I have lived here for 4 years and am looking for a new place to live. In the 4 years I have lived here there has been 5 managers and all have been lazy and unresponsive. We have a new manager and he is extremely rude and has had the cops called on him. Only 1 out of the 6 dryers work, the washers leak and are extremely old and dirty. My patio wall is falling apart and if someone happens to lean on it the whole thing will come down, it’s been eaten by termites. My garbage disposal hasn’t worked in a year. It took management 2 months to fix my toilet that kept overflowing causing the linoleum floors to buckle the only reason they came to fix it was because I threatened to withhold rent from them. They still haven’t fixed my garbage disposal or my patio wall despite numerous emails, phone calls and asking in person for it to be fixed. There is piles of garbage on the floor next to the big trash bins, people shove there trash and beer cans into the tall trees in front of each apartment. There’s kids who constantly scream and cuss all day and night on the top of the their lungs. I found a tampon floating in the pool and trash floating in the pool. The grounds and laundry room are constantly filth. Villa Capri is a joke and the furthest thing from “luxury apartments”. Do not rent here
They never fix anything properly here. You have to hound them to get anything fixed and it’s done poorly. Apparently the owner doesn’t want to spend the money to get anything properly fixed. Horrible plumbing issues and glaze chipping until the bathtub finish is basically gone. This place has been falling apart since the first week I moved in. It’s unkept and there is always trash everywhere on the property. The unit was never even finished or even clean when I moved in. Its overpriced for all that you have to deal with. It’s horrible, I hate it, and I can’t wait to move out.
To anyone looking at this apartment complex, please don't be deceived by the photos nor promises of new community directors... things have not changed in over a year, despite promises that they would. The posted photos are from when the apartment complex is at it's best and one of the best units. Be warned that water and trash are not included and the bill will cost you at least $65 or more a month for 2 people...so it will be more if you have more than 2 living in the unit. The rates continue to increase with no explanation or warning. There is also a mandatory $3.95 admin fee that is required to pay each month yet you have no choice but to use the service as it is how you pay the utilities... they don't cover that in the lease agreement either. If you do go month to month, know that there is a $200 fee they will add to each month's rent which is also not stated in the lease agreement - they will amend it later under the 2nd paragraph clause in that section. Be warned that the complex has a constant issue with trash - either tenants that can't seem to lift a dumpster lid to place their trash in so it overfills and falls to the ground or those placing large furniture items infront of it that blocks parking. This is not an exaggeration - the trash issue has been consistent for over a year with nothing being addressed by property management. They promise memos, newsletters, talking to tenants, but nothing has changed in over a year. Be warned that property management is only responsive when it comes time to renew the lease, other than that, you won't hear from them. The office hours state 9-6pm M-F, however these office hours are not kept and rarely will you see anyone in the office. The community director has changed at least 4 times and it has not improved. The only person I see working around the property is the maintenance man who has to try and keep up with the trash issue instead of working on actual issues. Another issue is that the onsite washers are dirty (leave grey and black marks on white clothes) when they are working and 3/6 dryers have not worked in over 6 months.... Over and over, this property management company and the owners of this property communicate through their actions that they are only interested in money and not the well being of the tenants. For these reasons and more, I do not recommend this property to anyone looking for a safe, reliable, decent place to live.
I currently live in theses apartments and desperate to move out! As soon as I moved in, I had issues. The floor in the bathroom was coming off so the landlord said she would fix it before my move in. My move-in day came and the floor was not fixed however she guaranteed they would fix it that week and I could still move in. Because I HAD to move in, I was okay with it. When maintenance came, they fixed a portion of the bathroom with different colored tile flooring. It looked terrible! I asked maintenance if they would complete the work with the same tile so at least the bathroom would have matching tile and it took them months to fix it. Also, my bathroom tub started peeling and looked terrible and until this day, 5 requests later they have not fixed it. Yet, they raised the rent by $200 and nothing gets fixed! The community smells really bad as soon as you walk in, there is always trash and flies everywhere. DO NOT MOVE HERE. The other reviews that rated 1 stars are NOT EXAGGERATING.
1 star only because 0 doesn’t apply. 2 out of 6 washer are out of service and 5 out of 6 dryers are also out of service for more than 3 weeks. Pool looks dirty and there is roach infestation that management neglected. It looked promising in the beginning, but now I regretted deeply. Management clearly don’t care and apparently the management company just don’t invest in keeping this building at the minimum. Seriously, stay out of you want to live in a clean complex. Take this as warning like in the horror movies ... DONT DO IT ... STAY OUT!!! Keep ready the rest of the reviews and you will see.
