795-3351
Attempted to tour this building, reached out a week in advance with availability all day Friday or Saturday, booked a Friday tour. Then on Wednesday, I get an email with some curt language stating that I need to reach out to reschedule as the office will be closed on Friday. Not sure what changed that all of a sudden the office was going to be closed, but no worries, let me give them a call. Called at 10am on Wednesday, immediately after receiving the email. No answer. Voicemail full. Too many red flags at this point and despite what seems like the ideal location and apartments, we will be touring and renting elsewhere. Seems like some of the other 1 star reviews about the management are right.
Property Manager at Varsity On K, Responded To This Review
Your review is concerning to read. This does not sound like the courteous and accommodating communication I expect from our team, and I sincerely apologize for any unprofessionalism in scheduling a tour. I understand your frustration and I'm very sorry you won't be joining our community, but I appreciate you bringing these concerns to my attention and I'll be sure to address them with the rest of my team. If there's anything else you'd like to discuss, please reach out to me directly and I'll be sure to get back to you soon. Thank you, Marta Kazmierczak - Regional Manager - marta.kazmierczak@bhomstudentliving.com
The apartments here are really nice and modern. It's also super close to the metro, grocery stores and restaurants which is great. However management and maintenance suck, as they are extremely understaffed. Mailroom is extremely unorganized. Not getting mail is the norm here and things get stolen all the time. Expect to have issues with your appliances often. Maintenance won't come for weeks even after you speak to the leasing office and call maintenance countless amount of times. For the price you are paying here, none of this should be an issue. Trust me you do not want to be coming home from a hard day at work and dealing with a broken dishwasher and washing machine for weeks on end. The only reason why management is getting away with all of this is because most of the people that live in this building are GWU students. This place is ridiculous. Save yourself the hassle and constant headaches
Rodents are in the walls and the property has no concierge. Multiple packages have been stolen!
Do not live here. Do not let your child live here. This is the most poorly managed building. Lost and maybe stolen checks. Late fees that don't apply...6 months of arguing, no responses, bank proof of payment (2 times). in end gave us $100 credit for all their mistakes (ha). MICE. A/c doesn't work properly. NO concierge, ever. Major # of Airbnb renters coming and going and sitting in lobby late at night...
This place is great for students. We were told it was suitable for short term executive housing. It is not. 1. One recent Sunday we couldn’t use the elevator due to remnants of our neighbor’s previous night’s partying. It took until 11am for the elevator to be cleaned; smells remained. 2. The modern concept furniture may be comfortable for a 19 year old. It requires sitting like a pretzel which is not good for my 50 y o spine. 3. The water pressure comes and goes as neighbors flush their toilets. 4. Hot water available only in mid afternoon. 5. We had a battery replacement need for fire alarm. It buzzed every 60 seconds. After 3 hours of waiting for maintenance to come help, I dismantled it. Maintenance never showed up or called to see if it was fixed. 6. The staff seem more interesting in signing contracts than maintaining current residence satisfaction. 7. It is a great location.
In my experience, Varsity on K appears to not know its identity. This building hasn't decided if it is a college dorm--- saw/ smelled vomit in elevator (for 2 days) the weekend I moved my daughter out... or an over-priced Foggy Bottom Apartment. My daughter rented here for 4 months as a DC intern and wanted to return rent for a 1 year lease. Tried to rent last week and spoke to 5 different people every time I called and had to repeat our needs each time... absolutely no communication between the staff... no promised callbacks were made....thought I was in the movie... "Groundhog Day". So, after, at least 6 calls by me, and a visit to V on K on the Tuesday by my daughter and her aunt - before our visit the following Saturday, we never got promised callbacks, never got shown the promised available units with roommates and never meet any of the supposed available/ agreeable "perfect roommate " matches. Incompetence at it peak - from Joy, Kimberly, Brandon, Stephanie and Chase. After driving 4 hours to DC for a scheduled appointment at V on K to see and meet what I was told were "perfect roommate matches" for my daughter... ( and told the other individuals supposedly had agreed to have a roommate and meet my daughter... only were bought to visit 2 apartments and "perfect roommates" to have those potential roommates refuse to open door, scream through door that they did not want to show apartment/ and didn't meet my daughter and second woman slammed door in Pinnacle/ V on K agent's and our faces. This was a most embarrassing experience and wasted our valuable time. Based on my experience, I cannot recommend this apartment unless you enjoy wasting your time and don't mind unkept promises.
While the location is excellent and the apartments and building look nice, the day to day living here is frustrating and unacceptable for the prices charged and what was promised to residents. There has been a change of management and office staff at least 3 times since I moved in in August, with no continuity of what was promised by each prior managing group. There is no security as anyone who stands outside can just follow a resident in. Packages are constantly lost or placed in the "over flow" room, without letting residents know. The office staff is much more concerned about attracting new residents then keeping existing residents happy. Maintenance requests take at least a week if not more. Most residents I know have started looking for other apartment buildings to rent in once the lease here expires.
Moving in to Varsity was the move. Its fully furnished and is in the best location. Class and work are literally around the corner and the metro is a few blocks away. The Varsity is easily the best place to live in Foggy
I moved into the Varsity in __ and I love it. I live in a huge apartment and life couldn't be better. Everything is super easy and done for me, I don't even have to worry about cable or utilities. Varsity does it all for me
I’m loving life at Varsity on K— Choosing to live here has been such a great decision! I’ve been living here for a few months now, and everything is so convenient and accessible! Cable, wifi, electricity, water, and gym membership all handled for the year up front, and all the people I’ve met so far have been great… the bar has been set very high for wherever I move next! Check it out for yourself: www.varsityonk.com
From the LuxorOne packaging system to the fully furnished rooms, Varsity on K has everything to offer for young professionals and people who want an affordable and luxurious living space in the Foggy Bottom area!
I moved into the Varsity about a month ago and I couldn't be happier. My apartment is fully-furnished and decked out with brand new kitchen appliances, a flat screen TV, and so much space(I have a walk-in closet and a HUGE pantry). Living in Varsity is incredibly easy and convenient. Cable, wifi, and utilities are all taken care of, plus there is a gym, study room, and entertainment room all here. The location is awesome; I'm 2 blocks from the Foggy Bottom metro and Georgetown and Dupont are around the corner. The Varsity is easily the best place to live in Foggy Bottom!
