I moved in, all fine and dandy of course. Then it got bad. Constantly raising the prices of trash and so on and so forth. Whatever your lease agreement says, it isn’t true. After moving out, they are charging me $770 dollars for 2 months of utilities, paint, and cleaning. They are trying to tell me they had to resurface all the counter tops and bathtubs when they were in great condition. If you move here, be sure to have your checkbook ready for any fees and bills they try to tack on to you.

**Do Not Rent Here***Horrible place. Management does not return your calls for weeks and weeks. Once you move out, the come out with all kinds of ways to make you pay for things that were not required. Saying you utilities are now twice what they were when you were living there. Refurnishing counter tops. They expect you to pay for their remodels when there was nothing wrong with the counter tops. This place will nickel and dime you to death. Save yourself and your wallet from this place.

If I could give 0 stars I would. This looks like a good place but steer away! It’s not what it seems to be. We’ve been here for about a month and have had nothing but bad experiences. They have mold, it’s dirty, roaches everywhere when you go outside. Some people have rat infestations.. a lot of break ins have been happening and even though there is cameras the people at the leasing office could care less! Maintenance request take forever and they will just show up whenever.

When we walked in it was mad house. Angela stopped by introduce herself. She asked what we were looking for and gave us a floor plan and list with fees. Offer us all coffee and water while we were waiting. I didn't get all the information that we wanted/ I did grab a card on table. I plan to stop by in a few weeks. My move in date isn't until March. For me, I’ve been able to call Veranda my home for nearly two years now even with the current management in place that took over the complex for a little more than a year now. The management in the leasing office are so friendly, very accommodating, and work in a timely fashion to get things done efficiently. I’ve had some downs here, but I’ve also had very many ups which really outweighed the negatives in my opinion. Hats off to Priscilla. She is so very friendly, accommodating, and works in a timely manner which I very much appreciate. Keep it up Priscilla and keep smiling! Courtney, the property manager who I had the pleasure of meeting and speaking with recently, is also very friendly, personable, and down to earth. Look, every apartment complex and management company has their flaws. But to the current management that takes care of their tenants here at the Veranda, thank you.

Had my car stolen a few feet from where my front door is and packages stolen from my front door. A few weeks later my car was broken into. There’s absolutely no security and nothing ever gets done despite the countless complaints. Also, a HUGE bug problem. We regret moving in.

Dawn is the worst!!! Horrible customer service skills!!! We came in wanting to apply for apts and someone was at the desk on the left and didn’t even acknowledge us. Or smile. We waited around atleast 10 mins to be helped. Mind you there were 4 staff members in the office. Not one said anything to us. They came in and out of their offices and didn’t even say , “hi, we’ll be right with you.” My husband came up to door and they didn’t say anything. He waited for about 2 minutes then asked, “is some available to help us?”. Dawn annoyingly said, “what do you need?” In such a rude tone. She was not polite. Or pleasant. She seemed almost ticked off that we were there. Said they were short staffed and we were gonna have to wait until they were able to help us. My husband got scolded by this horrible woman. Turns out she was the regional manager!! As she stepped of the room she rolled her eyes at my husband as if we were the ones getting in the way. I feel sorry for anyone that has to work or deal with her. She has a horrible attitude!!

We came to live in Veranda at Centerfield back in 2004, and since then living here. Throughout this time I enjoyed living here in this complex, and almost always was helped by the managres, assistant managers, and staff of this apartment community. I thank and appreciate the current management team and their service. I would like to mention that the assistant manager Ms. Priscilla had been really very helpful, and efficient. Whenever I needed her help she was ready and happy to help. I found Ms. Evelyn very helpful too. I get the email notifications on time, the maintenance service is also promt these days. I like the current management team of Veranda at Centerfield, and my stay here at Veranda.

I do not recommend these apartments, we suffered two robberies apart they have moved people who are not careful of bad behavior leave the garbage around, in the pool is a real disaster drink drinks with glass bottles and nobody says anything included in the presence of the staff of the administration that live in this property and not to mention the cockroaches that abound in the apartments
I have been here from long back and I like these apartments. Nice floor plans and I like wooden floor planning here. Good community for living. And Management is really good and they take care of all our issues properly.

