Tucked in the northwest corner of Cook County, suburbs such as Hoffman Estates, Palatine, South Barrington and Schaumburg vary widely in personality and composition. Schaumburg, the largest in population, is home to Ikea and Woodfield Mall, the largest mall in the Chicago area. Palatine, developed on a wooded marshland, comes in at a close second in size. Hoffman Estates, while smaller, is the most densely populated of the four suburbs and is home to AT&T's Midwest headquarters and Sears Holding Corporation. South Barrington, tiny in comparison, and arguably the most affluent in the area, is home to the famous mega church, Willow Creek Community Church.
Heavy traffic can double or triple commute times, so area locals know to check the highway reports before leaving home. Normal drive time into the city from this area is about 30 minutes via the Interstate 90 tollway. An easy 20 minute drive will take residents to O'Hare International Airport.

The old building needs serious maintenance and fixes. On a rainy night, our roof caved in. We were lucky that it did not fall on my little one. I have seen multiple instances of roof breaking open in the middle of the night at other units too at Versailles. Although, the maintenance team tries to fix (after the fact), there is no preventive maintenance. The management is busy making money and not care about residents. Pray to god that nobody is injured and hopefully management realizes

We're sorry to read that you feel you’ve experienced some form of water issue here at Versailles. However, we’re a little confused about the situation you’ve described. First of all, you do not appear to be a registered resident of our community. And additionally, we’ve never had a report of such an incident or a ceiling collapse of any kind. Frankly, it would be virtually impossible for this type of situation to somehow elude us. And while It's true that like many older communities we do experience minor leaks from time to time, all have been relatively minor and our industry award-winning maintenance team has been quick to respond and take care of such incidents. Please know that we'd be more than happy to speak directly with you about the concerns you’ve expressed. Just stop by the management office at your convenience. Our entire team here at Versailles strives to make sure our community is always safe and comfortable for all our residents and we take such issues, large and small, very seriously. The posted pool hours is 9AM to 10 PM, making it impossible to swim before work during weekdays. Even worse, now they are kicking people out shortly after 8PM. The coffee machine got stuck all the time but they claimed it's perfectly fine. Instead of fixing or replacing it, they told people to just unplug and replug the power core in. They didn't care how much tea/coffee bags were wasted because of this. The management's response is always excuse after excuse for every stupid decision they made and every little thing they didn't care to fix/change. The tenants really should get a refund for the service they are entitled to but didn't get.
Their movie theatre and coffee machine in the club house have been broken for weeks but whenever asked, their staff always said they had no clue whether or when it's going to get fixed. They have two small pools but basically impossible for adult to do lap swimming as they placed a rope in the middle of the pool. How stupid is that? At a minimun, they could have designated some hours for adults swimming at one of the pools. They always had this I don't care and passive aggressive attitude defending themselves whenever a resident complained.

Thank you for taking the time to share your concerns. We are aware that the movie theatre is currently not in full operation. The projection machine needs a special bulb which is on order and it will hopefully be up and running very soon! The coffee machine; however, is not broken and is in perfect working order, so make sure you stop by for a fresh cup when you get a chance. While we're sorry you're unhappy about our pool rules, the rope across the pool is required by state regulations to separate the deep from the shallow parts of the pool for the safety of all residents. And, "adults only hours” are not permissible due to Federal Fair Housing Laws. We hope you are still able to enjoy our beautiful pool this summer during regular pool hours. And we’re indeed sorry you feel our staff does not take your concerns seriously. T My troubles started about a month ago, when I requested for a underground parking spot with Storage unit. The storage unit that was given to me was occupied by someone with the knowledge of management, and had someone else's stuff. It was when I was assigned the storage and I went to put my things in the storage found out someone has stored lot of trash. Went to Office and informed that storage unit I have been allocated is being used by someone else, I was told to wait and give them few days to clean it. Waited 2 days nothing went again and was told for few days, I agreed, finally it was cleaned. I went down to Garage, put my stuff (not trash, but things that were being used till recently and just because it was winter and we were not using, was moved to storage) and locked it. After a week I went down to storage to put some more things and opened the lock and found myself looking at an empty storage. "All my stuff stolen with the lock on the storage unit door intact" I was really surprised to find that the when the storage unit was open and was occupied by someone without paying for it no one touched whatever was in it. But when I was allocated it and being charged for it with a lock on it, the maintenance team took so much trouble to remove it and destroy it (in Versailles staff's words). The office was closed for 3 days as this was day before Thanks Giving. I had thoughts of Reporting it to Police, but then thought lets talk to Office first. Went to Office on Saturday spoke to Office team and was told that maintenance team clips the lock if they remove it, since my lock in not clipped they are not sure, but will check and asked me for the list of stuff in there....really!! I Well I provided the list with the picture of the door that clearly showed that someone unscrewed the latch and put it back, but no response...had to call again to get a response from office manager saying the Maintenance supervisor is not available to check. No one till now mentioned that they have spoken to maintenance to find out what happened to my stuff. They were not even able to find out who from the maintenance team removed the stuff. I called again next day and left a VM no response. Went to the office on weekend Manager was not there to speak and the person in office was clueless and unapologetic, she told me to convey the message to the manager but, i have not heard from anyone.......and the saga continues.

