Denny Way meets I-5 forms the "peak" of the Denny Triangle neighborhood, while 5th Avenue extends along the southern end of the triangle. Just beyond the neighborhood sits Belltown and Pike Place Market. As Seattle's fastest-growing neighborhood, Denny Triangle features newer, modern apartment buildings, trendy shops and restaurants, theaters, bars, and more. It includes part of the outdoor shopping mall, Westlake Center, a walkable strip filled with high-end shops and boutiques. As a whole, Denny Triangle is extremely pedestrian-friendly and is considered a walker's paradise.
You won't find single-family homes in Denny Triangle -- this ultra-urban, hip neighborhood consists of apartment complexes and condos, many in high-rise buildings. This neighborhood provides several other neighborhoods within walking distance, including Downtown Seattle, Capitol Hill, Pike Place Market, Belltown, and South Lake Union.

Property Ratings at Via 6
It's an amazing apartment building. Its location is very convenient, close to everything, it's in downtown. You don't need any transportation if you live in downtown and close to your job. The team is very helpful. I would recommend it to anyone!
Via6 has wonderful living accommodations for any need, with friendly staff and a perfect location to boot. Pat and Trent are superstars

Hi there - 100% satisfaction is our goal! Great to see Via6 Apartments gave you such a great experience. Pat and Trent are legit!
Elevators constantly broken, trash chutes often broken, maintenance requests are often slowly fulfilled, Victor tavern taking community space away, broken grills, broken / removed TVs, etc. Longtime resident growing frustrated.

Great location, decent living spaces, friendly concierge staff (shoutout to Isa and AJ!)--amenities come up a little short: small weight room / workout room (would be great if they were connected), and with the construction, losing the movie room was unfortunate. 7th floor terrace is great to relax. Maintenance requests may never get addressed unless you hunt down concierge / management, and price jump into second year leasing options can be shocking.

Hi there, we appreciate your honest feedback, as we are always looking for ways to improve.
Via6 is amazing place to live in Seattle. I enjoy living in this building immensely! First of all it's situated in the best location in Seattle, it's close to everything - grocery store (WholeFoods), Pike market place, great coffee places and restaurants. It's close to all the sports studios, if you are an active person, you will find all the options to try out to be fit. It's clean and safe - security works at the front desk 24 hours a day. Leasing team is very helpful and pleasure to speak to. The building has a free gym and a beautiful roof top. There's a bagel place and an open terrace restaurant downstairs. I feel very comfortable and enjoy my experience at Via6 very much! It's my favorite place to live in.

Via6 is a great community! Older building so amenities are not as fully fledged as newer apartment communities, however the location and proximity to downtown activities, shopping, pike place, and other Seattle staples is excellent. Great apartment community if you're looking for a quiet community that is close to a lot of activities in the downtown scene.

While the location and views are good, having to share the ground floor with other retail shops ruins the experience for residence. Elevators, area around the entrance and building are poorly managed. Over all average experience.

Hi, thank you for bringing this matter to our attention. We regret that you had a negative experience, and will use this as an opportunity to improve. Thank you again for taking the time to let us know how we can improve. We hope you will consider us again in the future. Take care.
We lived at Via6 for almost 4 years. The property itself was ok. Simply put, mostly functional but nothing to write home about. We moved into an apartment with appliances already showing signs of heavy use. Closet and bedroom doors were impossible to lock due to the locks' being misaligned between the doors and door frames. That wasn't a big deal for us, but it gives a general sense of how sloppy things typically are here. It was basically normal for one of the elevators to be out of order (for whatever reason), which created lines with wait times occasionally exceeding 10 min. But all of the above is nothing compared to the nightmare which unfolded following out move-out. The property is managed by Greystar. If you've never heard of them, try doing a quick online search on this company and read resident reviews and stories on various portals. You will quickly realize that Greystar is perhaps the most hated property management company in the world; and that is for a good reason. Upon our move-out, Greystar compiled a long list of allegedly damaged things, among which were appliances we have never even touched (for instance the dishwasher). They charged us for replacing a perfectly functioning microwave simply because it was not clean after I heated up a pizza in it on my last day at the apartment. Absolutely outrageously, they charged us almost $2000 for "refinishing the cabinets," even though the cabinets had no damage attributable to tenant-induced neglect. On top of that, they also charged $150 for painting the walls which had absolutely no structural damages, only a few easily washable marks which were left by the tires of my bike (this is considered normal wear and tear by Washington state law). All in all, Greystar used the power imbalance between tenant and landlord to fullest extent in order to renovate a unit which hadn't been touched up since the building opened in 2013. We repeatedly demanded that Greystar bring their claims against us to court, which appeared like the only possible way for us to reach any agreement. They ignored all such requests and simply insisted that we owe them money without providing any reasonable evidence. So, yeah, think twice before renting at Via6 (or any Greystar-managed property). There are most certainly better options.