Before moving here I was skeptical due to the reviews but I am totally in love with my community they always have events that the entire family can attend, Complex manager jasbir is the best she listens to MY concerns and accomadates me she is very attentive and stays on top of what this community needs. My experience at the Veranda at Centerfield has been a pleasant one largely due to the friendly office staff and the Assistant Manager Ms. Angelica Uscanga. I have been living here now 2 years. Initially, my first apartment had fleas in it due to the previous owner’s pets. The management did multiple flea treatments, changed the carpet for me and even offered to reimburse me for the moving expenses due to the inconvenience. I upgraded to a larger apartment the next year. The transition was very smooth and the courtesy and professionalism of the office staff is worth complimenting. Angelica, has special skills in resident handling and dispute resolution. She always greets people with a smile, goes above and beyond to make sure resident’s issues are addressed while keeping a great sense of humor and compassion. There has never been a time when I went to the office and felt like a stranger. If the rental agents are busy, she always comes out of her office and is ready to help with whatever is needed to be done. Something as simple as mail pick up to other inquiries, she is always ready to help. I truly feel like I am staying at a place of my comfort due to the friendly staff. There have been times in the past when Angelica has called back when I called the office and no one answered due to being on site showing apartments. I was pleasantly surprised. In my experience, I have seen that as a general statement there is no “safe” area to live in. People who have camera’s, other security alarms and devices have had their homes/apartments broken into. It is part our responsibility as well to keep our homes burglar safe. Despite all that if they find a way to get in, it surely hurts. The apartment office does what they can to inform residents of burglary that happens on the premises, they have installed cameras at the entrances and the inside the apartments. Police is very quick to respond and arrives within minutes if called. I am very content staying here at the Veranda and would recommend this place to others.

The gave me a DISGUSTING apartment. And management ignored me when I went to the office. Roach residue in EVERY corner of EVERY cabinet. Hair all over the carpet, nail clippers in the closet, caked on dust everywhere, and mildew in the windows. The list goes on and on. I will be protesting this place until the day I move out until they fix this problem. I can't even move my two children into the apartment yet because of unsanitary living situations.

One star is way too much for Veranda. The management is useless and does not care about your needs or the environment of the place. I have only spent 4 months and it feels like I have been here for 4 years. The place is gross, it stinks, honestly, those pictures do not resemble Veranda at all. The pool is gross when you inside and the people in here do not respect you or your family. Too loud and, I couldn't sleep for the first 2 months.

Stay away from this place, I currently live here and i can't wait for my lease to be over for starters they towed my vehicle for no reason i was parked on a stop next to a dumpster which by the way it is a parking stop, they refused to help me cover the towing fees even though it was their wrong doing, cockroaches EVERYWHERE no matter what i tried they always come back brought up issue to office personnel they never did anything about it, and to top it off around 12 pm their washing machine broke and it flooded my apartment about 2 inches of water covering living dinning and kitchen areas ONCE AGAIN MAINTENANCE did nothing i had to extract the water all on my own. When i showed up at the office it took them 2 days to get the carpet out i was told they would replace my carpet, the floor in my kitchen and i would be getting a new washer. It took them around 6 days for them to finally have the apartment ready which by the way we couldn't stay in, so i had to pay for a hotel while it was getting fixed, in the end the carpet was not replaced they changed the sponge and washed the nasty carpet, my floor in the kitchen was never replaced and it took them another week for them to fix my washer which also didn't get replaced like they said it would, when i asked the office personnel if i would receive a discount on my rent since i had to be out of my apartment for almost a week and had to pay to stay at a hotel they said sure we will take care of you. I never heard back from them and at the end of the month no discount, i could go on and on with issues, bad parking, break ins, gym equipment broken, rude office people, etc save yourself the trouble and money DO NOT LEASE AT THESE APARTMENTS.
Unfortunately I've seen this complex go downhill over 17 years. It used to be a beautiful complex (when taken care of); and it used to be a safe complex. Those days are over, we're experiencing two Theft/Burglaries every 9 days (*NOTE: this is factual information coming from Houston Spot Crime Reports). My building on 2nd floor had tenant robbed while her son was home, then week later her bedroom window was blown up by explosives; then neighbor on first floor walked to front of property to pick up their children from school bus only to return home and robbed with the 25 minutes that took. Just awful, our front Security gates are NOT repaired in timely manner (try few months at times). The grounds are NOT maintained in middle courtyards; only in front office area. Everything is dead or dying. They don't have a clue who is assigned parking and who's license plates are registered to tenants that live here? We're still waiting on new assigned parking tags; it's been 8 months? They don't communicate to residence when a Crime has occurred? There's no plan of action to reduce the crime; most events are occurring while the office is open; and they are oblivious? Unscreened Contractors can come and go with NO Supervision; at all hours of day and night. Management doesn't enforce the Lease Agreement rules; we've had multiple motor vehicles drive into Pedestrian walkways / courtyards with CARS, UHAULS, MOTORCYCLES, putting residence and pets in danger! (*I've sent photos and nothing ever gets done); not even an ALL resident email or letter goes out to remind folks to the rules? We have serious CONTINOUS Violent Disturbances where 911 and On Site have been involved WITH NO COMMUNICATION or RESOLUTION? What's next a gun shot thru the walls; and a fatality?
We have been living here 1 year & JUST renewed our lease because we haven't had any serious issues so far. Yesterday (6/21) 1 of our cars was broken into on the street behind the complex where guests & residents park. The suspects attempted to steal the car but were unsuccessful. Unfortunately they stole our speaker system (left the GPS). The car was parked outside because the inspection sticker is out of date...we have been actively trying to get this resolved but it is difficult between our crazy work schedules & the fact that my boyfriend travels frequently for work. We asked a staff member if we could have the car parked for a few days while we figure out what our course of action will be. They would only give us 2 days. We expressed our concern about the car being parked on the street with a broken window & they refused to help out. If we weren't already locked into another 13 months we would be moving. I love this place & don't want to leave but we will be moving when our new lease is up.
The complex is beautiful but the management team is no good. If it weren't for them, I would stay for another year. The communication between them and the tenants is no good! They don't respond to emails, never answer the phones, and you can't get anything taken care of unless you stay on top of them. Ana, who is fairly new does not know anything about apartment management and won't be able to help you with anything. For such a nice complex you would expect a more friendly, helpful team.
My wife and I have lived here over a year and we're moving asap. Here are the reasons why: 1- theft problem (had my iPad stolen from the locked exercise room. they said their security system/camera/passcodes don't work and they couldn't do anything about it. they sent out a memo to everyone stating that breakin's & theft are tenant liability, not theirs). 2- there is a very bad cockroach infestation in many of the buildings, which is why they charge you monthly for pest control (even though they don't come unless you request it). 3-parking is a huge problem because they keep the gates open 24/7. spots fill up by late evening and forces residents to park in handicap spaces & loading zones. The result: despite having the veranda parking stickers, both of our cars have been towed and we've had to pay over $500 to get them out (property management refuses to reimburse you and advises you to park on street when lot is full). 4- nothing in the exercise room works (8 TV's w/ no remotes, only 2/6 machines work). The rent may be lower than other places, but I would SERIOUSLY consider other nearby options that have similar pricing.
