I have been a resident at Veranda La Mesa for 4 years and plan to live here for many more years. I love the fact that the community is dog friendly and there are two dedicated parks for dogs. The landscaping crew is outstanding. My apartment is located in front of a big grassy lawn which makes taking the dog out in the middle of the night very easy. The community is quiet and neighbors friendly. Maintenance requests are handled promptly and efficiently. The management has greatly improved since the Waterton Corp. purchased the property. I have enjoyed living at Veranda La Mesa and look forward to continuing to call this my home.

Been at Veranda La Mesa since July 2021, overall very satisfied with the community and management team. The most positive benefit of living here is the location, close to shopping and restaurants, Lake Murray, Aztec Park, Cowles Mt. and Mission Trails, easy access to major hwys and only about 20 mins. to downtown and airport.

Veranda is a lovely home to me. It is beautiful with natural landscaping and very safe with plenty of lights everywhere. The pool and hot tub are immaculate and inviting throughout the year with a lovely clubhouse easily accessible! Management staff is always available and very efficient, easily accessible, and very accommodating! Residents are friendly and it is a refreshing resort style environment and a joy for me to live at Veranda….for all the above I strongly recommend Veranda Apartments to everyone!!

It's a pretty good place to live in, it is comfy, the amenities are nice, the drawers and appliances for cooking work, and the Staff are caring. A plus is that it is located next to a couple great shopping places, and there is good restaurants within a close vicinity as well.

I would never ever recommend this place to anyone. The lack of assistance and appreciation is alarming. The staff will swoon you into renting and then never help you once you become a resident. It’s quite a shame.

The staff is very nice, but the whole place needs to be cleaned and maintained properly. It's been truly disappointing to pay this much in rent with the so called upgraded apartment that has the cheapest fixtures, peeling paint and everything is completely slapped together. I was told there wouldn't be popcorn ceilings and there are. The whole experience has been stressful.. I would not recommend this place to anyone unfortunately.

This is the home I've always wanted! The Veranda is an amazing community with respectful tenants. The staff is always willing to help with any and all issues, if any arise. What I love most is the vast amenities including the pools, gyms, dog parks, tennis court and more! The community is also located in a beautiful and quiet area in La Mesa. Deceiving place I never had such horrible experience 10 rats were nesting in my apartment
It’s a nice place to live. It’s a nice look apartment but there are some issues I have with it. They have roaches in the summer and fall months and they only went away during winter. There are often sightings of silverfish in the bathroom. No matter how clean you keep your apartment you will see at least one roach a day when it’s warm out. The A/C only reaches the room it’s in so that’s another con. I’ve personally have had to call maintenance quite a bit but I guess it makes it less worse that they come and fix the issues. Toilet plumbing backs up pretty often and sometimes the shower drains correctly and sometimes it doesn’t. A dumb thing they have is that they require you to pay for valet trash which is $35 a month. What they don’t tell you is that it’s only 5 days of the week and it is annoying because some days they don’t get your trash at all. They should really make it optional. The parking is dumb too not going to lie. I pay for the covered parking spot for $50 a month but if you don’t have it sometimes you won’t find parking at night. They also tow cars so be sure to always have the CORRECT sticker when parking in the spots. (When I moved in I ordered the sticker on the app and apparently it was the wrong one and I came down one day and I had a notice on my car that I needed a different sticker or my car will be told. They don’t explain to you what sticker you need to park where) it is a nice place to live though. Based on a lot of other places in San Diego that are the same price but a lot smaller and have more issues. I do enjoy living here and the only thing that really does bother me is the roaches which is making me reconsider renewing my lease or not. If a couple bugs don’t bother you then you should definitely live here ! I haven’t been able to use the amenities as much since its COVID but the dog wash was nice the one time I went.
I don’t think the reviews are very accurate of this place many are old and outdated as many changes have occurred this past year. I’ve lived here for a year now and have no issues. The apartment was newly renovated, they redid all the pools, amenities and the landscaping is wonderful. Very dog friendly but haven’t had any issues with constant barking. My only two minor complaints are that they force you to pay for a door to door trash service which is $25 or $35 and results in people leaving trash bags in the hallway. I’d rather they do away with the service and just increase rent that much. The other complaint is that they never answer the leasing office phone and it takes awhile for them to call you back if they even do. However if you walk in they are very helpful. Overall very happy with this place and will be renewing my lease.