Rahul, We must apologize for our part in this very unfortunate incident. It appears that there has been both a string of miscommunication, and actions taken, based on what each party thought the other was saying. It is true that personal property was accidentally removed from your storage unit for which we compensated you during an office visit by your wife. The amount of compensation was agreed to with her present and you participating and concurring by phone. It was only after that action that you returned to us and assigned a higher value to the items. Also, the original items were mistakenly removed from the storage unit because, as your wife admitted, a sign we placed on the unit asking the original owner to remove their items, was taken down by her. This confused the maintenance team who had orders to remove the original owners items from the unit. They did not realize (since the sign had been removed) that the original items had already been removed and replaced with yours without you confirming this change with the office. We sincerely regret that this situation unfolded in the way it did but there was obviously miscommunication on both sides. The Versailles Management Team
The old staff few years was very nice and considerate about your situations. The new staff is terrible, rude all they need is money. They will rip you off as much as they can by adding all ridiculous prices. All the hallways smell food and pot everyday which is very dangerous for kids. You see many cars parked at the back all teenagers come in the night stay their for few hours not sure what they do in the car and then leave. I even saw people peeing at the back which is really scary. Not safe community for kids and families. Please be aware!!! Looking at all these we moved out!!!

Dont get fooled by the scenic views, the management is a curse for this place. So let me tell you what happened. There were roaches in our dishwasher before we moved in. We never knew because we never used the dishwasher. When we came to know ee informed the so talented people working there known as rmk management. They ordered extermination, I will use to kill 5-7 roaches everyday when I use to come home after work and in the morning. After third week of extermination which was yesterday, there were roaches all over in the house. Me and my wife were horrific and we were killing them for almost an hour. Now the extermination people are saying didnt even find any roaches at all. The management is saying that we have wait until every monday for the extermination, till then we have to sleep with the roaches. We cant go anywhere, we were warned if we break lease they will send our bill to collections. On top of that they asking us to bring the live roaches to their office. I am gonna take the roaches to their office and leave it over their and they can wait untill every monday for extermination to come and lie to them they didnt find any roaches and then wait untill thereafter. The reason we moved to this place is because they are clean and there are no roaches when we first read the reviews online. But as I said dont get fooled with roaches after paying so much money.

Gaurang, We can certainly understand why you are upset. No one is ever happy about dealing with roaches. Once you informed the office of the insect sightings in your apartment, we immediately scheduled a pest control expert to professionally treat the unwanted guests. Please understand that this is a process and more than one treatment is required to fully rid your home of these invasive critters. Rest assured though, the treatments continue to work for several days after being applied and that’s why they didn’t find any live roaches after the first follow-up inspection. We will continue to treat and monitor until the situation is completely under control. In the meantime, we want you to know that you are a valued resident and we will do everything in our power to help you through this predicament. When moving in budget $300 upon move out for your refrigerator. The refrigerator/ freezer door is their favorite way to steal $300, I was also charged without a visible dent. Very expensive for the small and cramped space...see the apartment you're moving to, not the display unit. Your vehicle will be dented from bicycles that the children ride in the parking lot because there is no where else for them to play. Be careful not to hit them or their bikes parked in car parking spaces. It looks a lot like that hotel from the shining when you get inside, but the flowers outside are nice. Don't expect paper in the computers in the business center or room for excercise in the small and busy gym or quiet at home. No parking enforcement leads to lack of parking for residents if you arrive home after 10 pm. Office was kind, staff at the business center were annoyed at my presence. I had control in my unit over heating/cooling, though most units do not. The apartment has a large glass door to the balcony which made it hard to keep the apartment at a comfortable temperature. I don't know how much worse it would have been if I couldn't control the temperature myself. The landscaping was very nice and the ability to pay rent online was helpful. Electric and utilities were moderately priced. Also cars do not need city stickers which are $40 in some areas to the east.

