By far the worst apartment complex I have ever lived in. It is a premium amount of rent with NO amenities that are promised. They will NOT take ANY responsibility for anything that is not taken care of, they have had a spa that we were PROMISED would be up and going when we were touring the place a year and a half ago (hint, it’s still not up) and we have had work orders that are either months in without being taken care of, or promptly closed without any notification. Oh, and when all of this is brought up and why it’s not taken care of, their response is ‘we go home to be with our families on the weekends’. Wouldn’t recommend, to anyone.
Management has communicated with me well over the months that I've lived here. Any issues I have with appliances are taken care of promptly and management has followed up with me later to ensure my issue was fixed. People within the complex are friendly. The complex itself isn't rowdy or noisy, usually tends to stay very quiet in my area. Bugs are hardly an issue. I have seen 1 spider inside the apartment and maybe some wasps/hornets outside on the balcony, but a can of raid is plenty. Location of the apartments is great because you're close to grocery stores, food, airport and Huffaker park trails. From my experience, this place is great for what you pay.

Last year I had a hornets nest growing in the light on my out door patio area. I called the office to come take care of it, and they assured me that pest control would be out to take care of it that week. Three weeks later they finally show up but I had to lie and say that I was allergic and that could cause legal issues for anything to actually happen. Now I have a mouse in my apartment. Yes a MOUSE!!! I called the office to report it and get pest control back out here. They assured me that they would be there the next day to take care of it. I had to go out and get traps myself because no one ever showed up, after 11 am no one in the office would answer the phones, and no one seems alarmed that their buildings have mice. If they don't care about that, what else have they just let slide. GROSS!! - Will be moving out as soon as my lease is up.
Absolutely the worst place I've ever lived. The management has such a blatant disregard for their residents that it could be argued that they are at best negligent and at worst cruel. I went through the summer without an AC because they constantly had to get "approvals" every time they looked at it, so my apartment was 100° or higher during the day on most days. During the past few months they've taken to towing vehicles for arbitrary reasons, and mine were towed twice. The first time they said it was because the car appeared to be "abandoned", yesterday (Thanksgiving) they towed a newly purchased truck. I don't understand how they could justify that, they ruined a holiday and a celebration of a new big purchase by towing it. Last time they towed a car, they told me they'd reach out to me if it was in front of my apartment, but they didn't. From day one, they've lied to me. I toured the wrong apartment (have video proof), and the paperwork I signed on was not the same apartment. Instead I got one with torn up carpet, missing kitchen drawer, an insecurely mounted towel rack, and a broken toilet paper mount. Management is comprised by monstrous individuals, vile villains, and thugs. Using extortion on a new vehicle on Thanksgiving is inexcusable. I'm tired of being lied to over and over again, I'm tired of the abuse, and I'm tired of making excuses for them. I am livid, how do they justify this behavior to themselves? Who goes outside on Thanksgiving and looks for resident vehicles that tow away? I've spent nearly $1,000 in towing services because of their cruelty. I've spent a summer sweating bullets, I've been living with torn up carpet and an improperly mounted towel rack, and this all started when I was signing paperwork for the wrong apartment. I urge anyone looking for a place to stay to steer clear of this establishment. They don't care about you, they don't even pretend to. With as expensive as their rent is, you'd think they would at least give you respect at a premium, but that has never been the case, and I see no evidence they will begin doing the right thing. They truly garbage, and you'd be better off to bypass this level of harassment.
How could a management group allow this to happen. HOW COULD THEY ALLOW THIS SITUATION TO CONTINUE? Upstairs neighbors urinating on our porch daily. Throwing rotten foot at our front door. we've had many police calls and the police even went to confront the management team for allowing this to go on. NO CHANGES ONLY "talking to". Neighbors from hell. They were caught dumping a bucket of urine on our porch after maintenance pressure washed our filthy deck. Many incidents where we have found urine, vomit, vacuum cleaner junk, garbage tossed on our entrances and back patios from upstairs and our property becoming completely ruined i.e. chairs and barbeque. Dogs roam unleashed. Loud screaming and music every night (has gotten better after calling police many times). The absolutely filthy condition of our patios due to upstairs neighbors truely ruined what would be a wonderful remodeled apartment and to terminate the lease would be equivalent to 2 months rent, so take this into consideration before rolling the dice.
