My partner and I have loved living here! We think the staff is great, the apartment is well made, and the location is top-notch. If something breaks, maintenance is there THAT DAY to fix it. We've never felt unsafe, nor have we ever disliked our apartment. You can hardly hear your neighbors, at least we can't, and the space is big. 10/10 we recommend to anyone looking to live here!

I wanted to take this opportunity to say, I’ve enjoyed my living experience at VDM to the fullest, now a year and a half since taking occupancy. The property is kept in top condition daily, the property managers are terrific, always helpful and available if needed? Additionally, any and all requests for maintenance in my unit have been handled smoothly and quickly. I think it’s the best property in the Marina, not to mention the reasonable pricing, which returns the most value out there. Thx VDM

The walls are incredibly thin. You can hear people talking in their apartments as you walk down the hall and I live under, what I can only assume, are a herd of elephants. They stomp around the apartment above me for hours in the middle of the night each night. I don’t care what people do in their own apartment but I don’t want to hear it. Typical Los Angeles management company. Complain about anything and you get a patronizing answer and nothing gets fixed or taken care of. It’s a loud neighborhood full of rude people and it’s all around awful. ToO expensive for what you get. Glad I got out when I did.
This place sucks. The management is terrible, they lie to appease you but never fix any of the issues. It’s overpriced. They did a remodel a few years ago but it was done cheaply and everything breaks. The people who tend to the outside use a leaf blower everyday for hours. They use it for everything and there aren’t even that many trees on the property. They say no pets allowed but everybody has a dog so if you have any allergies to pet dander do not move here because management does nothing of course. Also the construction across the street is terrible goes on at 7 AM until 6 PM six days a week, there is never a break. Cars are covered with dust and there’s constant construction noise all day. There are nicer places in the area for the same price. Save your time and money and look elsewhere. Worst mistake moving here, wish I could give zero stars.
I cannot wait to move out of here! Birds poop all over the common areas and the entry to your building. You have dodge it when you are at the pool with your children smh! The carports don't protect your car and if you car is left out for one day it looks TERRIBLE! The management is completely disconnected and suck... they act like there is nothing they can do, and the "Birds are indigenous to this area". They are always working on areas prohibiting you from parking and constantly being rerouted. Construction on this street is on going and will be for another year. You have to drive through a construction site just to get to your home. Please do not move here, as you would dodge a huge bullet!
The good side The new building and its amenities are what initially sold me on this place. They are pretty nice. The people in the leasing office are super nice and the maintenance guys are great as well. The residents all keep to themselves but are friendly. MOLD: There will be a construction project going on for the next few YEARS which WILL cause you to shut your windows due to NOISE and DUST. According to management, this will trap humidity and in my case, eventually cause MOLD. We had a very bad MOLD OUTBREAK and management was not willing to help fix the problem. Here are your two options: have a VERY dusty apartment OR have a moldy apartment. There is ONE vent in the apartment in the bathroom and no air conditioning. Therefore, there is no way to properly vent your apartment. In my opinion, this is a structural issue with the apartments. Management told me to get a dehumidifier which raises the apartment temperature to OVER 80 degrees! The humidity level in my apartment is above 70%. To put things into perspective, a 40% humidity level is considered a safe level and above 60% is considered problematic. I run the dehumidifier 24 hours a day which pulls about 4-6 gallons of water out of the air. CONSTUCTION NOISE: If you like loud noises, this is the place for you!!! Construction starts every day at 7am! I know this because it wakes me up every single day. I no longer need to set an alarm. I consider myself to be a heavy sleeper as well. Large excavators and backhoes SCREACH down the street in the morning. Occasionally, they Trucks and Backhoes go in reverse to cause a loud beeping sound. In some cases, the heavy equipment is close enough to my apartment for me to touch it with my own hand. Construction occasionally occurs on the weekend as well. DUST PILE There is a MASSIVE pile of dirt down the street at the construction site. As the wind picks up, which it does in the afternoons, it picks up the dust and evenly distributes it across the Villa del Mar apartments and boats. If you are looking to rent any of these apartments, just look at any balcony, and you will see it is covered in dust. To be fair, the leasing office has complained to the construction company. Management’s Solution Several times, when I have had an issue, management has told me that I can break my lease. Instead of fixing the problem, they will just take a check from another renter. I am writing this to make other renters aware of this issue.
This 3rd floor apartment is wonderfully spacious, with a beautiful view of the Marina from two balconies and management is very prompt for needed repairs. But at the moment there is unbearably noisy construction going on next door that starts promptly at 9am weekdays. Also, since the complex is being renovated we no longer have use of the wonderful clubhouse with kitchen, pool table, sauna, gym, barbecue and jacuzzi until it is finished sometime in January. We have to move out by the middle of January for this apartment to be renovated. They will add a built in washer and dryer and the rent will go up several thousand dollars when it's finished. We love the area but have to decide if it's enough to handle the skyrocketing rent and increased traffic due to the growing number of new high rises springing up all around.
