After almost 8 years of living at the Views I can honestly say I am extremely satisfied with our current management company. From the office personnel to the maintenance men. I have experienced several management companies and by far this has been the best. The grounds have never looked so good. The cleanliness of the complex is amazing. Also with increased activities which encourage renters to socialize and get to know each other. The complex is dog friendly as well. Not to mention the beautiful views. I love it here.

Big shout-out to the cleaning crew for the excellent cleaning of floors and I have never seen the glass doors so clean!! Excellent maintenance guys they are responsive and friendly and thorough. Office staff are friendly and helpful. Lack of security is a real downer which was the main reason we chose to live here 5 years ago.

I feel like the Views are declining in quality. The walls near the elevator are chipped. Some nights there is loud talking after midnight in the hallway. The elevator in building 2 has been hit by lightning, frying the motherboard, twice within the last year and is non operational for 2 weeks causing hardships to residents.

We were residents since last April when this apartment complex went to complete garbage the new property management will not answer the phone, when we asked to speak with the complex manager on the phone they advised on the phone he’s not taking call from resident that means he’s in the wrong business completely if you will not take a call from residents additionally our dryers was always broken they use the very very basic appliances in all units, the complex has a roach problem you will require roach motels when you move in take it from a former resident, AT&T is your only option as they have monopoly on the whole complex and it’s spoty and goes out and comes back through out the day, lastly since the new property management has taken over when speaking with the office after calling 10 times today they FINALLY answered the phone and the lady at the office said all they been dealing with the phone this month is residents breaking there leases what does that tell you residents are not happy with the new property management, also it’s way over priced.

Besides the location, I really can't recommend anything about this property, especially since Bainbridge (the new owners) has taken over. Staff: They removed almost all previous staff and replaced them with inconsiderate individuals who seem to not care for existing residents at all. Luis (maintenance manager holdover from the previous staff) is fantastic; other than my interaction with him, I don't have anything good to say about the staff. Kianna, the property manager, is flippant and doesn't follow up when she says she will. Her main priority seems to be organizing social events on-site rather than managing the property and addressing resident concerns. Nothing seems to be done about people smoking all over the property. They always constantly smell like marijuana. Building: There has been problem after problem. Mold growing in the HVAC and it freezing. Cheap laminate cabinet doors are bubbling and coming apart constantly. Building 2000 has settled so much that they've had to move door hardware so doors will function. This leaves unsightly holes in every door frame (unpainted) that are never fixed. I have a massive crack in my master bathroom wall. My guest bedroom window has whistled for months without a fix. I work from home and when I'm on calls people ask me what that whistling sound is... it's embarrassing. Oh, and the roaches. Yes, I understand it's Florida and these things happen, but it seems to have gotten worse with the new management. Elevators are constantly breaking down and it takes weeks to get them fixed. Amenities are constantly closed for maintenance. Price: Bainbridge requires 60 days notice when your lease is up. They however don't give you your new least terms until 65 days before your lease is set to expire...This doesn't leave much time to make a decision. Especially when prices are increasing like they are. It's also disappointing when do finally get your new lease terms and the renewal terms are higher than what new lessees would have to pay for the same unit(B4) with the same water view(again residents are just numbers here $$). I'll be posting this review everywhere I can because I believe it's important for people to know the truth. Since, Bainbridge, the new out-of-town ownership, has taken over things have gotten worse (especially with the staff). Things appear shiny at first glance, but I encourage you to look a bit deeper if you're considering renting one of these "upscale" apartments.

The carpets are filthy on the third floor, there is water damage in the hallway that has not been repaired. And the paint on the hallway walls is chipped in many areas.
The grounds are lovely and kept up. Residents are friendly. The views are amazing! If the office staff were more friendly I would rate this a 10.
THe entrance doors to the hallways are terrible.THey look like backdoors to a warehouse. Since they have no windows people frequently bump into each other when they push the doors open.
The staff really cares for the residents and are constantly trying to improve the living experience here at the Views.
It's beautiful here, but your security is overdone, i.e., you don't need key fobs for the pedestrians walkways into/out of apartments. And it is too difficult to let guests into/out of the apartments.
