About Villa Del Mar Apartments
Welcome home to Villa Del Mar! Our community is located near the keeper of the plains and surrounded by local parks close to downtown. We also are a pet friendly community and we do not have any breed restrictions. We do have a pet deposit for $250.00 half is refundable as long as there is no major damages within the home. You will have a pet rent added for $25 per month to your rent amount. We do have a model available to tour. Application fee is $50 and if approved would be applied to your security deposit for the amount of $200. If you are denied we will refund the $50 application fee. Please let me know if you have any other questions. We can also do a 6 month lease to start.

DO NOT RENT HERE !!!! They are infested with roaches, bed bugs, spiders etc they dont fix a single thing, management’s attitude is horrible and disrespectful, trash everywhere pet poop everywhere, hallways smells , outdated apts with high utility bills
Worst apartments to rent from !!! Loud neighbors, management doesn’t handle issues , trash everywhere everyday !!! Infested with roaches , mice etc , you hear the ambulance every other day and night , patrol does there best but that’s about it
Throughout all my life of living, Military, overseas, and working in life, helping others, to change for the better in homes and life. This is the greatest, spot that I've ever landed. Reminded, loving, spiritual, and independent living. Where all is comfortable and safe. Villa Del Mar! The Management Malai, is so well bless, homesome and defined, always cheerful to see to you. The property management are not willing to work with staff and are never available in the office…they always claim to be walking the property and good luck trying to call them, they never answer. Finding somewhere else to live is your best option

Only good reviews were when it had different owner 4-5yrs ago now it's poor quality nothing gets fixed or done about roaches and mice. Find somewhere else to rent unless you have no choice but don't sign a long lease
Issues need to be fixed. Several car accidents and break-ins occur but the management says, "oh sorry we can't help you because we have no proof." Just fascinating, huh? This place needs video surveillance cameras all the way around because this is a bad part of town. The maintenance requests for most people there have not even been acknowledged which is terrible because they are paying for what exactly then?? Noise-Well These apts are poorly insulated so you can hear a lot and the police/ambulance sirens drive by nightly. Grounds-The upkeep of this place needs work because there is always trash and immense amount of broken glass on the deck (ground). Also, the entrance to the apartment complex on Nims St needs to be attended to. The bushes there create a major blind spot for drivers. The last manager told me that nothing could be done. Safety-This is a hot topic. Several people in gangs and drug activity are running this area I've heard. So, yeah, dangerous. Just waiting to catch them and report them to officials. The security pads on all the doors are not solid. Most people can walk right in because people can tamper with the back of it which allows anyone to walk in without inputting the "security code." The balconies there are barely hanging on, still haven't been addressed. And yes the car accidents in this parking lot is outrageous. The security officer that roves the complex can only do so much from sitting inside of a car and just waiting. Hopefully these officers are being vigilant at night. That needs to be assessed. Are they available to work during the day? Maintenance- Listen- the maintenance guy there is fantastic! But getting our issues addressed, and resolved is not on point. There is a delay. So we have to ask the staff: are there a shortages of maintenance techs? Do you need to hire more techs? Did the last manager do a terrible pass down to the new manager about all the tenants issues that aren't addressed or couldn't be addressed. We would like a status update once a week. That would be helpful. Maybe hire a clerk that might help. Staff- The new management seems bearable so far. You are friendly and very professional. Thank you for that. Weatherization- The staff could do something about weatherizing these apartments that are so poorly insulated.
I've notice for the past 6 moths the apartment complex is getting better with addressing property issues and communication with property management. The price is fair compare to the surrounding areas and I plan on staying for the long haul.

I have lived here for a little over a year, and have had the sewer back up 2 times in my apartment-one of which actually backed up the entire bottom floor of the building. There have also been 4 times that the pipes blew under my bathroom sink, and a waterfall flood in my kitchen. I now have black mold growing through the paint of my kitchen wall. The new apartment manager (there have been at least 6, if that says anything) said someone would be right over. 12 hours later and no call or notice it had been checked out. I actually stopped in to see him over my lunch break, and when he saw me coming he ran away and turned the office sign to closed. I have reported to the corporate, but no response. Save yourself a lot of disappointment and don’t move here!!!!

