Property Ratings at Vicino Apartments
My worst decision so far - renting here. Filled with roaches, Mold, management does not care.

Hi - I'm so sorry to hear your experience didn't meet your expectations (or our standards), and one of us will get in touch directly to see what we can do to make it right. We want to make it right! If you're willing to give us another chance, please get in touch at vicinomgr@greystar.com and our community manager will work with you personally.
All the management team in the office is terrible. Very unprofessional and passive agressive when tenants complain. The manager Erin sits in the office with the door closed all day, very hard to communicate with her, when you do she acts like she cares but doesn't. she says she'll fix it, then just ignores the issue all together. The other assistant Peggy very UNPROFESSIONAL. Sits in her office all day with the door closed, Only nice to people applying for an apartment unit, she's the worse I've seen working at vicino. Maintenance needs help, not many of them anymore so the ones working are over worked because when they hire new workers they don't know the job making it frustrating for the ones that do know the job. This could be an awesome place to live, but they need a good crew office workers that care about Vicino and its tenants. The leasing agents are guard dogs for Erin and Peggy, they never let you asked them a question. They shew you away politely, but still won't allow you to knock on Erin or Peggy's door. Very sad here I love Vicino, however changes need to be made asap!

Literally terrible. The office takes forever to reply, doesn't answer phones ever. People working there are unhelpful. The apartment complex looks nice on the outside but is just appearance-wise. Pipes are old and always backing up. Cockroaches. All the fixes made are superficial. At moveout will charge you for things that were already unsightly/broken when you first got there. Extra fees that do not make sense.

Loud, dirty and parties every weekend. The charges are ridiculous and be sure you’re going to walk out without your deposit, the charges are crazy. They kept my $500 deposit plus $500 pet deposit and trust me there was no major damages, I was there only for 11months and I purposely didn’t hang anything on the wall to avoid damages, I kept cabinets, restrooms and floors clean since I’m a clean freak. Please read reviews before making a decision to move it, I wish I had.

ok could be better but overall ok maybe better management
This place will tow you no parking, about 250 to 350 dollars a tow! Fees fees fees ! They charge you for anything don’t forget about the roaches! Mold! The gym even has mold!
I’ve been here for about 6 yrs now and this place sucks, you’ll get towed and you might get a sorry about that. Or you’ll just get ignored. Off street parking which means you’ll get a ticket for street sweeping or someone will try to break into your car. This place is infested with roaches and bugs. Managment sucks they are so rude ( don’t want to mention names) they’ll blame you for whatever is happing to you. Trust me don’t rent here it sucks.
We should have known from the beginning this was a horrible place. They told us like many others that the apartment we were moving in wasn't available for viewing so we trusted them. The day after we actually moved in we found out the apartment was infested with roaches! We didn't unpack anything until they sent someone to spray. We didn't know right away how bad the infestation was until we found ourselves spraying and killing roaches everyday. The pest control was useless. The office tried to make it seem like it was our fault even though we only had been there four days when we complained. The gym and the rec room was closed the entire time we lived there. People are constantly moving in and out. Once I moved in I talked to so many people that said it was horrible there and they were moving as soon as possible. Besides the roaches, the next horrible thing is the water. The water always smells like chlorine (kitchen and bathroom). They said it was nothing wrong with the water though. This place spends a lot of money to look good but little to actually take care of the apartments. They claim they are recently remodeled but they floor is like they put wallpaper on the floor. It was cracked and coming up when we moved in and they paint over mold. The dryers in the laundry room get so hot that they burn your blankets and clothes. If you put the on low heat your clothes won't dry all the way so your better off going to a landry mat. They do anything to make money here, they don't care about the residents. Then when it's time to move out they automatically charge you a janitorial fee even if it is clean so don't expect much of your deposit back. The fee can be as high as $125 which they will charge the max for your apartment size. We were so ready to cut ties with this place that we cleaned everything and still didn't care what we got back for a deposits. We left this place better than we got it. He charged us for a broken mirror but we moved in with a broken mirror. We didn't even care because we were just happy to be leaving. Then the guy Danny that did the move out inspection let us know that they knew about the infestation the whole time. The rent here is entirely too high for it to be so bad. You will not get what you pay for. Don't move here. Trust Me!
