Property Ratings at Veterans Park
This is my second time living at these apartments. The commit about police here all the time, I have not seen that at all. Yes like all apartments you do hear some noise occasionally. The staff is great, our dishwasher went out in a couple of days the new one was installed. Maintaince staff is on top of things. The grounds are nice, along with the other people that live here. I am a first time dad with a 3 year old, trust me if it was as bad as some of these reviews she would not be living here. We love being close to the beach and all the stores. Living here we all are like one big family.
Upon first glance this place seemed like a nice quiet place to live close to my children's school. Unfortunately we will probably have to move soon and break our lease. The walls are so thin here that my kids and I are kept up every night by constant noise from neighbors. I have also found drug needles on the property and the police are here a bit too often for comfort. This place is not worth the low price.
While reading these comments I really was baffled. This has NOT been my experience living at Veterans Park. My girlfriend and I have lived in the small, loft style unit for almost a year now. It's a perfect little nook for a working couple who want a cozy little loft to come home to. The little loft upstairs over looks the living area below and it's actually pretty cool. It's pretty much ALWAYS quiet and peaceful besides the occasional chirp of a locking car or kid on a skateboard riding by. Everyone pretty much just keeps to themselves. The staff in my experience has been nothing but helpful and friendly. I don't even really see the office personnel or maintenance crew unless I go to them. Every time I go to the office to pay rent or have an issue, they have always been nothing but smiles, and willing to help. Our heat went out right before winter, and we literally had a brand new AC-unit the very next day. I don't know all this talk about crime? I've seen the police here one time since we've lived here. With roughly 10 buildings (just a guess) FULL of different people, that's not bad odds. Its about perception people! I mean come on, this is a quiet, peaceful community by the river side. I would recommend living here to anyone looking for a nice, friendly place to live.
Everything seemed great at first. Everyone seemed nice and the room was clean, but wait a couple of months of bills or until your lease is ending and then you learn the truth about how bad and dark the staff really are as they try to steal your money and evict you.

The onsite staff does not set payment arrangements. Anyone requesting a payment arrangement must send an email to collections@eimc.us. As for the renewal, we were given a set renewal schedule October 2016. The increases are the same across the board based on a fair and equal schedule. If you would like more information, please email customerservice@eimc.us.
The place is nice and the maintenance guy is super sweet. However, the front office is a complete mess. Guadalupe is the most shady, rude, sketchy lady I have ever met. She charged us on the last day because we didn't turn in our keys in to a closed office on a Sunday...then she sent the water bills every two months instead of every month and made it look like we can't pay our bills on time. Oh yea icing on the cake they still drafted rent from our account when we didn't even live there anymore. We also tried to get a house and she lied saying we were late on our rent...never been late it's on autodraft...and i had to print proof for that company that i paid every month on time...and when i did have proof they called her and asked for dates of when I was late and she changed her mind real quick and said nevermind she had never been late...SKETCH!!!!!!!! SO then we tried to get an apartment...didn't get it...next apartment...I had to bring up the sketch stuff that happened before and told them to tell me if it happens...magically got that apartment. Anyways...don't move here unless you want a headache and want to live in hotel california. Wait until Guadalupe is gone!!!!!!!

The property does not do automatic rent drafts. The resident can signup on the property website to have their rent drafted each month. It is the resident's responsibility to sign into the website and stop the bank draft when they move out. The staff has no way to control over a bank draft the resident setup. The water bills are not issued by Veterans Park. Cape Fear Utility issues the property water and sewage bills every other month. Each apartment is metered and NWP bills the residents for water and sewage usage based on the Cape Fear's billing cycle. Veterans Park Apartments is a wonderful property with a professional staff. If you have a problem, email customerservice@eimc.us.

Veterans Park does not bill or have control over the water and sewage billing. Each apartment is independently metered, and the residents are billed for actual usage through NWP. Rent is due on or before the first day of each month, and considered late on the 2nd day of each month. There is a 5 day grace period and the late charge is assessed 12:01 a.m. on the morning of the 6th. The property only issues rental references when the resident has followed the terms of their lease and given a vacate notice. If the vacate notices has been given, the property will verify the resident's lease dates and rent amount. If the reference request the number of times late, the property provides the total number of times the rent has been paid on a date other than the schedule due date of the first. Veterans Park does not control the decision of other creditors to approve or decline an application. Veterans Park's advertised business hours are Monday- Friday from 9:00 a.m. to 5:00 p.m. and Saturday 10:00 a.m. to 3:00 p.m., the Leasing Office has never been open on Sunday. However, the Veterans Park Leasing Office does have a night drop where rent can be paid or keys dropped off. Each resident is responsible for the apartment until the keys are turned into the office.
We've been here almost 5 months and have no complaints. The staff is courteous and quick to respond. The outside areas are well kept and the pool is very nice. Just wish everyone cleaned up after their dog. The neighborhood is quiet yet neighbors are friendly. We're happy here & planning on renewing when the time comes.