A great place with a great location and tons of cool amenities. The rooftop grilla are a bit dirty and seems barely been cleaned. Average gym but really good chef's kitchen and pool tables set up to enjoy. Great rooftop.

I am very happy with my decision to move into Via6. My unit is very nice and was ready to go on move-in day and the apartment community is nice and quiet. The amenities are great too, especially the terrace (it's very tranquil and pretty).

DO NOT MOVE HERE! I have had nothing but issues since I moved in. The elevators, trash chutes and other amenities are constantly not working. The staff does not appear to take proper COVID-19 precautions and I have had nothing but concerns. I was mislead and misinformed about the design and layout of my unit prior to move in. I was shown a beautiful apartment like the ones in the images and then given a unit with terrible stained carpet and broken appliances. It took 2 weeks to get a replacement washer and dryer when broken and there is still a gaping hole in my wall after weeks from repair. When repairing 6 employees without proper covid precautions or prior otherization of excess were in my apartment. Many of which taking personal phone calls and not relevant to the repair (THIS IS NOT SAFE DURING COVID). When I contacted regional management they did not take my concerns seriously and failed to take action. The staff is unwilling to help support remediation and take matters seriously. My utilities range from 350-500 a month for a 1 bed, 1 bath due to water leaks and faulty equipment. Please save yourselves the time, energy, stress and money. They informed me that they would issues credits for my poor experience and still have not completed there action to do so. AGAIN SAVE YOURSELF! I know I would have if I knew in advance.

I used to recommend Via6 to people I know all the time including friends. I held many events in this building. The previous management used to be more in touch with the residents, which was part of the resident experience. They seemed to be more on top of things and cared more. Sadly, I don't feel the same way anymore. I think management needs to think of creative ways to provide incentives to residents, especially those who have been around for awhile instead of sending surveys. Try to build relationships. You are after all in the customer/client service business after all.

The biggest selling point of Via 6 used to be the beautiful amenities (deck, kitchens, restaurants & coffee shop etc. on the first floor). Now the amenities are closed, the restaurants have moved out, and the 1st floor will be empty space for the foreseeable future. Additionally there were lots of major issues with maintenance (last year's water shutoff for weeks on end, this year widespread fire alarms failure). Neither occurrence is the apartment staff's fault, but they should have been more aggressive with rent rebates to compensate for the inconvenience to residents.
Property Manager at Via 6, Responded To This Review
Thank you for taking the time to leave us your feedback. We'd love for our residents to always enjoy all of our amenities at Via6, but concerns of health and safety are most important. It's great to have everything opened back up again (with new appropriate social distancing measures in place) and we hope you have time to enjoy them! Also, stay tuned for more information about the new restaurants that are coming soon. Construction is underway we'll be providing updates as soon as they become available.
Beautiful house, peaceful neighborhood and respectful neighbors. I am loving it!

They don’t care about you. Have tried to overcharge on rent numerous times, only for them to not have an explanation about the mysterious charges. Also, all the restaurants that were available when we moved in are now gone. They left in January, we were told new restaurants would move in during February, and it’s now April and still empty. There are other properties at better prices with more amenities, I would suggest looking elsewhere.

We're excited for the Ethan Stowell retail concepts coming to Via6, but even under normal circumstances, new tenant installation takes several months. Once construction is able to resume, we'll make sure to share progress updates with residents. Thank you again for taking the time to reach out to us, and we hope to hear from you soon.
Love living here!

