To be within walking distance of Beaverton Old Town?s shops and restaurants and the City Library and parks and post office. It really will be a great place to live? Exhausting and Infuriating
The PM company here changed in January, 2022. The old PM company was excellent. This new company is atrocious: The maintenance team consists of literally two people. One heroic woman who cleans every trash room, every hallway, and empties every trash can, all by herself. One extremely kind gentleman who maintains the grounds. Unfortunately, with only two people to maintain this giant 172-unit building, a LOT of things get missed. Trash rooms regularly overflow and on the weekends. Dog poop in the halls goes uncleaned. Spills in the elevators begin to reek. Trash cans in the square overflow and reek of pet waste. It's a disaster. But you're more likely to find those two wonderful people diligently working than you are to ever find the property managers themselves. If you ever need to get a hold of someone in the on-site office, you better plan several days in advance. Go ahead, call them right now. You'll be directed to the Property Management office in New York and they'll tell you you called the wrong number. They'll give you a new number and you'll talk to a new person, also in New York, who will commiserate with you about your inability to contact the leasing office. Good luck getting a hold of anyone ever. They also refuse to provide an email address. Apparently, they don't like giving their residents the opportunity to contact them. Perhaps you're fed up and have decided to drop by the office in person and just corner someone so that you can ask them simple questions. That's a shame, because there's probably no one there and you'll just waste your time looking! Better try calling the New York office again. I've rented all over Oregon and Washington for the past decade and I've never been so appalled by a property management company's inability to do their most basic duties. Apparently, they are finally hiring new maintenance and office staff. But the phones are still a huge issue.

Pretty apartments but terrible maintenance and community
I will start by saying, the apartment itself if pretty nice (most because it’s brand new) and our view is really pretty. However, it has been such a huge headache to live here and I do NOT recommend moving here. Here are my main issues with this complex: -The trash and recycling rooms are always BRIMMING with garbage/boxes, and smell horrific, like a landfill. There is ONE standard sized recycling bin for the ENTIRE floor, which gets taken out maybe once a week? Not enough for ~40 households per floor. -The mail room is a nightmare. You’ll have to search through 50+ packages before you can find yours. It’s basically a tiny closet with one tiny shelf for a massive apartment building. - They nickel and dime you for EVERYTHING. Communal gas/electric, etc is all covered by tenants. If you factor this into the pricing, it is well above the standard price for this area. If they can charge you for it, they will. (My fault for not reading all 65 pages of the lease in fine detail). - Communal areas are often very very dirty. They do not clean often and the elevators/lobby areas are frequently very dirty. There was a used bandaid stuck to a communal chair for like a month. The bike room on our floor has never been cleaned since I have lived here (6 months). The carpets in the hallways are already stained after only a few months. No effort is made for cleaning at all. - The doors don’t close properly. None of them. Not our front door, or the trash rooms, or even the doors that go to the street. This is a serious safety issue and you have to literally SLAM your front door for it to latch. - No one ever enforces any type of mask mandates. (In addition to never cleaning) If you are immunocompromised or work with those who are at higher risk, you may want to consider living somewhere else. If you can ignore all these inconveniences, then you might like it here. For me, it isn’t worth the price they ask for and I cannot wait to move out as soon as my lease is up!

Our team is working with our garbage and recycling carrier to increase service which should make a significant difference in the order and cleanliness of our trash and recycling areas. Package storage has been an item we are focusing on, particularly with the end of year approaching which typically brings about an increase in packages. We have installed a 5 tiered shelving unit and are implementing a messaging service with our Latch platform that will notify you directly when parcels have been delivered. These updates should make a significant difference in package management here at Verso. We apologize that you have experienced issues with cleanliness here in our lobby and amenity areas. We do work with a cleaning service to regularly address these issues multiple days each week, but are contacting them to work on an increase in their frequency to ensure the cleanliness and standards are up to par. Do not move here. This apartment looks nice on the outside, but there are a number of issues within. There is currently no maintenance staff hired, only one individual who is overworked with maintaining the cleanliness of the trash disposal areas. There is no set timeline for when a maintenance staff will be hired. The faucets in all of the bathrooms are too short for the sink basin and causing the counter tops to flood. There is no set timeline on when they will be replaced. There is a running list of maintenance issues throughout the apartment units to which staff will only tell you what number you are on the waiting list, which is currently in the double digits, but they will not give you a timeline on when your request will be addressed. There are also no parking spaces available to purchase, unless EV, as well as practically zero street parking. I cannot emphasis enough on how frustrating this apartment is as well as a number of other issues I experienced while moving in. Again, do not move here.

We are currently working on hiring an additional maintenance team member as the community has filled up much quicker than initially expected. We are hoping the hiring of this individual will help alleviate some of your stated concerns with work order repair times, as well as management and upkeep of the community's trash and recycling rooms. We have been made aware of the concern with our bathroom vanity faucets and have replacements on order for the entire community. We appreciate your understanding and are happy to inform you that the replacement of the existing faucets is scheduled to be completed by the end of this month. We apologize that the parking lot does not have any remaining spaces. There is available street parking on 2nd Avenue and Franklin, as well as throughout the residential neighborhood that surrounds our building. Most of the parking zones in the area that have restrictions during the daytime hours end in the early evening. This is an effort put in place by the city to alleviate parking congestion and make more parking available during those times of higher demand. Our community does have a wait list for reserved parking and we are happy to add you to the list if you'd like. Great floor plans and price for the amenities. Although its located close to so many places in downtown Beaverton, you can still feel separated from the hustle and bustle at the Verso. It also has great proximity to other major hubs west of the Willamette. The kitchen sizes are great and work well with the layouts, and the community and unit amenities are top notch. After living in Oregon for 9 years, its the best place weve found so far.

You really can have it all--a beautiful modern apartment right next to shops, breweries and restaurants. It makes working from home pleasant (plus the coffee break to the downstairs coffee bar is always fun) and then after work you can walk on over and get a beer. What more can you ask for?

The entire leasing process was extremely easy and quick. My studio is bigger than I expected. The washer and drier is awesom,and the big window gives a lot of light if you want to.
