As called the Texas Medical Center, the Medical Center neighborhood is home to Houston’s major healthcare facilities. This neighborhood houses the Texas Children's Hospital, Houston Methodist Hospital, Baylor College of Medicine, the University of Texas Health Science Center, and other medical facilities, making it a great choice for students, professionals, and renters who want easy access to healthcare. Residents also enjoy access to Hermann Park, a massive natural area where the Houston Zoo, the Houston Museum of Natural Science, and other attractions are located. Great for students and university employees, Medical Center is convenient to Rice University, Texas Southern University, and the University of Houston. NRG Center and Stadium are only two miles south of the Medical Center, so you’ll be able to catch a rodeo or cheer on the Houston Texans in a matter of minutes. The neighborhood is known for its upscale rentals but there are more affordable options as well.

Property Ratings at Verdir at Hermann Park
I moved in here Jule 2021, and initially the management company was communicative and helpful, but then with out even so much as letting any resident know we got new management in June of 2023 and they are consistently the worst, with apartment inspections on average once every month and a half, the staff (particularly Carla) are unhelpful and rude when asked simple questions, repairs now take forever to do, and there is almost no communication between the office and residents. as well as this MANY people have gotten their tires stolen from their cars and the management will not do a single thing about it, and often we dont even get any communication to let us know something happened. Great locaation, nice apartment but the management makes it so hard to enjoy living here

We're truly sorry to hear about your experiences under the new management and the issues you've encountered, including the situation with the car tires and communication gaps. Your feedback is invaluable to us, and we are committed to addressing these concerns promptly.
Management at this place is consistently bad! I’ve lived here for 4 years and my apartment view for the price I pay is the only thing that keeps me. Amenities are horrible, packages stolen, cars broken into every other week in the garages, elevator always needs repair. Move somewhere else!

Hello & thank you for reaching out. We take feedback like this VERY seriously and would like to know more about the situation. If you could please email the leasing office or call at 713-747-1212 at your earliest convenience, we would be more than happy to assist you. Thank you.
Packages stolen all the time and the apartment complex doesn't even care to put a working camera in there. Everyone's packages are in the same room and anyone inside can open the door for anyone and they can take your packages. When I called they said it wasn't their issue and they will not change the system to deliver packages and that multiple people steal from there ALL the time. Employees and managers don't care about the complex. My apartment was filthy when they gave it to me. Parking is terrible and very insecure (one guy had all four of his tires stolen at the property) even if it was a gated community. Just do yourself a favor and do not move here. They need a whole management change.
First and foremost, the management here was absolutely terrible. Kayla and Samantha in particular are not helpful, rude, and flat out don’t do a good job. All they seem to really care about is getting someone to sign a lease and not care about the residents as long as they pay rent on time. My roommate and I were good residents. We paid our rent on time, never had any complaints against us, etc. But Samantha and Kayla would fine us over the most mundane things (trash left in the hall for Valet to pick up…which we paid for). They also have inane rules about moving in and moving out and the elevators you can use. They never did anything about the horribly loud neighbors that lived above us (many, many complaints), or instituted quiet hours for the courtyard. Sometimes there would be late-night gatherings on the week days when people have WORK in the morning. Management did a very poor job of securing the building. Over the two years my roommate and I lived here, my roommate motorcycle was stolen TWICE. Management was of no help to find the people who did it or secure the building further. On a few other occasions, there were break-ins and vandalisms, naturally no management action items except send a dumb email. They also did a very poor job of keeping the building clean. There would be pools of dog urine in the elevators and all the hallways were generally dirty. Again, no action from management except a dumb email to make themselves feel like they did something. The building itself is clearly old. The exterior is old, the AC is loud, the carpets are dated, and the walls/ceilings/floors are paper thin. Be prepared to listen to your neighbors if they are inconsiderate (like ours were for 2+ years). The amenities are a joke at this place. The gym is tiny, the pool is small and oddly placed, and they have a strange reflection pool in the parking garage…the same parking garage where people get their vehicles stolen. The common area is OK, but not well kept and next to the main office. If you’re like me and dislike management, you don’t want to hang out here. That said, you get what you pay for. Rent is cheap here. My recommendation is to go somewhere else and pay a higher rent. Trust me, it’s worth it. You don’t want to end up in my position and count down the days until your lease is up.
Called the Verdir to schedule a viewing being that I’ll be staying in Houston on business. Kayla was more than accommodating when I arrived to the property. I was shown all the local restaurants, schools (being I have kids) she was very spot on with all my questions.i recommend this property to anyone looking for short or long term living.
Do not rent here, you will regret it. Residents are loud till all hours of the night, maintenance is extremely slow, takes weeks upon weeks to get things done, and management is extremely rude and incompetent beyond words.
Do yourself a favor and stay away these apartments for the following reasons: 1.Consistent vehicle break-ins. 2. Elevators are broke most of the times. So, you would have find your way through stairs. 3. Loud neighbors. Thin walls and floors. 4. Rude staff. Never expect a friendly response from staff "AFTER" you sign the lease. On a side note these apartments are located near medical center but definitely not worth the risk. Hope this helps.

