I have lived here since 2017 and have seen many changes. Most of them not good. Since they new owners/management has taken over in mid 2024, I have seen some improvements. Maintenance is one of the improvements. This crew although small seems to know what they are doing and does things in a timely manner. This owner/management company seems to care more than anyone in the past about their tenants. Yes, it may take a while to get the issues solved, but at least they are working toward that. I do wish security was better, like roaming all day and not just at night. I must say the apartments are comfortable and spacious for the amount of rent that you pay!
I have lived here for just over a year and a half and I wanted out 6 months in. There are units in the first floor of my building with black mold crawling up the walls ( I am pretty sure they have just painted over most of it). The communal laundry room in my buildings basement has been flooding since a moved in and the ceiling has officially caved in. I have had COCKROACHES for over a month and the have done nothing but send the regularly scheduled blue beetle who just gave us more sticky traps. The first summer we were here the pool NEVER opened and now the pool is only open during office hours which is pointless if you have a job outside of the 9-5 workday like myself. Not a single maintenance request has been fulfilled single June of last year when I practically had to beg to have our air conditioning fixed when it was 96 degrees in our apartment. My fireplace never got fixed, all of our doors have air leaks, our balcony is rotting. It just isn’t worth your time or money!
I have lived there 5 years. The air conditioning systems and furnace in most apartments are original and continually break down. I recently put in an emergency maintenance call for no heat and it was 31 hours later that maintenance responded. Office staff have been saying for over 2 1/2 years that they need to hire more maintenance. The pool has been shut down for most of 2 years, the tennis court does not look like that and the security gate has not worked in 3 years. There is Dish network and it is a mandatory $65, whether you want it or not. This place was nice when I first moved in - but now now. The place has changed owners at least 3 times with new management each time and each time it has gone down hill. I'm not happy, but I can't afford to move.

This apartment complex is in a food desert, only has intermittent sidewalks on one side of the road, and has no access to public transportation. The lake that you have to pay extra for the view of is privately owned by someone else so you can't access it. Other than that, this place used to be a decent place to live before Peak Living Management took it over. Now, both of the external security gates are always broken, maintenance takes forever to resolve tickets or close tickets that they haven't even tried to resolve, they can't keep office staff anymore and the ones who stay are rude and unknowledgeable (the previous office staff were amazing and personable), they no longer have security patrol that would help with battery jumps, they no longer have lock-out service, the basement where the laundry is has leaks now and smells horrible all the time but they refuse to fix that. They recently started towing anyone's car that had a flat tire, expired tags, or looked immobile all without warning or notice on our leases, signs or anything...I saw green stickers on cars with a ONE WEEK deadline to get the issue fixed. It's a pandemic! You can't get an expired tag resolved in one week because you can only do it by mail. Peak Living treats their tenants like crap and I can't wait to move.
There have definitely been some improvements but, the bug problem needs to be addressed. Residents should not have to deal with bugs being in their homes, in the hallways of the apartment buildings and all around the outside doors. When I go to open the outside doors there are usually spiders crawling all around and all over the doors as well as other insects. This is a nice apartment complex but, if management is reading this please take care of the bug problem! I pay way too much in rent to be killing huge spiders every night (even after you've come out to spray) and to be seeing dead and live bugs in the hallways of my apartment building and inside my apartment. I've complained and so have other residents. We need this problem handled.