Upstairs is really load every night. Manager is sarcastic and lives on site with a pitbull that barks all night. Roaches and the rent has not only shot up but also we have to now pay water and trash. Not normal. Most of all ots the manager who is mean. I have not tried to contact her latley but very lazy and stuck up and talks down on everyone.
This place is disgusting and I live here. I have a couple of months till my lease is up. I have roaches! Tub is peeling and cannot be bathed in! Stove is broken, runs so hot that the roaches inside of it pop! Lord get me out off this horrible situation. My ceiling is leaking and nobody is fixing anything! I asked to get out of my lease and she won’t let me! The management is never in her office and doesn’t fix items ,just paint over them. That’s how they fooled me, they painted over all the crap! I can’t even eat in my house without killing roaches! Don’t be fooled it’s a money pit!
This place is the worst!!! It has great potential to be awesome and a great place, but due to BAD management and laziness, I just can’t recommend this place!!!! The Management Office is literally NEVER open!!! She is never on duty nor does she return or answer phone calls from tenants who actually call her to do her job! Me and my roommate have tried our hardest to make it work with her, but to no avail. We call her, she ignores us, we text her she doesn’t respond, we set up a face to face meeting via email that she agrees to, and she stands us up! The trash is always all over the place and blocking our one parking space...right now there is a nasty dirty mattress left by a tenant and it is sitting in front of my car. I texted management to have the mattress removed and I have yet to hear anything back an hour later and the mattress is still there. This is constant ongoing issue with us and the trash. We are still sitting under water rotted wood from when our ceiling started leaking horribly only a few weeks after I moved in October. And down to little things like broken drawers and damaged walls have yet to be addressed, even though they were pointed out prior to move in. The complex always smells of cigarettes and weed. in spite of it being California law that smoking is illegal within complexes. Management does nothing about it, even though they live on site!!! I have had to speak with neighbors and known smokers to have this issue resolved. It still happens since I can't pin point all of the tenants that do smoke within the complex. This has been the worst experience renting wise from any complex and it sucks knowing that I have a very long time before my lease is up.
This place was nice under previous management, now it’s just a joke. Total downfall. Don’t be fooled by the inaccurate description this place is not worth the amount you pay for rent. My family moved out after the new management started hiking up the rent and now they charge you trash and water based off a RUB system that calculates the use of the entire building of tenants and you pay a percentage for based off the amount of people in your unit. A system that fails to prove inaccuracy. So you pay all utilities and the rent. Maintence here is a joke they never fix anything. Laundry room dirty and never works. Neighbors are super loud, no privacy, and you get dogs and big pit bulls (pit bulls belong to the landlord who also lives in unit) that bark loud all night. The apt picture only looks nice because it’s all paint touch up. Once you move in every thing starts to fall apart and again never get fixed by maintenance. I’m glad me and my family moved out. Landlord doesnt care and really brought the place down compared to the previous management. Not worth paying almost $2000 (after you include the water bill and trash to the rent) for this place. AVOOID IT IF YOU CAN OR THEY LIKE LOCK YOU IN A YEAR LEASE since everyone keeps moving out.

This place is horrible. The landlord is careless, lazy and does not do what she says. We were told we were getting additional fans installed in the unit do to too much heat. Still no fans and that request was a year ago. She locks the laundry unit and she will not give us a key so we have to venture out of the complex to an outside community laundry mat. The rent was raised close to $300 dollars within 3 month. Paroles bikes are being stolen, the front half of the complex smells like weed, landlord lives there but never responds. My best option is that you avoid this place as much as possible
I have lived at this apartment building for a year now and here is a list of helpful pros and cons. The units are all remodeled with gorgeous grey flooring and granite counter tops! I would have to say as a grey lover that that is what sold me on the place. It's every clean and fresh looking! Patios/balconies are huge and the walls are high so you cannot see into other peoples living rooms which is nice because when it's hot in the summer you can leave it open and still have privacy! Pool area is also very nice, I love being able to take a dip in the summer. Also, the complex is gated and has good security entry system, I always feel safe! Now for some cons, the laundry machines need to be updated. Every now and then they eat my quarters! Landlord says it's because the breaker shuts off but I don't know until it's too late! Apartments get very hot, celining fan is only in kitchen but is needed in every room! Lastly, the parking situation needs to be redone, a lot of the spots are hard to maneuver into, although having carport parking is not really Soemthing to complain about (:
