Property Ratings at Veranda at Westchase
Worst apartment and management I have ever come across. Read recent reviews because they will all say similar things and the only good reviews have no detail or will say something generic, the good reviews are definitely to just boost their rating because they get so many bad ones. This apartment has been a disappointment from the beginning. The staff/management are nice when leasing, but that’s it. They won’t actually do anything to help with your issues except say sorry and come up with some excuse as to why they can’t do anything for you or they’ll tend to shift the blame onto someone or something else. Maintenece is understaffed and has been for years and will only take care of stuff quickly if it’s an emergency, other than that you’ll be waiting 2+ weeks for something to get fixed. The complex looks nice from the outside, but the actual breezeways, apartments, and amenities are very dirty and unmaintained. There are stains all over the breezeways from trash and pee. Many people do not pick up after their dogs and the dog park is absolutely disgusting and filled with poop. The buildings are covered in spiders and bugs because pest control doesn’t come out every month even though you pay every month. The pools are fairly clean, but the locks don’t work and the bathrooms are disgusting and the hot tub hasn’t worked the whole year I lived there and young people tend to use this area to smoke. When I moved in, the place was dusty and smelled, I brought this up to management and they said it’s not their problem, it’s the painter’s and there’s nothing they would do about it. Everyone is also REQUIRED to pay a move out cleaning fee of $175 so I know the tenants before me paid that yet the apartment was not clean when moving in. Valet trash is $35 a month which is absurd since they don’t always pick up trash even when you put it out. The walls are EXTREMELY thin and I was even told by the manager that it’s just a thin piece of wood separating us. So if you’re bothered by noise absolutely don’t live here. Another things about amenities is the soccer field is always being used by people who don’t live here, soccer teams come here to practice. This didn’t necessarily bother me but if this is something you were looking forward to just know it’s occupied most of the time. The gym isn’t clean, I saw a mouse in there one time and never went back.
Management will cut every corner possible and are letting this nice neighborhood turn to garbage. Homeless people squat in empty storage closets and pee in the hallways, they do nothing to enforce the "no smoking neighborhood" policy and let people pile cigarette butts up on their patio floors (because there's "nothing they can do" supposedly), they will cheaply rig something that's broken rather than replacing it, and just the overall appearance and attitude towards the complex and its residents needs MAJOR improvements. From the DAY we moved in there was nothing but issues that they never took seriously. Broken AC that caused flooding and water damage, windows that need to be replaced, mold, filthy disgusting hallways. It's embarrassing.
Moved in to wet carpet that smelled like dog, washer & dryer buttons broke, huge ROACH problem, mold all over especially outside the building, plumbing plugged and it takes 2 weeks to get things fixed. Hot water went out, air went out twice. That’s 2 times no air. Worst year of my life in this complex. Nothing like the picture look. Go see for yourself before you lease.
Everything about this property is horrible- took 3 weeks to fix my A/C, they never answer the phone, emails, or the office doors(locked due to covid.) neighbors roof collapsed and they have yet to fix it or the rest of it when all other apartments have leaks. This place is a dump. DO NOT RENT HERE, you’ll regret it.
Since I moved in on 8/30/2019 I have had multiple ceiling water leaks. After hours maintenance do not respond in a timely manner and the leasing office never returns calls/voicemails since the last management team ended a few months ago. They have figured out what is actually causing the leaks and now I have 2 buckets on the floor catching water leaking from several areas and on floor which will ruin their floor and cause mold in the walls. Managements handling of situation and "other" issues have not been addressed-very poorly handled.
Over the past year, I have lived at this complex. Conveniently located to the airport and downtown amenities, that is a positive. However, presented as a secure environment, it’s not...the gates are either fully open and broken. The lighting at night is also poor, often times lights are damaged or not functioning. Cleanliness is problematic, being pet friendly is great, but many do not clean up after their pets and it’s pretty bad. No, it’s really, really bad; don’t walk in the grass, ever. The sidewalks are dirty and roach control, well, it is Florida, but I feel a bit overrun. Finally, management is just inadequate, staff are not professional and don’t follow up or respond in a timely manner. I simply don’t recommend.
Residents and theirs guests drive like its drag strip through this place. Gates haven’t worked in years! Not safe to walk from your car to your apartment much less walk your dog or kids to the bus stop. Someone is going to get seriously hurt if this isn’t addressed soon!
We broke our lease after 4 months. This place is disgusting. Apartment management does absolutely nothing but ignore and dismiss you! Prepare for used condoms in the parking lot. Expect people to leave a Jacuzzi a disgusting sty, underage drinking and broken gates! When you ask management when the time for repairs are, they'll say "we know, were working on it" month or two later. First floor smells like pot and dog poop, with a hint of fabric softener from dryer exhausts. Pools after sundown smell like pot and are littered with trash. No les importa la gente. Es un asco vivir aqui. Condoms por El piso en El estacionamento. Personas teniendo sexo en la picina. Quebramos El lease despues de 4 meses. No vivan aqui!
Waiting for things to improve it can be a great place hopefully soon things will get better
I would NOT recommend moving here anytime soon. They've been under 4 different management companies in the past 3 years, and the property has suffered through it. They all say they're going to fix the ongoing issues but leave when they've barely scratched the surface. The latest company is well aware of resident complaints and property issues but have not changed a thing. Instead, they cancelled our patrol service... Since then, a dozen cars were broken into. The fences are continuously sawed into pieces by relentless intruders, and the entrance gates are faulty. Everyone can tailgate into this property. The pool is usually taken over by non-residents that stroll in during office hours, and party all night. We have no choice but to give up the pool that we pay for. The "camera in use" signs are just for show. Last week my pizza delivery guy literally hopped the fence to deliver my pizza, instead of calling me to let him in. IT SHOULDN'T BE THAT EASY! It's almost laughable how nonsecure this property is. Thank god our apartments have alarms because some of the building doors don't even close. The buildings are so dirty inside, and power-washed maybe a couple of times per year. People let their dogs go to the bathroom all over the grass and sidewalks. The office is aware of it but their great plan is to wait for us to narc on each other. Meanwhile, the droppings just pile up. The hot tub hasn't worked in over a year. The pool jets mysteriously stopped working. The canopies blew off and were never replaced. The old patio furniture has been stained for years. The gym has 2 broken treadmills -out of 3! All of the cleaning supplies are empty thus no one cleans machines after using them. This office staff and management company do not lead by example. I think if they enforced the rules, and honored our rent money by caring for the property, more residents would respect it. The least they can do is hold up their end of the bargain before raising our rent again... Is that too much to ask for?
I moved into Veranda about 6 months ago and haven't been happier. I love the facility- the resort style pools, the adorable dog parks, and the key west-style amenities. Alyssa has been so helpful along with all of the office/leasing staff and answer all my questions and assist in any way possible. The apartments are roomy and offer loft-style if you choose. I literally built my dream closet out of the loft and I love calling this place home.
The staff at Veranda has ben so helpful and I always feel welcome every time I go to the leasing office and speak with someone. The staff does a great job of getting to know us individually versus just a number. We recently had our packages misplaced and one of the staff searched high and low for it and eventually found it. I would recommend these apartments and more importantly would highly recommend the staff which has made the experience here truly feel like living the resort life.
With the new name came new things. I couldn't believe the stuff that they said they where going to do and they did it! I love the new fitness on demand! I cannot stop using it :)

I moved into this apartment community in February, 2003. It is now September, 2015 and I am still living in my beautiful apartment home. Little did I know at that time that I would still be living here. This is a really, really great community. The management has been great ( there is a new management team here now and I am sure they will just as great as the previous management). I have always been well respected and treated like family and I really love living here and cannot imagine ever living anywhere else. The property is kept very well and I cannot say enough about the beautiful pool and the hot tube( which I love). I would recommend this community 100 times over to anyone who is looking for the ideal place to live. Whenever I am in the leasing office and there are perspective renters there and they ask me if I like living here, my answer is always the same " I have been here for 12 and 1/2 years; (enough said). It is so convenient for shopping and/or entertainment purposes and a great community for families with children. Whenever I entertain friends and family members, they are always impressed and comment on haw great this place is. So my advise to anyone who is looking for a great community to live in I say "COME JOIN MY FAMILY" I'm sure you will love it too!!
The location of Viera at Westchase is great. Easy in an out with two gates make for an easy commute. Many of the buildings are set back on the property, so if you're lucky like me and get an apartment facing the preserve then you're lucky. The apartment has nice updates and features, but some require routine maintenance. The propert management is slow to address issues, and are often very defensive with things. Being so close to the preserve, you do have to deal with a lot of bugs, small roaches, and even crabs coming into your apartment. The amenities are great, but are often disrespected by other residents. The pool is beautiful, but if you go in the morning after a night of underage partying, expect to see trash everywhere. All in all its not a bad place to live. There are many different layouts to choose from, at a somewhat reasonable price, and the electric bills are affordable, with ours averaging $95 a month. Keep in mind that when looking at these apartments, prices can change daily and are based on market rates, so make sure you ask about different prices for different move in dates!
