The apartments and community are nice but if you ever want to get a hold of management or maintenance then good luck with that. No one ever picks up the phone at Resident Services and they also don’t return your call or email unless you keep haggling them. You literally have to chase them down as if you were a bill collector. Then once you get through they still don’t go above and beyond to help you. We were told that a vendor was coming to fix something on a certain day and then instead they come a different day without warning. They don’t really care about customer service. If you want to get anything fixed you have to wait about a week for someone to come and they are also known for missing appointments and they don’t bother calling you to let you know they can’t make it. So you wait a week to get a fix and then they don’t end up coming so then you gotta chase them down to get them to do their job. With the amount of money we all pay in rent they should be providing the best customer service and should be fully staffed and return your call/emails fast. Last time I got a hold of someone they said they respond to emails within 48 hours. Well 48 hours is unacceptable and sometimes they don’t respond at all unless you send more emails or keep calling. They also said they listen to voice mails everyday but yet they don’t bother calling back so sounds like they purposely ignore your call. They definitely screen their calls. I expected better from the Irvine Company but come to find out they only care about money and not providing great customer service. You get different treatment from the sales team but then once you become a tenant they don’t care anymore.
Stay away. Plenty of options nearby. Management is incapable of solving real issues. Property has an overwhelming smell of dog urine. You have to tip-toe around your apartment or you’ll be answering your door to patrol for noise complaints of “banging” and “slamming.” As a professional, single occupant; the noise accusations are absurd. Been going back and forth since April when I moved in. I will now live with a camera in my unit to prove my innocence of living normally. Can’t wait until my lease is up

They. Couldn’t care less about a resident being locked out. Took them 3 hours to unlock my door and only because I chased the maintenance person down. He didn’t receive the request because the personnel was incompetent.
They were “luxury” apartments five years ago, now it’s a complete dump with ridiculously incompetent management. Just over the last year I’ve: 1. Had my car stolen from the parking garage. When I called management about it they weren’t even apologetic and basically said “why are you calling us, file a police report”. When I asked the cop if they get a lot of calls like this at this complex he said “oh ya, all the time”. 2. My A/C began leaking water inside the walls of my closet and needed repairs. They said it would take a week to fix and set me up at a residence inn. One week turned into three weeks and when I came home the leak wasn’t fixed. It took 3 separate times for them to actually address the issue. Once it was fixed, I came home to an apartment with paint everywhere…all over my personal belongings. 3. Every Monday and Friday, they stage about 40 dumpsters right outside my apartment and dump them - creating substantial noise for pretty much the entire day. During Covid, like many people, I needed to work from home. The noise made participating in client calls pretty much impossible and I asked first, if they could move the staging area and told me basically to kick rocks.Then I asked if I could change apartments and they said “In order transfer mid lease a 30 day notice is required along with a transfer fee of $1000 to break the lease early. In addition, a $200 hold for the unit selected will also be needed at the time of your request.” Only after I escalated the issue to their corporate office did they decide they could waive this. However, ultimately they told me they didn’t have any units available that weren’t under construction and therefore would have noise during the day also. Other neat features: constant construction, cockroaches (constant battle to keep them out of unit), fire alarms go off pretty much once a week (twice in the last two days at 6am), every lease renewal they attempt to charge me more than what my floor plan is being listed at on their website… But hey there’s a lot of like pretty trees in the complex…so there’s that.
Pros - it looks great on Instagram. Cons - can hear people above and to the side of you and a highly bureaucratic organization. The real thing that will never make me come back is I lived here for 7 months and upon moving out got hit with an $900 move out charge. I had a decent experience while I lived there, but will not be coming back.
Lived here for 9 months and don’t recommend. Pros: the grounds are well kept; the pool area is nice in the summer Cons: 1. the walls are paper thin. You here everything your neighbors are doing. Complained multiple times to Service desk and they didn’t do anything. Neighbor even came and threatened me once for complaining. Not safe for kids. 2. I lived on the 3rd floor and the elevator didn’t work half the time. Multiple residents asked when they would fix it and it would be fixed for one week and then would break again. Out of the 9 months, it was operational maybe 5 months. 3. Water sprinkler for fire hazard in main bedroom closet burst and leaked all over our clothes. It took over 2 weeks to fix 4. Amazon packages don’t arrive. Resident service denied delivery to the office and 85% of deliveries are lost or stolen. Residence service don’t care and don’t do anything. 5. Forget about your deposit. They take every penny from it. I left my apartment clean (see attached pictures and they charged me over $550 for cleaning) the inspector even said you have a very clean carpet but we need to charge you $150 to clean it again. 6. For what it’s worth, the same month I left, 3 different people on my floor left too. That is a telling sign that people are fed up. 7. Gym is very small and very minimal equipment.
