Noise level (train crossing) is a huge factor in not recommending.
Pros: Great location, comfortable units, good maintenance/leasing staff support. Cons: High (and rising) rent and utilities.
I really like this apartment community! I would personally recommend this community to anyone as long as they have a reasonably high tolerance for noise and are not very loud themselves. I personally do not find the noise from the train to be a bother, but some people who have visited me at the apartment have said the noise is quite loud. I think perhaps the floors are also somewhat thin, as our upstairs neighbors are quite loud, but I am used to it.
The only problem is the noise level (busy street, trains, bars nearby), but yo be fair that's not Villa Del Sol's fault.
Good maintenance should not be considered a benefit. It' legally required.

Much too loud with the traffic and the train; the windows aren't insulated enough to keep the sound down or keep the heat out. The building also shakes strongly enough with the larger trains to rattle glassware.

After my separation in 2008 and final divorce in 2012, the rent rose practically to the ceiling of 10% per year. Nevertheless, my financial advisor told me that buying a house at my age in this area would cost more than this rent which also affords me a pool, a gym, prompt maintenance, an excellent location (close to my friends as well as social venues), and, over the last few years, professional and friendly office personnel. I wish there were more polite drivers on Evelyn who would not block the driveway when I am trying to leave the building (maybe Mayor Larry Klein could get a "Keep Clear" area painted on Evelyn in front of our driveways), more residents were considerate about taking care of their own leftover furniture and other items when they move instead of leaving them in the rooms designed for trash and recycling, better signage in multiple languages to tell residents what belongs in recycling for containers and recycling for paper products -- I also wish there was more direct enforcement of resident's violation of rules regarding their children in the pool; however, overall, I very much like living here -- I'm sure living around people anywhere else would have its own challenges.
If possible, would you please clean up the windows facing the track? We cannot wipe these windows from outside because they have fixed screes. they are very duty, especially in the first floor. it would give negative impression to potential residences and visitors.

The pricing needs work. To price the apartment in comparison to nearby spaces with superior amenities (wood floors, newer laundry machines, bigger spaces) is laughable solely for location. I loved the staff, but the apartments themselves aren't being kept up to the standard of a $3200+ monthly rent.
We love the location of our apartment because it is close to downtown Sunnyvale and the Caltrain.
I would tell everyone about the great experience but would warn them about rent hikes
I would tell them the rent is too high for the condition of the apartment, but perhaps they can get a better price.
My car was keyed in the garage and managements response was out cameras were down. Sorry. That response was deal breaker for us not renewing. Additionally, with a recent incident that happened on the property, management was not flexible when we asked to be moved to a different apartment. We were told about having a new monthly rate plus a security deposit. No one was worried about we didn’t feel safe in our own home.
Our maintenance person Miguel is exceptional with extensive knowledge. He is very professional and has quickly identified my issue with a speedy resolution.
I think the only thing that bothers us is the noise from the upstairs neighbors. It's just unfortunate that the floors/ceilings are a bit thin. Aside from that, it's a good apartment complex. The staff is really nice and a service requests are handled promptly. We think the apt is a bit on the expensive side, especially for the renewal year.
It's a beautiful community & in the heart of Downtown Sunnyvale. Location/price of rent & amenities are great. Worth it 100%. However, I wish there was a bit more follow up with long time clients to make sure that they were up to date on all their living items such as appliances.
Great location, good apartment layout and size, but apartments are not renovated, no communal work from home space for evenings and weekends, storage is an extra fee instead of fee, and price is high.
I have lived here for almost 3 years. We chose this apartment due to the proximity to work offices and the downtown Sunnyvale area. We are also right next to the Caltrain station and access to other public transportation. This is also a very pet friendly complex and has no problem with my 2 small-medium sized dogs. The apartment complex is fairly secure with gated parking and key entry to the complex, however it is not too hard for people to get through anyways. Negatives include a very small gym, no clubhouse to use for events, inner grounds are not always well kept, it can take some time for management to address problems(the manage to has also changed hands several times since I have been here), and decreased cellular service in and around the apartment. The apartments are very well sized, have in unit laundry, have decent/average fixtures, good patios, and a large dog walk area along the length of the building. Then complex is also very quiet, which I enjoy, with only the occasional late night noise. Overall a good apartment for the area, even being at the higher price range for rents in the area.
Villa Del Sol is truly a diamond in the rough. While you don't have some of the newest amenities its cozy charm and "old world vibe" will win you over! The apartment has various styles, spacious rooms, in apt. washer/dryer, closet space and a safe/secure dog run. You're in the heart of a revitalized Sunnyvale. Walk downtown and enjoy Saturday Morning Farmer's Market on historic Murphy St. or Alfresco dining, cute shops and great restaurants - fun times!! You're only steps away from Cal-Train. This is a hidden treasure.