1 year down & have been very happy living here at Veranda. The staff is very friendly & the apartment complex is beautiful, specially the Pool area. Very happy with the Maintenance that has been done recently, Isaac Barraza was very friendly & attended to my work order quickly & neatly, left my sink & cabinets brand new again.
I've been here now for nearly 5 months. Let's start with the good, cause it won't take long. I hove no rats or pests (yet) and got lucky with some nice neighbors right around my apartment. My place is clean. When you do see the maintenance guys (and gurl) they are nice, always got a smile and really are trying CONS: - The office staff doesn't care (and has not been given the tools to properly manage this property) - No locks on the 5401 pool which means people will walk through all time of the day and night. That combined with gates that are broken and slam shut makes for not one night slept through - yes, dogs by the pool daily - I've had a work order in now for 2 weeks to re-caulk my shower as the old one is denigrating and mold is starting.. no answer, even after I checking in with them - I fixed my own toilette paper holder, see above - staff doesn't care so residents don't care. as I write this there are 5 drunk gals in the pool, music so loud the whole block can party, alcohol handy and the office responses "nothing we can do" - security patrol is non existent and cares just as much - washer and dryers are constantly broken - staff walks by kids making a mess at the Jacuzzi and looks uncomfortably the other way - sub-flooring is non existing... my neighbor above (luckily we get along well) can't even go barefoot to the bathroom without me hearing her. - luckily out cleaning guy is on top of it... when staff doesn't care, residents don't and you'll have dog piles a foot away from bags and trash bin - even tho this is supposed to be non smoking, you'll walk into smokers everywhere.. and into their cigarettes or pot Everything is only for public appearances... new fancy golf cart, new exterior paint... but nothing gets done to actually keep that promise. Save yourself the pain and don't move here, I already know where I'm moving to the moment my lease is up or they screwed up bad enough so I can break my lease without penalty. It's basically a frat house when you are in the back of the property. I'm guessing close to the office, where staff is bothered they might actually do something.
I am very happy living here at Veranda La Mesa. The complex is beautiful! I use the pool and work our room often. The office staff is nice and especially Taylor is very helpful. She is always nice and friendly when I come in the office or call for a work order. I highly recommend this complex. ??
Apartments are nice, and the area is great but the one star is for the management at the leasing office. They have no clue what they are doing, one person will tell you one thing and then someone else will tell you something else. One of the workers there never knows anything she always says let me check with my manager who is not in, and then never gets back to you. They also never answer their phones, and do not know how to train their staff on policies on the complex. I know this complex is large, but they should be able to do their job or at least hire more people to help do the job.
At first when we moved it, it was a nice apartment to start out in. After the new management team took over, things went downhill from there. We lived in mold for 4 months and it took the management team the same amount of time to finally address the situation after we asked them several times to take tests and help us out. They showed no remorse that their team messed up by simply cleaning and painting over the mold damage. The mold was everywhere, on our personal belongings, on the walls, in the air, EVERYWHERE. Thankfully they did transfer us to a new unit, however, it has been extremely difficult working with them. I'm so shocked that they will focus more on revamping the place, raffling off Apple Airpods if you leave a good Yelp review (because they know how terrible of a community they are and are desperate for better reviews) yet, they cannot help tenants with a mold problem. In the new unit they put us in, I can hear literally everything my upstairs neighbor does. Flushes the toilet, I can hear water running through the pipes in the walls. I can hear every footstep that is made and I can practically hear every conversation. In the new unit, there were several things that needed to be fixed. I scheduled an appointment in the afternoon, then needed to change it to the morning. I specifically told the leasing manager of this change and that was not communicated so they showed up at our original time when no one was home and had to reschedule again. These people are so clueless on what they should be doing. There is constant miscommunication, the managers will promise you things and then change their minds, they assigned a new tenant our parking spot when we had been using it for months prior to that, when they transferred everything over from the old management the current tenants had to physically go to the office to make sure things transferred over correctly and get new information for the payment system, and there are so many other things I can go on and on about. We will for sure be moving on after our lease is up because this is NOT a community we want to be apart of. There are homeless people who constantly rummage through the trash and will even stay the night in the pool bathrooms. There used to be security but apparently FPI Management does not care on the safety of their residents. This place is a complete joke and I am counting down the days until our lease is up.
My lease is finally up and I’m finally out! The walls are extremely thin so you can hear every single movement at all times. If someone upstairs is walking, it sounds like they’re actually stomping around their house or dragging something. The apartments were bought out in the middle of my stay which made things difficult. The new leasing staff is either completely clueless or assholes who really couldn’t care about what was going on. They’re trying to “revamp” the place without doing too much work so basically, the outside of it which means no parking available most of the time.
I've been here over two years now, and the only reason I'm still here is i love my next door neighbors, I love animals (they are everywhere), and i HATE moving. One star because... 1) Cheap, cheap, cheap. Everything breaks all the time. Sinks stop running water. The toilet stops working. Windows fall out. Air conditioner barely works. etc. etc. etc. Weekly repairs that break two days after being "fixed". My cieling leaked water during rain, and they still haven't fixed the stains. Replacement parts break again days after being installed. Blinds might as well be made of paper mache. "Hot" water is warm at best, and only after running for 5 minutes. Cheapest parts they can find, everywhere. It's a pain, and i've mostly given up on having stuff fixed. 2) Tiny. This might be a good starter apartment for a tiny teenager. For example, I bang my head on the shower head, and bang my arms on the shower door that falls apart too. I am 5'5" and 140 lbs. So unless you are 4'10" and under 100 lbs don't expect comfort. It's like a little kids apartment. 3) They will charge you over $200 in monthly fees, over and above your rent. And no, this is not your gas/electric bill, you will pay that too. Just trash/building & grounds stuff. Basically, they will squeeze every penny out of you, and use that to attract new apt seekers, not to actually make your place livable. Plus, after your year lease is up, you will have to sign another year lease, probably at $100 more per month, and pay an extra $200/month on top of that for month to month flexibility. You will be charged $3,000 if you want to break your lease early, no matter when. You have been warned. 4) There is no security. Apparently there used to be, according to reviews. Nope, you may find creepy people creeping around cars and peering into windows if you stay up late. Nobody will be protecting the residents, except the residents. Hope this is helpful, Honesly, you will end up spending much more than you imagine, for much less quality than you imagine. You'll find much better deals elsewhere.
our cars were broken into while living there, no one did a walk through with us upon moving in or out, the office could never keep track of the parking space we paid extra for and gave me someone else's spot upon moving in and then after I got a threatening note on my car for parking there, I was given a new one of which was then given to someone else all because the office clearly didn't record what spaces had been given to whom. and the gentleman in the office treated me like an idiot for not parking in the correct spot when it was the spot given to me! A tree fell from the hill next to our apartment blocking our entrance and exit to our apartment as well as several other apartments and it took 3 days for them to remove it! and that is only because I told a maintenance worker that it had been down for three days. I had to climb down the hill to the next set of apartments to get out to my car and also to let my dog go to the bathroom. VERY DANGEROUS AND A SAFTEY ISSUE. . they have a dog friendly complex, which was the appeal for us upon move in but the reality is most dog owners there do not pick up after their pets, the maintenance guy does. which is not only disgusting and gross it's a health hazard for pets and humans. several people let their dogs roam free off leash. one apartment had a dog that barked non stop all day while the owner was away. all day! the turnover in the buildings was constant. they have a valet trash service that initially was free then it was to be a service if you wanted to pay for it but then it was required that you pay it. people constantly left trash out next to the community trash and recycle bins. they came into our apartment several times, many more then seemed appropriate, they did give 24 hour notice but with a dog, it made me very nervous to have strangers in there with him. the railings and stairs by our building were painted and no wet paint signs were ever put up. when we moved out, we signed the final paperwork, turned in the key and remember no one did a final walk though with us, we asked if there is anything else that needed to be settled, we were told no and then surprise! three or so months later we received a phone call saying we owed roughly $800ish dollars for breaking our lease early. wow. we paid it since we did not want that on our credit or rental history but well after the fact the office realized it "messed up" and tried to get more money from us! HORRIBLE CUSTOMER SERVICE HORRIBLE MANAGEMENT