I lived here a year 3rd floor nothing got done had to call city inspector to get things done. They lost part of my rent when they had a new property manager and they say its my fault. They also want to continue to charge me for a pet that i have not had for 7 months my baby sitter who is here 3 days a week brings his dog over while he watches my kids i work 7pm to 7am and they still want to charge me pet rent. I asked for the owners number to complain and they wont give it to me. My roof leaked and ruined my tv they wont do anything and then this last rain we had roof started leaking in two different spots when along with that one spot.
I find it amusing that people always want to give reviews when they have a complaint. No complaints here. Nicole was very clear that the building is older and that it is not to be compared to the new buildings downtown but that it should feel like a community and she works hard to make tenants happy. I've seen the progress and know you get what you pay for and as long as I see them trying that's what matters to me.
Really who wouldn't want to live in a apartment community that gives you discount coupons for local food, has a food truck on property every Thursday-Saturday, is so friendly and makes you feel at home. The new manager and her team are incredible. Nicole is so pleasant and always makes her self available and gets things done,
We have not lived here for a year and it was horrible. We have windows that have cracks in them and leak air so it is bad in the summer and winter. We have a patio door that has a huge gap in it so it is hard to keep the cold air out. We also have mice that come in through the gaps in the walls. We killed 5 mice in our apartment and we keep a clean apartment. The complex area is horrible and I am embarrassed to bring people over. In all fairness, when we moved in there was no one there so it was not as bad. It seems like over the coarse of the year they let anyone get an apartment. We have gone through a few managers and the previous manager that we had dealing with our issues left. Now there is a new manager and it is just frustrating going through so many people. We followed all of the instructions that the previous manager gave us in order to move out and right when we were getting ready to finalize things, the company got rid of the manager again. If you are looking for a place that does not take care of their complex or there tenants then you have come to the right place.
We got a new office manager and maintenance, they are more worried about getting new tenants in by putting mulch around the trees & putting up balloons; all the while our washers dont work, maintenance takes weeks to respond and there is a constant odor in the halls. The view is nice, just dont expect to take a walk along the river without stepping in dog poo, they dont make tenants pick up after their dogs! Avoid this place if you can.
Broken windows, horrible carpet, maintenance problems, major security issues in high crime area. Location is beautiful, but unless major issues are fixed, this place simply isn't worth it. I will probably be trying to move soon after 5 years living here.
This is a great place to live the management Marcy works so hard on keeping the residents here happy and giving them what they want or need for there apartments.
I am living in these apartments now. I have a 6 month lease. The first two weeks I lived here I was constantly calling them to fix things whether it was my garbage disposal didn’t work or a leak in the bathroom. Now my ac doesn’t work and the guy was supposed to come between 12 and 1. I called him it’s almost 2 and he said he was here banging on the door. If that were true I would have obviously answered the door. Let alone the constant noise in these apartments by other people who can’t respect people who have to work. And tweakers coming into the building whenever they want. I’m beyond fed up and will never recommend these apartments they are cheap but not worth it. Stay away.
These apartments are very cheap and the location is great. However that comes at a tremendous cost, for instance trying to get work done in your apartment is like getting your wisdom tooth pulled. The apartments are older so every apartment have a leaking problem. The carpeting is the hallways are old, musty and poorly kept.
Nasty and trashy place . I don’t recommend livening here.
I have been dealing with this apartment complex for the past 9 months now. We moved out on November of 2016 and we are suppose to received our deposit back. The manager at that time told me it will take about 8-10 weeks to get a check for this. February rolled by and still no check. We started calling them and demanding our deposit back and to no avail --- No DEPOSIT!!. I have left message to their corporate office and even spoke to their new manager Shauna several times the last month or so and still NO DEPOSIT! Shauna even told me that go ahead and sue the company --- it will not hurt her feelings. I honestly do not care about her feelings but for a manager to say that about a place that she works, make me realize how shady and corrupt this corporation is. I do not know who will be able to read this. BUT PLEASE --- BE AWARE THAT IF YOU MOVE OUT, THE LIKELIHOOD OF GETTING YOUR DEPOSIT BACK IS CLOSE TO NEVER!!!!
I lived at this place for well over 2 years. Although the views are simply breathtaking, the trouble that these apartments bring simply isn't worth your time! There are a handful of residents that are fantastic people that have lived here long term, but even they are fed up with the management and the lack of screening in the rental process!!! To say that these apartments are NOISEY is a major understatement! If you choose to rent a place here, you better buy some expensive noise canceling headphones and industry strength earplugs to sleep!!! The ceilings/floors/walls are PAPER THIN, and often leak if there is a heavy rain! When you have a problem after business hours, the manager tells you to call the "overnight security officer". The problem with that is, THERE IS NONE (or at least they don't call back or come!!)! For the price, there are so many better options out there. Management is TERRIBLE!!! Buyer Beware!!!

Villa Del Mar is now under new property management. I'm happy to report we do have a security guard now that has worked about 2 months and patrols every night. I'm sorry about your experience. Alright so to review this place. The apartment is what you pay for. Its very cheap and the process to obtain a lease is actually easy. Thats a plus. My experience with the apartment has been very poor though. I am on the lowest level. The apartment looks very clean, and is bug free, this is true. However the issues in my unit are forcing me to leave, im sure this is not every unit. Water came in with some storms and the musty smell, and mold is very obvious even if not seen. Maintenance takes too long to fix anything, however I met the only employee they have for this and he means well just needs help. The biggest issue is NOISE. The walls are paper thin, and its very difficult to sleep in with everyone walking around above. If you come here, get a 3rd floor unit. I believe this with be a MUCH BETTER DEAL. I just was unlucky.
