Property Ratings at Versailles on the Lake Apartments
First two months living here no ac, management could not care less. That is their attitude for everything. Horribly ran and very old complex, unless you enjoy no freedom and bare minimal for maximum money, don’t give money to these cockroaches.
Aside from literally NO Security, personal belongings are being stolen, ceilings that been water dripping (not so sure if it's even updated on the health & safety code) homeless people always come & go, outsider knocks on doors for solicitation, and rent always went up high for nothing.
The management of this community is unethical both from a business ethics and personal ethics perspective. The biggest concern is the lack of safety in this community and the offices unwillingness to allow residents to put safety items for our kids and families. Like most apartments, Versailles on the Lakes nickel and dimes their residents, but the management team also tends to threaten legal action against their residents with their unsupported demands. Cockroaches throughout the community and inside all apartment buildings is a serious health issue and maintenances inability to keep up with the ever growing volume of bird/duck/goose poop makes it really hard to enjoy the community.

Hello, We are sorry to hear that you feel that way about our Management & Community as it is not ever our intentions. As we may have discussed, we do not guarantee safety here regardless if we're a gated community and having Security. We also would not threaten any legal action. We do have a surrounding body of water that may attract insects, but we do offer pest control treatments if needed. There is also preventative treatment performed weekly on the property. In regards to the wild life, a daily routine maintenance to clear all walking paths is done as much as possible. Though most of our Residents love the wild life and the lake, we do our very best to maintain the property to make it very enjoyable. I lived here for a year and everything feels damp due to the lake and tons of bugs because of moisture. It is overpriced with rent being raised yearly. Paint is peeling from the walls and cabinets and floors constantly end up sticky if you keep your windows open. Wouldn’t recommend to anyone
I have lived here 7 years. Never received any complaints about me as a tenant and instead of receiving my lease renewal I received a termination of tenancy and a 60 day notice. I called the office to see if there was a reason or anything i could do. I was told nope they don’t have a reason and don’t need a reason. They just want their premises back. I would have been open to discussion about raising rent, or anything else that was a reason for it. And there was nothing. No explanation and no choice other then to get out. After being here 7 years I feel like I deserve more then that.
This is the worst apartment I stayed so far in my last 10 years of stay in southern California. I want to give zero star but I can only select one star. Their aim to not to refund the deposit money. Some of the charges they showed meaning less. Even I do not trust their receipts showing. I stayed for 7 months and charged for around $1000 for all charges. Couple of my friends also reported these apartment people stole the deposit money and added unnecessary charges. While vacating the apartment, they will add the charges and say our apartment is like this not like other apartments. So far I stayed in 8 apartments no one charged more than $300 to $400 and I spent $100 to clean the apartment still they charged for cleaning and make it $1000. Be careful while renting this apartment. If you are OK with no deposit to be return prefer this apartment. Better stay away from this apartment.
My daughters and I have lived at Versailles for 3 years. We just moved out this weekend to a home, otherwise, we would not have ever thought of leaving. It has been a wonderful experience. The lake is beautiful. There are koi, ducks, turtles, heron, really a piece of nature. We have loved being able to walk to South Coast Plaza, Vons, Trader Joe's and all of the local restaurants. The units have been upgraded, with granite counters, modern light fixtures, etc. The staff are very friendly and quick to respond. Any maintenance issues were immediately resolved. The complex is very, very quite. The complex is gated and there is on-site security. Of course, it is best to have an alarm on the car and not to leave any valuables visible. Thieves will take every opportunity. Parking is tight, but that is the case all of the complexes in the area. I can wholeheartedly recommend Versailles on the Lake.