Verified R., we strive for 100% satisfaction, and it is great to see you had such a positive experience at Via 6. Thank you, and have a fantastic day!
Don't waste your time, money, or energy on this place. 1. The building is a LEMON. They had to do an 18 month construction project to replace all the pipes. The elevators and trash chutes are continuously broken. The units are cheaply constructed - the trim in my bathroom fell off, the cheap fake wood flooring came up, my washer broke twice, the door to my patio broke. I ended up renting a private garage in the building, and the garage door broke . . . Everything just kept breaking. 2. The leasing office is dishonest. They conveniently forgot to mention the 18 month construction project when I was looking at the unit and considering a lease. Three weeks after moving in I got a notice on my door saying I had to move out for 1 month so they could replace all the pipes in my unit. Sure, they offered all sorts of discounts and stipends because of the construction, but had I known about the project, I never would have moved into it in the first place. 3. The staff is disorganize and inept, and the building as a whole is poorly managed. With all the issues this building has, the staff always ends up shrugging and saying they can't do anything about it. While the construction issues were obnoxious, what was worse was how poorly the staff communicated info the tenants. They'd host sessions to share information and later change the plan without communicating it. None of the teams that work here communicate. 4. Other tenants are entitled and rude. There's zero common courtesy for the fact that you are living in close proximity. Tenants leave their trash by the trash chute to pile up, they take their Christmas trees down to the loading dock without putting it in a bag so they leave a trail of pine needles the whole way, they put their compost in the common area compost bins instead of taking it to the loading dock where residents are supposed to dispose of their compostables. One neighbor dropped a lit cigarette down the trash chute and it caused a fire that had 6 fire trucks called, and the residents from both towers sitting out in the cold for three hours over the winter. Again, the staff is impotent in doing anything about this - they send passive aggressive emails and nothing else ever changes. It's a shame - it's a great location, and a beautiful building, but aside from the view, I have nothing good to say about this apartment complex.

We value all feedback and appreciate you taking the time to share your concerns. We can agree that the residents, as well as the management of Via6, were dealt a tough hand with the pipe project. The residential portion, which wrapped up in December 2018, was one of the biggest challenges we have faced and we did our best to openly communicate with everyone who was affected. In regards to our trash chutes, we understand your frustration of the inconsistent service. Our maintenance staff are often tasked with retrieving oversized objects that get stuck in the trash chutes, causing them to be out of service. This is a weekly occurrence and we are working to better educate all residents as to what is allowed in the trash chutes. We depend heavily on the cooperation of the residents and hope to see significant improvement with this area of concern. For the maintenance needs in your home, we hope you were able to get those repaired in a timely manner with a service request to our team. While we can’t control the actions of our residents, we hope that our emails and community messages reflect our awareness and desire to address property concerns . We invite you to meet with our new community manager, Lindsey Chukueke, if you would like to discuss these items in more detail. She can be reached at 206-448-8426 or via6mgr@greystar.com.
Extremely happy with the choice of apartment when it comes to Via6. The location, restraunts, game zone is such an attraction especially when you invite someone home. Despite being on a prime location it is peaceful inside the house, conceirge is courteous and helpful and multiple community events help you make new friends. Totally recommend this place!
Via6 is a excellent community for people to live. Large gym, small theater, good restaurant. I love here.
Great community, wonderful vertical living concepts , convenience, location, dedicated staff
Really great apartments at a really great and accessible location
The elevators take forever, and the trash chute is constantly out of service. But don't worry, the smells from the chute are open 24/7
Via 6 has a very knowledagble staff, an excellent location, and many useful amenities! The leasing office was so helpful in making my move stress free and efficient.
Apartment size is great, management leaves a lot wanting
nice staff, good community and excellent furniture
Via6 apartments was a pleasant surprise for me to find an awesome location and amenities
Leasing at Via6 apartments is the best decision I could have made! The leasing staff is friendly, accommodating, and extremely helpful and professional. The concierge team is fantastic! They go above and beyond when they can. Overall a luxurious community full of great amenities and fantastic staff! I found the location to be absolutely perfect! Everything I need is a block or two away.
It's expensive but you get what you pay for. Make sure you get an apartment on the western side of the building so you have a view of the Olympic Mountains!
I'm currently living at this building. Overall apartments at this building area, location is really great, 1st floor coffee shop, small grocery store (has good salad bar and tasty pizza) and Tanaka San restaurant, everything is great....but, this building has pretty bad construction quality what comes to water piping. This building has been under repair for more than a year now because of leaking water pipes. Earlier last year there was huge water damaged causing people to move out from their units, before that some pipes were leaking in the storage area. This is too bad because I do have enjoy living at this building but I will move out once my lease expires. There's plenty of new apartment rental buildings in this area so I rather take the pain of moving than staying here. I will miss you Via6, but you will need to get everything repaired before I am willing live here in the future.

