Property Ratings at Versailles
The leasing office at this location asked our move-in requirements, ensured us they could meet it. Then had us go through the application phase, dinging our credit, collecting money from us, and then told us they couldn't meet our move-in and then that they couldn't refund us our full deposit. I don't recommend this property.
I do not recommend living in this apartment. Firstly, the apartment rent is overpriced. They raised the price even during the pandemic. You could also hear everything from the apartments below, above, and beside you. It was the worst out of all the apartments we’ve previously lived in. The maintenance crew was very kind, but the employees in the office were a bit impolite. Communication was difficult. The garage is right next to the street, so parked cars made it hard to pull out into the street safely. However, the close distance to McDonald’s was a plus.
Corporate housing owned by EQR - a publicly-traded real estate investment trust. Rent goes up 6-7% every year. Water, sewer, recycling, and trash fees are paid with rent depending on the number of residents in each apartment and the total for that month. Gas, electric, cable, Internet, mandatory renter's insurance, and phone service are paid by the resident to the provider. Pets pay rent too. Convenient Amazon package lockers were recently installed. Since March 2020 most amenities (gyms, basketball court, BBQ, racquetball court, swimming pool) have been closed. There are frequent problems with the water and fire alarm systems here. You will have your water shut off for the day at least 3 or 4 times a year, either completely or just the hot water. The fire alarm sometimes goes off (sometimes at 3 AM) if someone smokes in the hallway or pulls an alarm. The alarms are ear-piercing and you will probably want to go outside to avoid extreme discomfort. I was warned about this when I first moved in in 2015 and thought these problems would have been solved by now. Helpful security guard on the premises from 10 PM-6 AM for noise and security issues. I recommend reporting recurring noise problems to management in addition to the guard, and if you have to confront another resident, have the security guard with you as a witness. Residents get 1-2 assigned parking spaces. There is very limited guest and street parking. Some parking is secure and some is open. If you park in a red zone any time or on Avenue San Luis during street cleaning hours you will get ticketed. If you walk, stay alert, walk with someone else, and avoid walking Avenue San Luis toward the 101 Fallbrook exit area where homeless live and panhandle. If you have children, the best reason to live here is highly rated public K-12 schools that have lottery waiting lists every year. If you live here you are automatically eligible to enroll your children in Calabash Charter Academy (K-5), Hale Charter Academy (6-8), and El Camino Real Charter High School (9-12) Nice variety of grocery stores, salons, malls, restaurants, cafes, and drugstore nearby.(Note: For some inexplicable reason, there is a photo of Calabasas Lake on the Versailles web site. Calabasas Lake is private property, and if you don't live there and visit the lake, you can be fined or arrested.)
Took me months to make a decision because my primary reason was for convenience for my children. i am so pleasantly surprised by how amazing and quick the staff responds to everything. the tenants are very kind and I would not choose the luxurious places near the congested mall vs. this place. my kids are safe and the blds very clean and comfortable. xoxo Caroline Waite
Pipes always break and your apt gets flooded and the fire alarm goes off always for long periods of time it is very annoying. They also raise your rent by a big amount of money.
I scheduled an appointment to see one of the apartments and then when I arrived they told me that we only can show you the pictures not the actual unit and when I asked why you scheduled the appointment they just told me it can happens and we can't do anything for you and don't have time to go back and forth if you want the unit come back another day in next week to check the apartment . So disappointing ..... but its good to know how they are and avoiding that building.
Very nice place. Would recommend it to others. Clean and friendly.
We've lived here for 2 years, mainly because of location; good schools, near grocery stores & restaurants. The apartment is maintained, service requests are done fairly good. Maintenance people are very nice and respectful. Includes gym, swimming pool, sauna, basketball and racket ball courts. Janice is the only original staff left since we've lived here. Staff turnovers are very frequent.
