Property Ratings at Veranda Highpointe
Do not waste your time or money in moving in here and then having to deal with the stress this place will cause you. I have never been more excited for the day to move out of here I currently live here and signed a lease in August of 2023. I learned quickly after repeated breaking to vehicle no cameras that work and the community of vragrents that live in the area make this place unbearable. Don’t be fooled by there leasing agents they will be nice until you sign!
just renewed for a third time, new property manager and staff are awesome! Fun events, maintenance is on top of it, they just repainted, and custodians keep it very clean!

Front desk employees are amazing and go well above and beyond for residents! The main reason I live here still is for that! Lived here 4 years. Wish we had more activities again though!

Está bonito, las áreas sociales están bien y los departamentos se ven bien también, en mi departamento se escucha fuerte el sonido de la autopista cuando abro la puerta del balcón pero al cerrar la puerta todo ok

Garage door has been broken for months. Most secured entrances are broken and anyone can get into the apartment complex. Often times there are people suffering from homelessness asleep all over the apartment complex. I went to alert the staff yesterday and person at the front desk was not interested in hearing me, she was only interested in taking care of the people who were trying to sign a new lease. I told her about the person passed out and she literally handed me a card and asked me to email them...like what?? It's a non smoking complex and people even smoke right in front of the main entrance, management is very careless about following through on anything. We pay a lot of money to live here and the amenities are just being ruined by other residents and nothing is being done to maintain anything.

This place is going down hill fast. It’s hard to get in contact with people and it’s even harder to get a call back. They are no longer hosting events like they used to. The pool is closed a lot and it’s very dirty

You should buy a lottery ticket if the leasing office takes your phone call. Very unclear communication from the leasing office every time. Maybe go through basic training before you seat people in the leasing office.

I am loving the veranda. The apartments are super spacious and very quiet. We live on the I-25 side of the building and despite being so close to the interstate, our apartment is quiet. The amenities at the veranda are unmatched as well. You can’t go wrong with the lazy river, pool, hot tub, gym, multiple court yards, and the rooftop areas. I’m so excited to be living here

I recomend this building 100%. I've only lived here for just a 2 months now, but i have nothing but praises for this building and the management. In Veranda, any maintenance request has been resolved in a timely manner and the security here has been improved even more than how it was in the two months i have been here. The garage (covered parking) have been a huge plus since moving here as well as the central ac and heater which is not as common in colorado.

Thank you for your review. We're happy to know that we've exceeded your expectations and look forward to continuing to do so!
I’ve lived here for months, my car has been stolen and towed, my key barely ever works, and I continue to get charged for things that they later say are going towards other things. We continue to have a valet trash service charge which is no longer a service offered. When talking to management I receive a different answer for each member. The management is awful and not on the same page. I wouldn’t recommend this place.

TERRIBLE If you are a young working adult or family, go elsewhere! This building is party city. The pool is literally a day club (every day of the week!) - loud music, weed, drinks with glass, dogs running loose. This is coming from someone who lived in Las Vegas for 8 years too. Noise is terrible. We had a neighbor who threw parties nightly. When we would ask them to turn it down they would explain it was for a 21st birthday party......need me to say anything else? This property is not well maintained. The hallways reek of dog pee and poop. We lived on a ground level apartment and chose it for the large balcony we had. The dog above us was continuously left on the balcony unattended to - once we were outside and it PEED on us and our patio furniture. The management did nothing to make the situation right and poor pup - neglected! A big safety concern was the "gated access" to the community was always being propped open with rocks so whomever could glady walk on in at all hours of the night. Along with this the street light was always out on the east side of the complex making walking a dog outside extremely unsafe. Another conern was the homeless community popping up right next to the community. Good luck as this grows! We also rented storage here which we were told it would stay "locked." We came in one day to find 2 Stanley Cup Inagural Season jersey's stolen along with a $250.00 outdoor rug. When we told management it took them a month to get back to us. They offered $100 off our rent but told us to file an insurance claim - makes a ton of sense when we were out of $1500.00 of goods stolen and our deductable was $500.00...... That leads me to my last point - the management is TERRIBLE! They usually will not respond to emails. They never answer the phone. If you go by to speak to them in person, they tell their leasing agents to tell you to email them. So you do, and don't hear back. Claudia is the absolute worst at the front desk. She refuses to help with any situation and stares at you with a glare that either insists you are stupid or what you have to say could matter less to her. I would highly recommend ANYWHERE else but here. It was a terrible experience and we are so happy to have a new place that is quiet, friendly and SUPER responsive staff. Best of luck, Denver is growing and has about 99% better options than this one.

