Property Ratings at Villa Fiesta
My wife and I have lived here for the past 3 years and have grown to love this place. The front office is very workable and the maintenance crew is always on site to answer emergencies. the ladies who run the office are always nice and welcoming. Honestly this place is a hidden gem of a property if you are looking for a stable apartment complex. They have been working on updating the location the past year and have made additions to the complex that make it really shine. The small park is a great area to go to and is always kept clean when maintenance is on site. They just recently repaired the parking area and it really has made a great difference. Personally I enjoy the atmosphere here for it's peacefulness and security. I feel safe walking around at night for a nighttime jog and that's a lot to say for a place near downtown Mesa. Even when my wife and I had issues come up, I.e. air conditioning maintenance, plumbing, or electrical repairs, the front office was quick to act and worked with our schedules. I can't really say this enough Villa Fiesta has really become a home for my wife and myself.
Management sucks and the manager is the worst 2 faced human I have ever met. Noise complaint 3 days in because I was walking to loudly on my own floors. Opening and closing my sliding glass doors to many times. Seriously the guy downstairs wants me to go to bed at 10 pm like him so I don't disturb him. This place is awful, there are holes in the floors under the carpet so yah I guess I am walking directly on this guys ceiling, how long before I fall through the floor. STAY AWAY, UNSAFE.
I just moved in and there are holes in the floor under the carpet. The downstairs neighbor complained that I was walking to loudly and needed to go to bed at 10 pm like him. Are you insane, now I have to get out of my lease because of harassment. Apt unsafe.
My boyfriend and I have been calling Villa Fiesta home for some time now. We recently had an issue with our faucet not shutting off all the way. Maintenance was quick to respond and help us. We had numerous other issues with the apartment but apartment staff and maintenance were always there to help. This is a very pet friendly place. We don't own pets ourselves but I'm always seeing dogs on their leashes on my trip to the mailbox. As I am making this review, we are currently going through a pandemic. The apartment staff and maintenance workers follow proper social distancing procedures before entering the apartment. Also, the apartment layout itself, id easy enough to navigate that delivery services can find our apartment easily. There are no gate codes to enter or confusing round abouts.
The living experience at Villa Fiesta was not A , so I am surprised to see this rating on the BBB website. The apartments have so many band-aid fixes from unqualified maintenance workers. The apartments are falling apart and horribly taken care of. Dents in the floors causing you to trip, single pane windows, bathtubs had paint chipping multiple times, plumbing was always an issue, stains in the carpets when we moved in, poor lightening. The office employees are rude, unprofessional and make constant mistakes. Multiple requests were made for maintenance via email and never followed up on. Calling the office was impossible and if you really needed anything done you had to request that in person if there wasn't multiple young children being babysat. We were given a lease (by one office employee) with incorrect information (under the pretense that it would all be corrected by the office manager but if we did not sign the lease we could not receive our keys to move in that day). Following up on the incorrect info, the office then realized THEY made a mistake on the lease but they were not willing to make changes or comply with our requests, we were left as the tenant to pick up the mess and re-organize our lives around the offices error. I wont blame your complex for the high crime rate but it is worth noting that there was very rarely a day we were not seeing Mesa PD, high crime area with little to no piece of mind your items at your home were safe. I was completely unsatisfied with the living experience in the apartment and by the interactions with your employees.
I really love Villa Fiesta Apartments because of how willing they are to work with you no matter your situation. When you are moving out for the first time with no rental history, it can become really difficult to get an apartment, but the staff is willing to work with you and find a way. I love all the ladies in the front office, they are all very helpful and informative. I have looked at a bunch of apartments and Villa Fiesta was by far my favorite because of all the space and the updated appliances. The whole property is well kept and very pretty. I’m so excited to be living here!
I've lived her for 3 years now. We really moved in here because they gave us an employer discount that we couldn't pass. The 2 bedrooms are big. The parking spots are very small... smaller then any parking lot i've ever parked in, if you have a large vehicle you will have issues if others don't park just perfect. We had an issue once with our washer, where the pump would go out intermittently. James one of the maintenance techs witnessed this, but a different maintenance guy (who i found out later was related to the owner) came to look at it and basically called me a liar, with out calling me a liar. They did end up replacing the machine, but with a very old machine. This place is old and you can tell, we personally replaced two outlets that were falling apart from age. In the 3 years I've been here maintenance has never came to do any kind of PM work inside the apartment. Recently management has chosen to not hold packages for its residents in the office anymore forcing its residents to go to the post office to retrieve their package. I've never had any kind of noise issue here. The location is very good with lots of choices nearby. The rent raises every year and we feel this place is not worth the price any longer.