I am a corporate representative for JMG and will investigate immediately. Please send additional details to FeedbackSolutions@JMGrealty.com. Thank you very much & have a great day
I moved out in May of 2016 and maybe there's new office staff but the property manager I dealt with was far from pleasant. I was notified by a collection agency that they charged me $1,200 for carpet replacement but was never contacted by anyone from the management company so I could handle it outside of a debt collector. They said they didn't have a forwarding address for me but never made any attempts to call and get one. The final move out document stated I was notified of these charges during my walk through when I wasn't.
The apartments themselves are really nice, the reason for the 1 star is because moving in is really difficult the dock is not level, and the moving truck cannot line up easily to unload your stuff. Also the gate is really unpredictable. The main reason why you shouldn't move here is the office staff, they have terrible management and do not communicate at all with each other. I've had lost packages, issues with my parking (they assigned the same spot to 2 people), work orders (entering my apartment without permission and setting off my alarm), and do not return your deposit. The moving out phase was frustrating because no one in the office knows what they are doing, and they miss quote you on move out fees and do not return your deposit. I've lived in several apartments, and this was by far the worst management- I made several friends while living here and they had the same problems, we have all since moved out, please be aware before you sign a lease.
Not usually one to write reviews, but felt compelled to provide some feedback about this place. The location is pretty tough to beat, especially if you work in the Med Center area or frequent Hermann Park. They did just complete a pretty extensive "renovation" project which was certainly a nuisance but seems to be worth it from what I have seen in the "new" units. All in all, I like it here and will probably stay barring an enormous rent increase or whatnot
Like many places, it's come under new management over the last year. It's been a pretty rough transition. Pros: 1. Decent styling: they installed granite counters, nice sink fixtures, and have had good floorplans. 2. Security: I like that they have key fobs to get in the garages, elevators, gym, etc. 3. Pool: it's a nice saltwater pool. 4. Location! It's a really fantastic spot for access to the medical center (though not great for food delivery or access to downtown, etc). Cons -- some of these are more or less important, depending on your priorities, but these are the things I've encountered: 1. Very poor management: when I request something, it doesn't get done on the first ask. A simple repair, a receipt for rent, a call back for an app failure -- none of it has happened the first time. Everything seems to fall through the cracks, and it gets frustrating over time. 2. Intrusive services: it may have been some of the hired construction, etc, but they were in my apartment without any notice, moving my furniture, and using my bathroom (which I personally found unacceptable). Even after I requested to be notified before anyone entered my apartment, it still didn't happen (see #1). 3. Things always seem to be breaking: the gates rarely seem to be working consistently (one day no one could get into the parking garage, period), elevators are going out, etc. 4. Package delivery: they attempted to get a self-service system, but it's always broken (see #3). So they have packages delivered to the front office, which is fine, except they tried to have "security" with a sign out book. Except they don't actually check ID. Or have you sign out. One time they even said, "Yeah, I just gave up. There are just so many packages." 5. Poor technology: they hype their app, but it doesn't actually work (see #3), they don't have your paperwork uploaded, and you often can't pay your rent through it.... also, 6. Fees: if you want to pay online, they *charge* you an extra $33 each time. This makes no sense to me. They charge you for getting direct access to your bank account and ensuring you pay rent on time. This seems to be a poor business strategy. Like I said, some were more important/aggravating than others, but you have to decide what's important to you. Good luck!
