Property Ratings at Velocity @ Lawrence Station
Good apartment and all the facilities I need in affordable price compared with other apartments.
I lived here in a 1BHK for 1.2years by myself, recently moved out. I only received a 942$ deposit back out of 2300$ I paid. They charged 900$ for a full repaint, even though there were only some washable stains on certain walls. I heard the same complaints by other tenants too who moved out. So the new tenants, be prepared for the same treatment losing more than half of your deposit money. Other than that, I noticed the following issues with this apartment. 1. You will hear heavy noise and vibrations inside the home if someone walks on the door pathway. 2. They charge ~140$ for waters/sewers, even no one in the home for a month i.e no water being used. In general this utility fee is way too high, that's how they compensate for the lower rent. I paid less utilities fees in 2bhk fancy brand new apartments before. So be ready to add this amount to your monthly rent. Now in this pandemic, there are lots of good apartments available with very cheap rental, I was able to find a very good deal for a 2bhk fancy condo for the same rent I paid at Velocity Apartments 1bhk. I would not recommend this place, even though they offer attractive lower rent, because they will compensate the remaining through your deposit and monthly utilities.
I lived in a studio at Velocity from 2019 to 2020. I really enjoyed my time at this property - it was close to work, the unit was renovated before I moved in, in-unit laundry and access to an air conditioner without any added charges. The studio I got was also larger compared to other properties I had toured in the area for the same price or higher. The property manager, Mariela, is super nice, easy to reach and very quick to respond to questions. Maintenance requests are resolved fast. The property is close to the Lawrence Station Caltrain, but I never experienced any loud sounds from it. Both the move-in process in 2019, and the move-out process now were very smooth. I would definitely recommend living here!
Lived here for a year. Today I received my deposit refund, paid $1000 and got $97.04 back. I have been a tenant for the past 9 years, have always maintained the places well and cleaned the apartment well before move-out, have never had any issues before, and this is the first time I had deductions from my deposit. They charged $360 for 9 hours of "apartment painting", $225 for "full cleaning", and $166.17 and $151.79 for "rubs" for the last two months of my lease period for which no explanations are provided. The apartment management has changed quite a few times during my living here, and now it's Zell Associates. I contacted them and was told painting and cleaning are standard charges for move-out, which I've never experienced before, since I fully cleaned it and I don't have any damage on the painting. And no explanations on the "rubs" yet. The apartment itself is OK in my opinion, appliances are on the newer side which I like, and it has washer/dryer in unit even for this small studio. I also like it that it's hard floor through out because I don't like carpets which are harder to maintain/clean. Downside is that you can hear your neighbors talking sometimes when they get louder, sometimes alarms/smart home assistant too (so I try to keep mine low); and the natural light condition (at least in my apartment) is bad because it's almost totally blocked although I'm on the second floor. Another thing I do want to mention is that, for one person at the studio, my charge for water/sewer and trash is about $150 a month, which in my opinion is high, they are calculated (averaged over all tenants in the complex) and charged by the management, I inquired but they said it was correct. I have my own electricity account and the charges are reasonable. Also because of the frequent change of management companies, they got mistake on my assigned parking spot, so it had been taken by other people when I came back home multiple times. But the management finally resolved it by providing me another spot. Don't want to comment, just providing some facts and my experiences here. Hope it helps. Wanted to attach a video of the apartment after I cleaned it when moved out so you can see by yourself if it's maintained/cleaned well or not, but it seems this site doesn't have this function.
The property came under new management a few months ago and Stephanie, the new property manager cares about her tenants and is responsive to various issues. We enjoyed living here as it was great balance of affordable, clean & quiet, and close to work. We definitely enjoyed the in-house laundry and occasionally used the community grill to have a BBQ.
We had the privilege of staying in this 2-bedroom apartment for a little over a year. It was a great space with in-unit laundry and nice working new appliances. We enjoyed our stay here and really appreciated the attentiveness of the new management team. They also have a grill for everyone to use, which was nice. Parking is also accommodating for guests. We also loved having Nob Hill grocery store they just built within walking distance from the apartment. Only thing I wish they had was more parking available.
This apartment complex is very nice, clean, and has friendly neighbors and staff. My favorite part is the closet mirror doors, and in house washer /dryer. The only thing i wish they had was a pool but other than that i liked living here.
