NeoCity is a small neighborhood on the coast of Lake Tohopekaliga, just minutes from downtown Kissimmee. Grocery stores, fast food restaurants, and public schools are abundant in the area. A popular Dominican restaurant in town is Punta Cana, known for its diverse menu and family-friendly atmosphere. The largest attraction in NeoCity is Osceola Heritage Park, made up of different event venues such as the Silver Spurs Arena, the Osceola County Fairgrounds, and the Osceola County Stadium. The stadium is home to the Florida Fire Frogs as well as the spring training facility for the Houston Astros. Property Ratings at Verano
Inconsiderate neighbors. Loud music has been playing since 9 am as if no one wants to sleep in on Saturday. Kids that do not live in your building decide to turn the hall and stairs between the apartments into a playground. I have called the office for assistance but there was no answer and no response to my email.
I've been living at Verano for four years & half...but this place has lost it's beauty. the only positive thing I can say is that maintenance staff is top notch. They come quicky and get the job done. But you will find trash everywhere in the hallway because it's barely picked up and yet we have to pay $25 for valet trash. The apartments walls is paper thin therefore everything is heard from every surrounding apartments. ( I mean EVERYTHING). We have inconsiderate neighbors that play loud music in the pool area and everywhere without no care in the world for other people. For example, I have neighbors from the upstairs apartment that allow their kids to jump and run all day up to 2am & 3am. They play loud music all day as well with high traffic of different people walking in and out of the apartment slamming doors. I am pretty sure they are renting rooms to outsider to help pay for the rent. I've complained to the office numerous of times and nothing get resolved. I swear the neighbors deliberately do it purposely because they just get worst everyday. I barely get any sleep in which I wake up at 6am for work every morning. I can't explain how disappointed I am living in this place... but unfortunately due to the high rent increase in surrounding apartments complex in this area, as a single mother i am not able to move due to finances and apartments availability. Therefore all I can do is keep praying that things will get better. I strongly advise you do research and try to rent wisely because not everything that shines is gold.
I am pleased with the community. Maintenance is very helpful. They are super nice as well. Nothing but good vibes.

I absolutely love my place , the community, neighbors are friendly , very pet friendly, amazing pool area, super fast maintenance when needed and not to mention the office staff are super professional and extremely helpful . Having lived here for three years, I can share that the office staff is friendly, professional, and can resolve issues in a timely manner. This place is ABSOLUTELY gorgeous inside and out! From the moment you step inside you know you’re in a luxury apartment the high ceilings, the beautiful black appliances, the deep oval tubs, the wood floors. Heaven it’s really just heaven on earth. Outside they have picnic areas all around the property and the grounds are very well maintained and the landscape is beautiful. I can bet they have every amenity that you are looking for and if they don’t it’s in driving range. The property is literally in the middle of two waterfronts (Kissimmee and Saint Cloud). The staff is on point from the application process to repairs and check ins. They are a team and you don’t get that often but I’ve not heard one time “I can’t” or “that’s not my job”. The previous review is correct if you see anyone in a cart you can flag them and they are ready to help. I’m so appreciative, for this staff. They have made this move a smooth process. I work at home and they helped me get my equipment setup and make sure the WiFi and connections were working correctly and even when I didn’t have a printer the amenities (community business center) came in handy. You definitely get your money’s worth so don’t wait to apply. Come see the place you are going to fall in love. Tell them Chrissy referred you. Can’t wait for you to be my neighbor!!!!!

We’ve been leaving here For almost a year and we love it the staff is very friendly the amenities are amazing you name it they have it Pool, carwash, dog park, Kids park, Gym , computer center and more If I need something they help very fast they make activities every often And they have great communication it’s a gated community that even have valet trash and with a lot of Parking! I absolutely LOVE this apartment complex and the staff and maintenance team! Not only do they offer absolutely incredible rates on rent cost, but internet/cable/valet trash is included (and NO, not the crappy “building wifi” that a lot of apartment complexes offer. In this comminity, you actually get your own router and hardwire connections inside your apartment. 300mbps speeds from spectrum (Wonderful for work-from-home employees, like myself). Both Fabiola and Nichole at the front office have ALWAYS been extremely helpful, friendly, and attentive. Maintenance team is absolutely amazing! They respond almost immediately to service calls, or if you catch one driving around, theyre always very happy to help with a quick hand or even just a simple filter replacement right away. Those guys are ALWAYS ready to help with anything you need. Ive got to say, most apartment complexes have teams that are “really nice at first”...but this team at Verano Apartments where I live in Kissimmee, FL is absolutely stellar! Extremely satisfied in every way. Not to mention they constantly try to be proactive, and creative and put out emails to the community for activities, such as halloween candy for kids at the office and photos, snack days, food truck days, etc etc. Best apartment I have ever lived at. It’s going to be hard to leave whenever it’s time to go for me!

