so let me just start out by saying that there is a SEVERE pest issue. like rats, ants, earwigs, gnats, you name it! and do the leasing folks care, nope! and they totally lie to you when they say water is included in the rent. you have to pay water, trash, utilities, and waste disposal fees on TOP of the rent you plan to pay. the whole building is falling apart. one burned down this year and the complex was in the paper for not doing anything to help the victims which is both extremely selfish and cruel. they care more about getting food trucks to come weekly than they do about the safety and happiness of their tenants- which i believe should be priority number one. LISTEN to the reviews and don't be fooled by the mock apartment and pool because they barely take care of anything else. and also, dog poop is everywhere. the only time it gets cleaned is when it rains.

Do not waste your money. There is constantly trash everywhere. The laundry facilities are always disgusting and flooded. Not to mention the washer and dryers never work. I strongly advise against this complex.
This place is a joke. The pictures are totally fake. Trash all over the complex laundry rooms are always flooded and dirty. The staff do not work they just sit outside and smoke. the apartments are not worth the money at all, these apartments are not updated they are just cheaply so called "fixed". A total joke of an apartment
Horrible place to live. They care nothing about their residents. I paid my rent on time however they didn’t get it and now they are forcing me to pay late fees. They did nothing for the residents when the rent water was froze. No discounts of water or rent. I had to pay full rent. Please don’t move here because they are money hungry. Trash everywhere.
The management in this office is the worse. They are rude and not helpful. They closed due to the snowstorm and therefore they were not open to pay rent but still charged a late fee. They charge you for hidden fees all the time. They have not gotten my rent correct since I have lived there, they are always over charging me. They do not answer their phone and when you go in there they are standing barefoot talking to each other. Worst renters.
This place is a JOKE. When touring we were pitched the idea of a safe, friendly complex and we had nothing but issues. We were constantly having to contact maintenance for drain issues, our cars were towed repeatedly (even though we had parking stickers on them),cars were broken into, motorcycle was torn apart and they even shut down most of the amenities that we still had to pay for. After you sign your lease and move in the staff no longer cares to be friendly and will try to argue with you if any problems arise. They chose to switch their payment platform without notifying residents then continued to charge an insane amount of late fees to those that didn’t have access to the new system. Getting ahold of them will take 4 days of constant calls since they never return voicemails or emails. And on top of everything, when moving out, we deep cleaned the entire apartment and repaired all minor holes from paintings/pictures and were still charged for “damages, cleaning, and trash”. After receiving this notice I called repeatedly then decided to go in person to talk to the property manager and she notified me that the paper was incorrect and that we didn’t owe anything. That she would contact maintenance to verify and call us if anything changed. Well, I never received a phone call, then 3 months later I have a collection agency hounding me for the so-called “debt” that I owe them…. That I was told by the property manager, that I didn’t owe…. So, don’t waste your time or your money on this place. You’ll be overpaying and it is NOT worth it.
We had an apartment on reserve. Coming from another state, we were grateful to have a place to go too! Unfortunately, the state of the apartment was a disaster! Water damage to the flooring, leaky bathroom tub area. Lots of water damage, tub and walls were thick with caulking and plaster to try and conceal separation in the walls of the tub/shower. The base of the tub and corner wall was plaster & caulking nightmare! The water damage in the main living area floor looked like leakage from the dishwasher that had rust and flooring coming up. They expected us to accept the apartment as is with a promise to fix! Right! Does that mean we have no tub as they remove and replace it? Or do another quick fix to a shady job already done! Asked for our deposit back, and told non refundable! Right! What a joke! Stick us with a crappy apartment for 12 months, with promises to fix it! Never sign a lease expecting something later, when they had two 1/2 weeks before to repair and replace!!! Total disappointment when compared to their model apartment! You have been warned - Reviewers!