I am staying in Veranda for last 8 months and believe me I had many issues here. First thing is maintenance issue. Every other week there is some issue in apartment, either something is not working or something need to be replaced anyway when I complain about this they will be polite to get it repaired but even after multiple reminders (email/call/personal visit to office) they don't really bother much. I complained about a water leakage on roof in one of the bathroom after 2-3 reminders maintenance guy came and repaired that but they left a big hole (almost 20"x20") saying they will repair it later when they have supply to repair it, Its now more than 1 month and still i see this big hole everyday when i go for shower. I did try to inform them many times that they need to repair this big hole but everytime i just get answer that yeah they will be doing. I really don't see Lease Office co-operating on issue as much as they should. There is another issue for me where Lease Apartment is charging me $655 for 2 months of electricity in a 2 bedroom apartment, usually it is around $100 for a month and the reason is some xyz person requested electricity on his name for my apartment and then when he realized he gave wrong apartment number he asked his electricity provider to disconnect electricity from my apartment. I got to know this when Lease office included huge electricity charge with my rent bill. Now they dont really bother and asking me to pay this huge amount.
Maintenance and office staff are very friendly. They care about our community and they're very prompt when fixing any of your household needs.
I moved in veranda June this year really good to stay here. Leasing office guys are helpful and supportive.
Good apartment to stay with few things to tackle with which is genric to all apartment. But over all very good stay can be found here.
After living in a house for 28 years I needed to find someplace comfortable and quiet. Veranda at Centerfield had the perfect apartment for me. It's definitely quite with a multitude of established trees; lots of birds and squirrels visit my feeders daily. My apartment home has lots of closet space and is laid out nicely. There's also a large pool and hot tub available for sunny days. Veranda at Centerfield is well maintained and provides on-site security and is gated. Come and enjoy the peace and quiet.
I absolutely love my apartments!!!!! I've been a resident for abt 4 mths and already I'm considering my lease..lol!!!! The staff has always been very helpful and friendly, maintenance provides prompt and courteous service and the property is well kept!!! I would recommend anyone to come and be a resident here!!!! Come on y'all!!!!!
The Veranda at Centerfield is a very nice and clean apartment.I've been living here for half year and has renewaled the lease contract for the next 12 months. First of all, the rent price is not high compare with the nearly apartments. And the point is, you don't have to worry about the ac or fridge doesn't work, the maintaince stuff is professional and helpful to help you solve the any problem in time. Every week the they clean the common areas, control the pest .The pool area is very nice and the grounds are very well maintained.It makes me feel more comfortable living here. Secondly, the leasing office stuff always has patient with everyone , They are kind and willing to listen to you ,answer your any quetions and take care of you from heart. Especially Jennifer Mendoza,she has a right sensible attitude.And the importent thing is the recidents very nice and no more noise, we respect each other and we observe our apartment’s rules. Thirdly, It is also in close proximity to Life Time Fitness, the hospital, and shopping areas like Willowbrook Mall.It has a good location.I have enjoyed my stay at the Veranda for all these reasons, it looks like a home i think, wonderful experience! Finally, I love this apartment where live in a safe place with friendly neighbors, great office staff and close to shopping and dining.
The staff at the front office is great they are always willing to help. Maintenance request get done the same day and they are very friendly too. There is always parking spots near my building even late at night. If you looking for a place to rent in the willowbrook area I recommend you Check the veranda at centerfield out.
After living in an Apartment for 3 yrs, it was bought by new management and when went to renew my lease, I was told I didnt qualify. So during my search for a new place to live my car broke down my job wasn't walking distance so I need a place closer to my job. The Veranda was just across the street from my job. When i entered the office I was greeted with a warm welcome by all the personnel in the office. Jennifer was my agent, I explained my situation and she found the perfect spot for me a single female living alone. They had a special the day before that was ending,but after speaking with manager they extended that special to me so I could get the unit on 2nd floor at of market price, they gave me information about what was on my credit, and gave me a chance to clear it before I moved in. About 5 months into my lease,I got injured and that cut into my income, the management worked with me and 2 months later I was injured at work. I was having terrible financial problems they helped more locate a place to assist me with my rent. Most would have given up on me, but because I continued to communicate with them, they helped me stay afloat. And the staff have been true angels. The maintenance men are always on the property and keeping a look out for strange activity along with real police that live on property I feel safe.
Great place to live. Great location and management. Everyone is super nice and helpful.
I've been living at this property for 3 years now and every year it gets worse and worse. I Will defently be moving out of these apartments at the end of my lease.
I've only been here for a month. The day I moved in my AC started leaking and when I came home that night I had standing water. 2 of my boxes got wet and I had to throw some stuff away. I will say they came and fixed it the next day but I had to call the office 2 times in order to speak with someone....the 24 hour emergency maintenance did not respond or call me back. Parking has been a problem since I've been here.