I am a longtime resident of Versailles of the Lake. I live in a very large 2bedroom apartment on the ground floor facing the private lake. I have also lived in a non-lake facing apartment. I prefer the Lake view as it is pleasant and peaceful on sunny mornings. The patios are reasonably large allowing a full array of furniture and a nice private garden which I have. My apartment came with all its appliances, new stove, new side by side refrigerator, and a full size washer and dryer in its own utility room. I have hardwood floors and a fireplace. The master bedroom is very large with an enormous walk in closet. The 2nd bedroom is quite a bit smaller but I still have a queen size bed, two night stands, a triple dresser and a 42" TV there. Small but adequate is how I would describe it. There is a 2nd large walk in closet by the front door. I have a gourmet kitchen with dark cabinets and marble counters with a gas stove & microwave. There is room for a kitchen table. I converted my dining room to a den alcove. On some of the comments below. Yes, parking is difficult. My strong advice is to opt for the additional parking at $75-100/month. Trust me it will make life easier for your friends and visitors. And they tow visitors who leave their cars overnight at LA Fitness across the street. The complex is very well maintained so I'm not sure what the other reviewers were talking about. Yes I do see overflowing dumpsters over holiday weekends when trash pick up is delayed. But the dumpsters are walled off. The apartment management is very quick to respond to these sorts of issues. My personal experience is that management at Versailles on the Lake responds to maintenance issues typically within 24 hrs. It is extremely rare that it carries over more than a day. As for complexes in the area being $300-$500 a month cheaper? My question is: where? Every year at lease renewal time I look around the area and dollar for dollar this is the best value at the luxury end. The closest units in terms of amenities offer comparable rent but have smaller rooms, no closet space and, no appliances. And then, there is the ambience. Waking to birds, ducks, and the sound of water is very restful when you work hard everyday. Small children love the lake. And the location cannot be beat. Across the street from LA Fitness and Von's Supermarket. Three blocks from South Coast Plaza and three blocks on the other end from Target and Trader Joe's

I have being living here for 3 yrs now, and I have seen how everything has change for worst. Now they fired the personnel that did cleaning, gardening and general maintaining and outsource a company that does almost nothing. The buildings access hallways stink so much, the garage area is dirty, the grass is mistreated, the neighbors barbecue facilities are dirty all the time. But the worst part is the security. There is no day or night security. There's burglary to the cars, in the last two months more than 5 cars windows have being broken and they don't do nothing. They even feel that's not their issue. Defenetly this is my last year here. Think about it. It's not a cheap plase to live. At least they should care about this things.

Yes, we have had a couple of changes in vendors as far as landscaping and cleaning goes, but I can assure you that our Maintenance Supervisor still resides here. We hope that you can understand that we are still trying to settle in with the changes we have made and truly appreciate all our residents for cooperating. Carports are being maintained, but if you feel that it does not meet your expectation, again, please feel free to contact our office. Due to the California Drought, we are being very conservative with our water usage, but at the same time, making sure our property stays maintained and our grass as green as it can be. Unfortunately, we do not have security here, but we do have our After Hours Courtesy patrol. Versailles on the Lake is a beautiful oasis bordering the South Coast Metro area. You are walking distance to great restaurants, multiple different grocery stores, and South Coast Plaza shopping. The lake in the interior of the property is a great area to take a walk, and the pool/hot tub look over the lake as well. The apartment itself is a great size for the price(I live in the 3 bedroom floor plan). The kitchen is a large and open layout with updated features, and my favorite part is the full size laundry room with washer and dryer in unit. The maintenance staff has been very friendly and helpful. The only con would be limited guest parking and having an apartment that faces the street, as cars on Plaza Dr and MacArthur can get noisy.

This is a great apartment community set in a fabulous location if you want a quick walk to many restaurants, cafe's, grocery stores, short-distance to a shopping mall, or just relaxing at one of the quaint local coffee shops after a long-week at work. This community has directed access to city bus lines and 2-blocks from the Interstate. The common areas are well maintained and staff are efficient and quick to residents needs. Why search at any other apartment community when you have everything you need right at your front door step!

I've lived at Versailles for 15 years. There are several reasons I chose this apartment complex. I like apartments that are architecturally interesting, not just boxy looking. Versailles certainly fills that bill. It also has a large interior lake with fountains (and resident ducks!) and it is close to my work. Versailles has studio, one, two and three bedroom apartments. Being single, I've always found studio apartments to work well for me and Versailles' studios are charming in their design. Each apartment has a balcony or patio (mine has a balcony overlooking the lake) and its own washer/dryer. The rent went up quite a bit this year, but I still find it the best value for the area (South Coast Metro). The complex is very quick and efficient fixing any maintenance issues within your apartment. One issue everyone mentions in their reviews is guest parking, i.e., there are very few open spaces. That is so. Versailles has a beautiful pool area and a nice workout room. They do allow dogs, so you will hear barking (one of the setbacks to the usual peace and quiet of the complex!) That being said, when my lease came up for renewal this year, I did an extensive search of other apartments and nothing came close to Versailles. Lovely place to live.

I have lived at Versailles on the Lake almost 3 years. It is a beautiful complex and the lake and pool are stunning. It is quiet and maintenance is quick and efficient at resolving any and all issues. The only reason for the 3 stars is the price. The apartments in the surrounding area that offer similar amenities go for between 300-500 less.
