Property Ratings at Villa Cristina
I lived at villa Cristina for two years. When I first moved in, it was disgusting, nothing was clean and we had to deep clean before even moving anything in. While living here, staff was somewhat helpful, but we had issues with the air conditioning leaking, causing stains on the carpet, and bed bugs. I tried having them fix the carpets when I lived there and no one ever responded to my many voicemails and calls. We left the apartment in better condition then when we got it, replacing broken blinds, cleaning, and getting the carpets cleaned. They then had the audacity to charge us, months later for a dirty toilet and carpets. The toilets would grow mold within two days and would have to be cleaned daily to keep them looking nice and the carpets were stained from the leak. I would never recommend for anyone to live here unless they’re wanting to waste their money.
The apartment is great and the area is safe and incredibly convenient. But, the thing that separates this complex from others is the staff. They have constantly went above and beyond for me (as they do all the tenants). Apartment living in a college town can be pretty bad but here they make you feel at home. 10/10 would live here again.
I stayed in Villa Cristina for three years and appreciated the effort of the leasing office and staff members. Though the facilities are not brand new, the property is well-maintained and the leasing office is responsive. You will find leasing managers/agents that do their best to help and support their residents. Maintenance is usually responsive and proactive. Notices are usually sent in advance when major work within or around the property is being conducted. The management team/leasing office does its best to minimize any inconvenience. Though the rent is very considerate, residents still get good value for their money (water/cable/internet services included)along with a well-maintained pool and good parking spaces. Villa Cristina is an excellent choice for students or FSU faculty staff who want to stay close to campus and Doak Campbell Stadium. I recommend this establishment and trust that the leasing office will do their best both before and after the rental agreement has been signed. That was my experience!
The list is so long that I am not sure where to start. If I could have rated a 0 I would have. The neighborhood is not the best quality - my car was broken into and management did not even bat an eye when I reported it. I was promised $200 off of my second month rent for signing on. It took 6 months, 10 points of contact, and multiple emails for someone to even talk to me. Eventually I ended up with the credit, but the paperwork on their end was the reason why it wasn't applied immediately and since the staff is a constant incompetent revolving door; it took forever for them to get to the bottom of my issue and figure out what happened. It was only after me threatening not to renew that they gave me the deserved credit. Maintenance is another staff issue. The people are so nice, however their system is severely flawed and it takes forever to get issues resolved. I had a wasps nest practically inside my doorway and it took 4 weeks and 4 trips to the front office for them to finally take a spray can and mist the nest. Not to mention the drainage and water pressure is awful here. The walls are PAPER thin. The first year I leased my apartment, it CONSTANTLY smelled like weed and always had music playing from both neighboring apartments. When I addressed this with the office, much like the car being broken into they did nothing. They told me that there wasn't anything they could do about my neighbors smoking so much I was getting high - unless I wanted to address it with the police. This year, still being able to smell weed, hearing every lyric of both my neighbors music, I get a noise complaint and written up for the ONLY time I've had people over or had loud music. To summarize, the staff is subpar at best, the location is less than great, the apartments are boxy, walls are paper thin, there is dog poop EVERYWHERE, the "dog park" shouldn't even be able to be called that, the residents aren't friendly, and if I had to do it over again I would have never signed here.
The place was made cheaply and quickly and it shows. Every component of this apartment is cheap and falls apart. If you live there you might as well become friends with the maintenance guys because you'll be calling them a lot. And if you don't stay on top of it Villa Cristina will charge you ridiculous fees upon move out for normal wear and tear. My neighbors got charged $1200 after leaving just to "re-clean" the apartment. Most importantly Villa Cristina and the surrounding area isn't safe. My neighbors had a burglary with one of them actually coming home in the middle of it. It was in broad daylight. Also I know personally my scooter was stolen from right outside my front door and my car was also broken into. I told Villa Cristina and they did nothing about preventing it from happening again. Point is, do yourself a favor and don't live here. P.S. It's obvious that Villa Cristina Staff posted the other review. None of that is accurate.
I've lived here for a few months and I love it! I will definitely stay for as long as I'm in Tallahassee. Maintenance comes as fast as possible and the office staff is fantastic! Visitor parking is a bit scarce but that's not a deal breaker for me as you can park in the corporate office parking lot as a last resort AND it's right across the street. Awesome location, great staff, perfect price for what you get!
