This roach infested, landlord special, everything in the gym, broken or stolen, unhelpful management riddled apartment is not worth your time.
Office management does not help with anything. They are rude and impose rules on residents, but not themselves. Amenities here are not up to par either. For the better part of the summer the pool was either green or closed. When they give you notice on needing to enter your apartment, they will not work with you if you have animals and will fine you for not being able to enter (even though you tried to work with them on it.) The "security officer" on site doesn't help with anything involving security. He only walks around the complex to fine people and tow cars. Nights are really dark in the parking lot (almost pitch black) be careful going out at night. Ive submitted multiple requests to get the leak in my a/c fixed, the office has cancelled all my requests and never came. Lastly, the office always closes before its supposed to and opens after its supposed to. Office personnel don't answer the phone either. Ive stood outside the office and called and watch them ignore it with no one in the office. Overall not a good place I highly regret moving here.
Living at the Villa Espada is great. The ladies in the office are amazing (Diamond, Janie & Stephanie). They are doing a lot of maintenance work on the exterior (landscaping and painting the building). My apartment is very spacious for the price. Work order are usually done in the same day. maintenance is great never have issues ( Daniel & Jose)! I just renewed for another year.
Firstly, the location is decent being next to a nice subdivision and a golf course as well as close to Brook City Base for shopping and downtown San Antonio isn't far at all; You do travel through a poorer neighborhood as well as passing a junkyard/auto shops. Next, the apartment and complex were nice and the car gates always worked. The mail area is nicely done, the grounds are maintained, and covered parking is good to have available. The pool, by the time we left, was upgraded on the filter side to handle the pool of its size. Also the pool has problems with over crowding as many people bring in extra family and friends who don't live there. A few times people brought glass and broke it. Frequently throughout the summer, people would have loud parties at the pool, so be aware if your apartment is near the pool area. Not me but when I was there I saw someone who had a truck - evidently with some nice rims - on the ground because someone stole the tires in the night. I liked the manager, Mohannad, who was always very professional and organized fun events; though from my understanding he's moved up/moved on. When we moved out, we left the apartment clean. Quite some time after we left, I get a notification that something happened to my credit. Well the apartment sent something to collections for $75. As far as I knew, I had everything paid up in full and we were in good standing. This is very frustrating since I have had the same phone number and email for 15 years now, always have my addresses forwarded, and pay all my bills. Furthermore, I used to receive emails and phone calls from the office whenever there was something I needed to do, ie pick up a package. To add further insult, my wife also was on file there and the office had her contact information. I guess I should have been suspicious when some friends we made there called us and asked if we were being charged a cleaning fee - they too said they left the apartment clean. I understand a company may clean an apartment regardless of its state, but Villa had my full contact info and I didn't receive any contacts from them - Villas phone contact was stored in my phone so I would have seen them calling. I guess it got more chaotic there - I know a few of the receptionist were/did leave so maybe the ball got dropped. Either way, I find it very poor that now I need to fight to get my credit fixed all for $75.
The apartment itself was ok, decent looking and away from the city if that’s what you are looking for. HOWEVER, the management changed a couple of months ago and now it’s POOR service. We received a hit in our credit for ONLY $55 that Villa sent to collections without contacting us first and after a year of us moving out of that place for supposedly “cleaning fees” .... I can’t believe that they sent this collections for $55 ... that’s NOTHING compared of much rent and fees are that WE ALWAYS paid on time, now my credit is suffering. It’s FRUSTRATING !!! It’s taking us time to dispute it and we are on hold to get better deals on housing because of this. Terrible place!!!