Veridian likes to put on the look of a high end apartment complex but is generally lacking. Repairs and paint jobs are cheap and have noticeable issues, drawers fall out of cabinets regularly, etc. The advertised rent price is not what you pay, expect to pay almost an additional $100-150 a month in extra fees including a $22 convince fee for paying online, which is the only way you can pay rent. Laundry facilities are always broken, when brought up to the staff they essential tell you it’s not their problem. The staff is always horribly rude, I have seen both maintenance and management shout at residents and management has made thinly veiled threats to residents for asking simple questions like why the pool closes at 5 pm in the summer time. Generally speaking, don’t waste your money, live somewhere else.
Applied for a apartment at Veridian. Gave them 180 dollars for the application fee and administrative fee. My roommate and I were told by the office staff that we had 72 hours to get a refund. Well 2 days after we went back and let them know we decided on another property, to Rent from. The office manager was so RUDE to her Staff and to us. Then we were told we could not have the money back. They don't do refunds is what the office employee said. The manager would not even talk to us about the situation. So we are out 180 dollars and were lied to. I WOULD NOT RECOMMEND THIS APT COMPLEX TO ANYONE.

This is a terrible place to live. The apartments look nice at first glance but it is wayyyyy overpriced. I lived here for a year (feb of 17-mar of 18). In that time I had two water leaks because of the apartment above me the upstairs neighbors were very noisy they tried to charge me because the floors weren’t spotless when I left and they will charge you for any items left behind and they charge for trash and everything.

I've lived at The Veridian for over one year now, and have waited this long to leave a review, hoping that my opinion would change and I could leave a fair and balanced review about this place. But over time, it's only gotten worse. I've had three major leaks in my apartment since moving in. 2 of the 3 times, the leaks weren't truly fixed. They instead, just sent a maintenance crew in, waited for it to dry, and spackled over the leaky area cosmetically. Once, our bathroom shower stall cracked at the bottom (it was a small crack when we moved in, which grew larger). And again, maintenance plastered over it with a toxic epoxy-type material, instead of repairing it. The epoxy gave all members of our household a breathing complication for 2 days due to the fumes. We had to stay in a hotel the night it was done, on our own dime, because the fumes were so bad. We had been told they would call before coming to repair it. They did not, they simply showed up, leaving us dealing with the fumes after business hours. 2 months ago I used the online tenant portal to pay my rent. Out of convenience, I decided to set up auto-pay. Knowing that my paycheck goes in on the 4th of each month, I set it to come out on the 4th. However, Veridian took the money out of my account early, on the 30th of the previous month, which overdrew my account, and because the process took several days to show returned, Veridian started charging me late fees. When I called to ask for a reimbursement on the late fees and overdraft fee, they would not make an exception.

Poor management in the leasing office, complaints or issues go ignored. Calls are never returned! Maintenance makes issues that arise worse. Leasing office is quick to tack on frivolous late charges just for being late. Parking is awful and unregulated often I have to park almost a quarter plus mile away from my apartment, because people here park crooked and double park and the leasing office doesn’t seem to care. My vehicle has been dinged countless times from people parking too close...once it happened while I was still sitting in the car. These people here are insane. If you live on the second and lower level prepare to be kept up at night by people above you stomping around. The laundry facility is terrible too it only has 4 washers and dryers currently 3 out of 4 washers are out of order! It’s been that way now for three weeks and the only washer working doesn’t properly wash...my clothes still had detergent on them last night after being washed last night.
The staff was super helpful... until we signed the lease. Upon moving in we were told the gates were being fixed. Lived there a year and they still don’t work. Lots of noise both from traffic and neighbors. We also picked this place because of being able to split online payments since we are in college and don’t have banks here but then they changed it with no warning and weren’t easy to work with. The appliances were infested with bugs when we moved in and when it was “fixed” there were still bugs. None of the apartments are as nice as the model.. the drawers on the cabinets fall out and several shortcuts were taken in the remodels. Also, we keep very clean and at the end of the summer we started seeing several ROACHES in the apartment. I would strongly recommend no one live here.