Good morning, thank you for going online and reviewing the property. I remember you and the issues that you experienced. We have listened to our residents and are about to undergo a full refresh to our building which includes all hallways, doorway, and carpets. This project has been in motion for over a year. With the constant construction delays in Denver, this project was delayed as well. We are awaiting final specs from the company so that we can share with residents the details of what their new homes will look like, as well as, update the residents on the project start date. To be transparent we did have an issue with residents and the pool this summer. Management again listened and increase the courtesy patrol visits nightly and the issue slowly began to disappear. We know that as we get closer to the summer that this could become an issue again so we have also installed cameras in the pool area that is on a live feed to a surveillance company who will communicate to them if they are violating the community policies through a microphone and also contacts the courtesy patrol to dispatch a patrolman to stop the issue from occurring. I have worked very closely with the company to ensure that we are increasing patrols as needed, that they are monitoring when we need them to, and that they are checking all of the amenities including the pool, locker rooms, and the garage repeatedly throughout the night. Since we not here 24 hours per day, we have the courtesy patrol on stand by for us instead. If residents have an issue, they are able to contact Front Range Patrol directly to have them send an officer with a body cam to respond to the issue. I can then review the footage the following day to send appropriate lease violations if needed. I am sorry that you continued to have the issue with the dog. The laws in Colorado prevent us from immediately evicting residents in these situations and there are required legal notices that we have to follow in order to require removal of an animal and also the processing of an eviction in a situation like this. We attempted to contact the resident repeatedly by phone, email, message, and by knocking on their door. We followed the correct requirements by law, we are very sorry it took so long to resolve the issue. We attempted to take care of it as quickly as possible. I also want to let you know that we recently got almost a full new leasing staff and I am sorry that you feel that our staff has failed you thus far. We have listened with every complaint and made adjustments so that our residents do not continue to have issues. We cannot promise you won't have issues, but I can promise we will do everything in our power to remedy the issues when they arise. Please contact me directly by phone or email if you have any further issues so that I can assist you. Michelle Davis pm.veranda@avenue5apt.com 303-757-4048.
Have been living here for a few years and up until the last 4-6 months, and change of management, was extremely happy. Management no longer enforces the policies that were key contributors to me choosing to live here such as the no-smoking policy. Walking down the halls now smells like I am walking through the back hallway of a dive bar some nights with cigarette and pot smoke, and the amount of noise has increased to frat house status. The "valet" trash service is a joke, and people leave their trash out at all times of day when it is only supposed to be between 6-8pm or out all weekend (when there is no service), which also increases the amount of stench in the hallways. The garage door is constantly broken, and the last two times it has been stuck in the "up" position my vehicle was broken into because anyone can just enter the building. Additionally, management does a very poor job of assigning parking spaces within the garage and allows severely oversized vehicles to obtain parking spots which the vehicle hangs out over 3 feet out of the spot (in a very narrow parking garage as it is), and numerous accidents are occurring. Have brought numerous concerns to the management over this entire 4-6 month period regarding all of the above and the most I have personally seen happen is one random email to the residents asking them to quiet down; no other issues have been addressed. While I haven't had too many maintenance issues, the maintenance team is the one bright spots and is highly responsive and provides quality service.

This place advertises themselves as “luxury apartments” but all the previous bad reviews are definitely accurate. Our apartment was falling apart from day one. The shades on the windows were dirty, washing machine broke at one point and they took over a month to replace it. I saw multiple different HOMELESS PEOPLE IN THE APARTMENT COMPLEX at different times, one was actually sitting right outside my door at one point brushing his teeth and appeared to be on drugs. Homeless people loitering outside the building regularly, homeless people sleeping outside the building. DOG POOP INSIDE on the floors in the hallways and in the stairwells that would sit there for days without being picked up. The neighbors upstairs also were extremely loud and at one point it sounded like a domestic dispute happening above us with a woman screaming for someone to “let go” and something being dragged across the floor. We notified the apartment complex several times regarding the noise and the domestic dispute, no one ever did anything about it. They truly don’t care. To top all of this off they charged us an arm and a leg to move out. Pictures of what they charged us for include small white marks on the apartment number sign OUTSIDE our door. Sorry but who’s to say one of the homeless people in the building or literally anyone walking by didn’t do that? After seeing photos of the “issues” that resulted in the charges, they clearly are just nickel and diming people on their way out. We reached out several times to Bradynn to discuss the charges and all of our emails and phone calls were ignored. Overall, this place is extremely overpriced for an environment that is not kept clean or maintained. It’s literally just a place that sucks money from their residents and doesn’t truly care or communicate properly with them. I would 10/10 never recommend that anyone waste their money here, I have hands down never had a worse experience with an apartment complex before.

Worst apartment experience of my life. DO NOT MOVE HERE unless you are OK with high prices, an apathetic staff, cheap and faulty appliances, awful noise, raucous parties resulting in violence, filthy buildings, unsecured entrances and jam packed parking that should absolutely not be charged for. The amenities are always filthy and undersupplied and you will never get a response from the leasing office. . . Even when you are responding to things THEY HAVE ASKED FOR. 60 day departure notice too which should tell you how much a revolving door this place is. Also FYI your resident "appreciation" efforts are trashy cheap and embarrassing. Don't even bother.

I love this apartment complex. Aside from the incredible location, all of the Staff are incredible from the front desk to the janitorial staff. I spend time in their wonderful gym and regularly see the equipment being disinfected to stay complaint with health guidelines.

Service is poor. When I placed a work order for my fire alarm that had been going off all night and day no one reached out to me. When I got home from work the next day I walked to the office because my smoke detector was still going off. They told me to call emergency maintenance. When I did call maintenance the team member on call was rude and did not want to go to my apartment. He told me that all I needed to do was replace the battery. The battery was removed and noise was still emitting from the smoke detector. I told the maintenance team member that I was concerned and that the battery was not the issue because I had removed it. He insisted it was and then finally said he would still go if I'd like him to. I told him yes. He let out a big sigh, annoyed and then showed up a few minutes later with a new smoke detector. The battery had been removed and it was still chirping. He then stated that the smoke detectors don't actually run on batteries because they are hard wired into the wall and that the whole smoke detector needed to be replaced due to age. I was concerned for my safety and was unsure of why the smoke detector was going off. I put in my work order request and didn't hear anything all day. I had to go to the office where they just directed me to call maintenance. And then when I did get a hold of maintenance he did not want to help. Come to find out the maintenance worker didn't even know how the smoke detector worked. Had I not said anything I don't know how long it would have taken them to come and replace the outdated smoke detector and he didn't know his product. I'm unsure if the maintenance team is still the same team before Avenue5 took over.

My experience with Veranda Highpointe apartments so far has been a very positive one. If I needed something looked at or repaired they came and looked at it and told me what they were gonna do to get it fixed. If I needed any help with any other issues the leasing office was and has been available for any questions, comments or concerns. The pool, hot tub and lazy river are amazing. The work out area is perfect for me to get the daily exercise I need. The parking garage is very nice and the ease of access into the building from the parking garage is very helpful. The elevators are close by, they dont take very long to come up to your floor or to get you were you need to go. The lounge is clean and very welcoming. Overall as a whole this apartment complex is stunning. I would definitely recommend anyone to take a tour and look at all it has to offer.

