We have lived here for about 6 months and love it. The staff are wonderful. The grounds, facilities and buildings in general are very well maintained and taken care of. It is nice being so close to Trax and having a community park right across the street. We love it here.

Loud - You can here neighbors within your own place. Lots of transient. Smoking within building areas, creating bad smell. Construction across the street is very loud and they do not care at all. M-Saturday most weeks! 7am-5pm or longer... They also have started earlier recently. The noise from others is very loud within your space and the designs are not well thought out. Not a luxury place as they advertise.

Very loud both inside and out. No insulation or if so it’s not per code. The places right across make things a sound tunnel and everything echos. Not recommended. No on site management so construction is VERY loud and you hear ALL of the street noise. Hearing neighbors and others in hallways and within the apartment space. Not recommended

Via is great! Here is why: 1) Mitch was very helpful in the weeks before our move. He dealt with my many questions like a pro, and he was always so friendly. Juan seems cool and helpful. Oscar is also great. All of the staff has been terrific. 2) My unit is very nice. I am impressed with the quality of the finishings for a rental. The wood (floors are beautiful, and the appliances are new and shiny. The kitchen is fantastic. The counter tops are large and beautiful. The sink basin is so huge and deep, and the tap is amazing. The fridge, stove, and microwave are stainless steel. There is a lot of storage, but you do have to be tall to use some of it. There is a very cool, modern light fixture over the bar as well. Our unit has a mountain view, which is spectacular. The other side of the building will have a view of a construction site at the moment. 3) The public areas are great. There main building has bike storage, a work room, the I Café, workout room, and a great balcony. I Café is a nicely furnished room with a large TV, a fridge with soft drinks, a Keurig and K-cups, and snacks. I have worked in there several times. Right off the I Cafe, there is an amazing patio with big couches, a large gas fire-pit, a grill, and beautiful lights. The workout room has cardio machines, free weights, and other machines. The pool area looks amazing, with a gorgeous hot tub, and lounge area with a massive TV. There is also gated parking and garages available. 4) The neighborhood is better than anticipated. We are right across from the Trax station, however, which is amazing. There are also a plethora of restaurants two blocks over on State Street, but this block is rather quiet. I am pleasantly surprised. 5) The only real sources of dissatisfaction have come from smells, which is common for apartment living. There is a very strange smell in the main hallway of my floor. Someone tried to cover it up with an air freshener, but I think that is adding to the bad smell. Our apartment also smells like a hardware store. This is because the building is only a year old, but the smell is fading. The biggest issue was that one of my neighbors seemed to be smoking in their unit and the smell came into my apt. After I tried a few things to prevent the odor from coming in, I contacted Mitch for suggestions. He took it very seriously, and whatever he did worked. I haven’t smelled cigarettes lately. I’ll be sure to update if my opinion changes.

Elevators barely work, the garage gates don't open often, and other tenants are very disrespectful. It's also a horrible area. My car was broken into, and so was my friend's.

I think the builders forgot to put noise insulation in. Definitely the loudest apartment I've ever lived in, in any city or country. There's also the consideration that the walls and floor are separating and the counters coming away from the walls, as well as cracks in the plaster. This is from the building settling on the foundation of sand it was built on. Be prepared to feel every vibration in the building and from the road. The lower level units are very dark due to having less windows than the upper units, giving them the feel of a cave. Very stuffy with only 1 ceiling fan in the room that gets the most air flow. Seems counter-intuitive. I have found the neighbours on my side of the building to be excessively loud and bullying. I began complaining about the noise just 2 months after moving in and the complaints will likely continue until we move. Sadly, the security is generally MIA and by the time they show up, the situation may be over. Equally sad is management is impotent to do anything. The more concerns you address, the worse the bullying becomes. I literally haven't had a neighbour bang on the wall since middle school but it's very common here, along with shrieking through the walls. I can't fathom the reason for this cave man-esque behaviour. The noise rules are not enforced so expect to be woken up in midnight hours from neighbours throwing furniture or doing laundry or dishes.