Thank you for choosing Veterans Park as your home. Know that we are working diligently to correct the issue with irresponsible pet owner's cleaning up after their pets. We have implemented a $75.00 fine per occurence. We are asking residents and neighbors to snap a picture of anyone you see not picking up after their pets. There is a new system in place where each pet owner is asked to give a DNA sample from their pets at move in. The company will come out and test areas of the property where pets are walked. We have avoided doing this because the pet owner would be responsible for paying for the testing and a penalty. All total it would cost the irresponsible pet owner a minimum of $500.00. Please, anyone you see not picking up after their pet or if you have a suggestion, email customerservice@eimc.us.
I have been here for five years. I do not have a problem with my water, I do not have a problem with the staff, if you were to walk in rude I would be rude right back to you. I do not hear people above me as I am now on the first floor. I feel there is no problem with the maintenance staff. I call and in the same day the work order is done and in the same day what needed to be fixed was fixed. Which out of five years I've only had to have them here three times. For a place that was built in 2003 they keep this place looking very good. I was going to go to the other side of town a few years back. But why pay more for smaller older and not as clean actually the places were A mess. For the one-bedrooms that people complain about did you not look at the apartment before you rented it.? No there is not a washer and dryer in there and yes it is a wall AC unit. Your fault if you missed that not the office nor the management here. I have been very satisfied for the last five years. maybe some people just need to treat others the way they want to be treated.
The office staff is rude and unprofessional. They lie, and make countless mistakes, as well as lose paperwork. There was a fake duke energy bill sent to us. When I called duke, they said they had no account number in their database, as well as we had been up to date on every bill;also, she said that duke would never have you pay the complex. The water is gross like the other reviewer said. It leaves a pink slime behind. They try everything to avoid fixing any problems. Had to get a lawyer involved to get our door to be fixed. The maintenance workers do not know how to do simple repairs. They are updating the units and making false charges to get the people moving out to pay for the upgrades. Listen to the reviews, save your time, money, and life and go somewhere else! We wish we had.
Property Manager at Veterans Park, Responded To This Review
When a resident moves in and Duke Progress Energy does not transfer the utility in their name, the charges are billed to the property. We then receive the Duke Energy Bill and the bill has a billing period documented on the bill. If the unit we are billed for is occupied by a resident those charges are billed back to the resident. The electric service is actually used by that resident during the billing period. We have the actual Duke Progress Energy bills that we supply a copy to the resident. We have already paid the invoice and the resident owes the amount paid back to the property. The property has an excellent staff that is extremely skilled. Our Regional Maintenance also visits the property regularly and follows up on all maintenance request.
Property Manager at Veterans Park, Responded To This Review
All maintenance request are completed 24 to 48 hours from the time they are submitted. Emergency request take priority over all calls. We cannot control the water that is supplied by Cape Fear. If you are not happy with the water, you would need to contact Cape Fear and request your water be tested. All charges to the residents are approved by the Corporate Office. Move out damage cost are backed up by receipts and written invoices from outside vendors that make repairs. When a resident moves in and does the walk through they are given the opportunity to document any thing they needs repair and the condition of the unit. When the apartment has brand new carpet or appliances this information is included in the residents file. When that resident moves out and the appliances are damaged, flooring has to be replaced due to pet urine, walls have to be painted multiple times due nicotine damage from heavy smoking, yes the charges are charged back to the resident and backed up with repair and replacement invoices the property actually was charged. Negative comments come from people that either leave owing money or have damaged the unit and charged for the damages. Everyone is treated equally and fairly.
Upon seeing the lower prices and website photos I thought that this would be a practical place to live for someone on a budget. I thought that veteran's park might be a "diamond in the rough" sort of place. I was wrong. You truly do get what you pay for-maybe even less. When I first moved in, the apartment was not clean (i could smell a strong smoke odor from the previous tenants for at least three months and faintly for the rest of the year) and appliances were the cheapest and most outdated models. No electric stove, hardly any counter space, no dish washer, etc. I complained about the smoke smell several times and the owners never did anything about it.The toilets have low lush power. And the person below is correct. the water tastes and smells strange. There is a pool, but it is extremely small and not clean. The exterior of the buildings is covered in mold. besides the cleanliness issue, the walls really are paper thin. I could hear the person next to me on the phone and the person on the other side's dog barking at all hours of the day, sometimes howling loudly for long periods of time. I also complained about this several times and nothing was done. The management is clearly overwhelmed and unprofessional. and yes, it seems as though it is a heavy crime apartment complex. the police were there several times during my lease as well. do not recommend as a place for children. bottom line: it's just not worth it. there are similar price ranges for much better quality apartments in the area.