Since the new company has taken over, everything changed for the worse. The front office never picks up the phone, nor return calls. Makes you pay for valet trash, and it rarely ever gets picked up. Loud music constantly gets played and the loud smell of Marijuana fills the hall ways. The maintenance staff is amazing though, every thing else has went to the dumps.

Excellent team! Verano employs a friendly staff that is quick to respond to resident questions and requests. Everyone we've met since moving in has radiated a great energy. I has submitted around 5 claims for electrical problems, the breaker shut down all the time, one of my phones was damaged because of that, I am tired of submit claims for the same reason and nobody never fix that.

We were told our unit would be move-in ready at our requested date. Upon receiving our keys, we were told that there was not an oven yet because they ordered us a new one. This would take a week. We figured that was livable. When we inspected the apartment, the cabinets had circle stains throughout all of them, there was damage in the bathroom cabinets. The carpet was not attached properly in several areas. We reported all of this and put in a work order to fix the carpeting. Our oven took three weeks to arrive and was clearly not new. There were scratches and stains on the top surface. We reported this for the fear of being charged since they told us it would be new. The work orders we put in for the carpets were never completed. The management is unorganized and lied to us on several occasions. I have also witnessed them being rude to their staff in the office. When ending our lease early, we were then charged for all of the issues we brought to management on the first day we moved in. They are likely going to do the same to the next tenants in that unit. Beware, they are out to get what they can from you. We were told we would not be paying for any of the issues we notified them of and it all ended up being on our charges.
They are a scam ,these apartments are not worth the price ,amenities are a joke,gym is small with broken machines ,weekends is the only day we working people have to rest and enjoy the pool but don't bother going for a swim, it is always full with loud music and parties (not really a quiet enviroment like they put it on their website),parking is full ,first come first serve so if you come late from work you'll be parking at the other side of your building, stinky dirty halls and stairs, do not let them fool you with their beautiful website ,after you start living here you would know what you got into,not really the luxury place they selling on their website, thanks God I moved out there.
Long story short: knew my lease was up sometime in June/ July (but not exact date). Went to office to get exact date and was told lease was up in September. Received written notice that lease was up in September. Find out a few weeks later (after receiving another notice saying we will pay month-2-month pricing for last 2 months we will be there) that lease actually is up in July. Stuck paying higher rate because the office associates have NO CLUE what is going on. Was told that the "courtesy reminder" dated September is not a "legally binding document," but my lawyer says otherwise. They will not do anything to fix their screw-up, other than make me pay for it!
THE PLACE IS A MESS FOR THE PRICE YOU PAY, THERE IS NOISE EVERYWHERE, SWIMING POOL CROWDED LOOKS LIKE A PUBLIC POOL, THE APARTMENTS ARE SMALL FOR THE PRICE , YOU CAN HEAR THE UPSTAIRS NEIGHBORS BANGING ,STOMPING THE FLOORS, DO NOT BOTHER TO MAKE A COMPLAIN WITH THE ADMINISTRATION THEY TELL YOU TO CALL BY PHONE THE COURTESY OFFICER THAT LIVE IN THE PREMISES BUT THEY NEVER GET BACK TO YOU SO YOU HAVE TO LIVE WITH THE NOISE AND THE SAVAGES JUMPING UPSTAIRS. SAD
Don't move here if you have a dog!! There are a lot of dogs here and they poop all over the place and the owners don' clean behind them.When it rains it smells so bad you will gag!!!Try to walk on the sidewalks no way the people here let there dogs poop on the sidewalks. And the smell so gross!!
apartments were clean when we first moved in. has granite counter tops. appliances all work great. the one bedroom is a bit small. overall a very decent place to live. it's right in front of the turnpike and about 20 minutes from all major downtown areas.
You won't find a better apartment complex in the St. Cloud/Kissimmee area! The grounds and amenities far exceed my expectations as well as the beautiful features that come in my apartment home. Shops and the amusement parks are within minutes thanks to the nearby turnpike exit.
I have lived at Verano for almost two years now and am still as happy with the apartment complex as I was on move in day. My apartment is a two bedroom, the living area is very spacious, and the master bedroom is a good size with a giant walk in closet. The other bedroom is also a good size, although the closet is not a walk in. The bathroom is not attached to this bedroom so it can easily be accessed by guests. The kitchen area is nice, but be aware there isn’t a pantry! The staff is very friendly and they even hold events for everyone in the complex to get together. Verano has implemented changes while I've lived here; we now have trash services that pickup trash at your doorstep on certain days. For dog owners, there is now a small dog park. The gym is very nice and the pool area is one of my favorite things about Verano. You can have people over, relax, and grill out by the pool! Every time I have people over they compliment on how nice Verano is. The complex is out in Kissimmee right across from the Turnpike so it’s easy to get around the Orlando area. There is a gas station down the street and a Publix within a mile. Living at Verano has been a great experience and I am happy to call it home!
