There are a few problems For the cost some things are underwhelming 1. The gym is less than basic 2. The thermostat system provided is outdated and doesn't even have a timer and have never seen it stay near the set temperature. And turns out they don't allow you to change the thermostat. 3. The patio floor seems a bit old and I'm a little scared to use it. Apart from these things(which I feel they can easily improve upon. It's a nice place to live. The neighborhood is great and a lot of places to go to. Great restaurants and stores nearby. I'm really trying hard to like this apartment. But, then the dishwasher started leaking and the whole kitchen was full of soap. Now I have to wait till next morning to get it fixed. Thankfully I was able to stop the soapy water from draining, no thanks to them. What dishwasher doesn't lock and seal completely before starting the wash cycle? Probably the cheapest one they could find.
I lived here for 5yrs and I loved it! I missed it so much!!!

Management is not helpful. Parking is a mess. Even as a resident with a parking permit, you will be ticketed or towed at least once due to management’s misguidance.

Thank you for leaving your feedback on our parking situation. We are very aware that the situation is a source of frustration, but as a resident we’re sure you know that we are currently undergoing a renovation project with our garages. It has been a subject of much discussion and we have posted notices virtually everywhere on the property bulletin boards, resident flyers and on the social media. The good news is that when complete, all of our underground garage units will be freshly painted and feature brand new lockers. In an attempt to alleviate the situation as much as possible we notified every resident that we were temporarily suspending all towing of illegally parked vehicles while this project is underway, so no one should be concerned about the possibility of having their car towed. However, we were also very clear that parking in illegal spaces (handi-capped or fire lanes), would result in potential stickering and ticketing by the City of OakBrook Terrace who patrols those locations. Please accept our apology for this current inconvenience, but as we've regularly advised all of our residents, the project will not be complete until sometime in October. We feel badly that you received a ticket for your parking in a handicapped space but this is totally out of our control. I have been a resident since 1999 and am extremely please to call Versailles Oakbrook my home. All visitors comment on the clean pleasant and comfortable environment and have referred others and are now happy tenants. I do not know a lot of you, not that matters--The few tenants that I have met have been nothing but nice, when my grandsons came to visit the people at the pool made them feel so welcome, Versailles On The Lakes have always been the dream place to live, an answer to my prayers. Now lets talk about maintenance, I have yet to see a time when they did not answer the call, whether for my smoke detector going out, my car being stuck in the garage when I should have had it out, management--NICE--UNDERSTANDING---CONSIDERATE. When I moved in and the summer months began I saw a couple of black ants around my window and patio doors, I called management right away and did they resolve the issue yes they did. Now for all of you that do not appreciate nice living-- GO BACK TO THE CITY---you are use to having nothing, I can sleep peaceful where I am and do not have to listen to sirens and gunshots all night. Jacked up the way they charge utility prices in the middle of a lease. When I asked them how they can change how they charge mid lease management said they could charge anyway they think is fair. The flat monthly cost is now much more than the highest bill I ever had before. They insisted a flat fee is good for me because I will always know what my bill is. How can a much higher bill than I ever paid before be good for me? Parking is horrible and they do not deliver on the services they promise. They advertise movie nights and then there is no one to play the movie or they forget to pick it up. The wi-fi in the clubhouse rarely works and in the winter they don' clear the snow between cars in the back parking lots only along the main drive.

Believe us, we are very aware that the decision to move to a flat rate on utility billings was not always a popular one, but most of our residents have come to feel that it was both responsible and fair in the long run. And yes, we do have continuing problems with the numerous parking violations caused by outsiders using our spaces without permission. We are doing our best to deal with them on an individual basis. On the subject of wi-fi and movies, both are still available in our clubhouse. While the movie industry will no longer permit us to screen movies for groups, you are more than welcome to view your individual movies with your friends at any time. Our staff will help you display your individual DVDs and Blu-rays if you need us to. The wi-fi in the clubhouse is always operational but it does have usage limits and when too many people are attempting to access it at once some may not be able to connect. Finally, about snow removal, and we can’t believe it’s almost that season once more, ALL spaces are always cleared and we do shovel between cars, but on such a large property it does take some time to reach everyone. The management company forces a utility increase which took effect in the month of July which does not affect all residents on campus. When contact in the office no one answers. The measurement company sends out a mass email stating there were technical difficulties with the phone lines but ironically the website work for you to send an email. The management company doesn't care about the constant increases to your rent nor unnecessary utility bill. I will not be renewing my lease. I would suggest keep looking for better apartments than here.

This is a nice place to reside. The gounds are nice and so are the tenants. You will have to be careful with your guest cars because of towing which can be a good thing because parking is scarce. The only thing I don't like about this place is the constant increase in rent every year and now this flat rate utility. Normally you pay heat based on usage and now it's a flat rate which is more than double in what I normally pay for heat. Management is not taking consideration for tenants who don't use that much heat and water nor how many tenants are in an apartment to come up with such a wild calculation. I think it's just another way to get more money for your apartment.

I recently moved in and thought everything was fine. The apartment is nice an updated and my neighbors are friendly. Along with the monthly rent you have to pay all utilities separate from Commonwealth Edison which includes water, heat, Oakbrook sewage and trash removal. I have been paying utilities at a modest rate. A few weeks ago every tenant received a notice on their door saying how ALL utilities are increasing to a flat rate utility. My utility bill is now doubling for no reason at all. The heat is based on how much you use according to our bill. Now they want tenants to pay for more heat and water than they typically use. This is not right and no one in the office seems to have a clue what's going on or refuse to comment on the issue. I am looking into legal ways to break my lease and even find out if this is a Legal practice.