Despite the unwelcomed pipe project, we hope you enjoyed your time at Via6 and took advantage of what the amenities and retail spaces have to offer. We are happy to report that the pipe project is now 100% complete. The residential portion was completed in December 2018 and the lobby, retail, parking lot areas were finalized in May 2019. We hope you will return for a visit and consider calling Via6 home again in the future.
This place is just a mess. They're constantly having mechanical or plumbing issues. They've repeatedly had to shut off water, and the trash chutes are plagued with issues. At any given time, one or the other tower's chute is down. Since I moved in four months ago, I've put in a half dozen maintenance requests and they've still never fixed the chute on my floor. Is the location convenient? Sure. Is the staff friendly? Absolutely. Is the building of good quality? Absolutely not.
Don't waste your money here. There are much better places for the price they charge. Pros: 1. Concierge staff is amazing and friendly. All my interactions with them were extremely positive. 2. Gym is pretty good (when the AC is working). Cons: 1. I lived in Via6 for 2 years. As other Yelp-ers have mentioned, the building has been plagued with water issues. Almost every week during my 2-year stay, the water would be turned off for one or more nights. 2. There was a major flooding in the south tower in 2017. The entire 7th floor was water-damaged. In addition, the weekend the flooding happened, some apartments in the south tower had electrical outage. I was in one of the apartments affected and my apartment did not have electricity for 4 days (Friday to Monday)! Anyway, Via6 staff were quick to point out that any inconvenience caused to me due to the flooding in their apartment complex should be addressed to my insurance. The staff didn't even offer a sincere apology for the lack of basic living necessities from their end. 3. When I moved out, I was sent a $800 bill. This is because they claimed it took them 5 hours to paint my apartment due to "dings, scratch’s and rub marks". Of course, this claim must have been very convenient for them since they canceled the pre-move-out inspection of my apartment on the day of the inspection saying they had more urgent things to take care of. 4. There are 3 elevators for each tower. However, one elevator was frequently broken (with repairs generally not performed on weekends from what I observed) and one was generally booked by residents moving in and out. So, on multiple weekends there was just one elevator serving 600 residents. 5. Via6 also doesn't have a rooftop terrace. There are no views visible from the 7th floor common area, especially during the July 4th and new year fireworks. Almost every other building has a proper roof-top. 6. The garbage chute was broken most of the time. 7. I've since moved to another luxury apartment complex and realized what "luxury" actually means. Everything from the in-apartment cupboards to the building facilities are much much better than Via6 for the same price I was paying at Via6. And guess what - the elevators and garbage chute have been functional for 95% of the time at the new place. I suggest avoiding Via6 like the plague. There are much better places in Seattle, for the high prices Via6 charges, where the staff will treat you with actual respect.
Perfect Belltown location, walking distance from everything, but not too close to hear all the shenanigans of 1st and 2nd ave. Friendly, helpful staff. Regular, fun events on the 7th floor rooftop often with great food, drinks, and people, sometimes we'll even have bands or djs performing which is great for nights where we want some entertainment, but don't really feel like leaving the building. I've lived here over 2 years now and barely ever hear my neighbors, which makes sleeping much easier than in previous apartments! This is pretty much the perfect building for me.
Via 6 is a beautiful building with a great community. The space is inspirational, luxurious, and fun. The apartments and designed to feel spacious and look ultra hip. Did I mention you get to live in the same building as Tom Doulas restaurant Tanakasan? In addition you have access to his fully stocked kitchen as well as a great rooftop. And, free Wifi for all!
I just moved into Via6 a few months ago and I am so happy I did. First there is a coffee shop and grocery store right on the first floor. The pizza is SO good. The coffee shop is great too, although it makes it hard for me to kick my caffeine habit. My favorite part of Via6 however is also an amazing concierge staff of Mike, Cody, Insa and Patrick. They always welcome me home and are so helpful. My apartment faces construction, so there is understandably some noise and they have been working on Saturdays. However my apartment is really well-insulated and I can use my A/C, so I don't have to open my window if I don't want to. My TV usually drowns out most of the noise when I am home anyways. I only wish that they had a larger dog relief area. It is really small at Via6 so I don't use it for my dog. Other apartment buildings downtown seem to offer really nice, outdoor pet relief areas that Via6 seems to be missing out on. I just take her to the dog park at the Denny Triangle Park that is a few blocks away, and she likes that much better. Other than that I recommend Via6 to anyone who wants to live in downtown Seattle.
