I lived here many years ago and landed up back here in 2022. New management really has done a lot to help the apartments. The gate surrounding the apartments is really nice, especially when I walk my dogs in the late evening and early mornings. I can walk them without having to worry. The pools are nice and having access to the indoor pool all year is a plus for my son and I. Its quick to get on either freeway and the management keeps the grounds pretty clean. Occasionally there is trash around but it is usually picked up quickly. I also really enjoy the grass and trees everywhere. It makes walking my dogs easy. Lastly, they have been on top of issues such as heat and cooling which is nice!! The price and size of the apartments is also worth it. Compared to other apartments for same number of rooms/bath, the square footage is better for the price. I enjoy it here.

I have lots of experience with this property as I lived here from 2010-2014, then again in 2017-2018. My father has lived here since 2019. From 2010-2014, this place was amazing. I loved living here, always felt safe, and developed real friendships with all the staff. The manager had a relationship with most tenants and never let anything fall to the wayside. The staff regularly hosted Holiday parties and other events for residents without large families. The place was clean and everything was always in working order. I left with a heavy heart and the manager at the time was a big support of my coming of age process. Fast forward to 2017, life does not go the way I planned and I move back in. The manager I loved is still there and welcomes me home. A few months later, she leaves suddenly. Not a month goes by and the place is dirty. It stinks, nothing feels the same. It's May, hot as hell, and no air conditioner. The new manager seems nice enough but does not have anything to do with any tenant unless they are late on rent. I left in 2018, but still regularly come to see my dad. It stinks, its dirty. Nothing works. The heat/ cooling is turned off for days for no reason. It looks like another crappy apartment in the international district. It has the potential to be much more than that, so it was hard to see. It is hard to see. My advice is that you look elsewhere if you're looking...but know that this was once an Oasis in the international district that I still miss very much.

You might think this was a luxury apartment in the poshest neighborhood out there with their application process. Don't waste your time. I applied here and was denied, applied in a better part of town, with a better apartment, and was immediately approved. Still unsure what they did or didn't do right, but wow! Don't waste your time.

I'd give 3.7 stars, if there was that possibility. Rents are going up, but when I 1st arrived (Sept 2021) they were very reasonable for the size and amenities, mainly compared to others in the same price/offer range. Price have since gone up 25%!!! I'm happy I entered a 1 year lease. There are 2 pools, but unfortunately it is too cold in the inside pool area to adventure getting in the water in the Winter. Didn't use the outside pool yet, but the space and pool seem pretty thigh. Gym is very small with very basic machines, not all working 100%. Gardens are kinda well taken care of, with a team of landscapers coming by every Wednesday, but be careful walking on the grass: plenty of hidden holes and poops. Yes, dog waste abound, not only in the nicely sized dog area, as well as in the front garden area, which I agree are neighbors fault as well. There are signs everywhere for picking after the dog, but people seem to have trouble assuming that responsibility. Anyways, management could clean better, mainly the dog area, which some times stinks. The garbage disposal is very handy and there is laundromat available. Overall, I'm happy, mainly with the fast response of maintenance when needed... Some times tho, there's no response at all, as I am waiting for 2 months now to have the bathtub faucet replaced due to hot and cold water flashes. Rent payment is done thru a website where you have to pay an extra $1.95 fee every month, something unexpected, but they do facilitate payment installments, what it's very nice. When I first visited here I liked the door system, which seemed to prevent from non tenants to enter. Unfortunately, some tenants and some doors won't close shut, and since a truck knocked down one of the canopies 2 months ago, the buzz system is unavailable and we've been encountering some people sheltering from the cold during the night and mornings in the lobbies, mainly on the weekend when management is not here. So, I wonder where and what the security guard is doing... and why isn't the canopy fixed yet? Altho the airport is close by and there's a school across the street, the walls of these buildings are thick and insulate very well outside noises, perfect for working from home. Parking is plenty, but don't leave your car in the streets around the building, as I have seem broken windows.

Apartments have second hand smoke drift coming through vents, walls, fixtures, sliding glass bedroom doors are loose and leak air like a wind tunnel, and let in black widows and other spiders. Roaches, office girls are rude, useless and trying too hard to be Kardashians, maintenance closes work orders without doing anything. Waiting to move - this was a mistake and nightmare.

We lived at Villa for about 9 months, and it was one of our best leasing experiences in Albuquerque. The staffs are professional and friendly, and always timely in response to maintenance calls. The apartments have great floor-plans, with a huge balcony. The common area is well-kept and clean, and having the indoor and outdoor pools is a plus. The gated parking and the security guard definitely helped feel safe there. I totally recommend this complex.
From the start, this place was a disaster. Mariana (leasing manager) lied to us and did everything she could to keep us from getting into this apartment after we’d paid the deposit. We had to push back our move in date twice because she kept pushing paperwork. Finally, when I presented her with the final paperwork needed to get in, she lied and said it hadn’t gone through. Yet her assistant (Amy) who was amazing to us, called me less than ten minutes later to say it had been approved. My partners car was broken into and when police showed up to ask Mariana for video footage, she left to give somebody a tour and ignored my partners request for the footage. We have had our cars stickered for backing into parking spaces, for some stupid excuse. The place is infested with two inch long roaches, no matter how much we spray. Multiple apartments have had bedbug infestations, and been fined claiming “they brought the bedbugs in.” There are gunshots outside our window at least once a week. The apartment itself, they repaint every time there is a new tenant so the walls are peeling and cracking with too much paint. The stove is uneven and didn’t even work when we moved in. The place has mold, though they swear it doesn’t. Decent for the price, but don’t move here unless you have to.
I have been a resident of the Villa Apartments for many years and consider this complex my home. The staff are very supportive and attentive. There is a standing guard at night and the cameras work. I would not live somewhere if I did not think it safe and have never had or heard of an issue with property damage or theft. I really like how there is a community feel to this complex and that everyone watches out for each other. The events hosted throughout the year are always fun and the puppy park is a welcome retreat for my dogs. I always recommend these apartments to my friends, colleagues, and family members and they always have positive feedback. Stop by and you will not be disappointed!
The ladies that work in front office are extremely rude to tenants and unprofessional. There are no cameras in or outside the building that work. My car was vandalized in a gated parking lot and my apartment of was robbed and they refuse to help.
755 square ft of awesome space. That's a 1 bedroom & 1 bath. There's up to a 2 bedroom & 2 bath. Great views & close to shopping. Sauna with 2 pools & gym. Billard room with twin tables, we have a library and the best karma anywhere. Its spacious, large balconies with 2 separate entrances. Elevators, inside mail room. Dog park on site. Great lawn maintenance every week. 2 buildings 4 floors. 200 units total. I've called it home for nearly 13yrs. There's covered parking or not & personal entrance gated parking. Best prices & amenities in town.
Placed right in front of a middle high school, this apartment, for its very reasonable pricing is a very comfortable, quiet and spacious place to have your family settle into. Pet friendly, family oriented the tenants are very welcoming and nice. If you like quiet , the apartment has a 0 tolernce policy, hence making the place a respectable environment for families. Landlords hosts events to get to know tenants both in indoor and outdoor pool areas on a regular. I've been here for over a couple of year's and my wife and I love it here. I enjoy living here. The neighborhood is surrounded with apartments that are not as nice as the Villas. I have a dog that loves the dog park (which is enclosed) and he loves walking around the apartment complex. It's a nice apartment for the price you will pay. I do not like that it is across from a bar (Antonio's Restaurant), because drunk people are annoying. But that is my only complaint. Otherwise, it is great living here! :)