Hobo heaven To avoid being one of those disgruntled tenants who only leave reviews on the bad stuff, let me start with fact this property has very well maintained landscaping and is very conveniently located relative to major freeways/interchanges. The apartments themselves are relatively decent, but definitely built with low cost material that shows wear and tear quickly. The most alarming cons to this complex are the severe lack of security, complete disinterest from management to address literally any issue or concern, and the fact all functions related to maintaining the property are outsourced to third parties (aka good luck reaching a person who who can and/or will help). I woke up this morning to find a homeless person sleeping outside my door. After reporting the issue at 6:15am, the Villa Sienna "security" person told me security is only provided between the hours of 10pm and 6am. Surely this very large "gated" community has personnel to ensure the safety of their tenants, right? Not even close. If you have a safety or security concern of any kind, they refer you to the police. If your issue happens to be when "security" is on call, response times run anywhere from 30 minutes to two hours. Just great. So why is it not surprising there's a hobo chilling (well, twitching) on my doorstep? Non tenants of the property are all over the place, all the time. Wandering in the parking garages, chilling at the pools, sleeping on your door, etc. Why? Because anybody can access the property at any hour with ease and the so called security patrol (evenings only apparently) are non existent. Management will promise you a guaranteed/reserved parking spot, but good luck having access to it. Cars lineup next to the unmanned gates and follow tenants in. They fill parking spots, and the 3rd party Villa Sienna employs to monitor and tow unregistered cars is nowhere to be seen. I have literally never seen a car towed in the two years I've been here. You can walk up and down the property and find dozens and dozens of cars without stickers or guest passes. They don't care. Even the hobos now know how easy it is to gain access, and more importantly, the fact nothing will be done to remove them. PS Don't use the bike storage in the double "gated" parking garages. Had my bike- tethered by a steal chain - cut and stolen. Villa Sienna: bringing the Santa Ana feel to Irvine!
LOOK ELSEWHERE TO LIVE!!! This place is a nightmare. In November our apartment was flooded because of a fire sprinkler three floors above. My wife and I were forced into a hotel for what we were told would only be 7 days, and turned into 4 weeks! We were expecting the resident/customer services to contact us and offer some sort of compensation for being put out of our home. When we called the resident services office they said that we needed to give them more time to process what happened and they would get back to us. It is now April, and we have heard nothing. We were forced to pay our full rent for November, when we weren't in the apartment for more than 5 days that month. Even if they would have shown that they cared about their residents a little, it would have went a long way. Instead, we were told that if we wanted to go the legal route, we could fight with them in court. ARE YOU KIDDING ME?!?!?! How can you "Love where you live" when they treat you like dirt?! Honestly, save yourself the trouble and avoid Irvine Company, especially Villa Siena, like the plague
i love everything about it. It feels like you are in Italy. It's like it's own little city. 4 gorgeous pools. Beautiful grounds and tons of events.
If you are looking for an apartment complex that has four pools, several fitness rooms, a gorgeous clubhouse, beautiful grounds, a location that is minutes from everything most people want and need, then check out the Villa Siena. We moved from the desert eighteen months ago in search of a cooler climate and younger people around us (we lived in a 55 community full of old people). We checked out apartment complexes in Marina Del Rey, Playa Vista, and Newport Beach before finally taking a look at Villa Siena. Of course we checked it out on-line and of course there were complaints about everything and everybody at Villa Siena. Notwithstanding the wonderful advice from the complainers, we took a look at Villa Siena and we instantly liked it. The leasing department couldn't have been more helpful in helping us find just the right unit. We did wait several months before there was an availability and we signed up on the phone, site unseen. When we finally took possession, it was like a miracle...exactly what we wanted on the top floor and away from the outside elevators. Our two parking spots are underground and right next to the elevator. We even managed to obtain a 5' X 18' storage room adjacent to our parking spots. And oh by the way, did I mention that the rents are less than all of the previous apartments we looked at? We've been here eighteen months and EVERYDAY my wife and I talk about how great it is living here at Villa Siena in gorgeous Irvine, CA. Yeah, I know taxes are high, gas is expensive, politicians drive us crazy all the time, etc., but I'm here to tell you we wouldn't want to live anywhere else. By the way, in closing the Resident Services staff here is terrific as well...efficient, helpful and friendly which is contrary to the on-line reviews I mentioned earlier. Maintenance Services is also great and prompt about getting things fixed to our satisfaction. This complex of 1100 units is owned by the Irvine Company and thye get it right day in and day out. What could be better?

After spending a few years at another location near the performing arts center, we hit a point where the constant crime, lack of parking, and high rents were just too much- so my wife and I started looking for a new apartment to begin our family in. We looked at dozens of locations in Irvine, Newport, Costa Mesa, Aliso Viejo -and when we drove through the gates here at Villa Siena - we KNEW we were home. There simply isn't enough time to illustrate how much better this place is than our previous complex. The leasing staff were wonderful, the move-in staff were wonderful - the complex is gorgeous, and it really feels like a small town within the walls. Throughout the summer here, there have been activities, including concerts, movie nights, food trucks, and social meet n' greets. The grounds are beautiful, there is ALWAYS parking, even in the busiest moments, and there's even an onsite car detailing service here on weekends. This is really an amazing spot. The size of the units is great, ours is almost 1300sqft, and for that size, the rent is acceptable. I would highly recommend it to anyone who is looking.
This community is sooooo perfect for families! It has 3 huge lawn areas where you can have a picnic or just enjoy nature. They always have family friendly events like movies on the lawn, concerts, carnivals and brunch all is free!!!!! I can't describe enough how awesome this community. You just have to see and live to believe:) oh and all the staff (security, office, maintenance) are very helpful.
I have lived here for a little over a year and a half and have had a very positive experience so far. The apartment is spacious and in very good condition. Any maintenance issues are responded to and fixed very promptly. I really like the free exercise classes almost every day and all the gyms and pools offers many options for working out. I've also taken advantage of food truck Wednesdays, cooking and painting classes, and holiday barbecues, all of which were great. The only issue I've had is the residents are not the best drivers and also enjoy parking in the middle of the street instead of the open parking spaces 10 feet away. The elevator in my building breaks down often and has an expired permit, so getting down to your car in the parking garage can be a real hassle. Overall positive experience though
This Apartment complex is great. Our apartment is updated and nice, and the common areas are wonderful. There is plenty parking and the community holds free events every week for the residents. I have no complains and my neighbors are friendly