Since they are bribing everyone with gift cards... Since FPI took over everything has gone down hill. They never answer the phone. Maintenance requests take weeks or months to get completed. Sometimes they never do. You can submit a maintenance request through the app and they close it out as completed without it ever being completed. You pay ridiculous amounts for water, sewer, and trash when there is no way for them to prove your usage. The neighbors hook up hoses to wash their cars, water the trees, clean off their porches and all that does is run up the bill. Then they charge you an extra $25 valet trash fee for someone to come pick up your trash Monday-Friday, you have no choice but to pay this fee on top of your regular trash fee. In the summer you will pay way more for water, sewer, and trash. They say they don't include the sprinklers in what the residents pay for water but they can't ever explain the huge increases. We're talking roughly $100 a month more in the summer. The fees they charge for "utilities" are more than you would pay for a house with a yard to water. Anyone that doesn't have a renovated apartment has to move out for 2 weeks when their lease is up, at their own expense, before they will renew the lease. You can't throw paint on an old building, replace the wood floors with linoleum, put in some new counters and paint on the walls and call these luxury apartments. There is dog poop all over the grass and they don't maintain the landscaping. Believe all the negative reviews you read online, they are true. Any recent positive review is because they're literally telling people to write a good review for a gift card. Not to mention the crappy attitudes the women in the office have. When the snow arrives be prepared to shovel it yourself because they do not. Stay away, stay far away. Oh, there's been 3 slab leaks in less than 3 years which causes most of the 1st floor to be covered in inches of water. It takes them a month to finish all the repairs and that's only because you have to harass them yourself to get it done. The list goes on. It used to be nice before FPI took over. Find somewhere else to live.
I've never had a problem with management. Just wish that the prices for utilities didnt keep spiking
Nothing is included in the rent as far as utilities. They also make you pay for a trash valet on top of the garbage fee. The apartments are nice, but the management company does nothing to help this place out. They don't get things done in a timely fashion, the staff in the office is polite but take lunch whenever they want and never answer the phones or the door. They moved my move in date 3 times costing me about $1,200 in hotel fees and didn't tell me till I was there with all my stuff that day. They gave me two gift cards that didn't even come close to paying for the cost of the hotels. Another thing they don't tell you is that it is right under the flight path of the airport, so it is super noisy. I would never live in a place where FPI is the managing company.
When my husband and I moved in 6 years ago, we were not turned away by the old and slightly run down condition of the apartments. The rent was very fair, the property was very well maintained, the management was extremely helpful, and the tenants were all around wonderful people. That has changed since The Verge took over; the massive rent increase had drove many people away, the lack of care for the property has plummeted, and the massive lies that new management had told us during the takeover have been exposed. We pay more for a non upgraded unit than one that is, simply because they want us out but that's neither here nor there, and the office treats us like we're burdens now. They thought they could just call it "luxury living" with standards well below that, and the renovated units are far from being exceptional. We were hopeful for this place, but now we hope they are forced to sell because they simply can't keep up with the turnover rate. To FPI Management, thank you for lying right to our faces and falling in greed; you'll get your karma one day, but we're done with swallowing your countless excuses and shameful treatment of your tenants. May all of your lawsuits be a constant reminder to you that you're disgraceful and enjoy they bankruptcy you recieve in the future, if you're not trying to pry the money from your tenants hands to cover your expenses.
The Verge is the most shameful of landlords in Reno. They have won no awards.The pictures are from previous ownership.The property is a open pit dump. Horrible service.The worst communication on earth.It is a pirate ship and blight on apt. living.Ongoing construction and noise. They don't care once they sign you up.You can enjoy filth and hidden costs until you run.Then they double charge you for an aweful experience. We are just valued targets.
They come off completely different when you check them out. Pros: Polite Cons: Untimely/late maintenance Forced fees for poor quality services. I’ll managed landscaping and lawns covered in garbage frequently. Poor management. Refusal for promises services.
been here for a few months and I can say the pool kinda sucks it's small and 4ft deep nothing extra other than that the rooms are nice but they are making rent start to go up. the rooms themselves are nice except a lot of light switches don't do anything. some of the doors are weird as in you have to force them to actually shut. some people are really friendly here but there are also some strange people here. I keep my car locked if I'm even 20ft away and never forget to lock the door.