I usual do not write these, but these needs to be heard! This has absolutely been the worst living environment I’ve ever seen in my life. I’ve had four water line breaks & my room has been under water for months and they are just now fixing it!! There is TONS of mold growing all over my walls! The manager Amanda is absolutely the worst property manager I’ve ever had to work with my life. She is so rude every single time I have spoken to her!!! Which is weird because when I was signing for my leasing she was overly nice! She is the worst!! I wouldn’t wish my worst enemy to ever live here. I promise you if you live here this will be your worst mistake!! Plus there is dog poop everywhere you look!!! This place is the most disgusting place ever!!
If you rent here you better make sure to get copies of every single document that you sign. After speaking with one of the office ladies as well as signing paperwork to end our leave correctly, they STILL lost our intent to vacate paperwork ONE WEEK BEFORE OUR LEASE IS UP and are trying to charge us damage fees. Not to mention you can find much nicer apartments for half the cost of this place. You're really just paying maintenance fees for the gates that never work.
At first glance the apartment inside looks very nice because they were redone, but they were put together so poorly. The drawers come off the hinge every time, we've had several issues with the patio door not locking. The plumbing under our sink has been leaking so bad that we have to keep a bucket under it. Had a leak from our air conditioning unit which caused mold to grow from it. The residents of the apartment are pure trash. Beer cans thrown out all over the place, trash everywhere, I've seen a fight out in the parking lot. The walls are SO thin that I've heard neighbors having sex on many occasions and have had to confront them about it so they would stop. The people above us sound like they're running a marathon in steel toed boots because of the thin walls. The water bill is outrageous, plan on paying at least $130 every month for a tiny apartment. If you are considering this place, PLEASE for the love of God look elsewhere.

We have new management team here at Veridian and want to make sure you are a happy resident. We have changed our billing for water, sewer, trash and pest control – it is now a set rate $55 for a 1 bedroom and $60 for a 2 bedroom. We now have a call center so each time you call us a live person will answer to assist you not a machine – whether you need to get in touch with our courtesy officer to assist you with noisy neighbors or have a maintenance emergency. Please don't hesitate to report each instance of a noise issue. These reports will help us escalate our response. We do our best to patrol the neighborhood for trash, but if you notice any areas that need to be addressed immediately, please give the office a call and someone will be out to clean it ASAP. Please stop by the office to discuss any concerns you may have. We want to make sure that all our residents love their home at Veridian.
Firstly, when I moved into my apartment it was not ready at all. There were wood shavings, dirty, and bugs everywhere. Secondly, they try to charge people for things they do not owe. The apartment looks nice at first, but it is cheaply built. So many things needed to be fixed especially plumbing wise. They are not quick to fix issues either. You should take your money elsewhere.
I lived at the Veridian for a year. For the size of the apartment there are nicer cheaper apartments in the Lexington area. I had a giant crack through my wall they said they were going to fix when I first moved in. It was still there when I left. The water bill for two people (mostly gone on the weekends) Ranged from $90 - $125 a month!! At other two bedroom apartments with two people the average is $37 a month. They charged my roommate $1300 after we moved out on accident then proceeded to be very rude to her and told her she had to deal with it through her bank. There are many other bad experiences that I had with the Veridian. This is just the start. Moving in here is a waste of money & will be a headache.