The management is the worst. They take advantage of your time and money. I have lived there for 18 years and the new manager has ruined what a beautiful place this once was. So please do not come there!!! If you have a problem in your house they come like 2 months later to try and fix it. Then later u have to fix it yourself. Extremely arrogant management.. Raised my issues multiple times but no solutions... too much of an attitude by the property manger (like take it or get lost kind of an attitude)...
Excellent maintenance team and superb landscaping (possibly the best in the neighbouring communities). However, infrastructure is crumbling (saw large water leaks from the roof during rains in few of my neighbours' units) recently. The basement pipes (mostly water) keep leaking many days during the month. The main reason that I am considering leaving (after staying here for 5 years in 2 different units) is the second hand cigarette smoke. The hallway/alley is usually filled with smoke (have seen it on multiple floors). But the biggest reason is that the cigarette smoke from the unit below leaks through and fills in my kitchen and bathroom. I keep my exhaust fans always on to get rid of the smoke, but with little effect. I bought couple of air purifiers, but does not the solve the problem fully. So, I have decided to move out this fall. It is not worth paying huge premium and impacting my and family health. The maintenance folks can hardly do anything (did raise the cigarette smoke issue) as the design seems to be a flaw. The management should take a step back and see how the infrastructure breakdown can be addressed. The premium rent (possibly one of the priciest communities)needs to be justified with quality basic facilities.

As far as the second hand smoke issues, we know it’s a problem and since we are not a smoke-free community it is indeed a hard one for us to control. It sounds like you’ve taken quite a few steps in the attempt to cope with the predicament and our maintenance team has been unable to suggest any other possibilities at this time. Worst apartments I ever stayed!! Management is just after money. When it's time for lease renewal your rent will increase by huge amount, at least $100 or even more and when signing the lease they will misguide you of the sure deposit and when you leave they charge you for the things you never did. Except the school there is nothing in the apartment. Not safe for kids and the management tells that the kid should not play on the grounds and the people should not walk on the road (please note there are no walking paths) so not sure where the management wants te residents to walk (I still have the newsletter that states this). There are insects and bugs, the corridors are dirty and the garbage bins get full and no one picks. Beware!! Not recommended at all.

At the time of move-in our staff makes every attempt to be sure that our residents completely understand the terms surrounding their lease, as well as what is expected when their time with us is over. However, in spite of our best efforts, misunderstandings do happen. Versailles has never had a playground as an amenity (maybe some day!). And we're sure you'll agree that parking lots, streets, and hallways are not safe places for children to play - no matter how appealing. Our main concern is always for everyone's safety! We hope you've noticed that all of the buildings are currently upgrading to new carpeting and a fresh coat of paint in the hallways. This process has already started. Versalies on the lake is a wonderful diverse community complex, that once you enter your apartment is like on a resort vacation.
This is a safe, clean, conveniently located apartment complex. Pros: Close to lots of shops and highways 90 and 290. Maintenance does a great job in maintaining clean common areas and snow removal. Cons: Rent just went up $100 (10%)
What an amazing place! They are clean, organized, and care about their residents. Every time I need maintenance they are there that day, the neighbors are so kind, and the complex itself is a wonderful place to live and enjoy yourself.
this is a good apt just never get maintenance or necessities taken care of as quickly as possible and there's a lot of inconvenient noises due to there construction and lack of parking here.
I am living in Versailles and its been 1 year. I never had any problem, maintenance is fast. Clean area, open society. I had seen many apartments as I have many friends living near by, Versailles is best among them. I love the garage parking specially in winters.
Nice apartment and neighborhood that is kept very clean. Seems like they are constantly upgrading everything that has aged. The exterior maintenance crew is pleasant and keeps the grounds looking great. Down side is their customer service. Its horrible! Have a problem and you will have difficulty getting it fixed. (I had to complain over 4 times to get my toilet to flush properly, they finally replaced the toilet but its not installed correctly). They can't even bother to pick up the phone and speak with me about how they have been under billing my rent for the last 3 months, just sending emails and don't return my phone calls with a phone call. Very disappointing service.
My husband and I have lived here for 2 years. They put a lot of effort into keeping the grounds looking amazing. The two pools are always clean and heated to perfection. They are totally on top of Maintenance. You just put in a request on-line and someone will be there that day or the next. The apartments themselves, feel like they are brand new.
RUN DON'T WALK away from this place. Don't be fooled. They start off nice, once you've signed they are tyrants. The place is infested with mice. I had them in my cabinets on the third floor. They never clean the public areas except the foyer where they use a dirty mop to smooth out the grime. When I moved out my last utility bills doubled and mysterious amounts were added that I still don't' have an explanation for. Be prepared to be woken up very early on weekends by mowers and trimmers. And if you need service in your apartment don't let them in when you're not there. If you do you'll find dirt, stains, and chips on your walls and furniture. Later they will deny everything.