Management here in the office is convinced they are on top of the world. Make sure when you sign your lease agreement that you be attentive to specifics. They will be in your home full time at their discretion based on 24 hr notice, whether you have a dog or not they will walk in and hold you accountable for anything that goes wrong. Community is beautiful and well kept, neighbors are cool maintenance guys are awesome. Management is persistent in constantly improving what goes on here however they have no real time concern with individual tenant complaints. Been here almost a year and ready to leave, place was better when i first moved and didn't know how they function. Don't judge a book by its cover. People break into cars and multiple times police have been present. I would not recommend living here unless you have a busy schedule. It was quiet for me up until my 6 month mark, when i became noticed as a regular it all goes down hill from there.
great apartment in a great location, close to the freeway and shopping centers. Apartment is well maintained by staff and patrolled by security at night. Tons of amenities and the apartments are cozy, have balconies and are well sized.
It is an older building, so cabinets fall apart, windows don't fit (they don't make that size anymore I guess). When I first moved in here rent was $1,100 not it is up to $1,330. I cannot complain about the area. We are near the beautiful Lake Murray. Not to far from my school and in a fairly quite area(besides the one time my car got broken into) Well I hope this is real and it gets read at lease. Have an awesome life!!! You only get one.
Nice facility and well maintained grounds. Does not have enough free parking for its own residence, let alone if you have friends or family come over. Always has empty spots available for paid parking. Has 24hr security on duty however still has a large amount of vehicle break ins and thefts. Pricey for the strict rules, limited parking, and small amount of amenities that you get.
The Alvista on Baltimore complex is well kept and the maintenance staff is very quick to repair any issues. The front desk has over charged by automatic withdraw twice, but were quick to fix the mistake once I pointed out the problem. Plenty of parking is available and the complex is quiet throughout all weekdays and most weekend nights. The pools are heated and the fitness center is clean and cool.
The community is nice overall. The staff and maintenance are nice and pretty quick to respond. The grounds are kept fairly nice too - there are a lot of grassy areas for dogs. Pool area is great - even though there are always people there, it's always clean. The maintenance guys are very quick to respond. We've only had a few maintenance issues but they were fixed right away. I'd recommend Alvista to others!