Office staff is unbelievably rude. Renovations are unbelievably cheap. Pools are unbelievably dirty. Gym is unbelievably small. Parking is unbelievably ridiculous. You can hear the next apartment through the walls. If you have something you need fixed in your apartment, you can expect a 12 month delay. I have never been so happy for the end of a lease to be nearing! Some of the office staff here are the rudest people I've ever met. I had one lady argue with me for ten minutes about what I pay each month for rent, when all she had to do was check my lease. I've had plumbing issue after plumbing issue, in the kitchen, bathroom and utility room and while the maintenance staff responds quick enough, they only go for the quick fixes so everything they "fix" breaks. I've actually had to quit using the space in the cabinet under my kitchen sink because I've asked them to fix a leak multiple times and they do the same thing every time (tighten something under there, or wrap it with sealing tape) and it never fixes the issue. So I've given up on that. My car has been broken into twice since being here. And the neighbors are horrible! My next door neighbor constantly has a herd of people coming through - all in the middle of the night - and they stand around screaming and yelling at each other and slamming the door as they go in and out. They smoke outside my windows so the smoke comes right in. They've even come to my door and asked me for rides, and on my way into my apartment they've asked me for cigarettes. I'm all for helping people out, but they've constantly made me uncomfortable to live here. There are many other things I could say about this place, but I'm going to sum it up like this: SAVE YOURSELF THE TROUBLE AND FIND SOMEWHERE BETTER TO LIVE.
My husband, myself, and our two dogs moved in a few weeks ago and love it so far! We looked everywhere in Lexington and even Richmond to find a place that would allow our German Shepherd. We were offered a nice move in special because they were finishing up with renovations which made the decision easier for sure! We did have an issue with one of the ceiling fans when we first moved in but maintenance came in a couple days later to fix it. We really like having the gates on each enterance. It slows down people coming in when we are walking our dogs around. Very impressed so far!
Me and my husband have lived at stoney falls since June2015 with our 10 month old daughter the conditions are very unsafe. There are cops every other night. They let someone move in right next to me that had a warrant on him for murder. When I had ask three months ago for them to fix my blinds in the living room they said I had to pay five rollers a slat for the blinds on the back door, I agreed they added that charge on my rent and never fixed anything. You can not touch the sockets when plugging anything in because they will electricute you I plugged my dryer in and got shocked so bad my arm went numb for fifteen minutes. They refuse to fix that the office told me and my husband it was not there job. My washer tore up I had to stay onto them for four days to get it changed with water standing in it then there maintenance man got mad at me because he had to switch out the washing machine called cops and cps telling them my laundry room stunk, but failed to mention that they refused for four days to fix the washer. Honestly I can't wait to move out when maintenance comes over I have to pay an extra 80 a month for maintenance and that's per visit from them. Save your money go to brandy wine they are bigger and cheaper and also there amenities are free unlike the veridian.
My wife and I recently moved out of Stoney Falls (their old name, check the reviews to see what you’ll be getting into). Its hard to put fit a good description of how terrible this place has become into the character limit, so let me start by saying that since the new owners took over everyone in our building was gone once their lease was up. If two months free rent and a “premium gift” for signing a lease can’t fill up the place you know there are serious problems. The location is great; unfortunately management and ownership are terrible. Management seems to have little idea what is going on at a given time, we were there during the renovation and getting answers on any of the changes was like banging your head against the wall. Every interaction we have with the management and staff was super frustrating and seemed like you were bothering them to get questions answered. The new ownership similarly seems to care little for the residents. The renovations dragged on forever, with trash, debris, and appliances filling the courtyards in the meantime. Ownership refuses to work with residents for anything. My wife was pregnant at the time and we had concerns about being around the paint fumes, the response we got was that “we gave you notice so you should have made other plans.” But its hard to make plans when you both work full time and only have one day to try and make arraignments. The renovations trashed our apartment and we spent nearly two weeks trying to get a hold of someone to get compensation, only to be told “you should have gotten to us sooner.” Everyone we know has had similar interactions. If you choose to rent here just be aware that any issues will require substantial effort to get resolved (like daily trips or calls to the office substantial).
The location is convenient to shopping and many restaurants. It is the suburbs, but not far from anything. The complex feels safe when I walk my dog in the evenings and there is plenty of lighting around the property so I don't worry after dark. Maintenance has been great, although the ownership has recently changed. I have to say the renovations are impressive.
Currently looking for an affordable quality housing and recently visited Stoney falls. Great location, friendly staff. Definitely on my list.
