A suburban sprawl that perfectly accentuates the rest of Lawrence, South Lawrence provides space and tranquility to those who want to be near the home of the University of Kansas, but don’t like the noise of the city. Stretching out from the original city limits of Lawrence, South Lawrence is a much newer addition to the city with just as much charm but with a more suburban feel.
The area encompasses many different neighborhoods and areas, including waterfront properties near Clinton Lake, and rural farmland near Sibleyville. There are endless options in South Lawrence, but no matter where you choose to rent, the amenities of the city center are just minutes away.

Property Ratings at Village1
They send you immediately to collections when you move out without any prior notice, lock you out of your apartment, lie about having a storm shelter, steal stuff from your apartment, and overall have the fastest attitude I have ever seen. Travis seems like a nice guy, but has no issue with screwing you over.
I lived here for 2 years. I moved in 2021. We lived across the hall from neighbors who were involved in a entrepreneurial business from home & as a result there apartment was a magnet for people. I sincerely love humans but unfortunately, the high volume in frequented guests left those in my apartment building vulnerable & susceptible to a plethora of things. Their business was open 24 hours. 7 days a week. In addition, my roommate & I were jumped as a result of coming home to find their guests parked in our spot. We made them aware of this as they were outside and in that moment, we hoped they would be more understanding. This is not a judgment on their character but rather an observation on the unwavering nature of human nature. As my dad once recounted, nothing good happens after midnight. Our lease was up that next month & we took it as our sign to move on. We reported to Management on every occasion; it seems they were changing managers constantly. Also, It’s a tad over priced.

Thank you for time here. Sorry you did not have the best experience. But I am happy to report that both problems you experienced have been resolved. Your old neighbors have been gone for some time now. I tell tenants to never confront someone in their reserved spot, you never know what the other person will do. I tell them to call Lighthouse towing and they will clear your spot usually within 20 minutes.
I cannot wait until my lease is up. Where to begin? The rent is way over priced. It was okay at first when water, trash, and cable were included. After cable was taken away, residents were soon responsible for paying water and trash. This added $65 or more to my rent each month, in addition to the sudden and numerous fees they added to the rent AND the crazy rent increase after my first lease was up. I am paying almost $100 more a month than I was last year. Some of the apartments have updates, but overall they are NOT worth the price you are paying. Next, shortly after the new management arrived, the lint traps on the industrial sized dryers in the laundry room were LOCKED. It’s safe to assume that management was not unlocking and cleaning the traps each night because several months later, a huge fire broke out and burned down half the club house that housed the laundry facility AND the gym. My apartment constantly smells like cigarette smoke from neighboring apartments. We are a non-smoking family and I have a two year old in the home. I would have never moved in had I known they allow people to smoke in their apartments! The neighborhood is terrible and there always seems to be some sort of domestic disturbance resulting in police presence. One day I even came home to one of my neighbor’s car windows being completely smashed in. This place is a joke! Please avoid!
Beware that you share a water bill with the whole building meaning you will be paying at least an extra $30 even if you are not even their half the time. And if you have kids, forget about it. You need to add another $120 to your rent for a family of 4.
Management is constantly being replaced and will treat you like trash. Maintenance requests take forever, and since the staff is always changing, you have to submit your request over and over. Buildings and parking lots reek of weed, even though they claim to have "fixed" the drug problem. Pest control is a joke and is just an excuse for management to check up on the cleanliness of your apartment. Spiders here are huge! Rent is never the same month to month and they always make some excuse for why it is so high. Oh, and watch out for those fake 5 star reviews--the managers like to post those to boost their rating.

Hallways always stink like urine or weed. The Rent used to cover water and other utilities but now its seperated by apartment and the whole place is billed upon some "Formula" Total Cost of rent has went up steadily. Maintenance always takes forever to fix things. Parking is horrible.
The manager is horrible. He even did a review on their website claiming how wonderful the apartment complex was and when I confronted him saying it was false advertising, he claimed the home office told him to do it. Plus my daughter did not like the way he hovered over her. She was very uncomfortable being alone in the office with him when she was there to pay rent, ask to have something fixed, etc... Nor did we like the way he yelled at the asst manager when she called to ask for clarification or help during our move in!!! BEWARE!! He lied to my daughter during the move-out process stating he could not find the "check in walk through papers" (When we marked what was wrong when we moved in) *can't remember exact name of paperwork. Yet when my daughter went to see the asst manager, the form was right on top of her folder in the filing cabinet. WOW There were BROWN RECLUSE SPIDERS in the apartment with which we proved to management with pictures. They had someone come to spray but we had to go get spray that same day so we could stay in the apartment the night we moved in without fear. TERRIFYING!!! The front stairwell looks & smells great, but the back stairwell was always very dirty and smelled terrible. It was cleaned once but that did not help with the smell or even get all the dirt out. GROSS!! The shower/tub never drained right and while taking a shower, you would stand in 4 to 6 inches of water!!! Even with maintenance coming to snake the drain, nothing helped!! YUCK!!! When moving in you are provided a disclosure giving the rent, security deposit (if any) ours was zero YET when we moved from ARKANSAS to KANSAS, then and only then were we told we had to pay a non-refundable bond over $200!! NOT DISCLOSED UPFRONT Plus if you pay your rent online with a Visa, you are charged $40 extra!! If you use a MasterCard, it's less than $20 extra... those companies do not charge that much in processing fees. GREEDY! There were drug deals occurring daily in the complex which did not make my daughter or me when I visited feel safe at all!! Security patrolled the first week she was there, then nothing after that. NOT SAFE!! The only GOOD about the complex was the assistant manager, Ashley!! She was always helpful, honest, plus did her best to resolve any issues as quickly as possible. She started off full-time but sadly she was moved to part time by the manager. SHE SHOULD BE MANAGER because we and other tenants we met liked & respected her very much!!
I am just wrapping up my first and only year at this complex. It is a freaking disaster. Both hearing an a.c. units died. Still waiting for the a.c. to get fixed (it is literally 88 degrees in here as I write this review). The people that live in the complex are super sketchy and to top that off the rent is expensive. Stay away. Tell your family and friends to stay away too.
The maintenance is on top of everything and keeps the place going. The staff are really amazing! I love just everything about the apartments here!! I know I feel relaxed here. I highly recommend Village 1 to anyone who wants to live here!!
Prices are generally somewhat high if you are looking for an apartment during any time of year other than winter. If you can get an apartment then, do it. If you are looking for an apartment for August, look elsewhere. The landscaping looks great while the interior needs a LOT of work. No security cameras and stuff goes missing somewhat often.
The staff here is incredibly nice. I showed up to view an apartment and I was told all the details up front about what moving in would cost in total. I was shown all the amenities that are offered. I was also informed how many apartments were available instead of just being told, "we don't have many left." The apartment was very nice and had a lot of space. The walk in closet is huge bonus in addition to the coat closet in the living room which provide a lot of storage space. The longoing counter space in the bathroom is also a really nice feature for these apartments. The price is definitely reasonable for what tenants get in return.
These are very nice apartments and is very spacious. All utilities are included except electricity which you get through westar. The staff is very nice and helpful. Renters insurance is required but you can get it in the office and is fairly priced. There are a couple of issues. Maintaince is a bit slow but he is good at what he does. Also, you can sometimes hear the footsteps of the people above you and the voices of the people whom you share a concrete wall. The footsteps are only when they are stomping about. I really like it here dispite these two issues.