In case you don't want to read all of this the main points are that maintenance does not get to your complaints or work orders in a timely fashion. Most of the time the office staff, doesn't even record the work order or relay them to maintenance unless you physically go into the office to make a complaint. A couple of the office staff can be rude and passively condescending. The air conditioning of the entire property is in poor condition, as I am not the only one consistently complaining about my air going out. Even when you put the air conditioning on the recommended setting it still goes out. Maintenance enters your home without notice. We have a policy that requires animal owners to pick up after their dogs when they use the restroom outside, and the property doesn't enforce this policy so their is dog poop all over the complex in the grass where the kids play and people walk. I have been living at View high for a year and I just renewed my lease. Now I pay my rent early every month, either a month before it's due or two weeks before its due, there was one time where I did end up paying on the day that it was due just because it slipped my mine (and even then I was still a month ahead). I keep my apartment in great condition and I don't bother the office with minor problems that I can fix by myself. Everything seems wonderful when you first move in, its in a nice location, the landscape looks fairly nice, and the other residents are friendly. The office staff is even friendly at first ( which of course, they want you to move in). Once your in the door its a different story. Last year almost every thing that was wrong with my apartment I ended up fixing myself. When I would put work orders in they would either lose the work order or forget to put it in the system and relay it to maintenance, especially if I called in. Therefore I just stopped calling or coming in and just fixing what ever I could myself. Now the last two months before renewing my least my air conditioner started going out and this is something that I did not know how to fix myself. The first two times I called in the work order and then had to physically go to the office to remind them (or make them actually put the work order into the system to be relayed to maintenance). I do give it to maintenance although, the first two times I complained about the air conditioning going out, maintenance responding and "fixed" the air conditioning the next day. see part 2 next
I have lived here for 2 years June 2019. I requested maintenance about 1 1/2 years ago and still have not received a response to that request, good thing it was not an emergency! The gate system is a joke, as many as 3 to 5 cars can came make it through at a time. Both front and back gates have been stuck open for several days,weeks at a time. Even with being gated, cars will get broken into, people just do not respect others anymore no matter what it is. In my building, always noise and slamming doors, throughout the evening and night, so bad sometimes my apartment vibrates and shakes, so much for respecting your neighbors and being quite after 10:00 PM. Packages that are to big to be left in the mail box are to be left at the office, but that does not always happen, the locked door to my building does not always close and lock and people do not check it, so I have had package left by my door, good thing nothing has be stolen. With all that, it is a nice place, very spacious living area. Office staff is friendly, but you do need to keep calling on maintenance requests.
There have been car break ins going on for about a month and a half. You would think after the second string of break ins they would care enough to have security there at least for a while. But nope. It only happens in the very back and if youre not parked by around 530 all the spots are taken and u are forced back there. They are busting out the residents windows n their cars and taking items if there is anything to take. The office never even called back to address the issue yet i get a note on the door talking about they are replacing blinds and charging extra. How about you get your priorities in order. Protect our property from being vandalized and broken into.
The matenence is poor and the air conditioning systems are very bad. Doesn't cool down house and they expect you to pay for low quality.
Great place to live real home style feel of a nice house or home appeal only minutes away from anywhere from oak park mall,to Lees Summit or plaza nice for summer grilling with back yard grills, all the amenities of home style living ,nice location for parks and recreation just minutes away from longview lake,your oasis awaits you.
We have lived here since February and we absolutely love it! It's quiet and everyone is very friendly. Staff is extremely helpful and any work orders we have are completed very quickly.
The apartment I'm in is a very nice and spacious one. It's a lot better than other apartments I've had. Gated community, pool, gym, and a lake to fish in. The apartment themselves were made in the 70s but are still quite nice. The only real downfall comes with the wasps around the place and the maintenance team taking several days to fill requests. It was better earlier in the year, and I hopefully it will be better again soon, but they are understaffed right now.
Located right at the intersection of Lee's Summit, Raytown and Kansas City, making for an easy drive to anywhere in the KC metro. Large apartments for the price. Staff is helpful and considerate. Minus a star for some maintenance issues.
I can't believe I found such a great place for price, location, and enjoyment. I am delighted to call this new place my home.
Very affordable, clean and quiet. I cannot say enough good things about this place. The other residents are very friendly and careing. The office staff is extremely helpful with everything from moving in to helping while you live there. The maintenance staff really cares about the complex and what your needs are. The apartments are so large, you won't find anything in comparison. They have security and a secure entrance. The buildings are secure and very clean. If your looking for an apartment this is the place to live.
