Property Ratings at Villa Solana
I've been living at this property for over two years, and unfortunately, my experience has been quite frustrating. The washing machine and dryer take an excessive amount of time to clean even a small load of clothes, and the dishwasher requires pre-washing and still leaves dishes dirty. The noise pollution is also quite disturbing, as there is a loud ice cream truck that frequently parks and plays an annoying song for an hour, multiple nights a week. This, coupled with the constant car alarms that go off multiple times a day, has made it difficult to have a peaceful living environment. Many neighbors have complained, but nothing seems to have been done to address the issue. Moreover, the payment app provided by the management company had some issues, leading to the loss of payment and the receipt of a threatening letter despite providing a screenshot of the payment. Although the issue was eventually resolved, the process took too long. The schools it zones to are far away and require bussing. There are many closer schools that are rated higher but the apartments are not zoned to. There is high crime area across the street, that is often featured in the news and local boards. Instances of tagging graffiti and gang activity nearby which is unsettling. Would not walk at night. Lastly, the recent parking changes have been an incredible inconvenience for tenants. Even with a two-bedroom apartment, there is only one parking spot available, and there is no guest parking. The lack of notice regarding discontinuing guest parking was unbelievable. There is no street parking and you will never be able to have friends over for dinner. Ever. No exceptions. The only positives to note are the bike path behind the complex and the lovely prompt maintenance staff. Overall, the property management needs to address several issues to ensure a more satisfactory living experience for tenants. Despite the nice location and reasonable rent I cannot recommend living here.
Do not sign up here. Too pricey but the appliances are old. If you call for a replacement it will take a month before it get replaced. After a year they will increase your rent to more than a $100. Plus there’s a lot of dog poop anywhere. But the maintenance staff are nice. They do renovations and then let the tenant suffer for rent increase.
Bad Manager That has no interest in listening to the residents. First of all she’s new she sets new rules that each apartment for 2 bedrooms can only have 2 cars. In the meantime lots of residents has more than 2 people (4 cars) and they share or they have family and they have 4 cars too. And she’s not maintaining relationships with all the residents, she’s loosing future lease with mine. She thinks she’s above us where she will not get a job without residents. I feel trapped once living here. Me and my roommate cars have been towed. Twice they made a mistake on us. To say the least they have to be fired. Including the new manager. if you like to make others lives living difficult, you will get your turn one way or the others..
Villa Solana is a horrible complex to live in. Period. They make unnecessary upgrades that inconvenience residents who don't even want or use what they're upgrading and then ignore upgrades that would actually improve the community. Lights that are supposed to make walking around outdoors easier are constantly out and take weeks for them to repair. The icing on the cake is the fact that they give out 10 guest parking permits a day for hundreds of residents and most of those go to the residents who get them everyday for someone who lives in their apartment, not actual guests. They don't care about the residents, only the money and honestly, I can't wait to move out to a better complex.
My boyfriend and I just moved here from upstate New York and wanted something that was surrounded with lots to do but with a lot of privacy. We moved in to villa solana about a month ago and we could not have made a better decision. It's beautiful. Our apartment is one bedroom 709 sq. ft. We have hard wood like flooring in our living, dining, and kitchen areas. It is so cozy in here with our fireplace. Appliances are updated and work great. The apartment came with a washer and dryer that are small but it is so much better than going to a laundry building! We have bike trails all in the back of our house that go around the neighborhood and also to the beach. It's always so quiet and peaceful too. I have never had an issue with parking. Moving in was such an easy process too- Eric was with us from start to finish and answered any questions we had. If you're thinking about moving in this is such a great place!
We live in new/newish apartments in Villa Solana. While they are clean and spacious for the money there are a lot of little problems that added up leaving us a little unsatisfied. Minor electrical problems such as the door bell being wired to the airconditioner (it would ring whenever the air came on) and the carbon monoxide detector never being hooked up. Also this area seems to have a big problem with ants. During the late summer months our apartment was crawling with ants no matter how many times the exterminator visited. Our expectations would perhaps be a little lower were it not for the price. For nearly 2 thousand a month, we expect not to have little problems like this.
Nice area. Apartment complex and the management are very professional. Installation a bit old but overall very well serviced.
Villa Solana has its ups and downs - primarily ups! Living in a single with a den, it is the perfect size for my fiancé and I, and our dog. (They are pet friendly!!) We are just starting out and for the size, it is a great price for the area. The layout is great with a clearly separate "dining" and "living" area, as well as a large kitchen. The den is great - not a full room, but a great guest or storage area. The patio is perfect and private with no slats, and it is very large. The second floor has carpet and vaulted ceilings while the first floor has hardwood floors. Appliances (Microwave, Dishwasher, Disposal, Fridge, Stacked Washer/Drier) are all included with the rent. All my mail has arrived on time and is easy to access. The staff is friendly and helpful when moving in. Resident Parking rocks. One assigned covered spot and one uncovered spot. Guest parking after 6 pm can be tricky, but if you plan ahead, it is manageable. Also, literally anything you think of is ten minutes or less away! Such a convenient location. Overall a great start off apartment - I highly recommend it for the area!