All vacant apartments are painted, professionally cleaned, of the carpet is damaged, we replace it before a new resident moves in. If it's not damaged, we have an outside contractor that specializes in carpet cleaning clean the carpet using a steam system. Veterans Park is not advertised as a smoke free community. I personally dealt with your situation, we cleaned your carpet, had your HVAC duct work steam cleaned, and closed any possible openings where odors would come into the apartment from other areas. Every resident pays rent and has a right to live in their apartment freely within the legal limits of the law. Smoking is not illegal, and if a neighbor smokes in their apartment there is nothing we can do. We understand that some people are more sensitive to smoke than others. There are smoke free communities in the Wilmington, North Carolina area.. Veterans Park has a beautiful salt water pool that the size is based on what is needed for the community. The pool is regularly inspected by Hanover County and received a score of 100. Crime does not have a zip code. However, the property hasn't had an issue with crime other than the ocassional loud music call. This information can be verified by the Carolina Beach Police Department. Veterans Park's rent is comparable to the rent in the Wilmington, NC area. The Management Staff at Veterans Park is a highly professional award winning staff. We would be happy to provide you with a Market Analysis that shows the great value that Veterans Park offers to everyone. If you would like to receive a copy of the Market Analysis or have questions, please email customerservice@eimc.us.
Property Manager at Veterans Park, Responded To This Review
Every apartment at Veterans Park has the appliances furnished. This includes a stove, refrigerator, and dishwasher. We do not advertise Veterans Park as a smoke free community. Smoking is not illegal and if a resident smokes, it is their choice to do so in the apartment they lease. We make every effort to make every resident happy, including those that are unhappy that their neighbor smokes. Veterans Park does not have common venting. This means if one resident is smoking or cooking in their unit, the smell will not go to another unit through the venting. For this particular case we went in and added additional sealant around all the plumbing fixtures. It was then reported the resident was smoking outside. If anyone is so severely allergic to cigarettes ,that seeing someone outside smoking while they are in their unit or car it would be advised they lease in a brand new community that advertises a totally smoke free property. Anyone is free to check with the Police Department in Wilmington and they will find there is not a crime problem at Veterans Park. The staff at Veterans Park is outstanding! They have been rewarded numerous times due to excellent customer service ratings. We offer a quality apartment home at a fair competitive price.
This is the worst apartment I have ever lived in. The water is NOT clean, there is no washer and drier in unit for 1 bedroom. in fact, there is no actual bedroom in "one bedroom." it is a studio apartment with no doors separating bedrooms. instead they have put up long blinds to act as a door. There is no central AC and heating. the walls are so thin that you can literally hear the person next to you cough. it is terrible. the police are here every weekend and they allow large animals of any breed, oftentimes these dogs are aggressive and extremely noisy. pick another apartment.
Property Manager at Veterans Park, Responded To This Review
Veterans Park does not have a weight limit for pets. However, the property has breed restrictions and does not allow aggressive breeds. Often times residents attempt to bring pets into the apartment that they have not registered with the office. If the Management is aware a resident has an unauthorized pet, the resident is sent a lease violation notice. The property has several 1-Bedroom floor plans, including a 1-bedroom loft unit. The 1-bedroom loft apartment has the lowest rent of all the floor plans. In the larger one bedroom apartments washer/dryer connections are available. Prior to move in, each new resident is toured through their new apartment home. Each prospective resident is allowed to pick the floor plan of their choice. Veterans Park does not have a model home, so the prospective residents are shown their actual apartment or one that is similar. We've had absolutely noise complaints reported between neighbors.
Property Manager at Veterans Park, Responded To This Review
Yes, all of our properties allow large pets. However, we do have breed restrictions which prohibit aggressive breeds. The studio apartments are very nice. It's an open floor plan with a loft that overlooks the downstairs. This is our smallest apartment and the least expensive. Your right, this floor plan does not have central heat and air due to the style of unit. Each apartment is provided an in the wall unit, much like what is provided in hotels. The one and two bedroom apartments do have central heat and air. The property does have a transfer policy in place if you would like to upgrade to a larger 1 bedroom. We have never received complaints regarding noise through the walls. If a neighbor is disturbing you, please notify the office or email eimccustomerservice@gmail.com. We will be happy investigate and take care of your complaint.
I live in a two room apartment with my two kids. The master bedroom is just enough space for them and the second bedroom is perfect for me. I wish there was more storage. The management is very helpful.
Property Manager at Veterans Park, Responded To This Review
Thank you for choosing Veterans Park as your home. Unfortunately additional storage is not offered at Veterans Park outside of each apartment home. If you stop by the office, they have a list of storage facilities conveniently located to the property. If you have any questions or concerns, please email customerservice@eimc.us.