Management keeps the grounds nice and clean for tenants along with perspective tenants. Recently they have made a change to their utility system. Instead of paying for what you use they are applying a flat rate. The rate is pretty high especially when you don't use heat 12 months out the year. Most tenants I have encountered are not happy with the change and they feel ripped off. My concern since rent is increased annually, will they continue to increase utilities for more money?
Nice location, beautiful lakes. However if you live under someone you will be able to hear every footstep that your upstair neighbor takes, and it gets really loud and annoying at night. Unfortunately that's not likely to be fixed easily.

Do not rent here especially if you have small children. Place loaded with rats and skunks. My kid was hurt running and scared because these vermin creatures were lurking get on our porches in the evening. Corporate really needs to step in... this place is out of control. Horribly managed complex with predatory management practices. Your rent increases steadily each year. They have no concept of retention when it comes to renewing your lease or dispute resolution. The leasing agent I worked with when ending my lease attempted to swindle me out of additional rent money, claiming I didn't give appropriate move out notice when I did follow the terms of the 60 day notice as listed in my lease agreement. My car was towed after being parked for two hours even though the appropriate parking passes were posted. I ended up having to pay the $200 fee to get my car back. The property manager refused to acknowledge the tow was illegal as per terms of the lease agreement I signed. Bottom line, don't let the fancy management office and nice landscaping fool you. This apartment complex is a complete scam. Avoid all RMK properties for that matter.

It is always disappointing when we receive a negative review. This apartment community is by far the worst! These apartments are definitely overpriced for what you have to endure. If you're accustomed to real luxury I would stay clear. Management is very poor and obviously out of touch with how things are being run. Maintenance is just as poor as the management. These so called premium apartments were covered with dumpsters filled with trash both on the sides and front of the property for approximately 3 months. This trash was from the accumulation of residents trash and trash piled up from the building reconstruction. For this community to claim they care so much about appearance that is quite an eye sore. For over a month the building I lived in looked like it came straight out of skid row. The front face was demolished and wasn't repaired in a timely manner. Paint fumes filled the hallways and front of the buildings for almost two months because they don't complete work in a timely fashion. Whoever plans building remodeling and renovation projects did not do a good job. This also created a safety hazard which they didn't care about. I almost tripped twice from the piles of junk and extension cords left outside my door by maintenance and repair crews; and their laziness to remove their mess after the days work. For anyone with babies, children, allergies, asthmatic conditions, or simply seeking fresh air this is not the place. The place is poorly ventilated and you will smell everything from your neighbors. The carpets in the hallways need replacement and are rarely cleaned or shampooed. There have been rats spotted in the carport area and a skunk that walks the property. The water was shut off three times (2 out of the 3 was without warning), and the heat is constantly out of order during the coldest months. They choose the cold months to replace the hot water heaters? Whose not so bright idea was that?? Did this affect the bill I received no.. it was ironically higher. Guess we had to pay for these repairs. FYI if its important to you please note that you can't control when you get heat or air this is all dictated by the maintenance crew. Smoke detectors don't work. I complained about it several times it was replaced two months later during their seasonal HVAC system check. There is rarely ever... enough parking especially near your actual building. Your car will be towed and ticketed even if you're a resident and with a sticker or hang tag.
These apartments are very nice... the only downfall is the parking gets tight at times and they do tow but will give ample warning's and hold your hand through everything. Maintenance guys are amazing. The complex does try to make you feel welcome and hosts monthly and weekly events... which is a nice perk. Danielle and Jessica at the front office are a gem! I recommend asking for these 2 wonderful ladies if you're interested in living here... they do have a movie theater and offer weekly movies with free popcorn and the Clubhouse has free coffee/tea if your ever interested. The location is outstanding living at Versailles lives up to its expectations. My wife and I lived here nearly 3 years and I don't regret a day of it! Thank you Versailles Oakbrook!!!
The apparent be complex is a place I would live over and over again. The complex is incredible; ponds, pools, club house, parking, and more. The complex cared about their residents and everything in between
Versailles on the Lakes are beautiful apartments and a great place to live. The property management staff are always polite and courteous and any maintenance requests are generally resolved within 24 hours. Great place for singles and families alike. Great property, great people.
It's a great apartment community to live in. They have movies every Fri and Saturday with free popcorn. The staff are really nice. There are 2 pools on the property. There is a fitness center too.
This apt complex is amazing! From the actual apartment, to the maintenance, to the facility's, everyone is absolutely amazing
We never had any problems while living there. Any time something came up your maintenance crew fixed things in a timely manner. Love those guys! Keep up the good work.
The apartment complex was nice when I first moved in but office staff and attention to details have made the remainder of the lease unpleasant. The hallways in our building smell like spoiled milk. When I called and asked for something to do done the staff wrote it off and never followed up. I'm also not a smoker but the apartment allows people to smoke on their patio. When the weather is nice, I like to leave my windows open but the person under me starts smoking at 5am and doesn't stop until midnight and as a result my apartment always smelled like smoke. When I called to complain, the staff said their was nothing they could do I would have to deal with it. Not a health hazard?
I was looking for a furnished apartment for my son for the summer for an internship. I thought this complex offered very good units at a reasonable price. The lease terms were also very reasonable. Unfortunately, for me, I cold not book these apartments as my son only need a 2 month lease - where as the minimum lease was 5 months. I would highly recommend this place to anyone who did not have such a requirement and would also say that if my son becomes permanent at this location then i will sign up for an apartment here.