I am a current resident here. I hate myself for locking up in a lease. Staff and Management outright stupid and bad... they don't make any sense. The only reason I give them a 1 star coz of the apartment size but all the reviews are 100% true. You can experience all the horrible experiences mentioned below or on yelp. I ignored them but they are so true.
Yes the property is pretty (sprinklers are on all the time). Beneath the exterior is a managment company that is far removed from it's residents. For example, had my car towed on my first day at the apartment (parked in the visitor section). Also had my car towed from the church parking lot that everyone talks about (the tow trucks are there at 7:59am and they don't have mercy). Most neighbors I spoke with had a car towing disaster story (and remember, its about $300 to get your car back each time). If you have more than one car, Oh Boy! Moved out on 06/2017 and could not be happier, but not before losing $385 from my deposit. I dare management to try and explain that! Vicino, you know that apt313 was the cleanest place you have ever cleaned up. Still, lost almost 40% of the deposit and you will lose more! FPI management, keep doing what you are doing because after everything, you can probably get away with murder.
Don't be fooled by their luxurious leasing office, this place is far from luxurious. They've spent tons on remodeling old apartments for future tenants but will not update old apartments that belong to tenants that have already been here, they do not care about the people who live here. Expect each renewal to come with an increase in rent. If you're a family and have more than one car expect parking to be the worst part of your day. Church parking is available after 7,the parking lots are first come first serve but you do have one guaranteed spot but if you come home before 7 you're not allowed to wait in the parking lot for someone to leave so good luck walking from wherever you do find parking, especially if you're handicapped as there is also a lack of spots that are handicap. If you put in a service request expect it to be atleast 3 days, maintaince is probably the few people who actually work here that is actually nice. If you're not a fan of pests this isn't the place for you. We have roaches, termites, etc. at night if you go outside you're bound to run into a few roaches. If none of this is a problem then this is the place for you.
Roaches, termites, complaint of bed bugs in another unit and mold in others. Horrible management team and constant issues with things not working. Heaters,,air conditioning, plumbing issues constantly. good luck parking if you have a second car. Church parking is across the street and probably a block away (a dark block that is). Cars are stolen and broken into constantly. You will find glass in the church parking and on Del Amo and also the complex. Six months here and I'm out in a couple of days. Thank you Jesus... So much more but I hope this helps while you're looking for another place to live
Do not move here. It is currently under MAJOR construction. Construction equipment and debris everywhere! Your have to dodge genie lifts, drive over piles of roofing material, watch where you walk to avoid stepping on nails. They don't care about their residents at all. We have had nails puncture our tires, and I know we aren't the only ones. Don't trust the pictures either, the playground is being bulldozed to put in more parking, most of the trees are getting cut down, pretty much all of the green space is or will be gone. The apartments themselves are average, but ventilation is terrible, the ventilation systems are clearly linked between units so good luck if you have a neighbor who smokes. Gates are constantly left open or are simply broken, so saying this complex has "controlled access" is a down right lie. We have had several things stolen. We have been here a couple years and are counting down the days until our lease is up. We've had enough, save yourself the headache.