This place SUCKS!!! Stay away I hope they close this place down so that I can move without paying for fees. 1st off-Noise Sound proof walls do not exist here. You can hear neighbors scream at each other, crying kids and worst of all if you live on the first floor like I do; you'll have to get used to noise till wee hours of the morning. And good luck filing a noise complaint... On top of being a tedious process, nothing ever gets taken care of. It literally sound like wwe upstairs. Also, since I'm talking about noise. It would be nice to receive warning that the fire alarms will be tested. My wife called me upset one day that they were testing fire alarms in our building and had to quickly and unexpectedly take our 3 month old outside without notice. She said the alarms were so blaring loud that it left ringing in her ears after they were done. That's annoying and upsetting that they gave zero notice of what they were planning to do. 2nd-The grounds. It's filthy everywhere. People constantly throw trash in the parking lot. Not to mention the valet trash frequently gets left behind cause they won't pick up unless everything is in a sealed bag. The problem is that people constantly throw loose trash outside. So it just stays there for days. I'm talking food, boxes, diapers, beer cans etc. Also, No matter how clean we try to be... Little German roaches everywhere. There is an infestation here in the buildings, I am sure of it. I have to be careful bringing in the trash can because of the possibility of roaches being in or around it. It's that bad. I think pest control sprays sugar water. Also it's very hard to see at night cause a lot of the building lights have been out for months now. 3rd-Safety. My car was stolen from here. Right outside my window in the parking lot. Should I say more? Cops and ambulances at least 3 times a week. 4th-Neighborhood People like to take evening walks around here but there's nothing close or near by. If you want convenience, I recommend city base area. 5th-Maintenance What can I say, They'll show up eventually but perform mediocre work. 6th-Staff Lastly, All the staff including maintenance is kind. They are nice people but it just does not make up for how crappy this appartment complex is. I've read plenty of reviews for other places and I think to myself can it really be that bad. Well, It is. It's bad here. Please Take this warning seriously STAY AWAY
When we toured the place they showed us a fantastic finished apartment, a nice looking pool, and a fitness room. Then we moved in. If you aren't at the pool by 7am especially on weekends you don't find a spot. It is overrun by people who don't even live here. Management does nothing to regulate this. Since the buildings are cheap you hear everything including the people screaming at the pool until midnight. If you aren't on the 3rd floor good luck, people stomp around and shake the ceilings and make it unbearable. Someone tried to break in our first week here and the police told us it happens because the complex is right next to section 8 housing. Last week they even stole our doormat outside, petty annoyances like that just make you hate it more. The dog park and all the grass in the complex is filthy because no one picks up after their dogs. Again management could regulate this if they wanted to. The fitness room always has tiny children in it jumping around or messing with the treadmills, and their parents are nowhere to be found. Seriously disappointed and wished the lease was 6-months not a year.
I have lived here for 5 terrible months. My neighbor above must have been raised in a barn with no manners. They continually move furniture throughout the night and we hear every last movement in our apartment. I have complained on many occasion to management and even have had to call the police 6X about the amount of noise from the neighbor above but not much has been done. The complex was built very cheaply and they have refused to return my deposit and pay for my move out. Also, dont turn on more than one appliance at a time in the kitchen or the living room because the breaker will trip, better to plug in the bathroom. DO NOT MOVE INTO THIS APARTMENT!!! All other reviews are lie's, they must have been written by managers of this building.

The apartment complex is new, construction is in the last phase of finalization. The complex is close to major access roads to make travel into or around San Antonio very easy. Close to shopping and entertainment. Excellent for families with elementary school kids, school is within walking distance. Complex is kept clean, management staff is very helpful. Pool is clean, nice and quiet place to relax. Gym is something to be said, two treadmills and some barbells. Aparment interiors are very nice, wood laminent floors except in bedrooms. Spacious patios. Only downside is the covered parking, not enough and not in front of buildings making walking to car in bad weather a minus.
My review of Villa espada is not like any other apartment complex I have lived in. This apartment complex is by far the best apartment I have ever stayed in, I mean come on we have valet trash... Who does that! This complex is beyond amazing, from the way that they are built inside and out, to how amazing the pool is! I've never had a apartment that has hammocks and tanning beds at the pool sight. Then I can't forget the staff, they are awesome! Every time I set foot in the office I feel so welcomed. They greet me, offer me something to drink and hear me out on anything i have to say. I must say I'm glad I got to meet the manager Tracy , who is the one who leased me the apartment. She is very friendly and was able to meet my standards of what I wanted in a apartment. I feel safe living here at villa espada and since I have a son, this is the perfect place for me to call home.
I just moved into the Villa Espada Apartments on South 281. They are beautiful new apartments. My new apartment is twice the size of my previous apartment. The facility is wonderful. Beautiful swimming pool-bbq grill area. Come on out and take a look, you will be presently surprised!