It used to be great until the new California corporation owners took over. Not only did rent increase by hundreds of dollars We also have to pay water (2 bills a month), sewer (2 bills a month), trash (3 bills a month - Not a TYPO, 3 seperstetrash charges a month) this is corporate greed at its most disgusting in the states!!!!!
This place is on THE VERGE of driving everyone away! We too like many of the other reviewers were originally under the previous management which was incredible but that changed within hours of the current management's take over. Current management does not follow simple municipal codes such as shoveling sidewalks, and removing debris which was difficult for my husband who is an amputee. We had to rely on kind neighbors for assistance. We notified the staff and nothing was done. Security measures that kept everyone safe before were done away with and we have had packages stolen and our car vandalized. Of course management can't be responsible for crime but when they did away with previous security measures you can't help but feel they hold some responsibility. The rent hikes and fees may be the norm for Reno - but I'd rather opt for management companies that follow municipal codes and return calls. What compounds it is the lack of effort by management to return calls or respond to concerns. We are relieved to have moved out and found kind management in the same exact neighborhood for much lower rent! Definitely think twice before renting here!

I agree with the previous comments, since there was a change of administration these departments are not the same and they charge you a lot of money for water, drainage and garbage, the rent raised a lot, and if many people are getting even I am already going to leave after 8 years that I was living here very expensive and you areglan the problems that your department has
I agree with the previous reviews,since the new owners took over,the complex is worse and tenants are moving out quickly. Garbage bins are constantly over flowing, dog poop around the area, no security and spa area not being cleaned regularly. If you come here for a tour,be sure to take a good look and be sure to ask about "Trash Valet" its just another crazy expense....
I have lived here for nearly two years. When the previous management company owned the complex, it was wonderful. Staff were kind, welcoming, and tried to solve the very few problems that arose. Since FPI Management has taken over it feels like a very different place. The communication about the sale was poor, and it went down from there. To wit: - Things that were included are now extra: water, sewer, garbage, pets - Safety has been significantly compromised, including: the current company does not salt the stairs for the elderly, which makes it very dangerous in icy conditions. Also, the management company started to refurbish the stairs, but two of the workers got into a fist fight and the work stopped and hasn't resumed. I can't say why, but I'm guessing they had to find a new contractor. The rusted bars are still in pieces. - My biggest concern is that in March 2018, my HVAC system went out. The maintenance tech promptly fixed the heating, but he said they would not fix the AC until it was 70-80 degrees outside. The problem is that due to the insulated windows, the inside temperature runs between 74-78 degrees inside even though the outside temperature is runs between 30-50 outside during the day. I understand that this is a luxury-- but I pay a lot of rent for a place with air conditioning. If I move out they would have to fix it. What does that say about them that they won't take care of issues for existing residents. Under prior management, there was a 6 month waiting list. Now, they're offering $750 referrals and have plenty of openings. I attribute much of that to the fact rents have increased 20%. This has pushed the older folks out, and made the complex feel very transient. I feel like this has become an abusive relationship, and hope I don't have to move.
My mothers furnace has been out since 3/3/18 and it is now 3/16/18 with a foot of snow on the ground. Today she went into the leasing office in tears freezing and they still will not do anything. Please beware, they will not even keep up safe housing for their residents and you can be sure you will pay a pretty penny for these apartments that do not work. My mother has been keeping herself warm by the stove. Nobody responds, they will not speak to her and they turn away from her in the apartment. My heart breaks for my mother who is so cold. I will have to call the health department now. Think if this was your mother shivering by the stove… welcome to The Verge.
When we moved into this apartment our dyer didn't work. We call the front office and they said they would send some one to fix it. I told them they needed to replace it and they said that if the heat compote works they would replace it. I found out later that they lied on the paper work saying that they had replaced it and didn't. Also we had a major leak under our sink that was next to a electric line and they didn't conceder that a emergency. On Thanksgiving day our apartment was flooded. We have nothing but problems with this apartments.
I stumbled across this apartment while looking at the more expensive / smaller apartments across the street. These apartments are well kept both inside and out. The rooms are not huge, but they are comfortable. Washer and Dryer included (and the complex pays for water). I have a fire place, two bedrooms and two baths all of the amenities I could dream of for a fantastic monthly rate. The back patio is large and comfortable. The whole area has a park like feel...which is nice since it's right next door to Huffaker park. There are walking trails close by. The neighborhood is quiet and friendly. Families ride their bikes. It's like a little slice of peace and calm in the craziness of Reno.