This location is key and the amenities are amazing! You can walk almost anywhere which is a huge bonus. It's nice having a coffee machine in the lobby as well! I like the feel of never having to leave the building unless I need groceries. ;-)

When I moved into this "luxury" apartment home, I was VERY pleased at first. The ameneties are beautiful, the staff are pleasant (although focus seems to be on front end-getting residents into a lease-and less quality care on back end....providing existing clients with an impeccable client experience.......ex: no one told me there was a dog wash in the building (when I have a dog-would have been a great perk to be made aware of), extra bike storage in the basement, or about half of the ameneites which exist..............but when they changed the trash system, that is when this experience moved from classy to TRASHY (literally). They now have a mandatory trash system (that residents are required to pay for in which cheap plastic trash cans sit outside the door every night. Now, in my "luxury" apartment building, the hallways are LITTERED with trash, bags propped against walls...and it looks like a cluttered, poverty-stricken back alley of a grocery store or ghetto..........not what I'd picture when I think of the hallway of "a luxury apartment home".........please, for the love of God, stick with the trash chute system (which worked JUST FINE) for the sake of classyness and also efficiency...........also, did you ever stop to think how this would affect tours when future residents are being walked through trash infested/cluttered/dirty/smelly hallways? Please, REVOKE THIS EXTREMELY UNCLASSY, UNPROFESSIONAL, HORRIFYINGLY DIRTY policy and give us the class we were under the impression we were paying for!!!!!!!!!!

We have had 2 break-ins in our apartment, our neighbors have had 3 break ins, and various people around the building have reported break-ins into their homes. I reported it to the building manager (Gina) on numerous occasions and she just said "prove it." Well, considering the building has no cameras in the hallways, that was impossible. I asked for safer locks, at least adequate security, but received the same response "not my problem." Every night I fear for my safety in this building, as do many others. Almost any resident can report personal encounters with suspicious behavior here. The combination of inadequate locks, the garage door staying open all night welcoming in strangers, and a completely indifferent staff, has led to this building becoming a crime pit. I feel like I live in Gotham minus batman. I mean seriously, someone ripped a TV off the wall and stole it right out of the common area! The building DOES NOT CARE about security, so sleep tight kids, because the odds are you'll be in danger.

At 9-10pm most nights someone knocks on our door and tries to sell us something. They enter the building with ease because there is no security and the gates to the parking garage remain wide open all night long. There have been TONS of reports of people's cars being broken into inside the garage (that is supposed to be closed and secured 24/7.) my neighbor's car was broken into 3 times! Our car was broken into once. When we asked for security camera footage they didn't have any. I do not feel safe living here knowing that strangers can come knock at my door anytime of day and break into our cars whenever they feel like. The building seems way more concerned with punishing people for not picking up after their pets than they do about the serious security and safety threats. The pool is CONSTANTLY puke green. Sometimes it's the hot tub, sometimes it's the big pool, but some pool is always unsanitary. I contacted the building manager multiple times and she promised to send out an email to the building alerting them that the pool was unsafe for use but she never did! I watched from my window as people's children entered the unsafe pool knowing Erin promised to warn them but she didn't.

Veranda Highpoint is a great place to live. Staff is very friendly & helpful but can be forgetful & urgency is not their priority.. Parking is tight & I've had a couple of heart attacks everythime their fire alarm system feels like going off, which is every other week it seems like & at all hrs of the day and night.. but over all the building is very beautiful. Living here has been a great experience. I don't have to worry about safety which is very important to me.