I have a sentimental attachment to this apartment complex because my true love has lived in the same apartment complex 17 years ago. The apartment complex is very well kept with a lot of lush vegetation.Villa Fiesta apartments is nice and peaceful.
I moved out of villa fiesta in mid august, and really wish id looked there first at the 2bedrooms(I was in a one and wanted more space). I have had nothing but problems in my new apartment, Villa fiesta was much better the ladies in the office are absolutely wonderful they rememberd me from day one inc my apt and everything and they were always understanding about issues. Maintenance was always there quick but I felt one of the guys was the only one who knew how to get things done, once he came our issue was always fixed not that we had many problems for such an old apartment. Our assigned parking space was great very close to our apartment, but the problem lay in open spots people were not respectful at all when it came to these spots taking two, or parking so close to your drivers side door a child couldn't get in. The apartment itself is nice and has lots of storage and I loved the large bathroom but being in a garden level we did not get much light at all there's only one medium sized window in the living area and the sliding glass in the bedroom where I never needed it. I saw very few bugs here, not one roach, or scorpion we did get some crickets but we would just spray them and they were done. All in all compared to our new place id move back in a heartbeat unfortunately I have to wait now for 11 months. I cant recommend this place enough even with the few issues which no place is completely perfect I dont think Id live anywhere else until I got a house.

Love the location. It is close to 3 highways and to maon thoroughfares through Mesa. The floorplanes are large and open. We feel quite secure even though this isnt a gated community The apartment staff are friendly and knowledgeable. They are quick to fix and respond to issues.
I have never considered renewing a lease in any apartment complex I have ever resided in, that is until I came to villa fiesta apartments. Their office staff are more than the people I turn my rent into each month, they care about me and my family and have been extremely accommodating since I first turned in my application. The grounds are kept in immaculate condition and it is a place I am proud to call home.
A little old but safe, I rarely lock my door, the staff are friendly and very attendtive to your needs. The usual above apartment noise (second floor)but all good people.

I absolutely love this complex! As a full time Bachelor's student on internship, I had no job but no credit or criminal problems, and the private owner was gracious enough to accept my financial aid and large dog (a rarity)! I lived here for a year and had nothing but an amazing experience. The maintenance is fast, the complex is constantly kept clean, my neighbors are very friendly, and everything is so spacious. Patio and balcony, so outdoor living was great, view of the beautiful golf course (romantic sunsets); one bedroom was almost 800sqft, so I had plenty of room to live so comfortable (greatly appreciated after dorm living); the walls are thick, so I never heard anyone, even though I'm not sure if they could hear me underneath (on the third floor); maintenance was always very quick, very helpful, and did the job right the first time; there are lots of families, older couples, and working class, so a great mix and I met many great people who typically all said hello when I walked by; well lit parking lot (I walked early morning and late nights as a single female in my 20s with my dog and felt safe enough); excellent parking lot (no potholes or anything); all the apartments look like little homes and I loved that feeling being on my own and having my first "home". Now to the best part: the office ladies. Renee, Darla, and Amber all live in the complex and are absolutely amazing. Darla, like a mother and always greeted me with a compliment, is a great conversationalist and straight to the point when getting things done. Her daughter (who is in there sometimes) is helpful as well. Amber is only there on the weekends, but is still helpful considering her knowledge is limited. She always went over and beyond to answer my obscure questions and have someone contact me back if she could not. Then Renee is with whom I worked with most; I love her. She has a little one like me, but is so pleasant, calm, and lovable; she felt like a big sister always trying to help and be very down-to-earth and honest about everything. I truly love this place and planned to stay until I left for my master's in a few years. Unfortunately however, the owner is very limited as to who can qualify for the apartment (no record of any kind), and thus wouldn't accept a judgment of my mother's when I wanted to have her moved in. Thus, I have to leave, as helping my mother is more important. Nevertheless, I love this place and would love to return after my mother gets back on her feet. What can I say, I'm looking for something stable and who I can trust, and this is the place! Yes, this is all real. I won't lie, I only review things if it is very good or very bad--to lazy for anything in between--and I know how important internet reviews are when gas is too expensive to go driving around to see yourself; this place honestly deserved my time!