Via 6 offers a vibrant community-lik mosphere full of cocktail hours, life music, new friends and meetup groups! From the Pavilion on the rooftop equipped with a firepit, pool tables, fireplaces, superb views of the sunset and the city, to the urban grocery store, 24-hour gym access, Tanaka San Japanese seafood restaurant, the Mezzanine gaming area and the TV room, Via 6 is a great place for residents of all ages both new and native to Seattle to network and meeting others with like-minded interests in the comfort of your own apartment building. While Via 6 offers a vibrant community, it allows one to enjoy the privacy and solitude of your own apartment when needed.
Via6 advertises as a vertical neighborhood, and I can't find it to be more true! I live on one of the penthouse floors, so I have sweeping city and sound views, as well as upgrades such as a wine fridge! All and all, it's affordable for how much value there is in the apartment itself, as well as all of the benefits of the community areas. I've been here for 2 years and planning to stay.
Via 6 is perfectly located for Amazon Employees, especially after the completion of the new Amazon HQ across the street. The staff at Via6 is amazing, always ready to help. All the services of the downtown Seattle are also very near by. The rooftop patio is a very nice place to relax and meet you neighbors. The building also features nice restaurants, a grocery shop and a barber shop. Only complaints I would have are that after several new constructions nearby, the views from the apartments could be better. Also, it takes some time to get used to the water saving showers.
We have lived in Via6 for a year and a half. We originally moved here because of the convenient location (in the heart of Downtown) and the building's many amenities. We loved the idea of having a gym, restaurants, a coffee shop, a bike shop, a barber shop and a small speciality grocery store on the ground floor. But, most of all, we really enjoy using the common area on the 7th floor rooftop deck. We use the space quite often for myriad things. We've held small events like dinner parties all the way up to a 60 person fundraisers for a charity I worked for. The building management is good at getting things done in a timely fashion, and they are very helpful when we need it. The building is very animal friendly and that's also a huge plus. All in all, we will be very sad to leave this place at the end of the year!
As a fully equipped building with a friendly staff and great location, I definitely enjoy living here. I would point out however, that while we love out apartment, not all apartments are made equal. Some friend's places we've seen had tiny rooms poised as bedrooms, and claustrophobic layouts - so keep that in mind to look at a few different apartments if you ever decide to move here. Other than that, the construction can be very loud, the parking is very expensive, and the general thing I don't get is the concept of pet rent. But than again, that isn't something that is unique to via6. Overall great place. Just wanted to point out its shortcomings
My Unit I love my specific apartment:) For an 850 sq ft. 2 bedroom, I have great counter space for cooking, a washer/dryer in unit, and everything is new. The windows are big and everything seems quite cozy and homey. Pros: - New appliances - Good storage space - Washer/Dryer - Awesome west facing view - Mostly sound proof. I never hear neighbors' voices (though neighbors' dogs can be heard clearly) Cons: - Some walls look like they were painted in a hurry (streaky) - Not enough room for a dining table (I have a couch, chair, and coffee table), though there is a counter with space for 2 barstools - Changing views! When I moved into this corner unit, I had views of the Sound and Lake Union. 2 years later and I can no longer see Lake Union due to construction, and there is a prominent crane in my westward Sound view. Building I am also very happy with Via6 overall. Very vibrant energy, as the bottom has a coffee shop, restaurant, market, etc. so there are always people around. Amenities include a mezzanine overlooking the lobby which has pool, shuffleboard, and other games, tables, and a 24 hour gym. On the 7th floor there are common amenities, with both inside and outside spaces, to gather (including grills, fire pit, tables, lounge chairs, fountain, etc.). Building Pros: - Helpful and friendly concierge staff (package and dry cleaning deliver, etc.) - Great atmosphere and amenities - Great location! Easily walk to belltown, downtown, south lake union, and even lower queen anne. The streets are a bit quieter than even a few blocks away (though that will surely change with Amazon construction) and street parking usually is not a huge issue Building Cons - When i moved in, it was free to common spaces for only your party (common rooms, tv room, conference rooms) which is partially why I chose to accept an apartment of this size (I can't fit my own dining table, but at least I can reserve one for free when I want to entertain). However, about a year ago, the building changed this policy and it is now $100 to reserve rooms for up to 3 hours, and $150 if reserving for longer. While residents can still access these amenities for free if others have not reserved them, it is on a first come first serve basis. - Poor parking garage! Very small and compact spaces, and $200/ month. I park elsewhere - A lot of construction in the area (impacts parking, views, noise, general vibe)