This building has gotten better in the past few months, but overall there are still some issues they need to work out. You have to pay for parking, all utilities in the common areas, a "view fee", and your pets on top of rent and your own utilities - it all totals to a very high price for both the building and the area. Whatever they quote you expect to spend at least $200 more than that each month. The staff working at the front desk switches so often that it's almost guaranteed every time you ask them for something they don't know the answer because they are new. The building has a lot of problems with security and vandalism because the overall appeal of the building is no longer a "nice" place -- it's more like a frat house full of college age kids partying all night.

This building is nice because it is new and decorated very well. However, the fancy appearance is not worth having to deal with the management here. They will fight you tooth and nail over every little thing. The front desk is not friendly at all - my mother walked in and the front desk was so rude to her that I was embarrassed to live here. It is one of those places where they don't care about you once you sign the lease. The only genuine person who ever worked here already quit. There is an overall sense of things-were-not-planned-well here: there is no guest parking, there is a curfew because they were having so many security problems, construction was promised to be done in December - it is now nearing July and there is no sign of being done anytime soon, they said we'd have a dog park but it is now called a "dog walk" because they never put a fence around it, no one is checking the cars in the garage so anyone can park there, and they didn't realize that putting a staircase right outside of the pool would attract smokers - so all night long we smell smoke from our apartment (when I told security people were smoking he said "what?" and kept talking on his cell phone). When you tour here they will suck you in, but ask anyone who lives here and they all agree that the staff/management will ruin your stay here (I say stay because most of the people living here are moving out as soon as their lease is done).

We've been in this building soon after it opened and enjoy living here. The building has a lot of amenities - pool, gym, lounge and offers covered parking. The location can't be beat. There are several places to eat right outside your front door. A supermarket and movie theater are right across the street and it's a quick walk to a light rail station offering easy access to downtown.

Jonah was a great guy showing off the property , but when I applied I left a deposit to reserve the place . Was denied approval and have yet to see my refund. Left a voicemail with staff still nothing pretty, anyone who plans to apply hear write a check and have your bank hold against it till you get approved or denied so you don't waste your money.

This place price gouges you to the max. They charge you a community electricity for the lobby when really the only people who use that is the leasing staff. They are charge a initiation fee to start utilities and a service fee every month when it is already their job to do that. Also we got an email saying the hot tub would be open a month before it really opened. This place just lies to you and is all about money. Also when I moved in I noticed sloppy paint jobs everywhere and damages all around the washer/dryer/bathroom/kitchen. Probably because they were in such a hurry to finish.

I'm not too sure what other reviewers are talking about, but I've had nothing but a great experience since moving here. Location wise, it's great. King Soopers and Regal Theatre are right across the street. A variety of places to eat are right outside the front door and across the street. It's convenient to I-25 as well as the rail. Yes, the amenities are still being built out, but hey, half the building is still under construction and people who moved in here were well aware of that. As far as not having a place to walk the dog, until the full build out of the building, there's a nice neighborhood right behind that's great for walking the dog. And Kennedy Dog Park is a short drive right down the road. We've taken our dog there numerous times and it's been fine. I've had nothing but a great experience with the staff and maintenance personally. Compared to where I was living before, these guys are great. They've been responsive to my requests and Drew is top notch.

What you pay for is definitely not what you get. You can get an apartment with more square footage at a more reasonable rate at a different location. The staff act like they care about you when you first move in, but after that, they are very cold. I have talked to others that have moved in who are just as unhappy as me. Stay away from this place. The construction is a nightmare. If you have a pet, there is no where to walk them.

Veranda Highpointe is new, however just because it's new doesn't justify the extremely inflated price to rent one of these units. The amount of money to rent out such a small space that in this location is obscured. What you pay is not worth what you get! Move on...there are plenty of other complexes within the area that are more competitively priced with the same amount of amenities with more friendly, knowledgeable staff.

521 square feet for a studio apartment is small and the rent is extremely high at $1,025.00 a month???
Property Manager at Veranda Highpointe, Responded To This Review
Not worth it...way too expensive to such little value. There are plenty other apartment complexes that are better priced. Move on...unless you like to pay more for so little in return.