Apartment: -They are small and cramped with very limited ventilation. If you are a non-smoker like myself or have kids like I do it is nearly unbearable to have neighbor that smoke. The smell comes in through the vents in the bathrooms (which are obviously shared) and through the windows day and night. It's absolutely miserable! -Zero privacy, if I want to open my blinds to let in light I can be seen in my apartment from every window. Every bedroom is fully visible by your neighbors. Walls are paper thin. The neighbor talking downstairs in their living room sounds like they are in my daughter's bedroom and our next door neighbor we can hear through our master bathroom. They will not even allow privacy screens on your balcony. They used to and we were told we could. After we purchased ours they changed the rules and issued letters telling all residents to take them down. -Maintenance issues: Constant leaks!!! AC unit (3 times), faucets (2 different ones twice) and the ceiling as soon as we moved in. As soon as we moved in we had a nasty unclean, calcium built up dishwasher. It took 2 weeks for a "new" one. Every maintenance issue has taken no less than 2 weeks to fix including the leaks! Security: -Parking gate is constantly open. Why even give us remotes?? -No security guard ever around unless you work late like we do and just happen to desperately need to do laundry... he will then appear on some nights to kick you out for no real reason other than the laundry room needs a curfew... -Constant break ins of cars and storage units over parking areas. Towne Center holds no responsibility and they will gladly remind you that you signed a paper saying that. -No security cameras -Window and sliding glass door locks are loose and a joke. My dog can open our locked sliding glass door by leaning against it... sad. Parking: -There is ZERO additional parking! You get 1 space! ONE! don't ask if you can buy a 2nd one... you cant. They saying they are geeting more spaces... They have been saying that for nearly a year that I have been here but I'm sure longer than that. We are desperate for solutions! Constantly getting towed! Crawly things: -Roaches are everywhere outside. -Spiders are inside -Rats are in our neighbor's storage unit!!! -Termites are in our storage unit :( Rude management... enough said
Seems great on first inspection. The management company spends more on advertising than they do on improving quality of apartments for tenants. Price is fair and the amenities are adequate.
...If you move into Towne Center Apartments you will definitely "leave your friends behind." I've been a happy renter for almost ten years. There several large apartment communities I could give 5 star reviews to, but not Towne Center. This living community is a complete and utter disappointment. The office staff is unfriendly and even combative when presented with a problem. The parking situation is dismal at best and a living nightmare at worst. And the maintenance staff--although the friendliest people employed here--are not able to do their jobs in a timely or effective manor. Here is just one example of what I mean: The remote operated "security gate" at the front of the apartments has been broken and standing open for months even though the website and the office staff will boast that this is a "secure and safe" community. The gate was broken by vandals who've also been siphoning gas from fuel tanks of parked cars and smashing in car windows. The office makes no warning of this threat to the community, although the police have been called many times and there are police reports to show that a crime wave has literally begun here. The office, instead, spends their time ordering residents to bring in their personal documents, wait in a long line, sign an agreement they've already signed before all to be issued a different COLOR parking sticker in order to quote "close the gate" (which will somehow resolve the problem and make us all magically safer?) No, it won't, but the office will not acknowledge that even when straightforwardly asked. The negative effects of Parking Gate 2015 are that any resident who hasn't lived on the whim of the office staff and waited in that long line to get a different color sticker will now be towed from their personal, assigned parking space--the one they are given within the terms of their lease. Can you imagine parking in your own driveway and having your car towed away because it had the wrong color sticker? The towing company employed by Towne Center is called Mr. C's Towing. They come over every day, walk through the parking lots and look for potential victims to tow--these are paying residents, young families, retirees, college students, who've done no wrong except move into the Towne Center Apartments.
The complex had great potential when I first moved in back in March but quickly started to deteriorate. Tenants became louder and more obnoxious. The pool area had excessive drinking and children where left unsupervised at the playground all the time. My neighbors bike was stolen from his front porch. The gates are left open so anyone can come, it is completely unsecured. The gym was a joke and should not be a part of the rent payment. My blankets and clothes have been taken from the laundry room numerous times. Average payment was roughly around $1,780 much to high if you ask me.
Located in Lakewood, and just next door to Orange County and all it has to offer. Knott's Berry Farm, Disneyland, John Wayne Airport, and much more. Common areas are well maintained and there is a sparkling pool for summer fun. Play area for the kids, walk ways and a grassy area to walk your dog. Lots of laundry facilities, and parking available. Apartment homes are spaces, with balconies or patios. Staff are very friendly, and helpful. Come Home.
