The apartment complex was quite, and our neighbors were easy to get along with. However, maintenance of the actual buildings was not well done. We lived here for months before they pressure washed the mildew off the sides of the buildings, we had a massive hole in the road (blocking us from getting to our building) for months. They eventually filled it in, but in the meantime I went through two tires on my car from driving through what you could compare to a massive pothole each day. When it came time to move out, we came in and cleaned the apartment from top to bottom, but still left with almost $200 in cleaning fees because of very minor issues. After going back and forth with the office manager for hours we were given $15 off as a "customer service gesture". While we lived here our refrigerator would constantly leak water all over our kitchen floor and the only thing maintenance would do to fix it was lay down a towel (something we could have done on our own). If you are looking for a relatively quite apartment complex, then this is it. However, if you are looking to be treated fairly and not be charged for minute things, look elsewhere. It makes me sad that we had this experience in trying to leave the complex.
Parking is terrible here. You have to walk half a mile to get to your car/apartment most days. Neighbors are Polk County sheriffs who say they are "courtesy officers", but there is nothing courteous about them, besides the fact they approach you and threaten to tow your car (on private property, where I pay rent at). In fact, they have towed my car due to lack of parking on the premises, which resulted in me having to pay over $240 to retrieve my car. When brought to office management, it was suggested to me that I pay an extra monthly fee for a parking garage to ensure I have a parking spot. This place is not worth the headache or the money. I wish we would have never moved here. Do not move here, especially if you do not work a typical 9-5. Anytime after 7-8 pm it is difficult to find parking near your building.
My roommate and I have lived here for almost 7 months. And it's been nothing but issues since we moved in. Our dryer didn't work for months, despite multiple work tickets having been put in. There were bats and then a duck in our ceiling for months. An emergency ticket for our broken AC unit in late May was ignored. And then today I come down to leave for work and someone has parked their motorcycle directly behind my car blocking me in. The bike wasn't registered to anyone living there and instead of having it towed, they just tagged it and had maintenance move it. I will never recommend this complex to anyone, nor will we be renewing our lease.

Not worth the money When we moved in our apartment , it was terrible. Stains on carpet , air filter never changed. It was sucked in the unit and black. Mold on all the windows. Never cleaned our carpet. Should have been changed. Things don’t get addressed. Can’t enjoy the pool because the kids are off the chain. Nothing is done. Can’t enjoy dog park because so many piles of poop and the grass is so high. Dog poop is everywhere in the whole complex . RUDE people. Outside of building is filthy never painted any of our baseboards, they are all chipped. Air conditioning is unbelievable. So old. Can never get the grass cut right. And when you go to the office they all act like they don’t know anything. Don’t they work there ? Blinds and verticals suck. Just too many things for the money. Ready to move.

Apartment wasn’t ready per contracted move in date. The previous tenants filth left in multiple rooms. AC does not work after maintenance has been out to fix it. Leaks in shower, broken faucet cartridge, burns in carpet, gross unidentifiable smell, didn’t rekey mailbox, other issues. Lack of communication from management extremely frustrating. Very unprofessional handling of move-in and maintenance issues.

Moved in about 6 months ago and I have had nothing but problems since. There was animals in my ceiling for months and it took many phone calls and service requests (which kept being deleted) to have someone come remove them. They are now back and I have heard nothing about getting them removed. Getting help with maintenance is also a nightmare. I have complained about my dryer not working properly for months and they keep telling me to just clean the vent out, which i do every time I use it. Also, out A/C just went out and the "emergency hotline" said they were sending someone out and never did. The gate is broken constantly and we don't even have a gate clicker to get in. We have to use a code like our guests. Too much money for how poorly it is ran. I can't wait to leave.

They have old airconditioning and continues to have problems or leaks,,I think they just put freon and it works again for a couple of months and then one day you will find out, its not getting cold and you will have to call maintenance again. I think they are trying to just patch the problem and dont do a lasting solution,,we've been having this problem almost every 4-6 months for the past two years,,,, maintenance seems not concern at all or probably under instruction from management to just give temporary remedy,,seriously looking for another home,,,,

I do have to start by saying the staff is very friendly. But there is more to an apartment complex than that. I get the impression that only the bare minimum is done to maintain the property. Once you are past the clubhouse and the first couple of buildings, the condition of the grounds is less than ideal. There are fire ants EVERYWHERE! And the exterior of the buildings are disgusting. Our breezeway is constantly full of bugs and debris and the siding is filthy. The interiors are barely adequate,and are getting very outdated. The grout and baseboards were filthy and you could tell that a lot of people have lived in this unit. I think they will have to do some serious TLC on this property soon or people will not be willing to pay what they are getting for rent at this complex.
WOW, I've lived in so many places in Lakeland, this apartment complex is stellar! The Goods… Oscar is hands down the best handy man on the planet. The office management is so very kind and friendly... you can tell they love their job and they love people too! They respond to maintenance requests usually within hours. Pricing is much lower than comparable apartment at Lakeside Village. My electric costs around $100/mo, water is about $30/mo, no trash service so that saves $. Neighbors are kind with minimal noise against adjacent rooms. They have an easy internet portal to submit support tickets, update information, and pay rent online. Quick and easy access to the Polk County Parkway (toll road) which gets us to South Florida Ave as well as both Tampa and Orlando swiftly. We used to live on the 9th floor of the Lake Mirror Tower and that place was so tiny, this is a much larger living area for much less money. Have kids? The pool is MASSIVE, I have a 5-year old daughter and she has a blast, every time we go. They have neighborhood events for kids like ice cream back to school day and easter egg hunts. And there are so many other kids around, so its a family oriented place to be. Considering moving in? • Parking can be troublesome during college season, so spring for a 1-car garage. If you have two cars, you can park one inside park the other outside. • There's a protected reserve next to the complex, so request a lake view which is opposite of the mosquito swamp. • If available, some apartments have wood flooring instead of carpet... SO NICE! • Signing a 12 month lease saves $ as opposed to month to month. Best, Joel
The biggest square footage I could find when I looked 4 years ago and I'm still here. They have beautiful landscaping. Some of the apartments (mine is one) are facing a small lake. The lake is very nice and a lot of my neighbors fish there. They have an excellent maintenance team, always quick to respond and concerned for our comfort. The office staff are always pleasant and willing to be helpful if they can. I'm about to renew for a fifth year.
I love the Village Apartments and Lakeland Hills because we always have activities around for the kids and the apartments themselves are very spacious the really good place to stay if you love animals as long as you pick up after your animals it can be a very beautiful and nice leaf smelled living space
