Located only five miles from downtown Houston, this neighborhood consists of modern complexes and homes in a variety of styles, filled with people who work in other parts of the city but prefer to live in the outskirts to save on housing costs. There are several schools and parks in the area, making it very family-friendly. This neighborhood on-the-rise has plans for commercial development already in action.
Since Old Spanish Trail-South Union happens to be inside the loop, residents can conveniently access key parts of the city with no issue. The neighborhood is near Texas Medical and the University of Houston. There are tons of retail shops, grocery stores, and restaurants along the Old Spanish Trail and Scott Street. For entertainment, the NRG Stadium and Arena is just a few minutes away showcasing rodeos, concerts, football games, and more. During the holidays, it isn’t surprising to find the neighborhood heavily decorated.

Property Ratings at Village at Palm Center
I have the issue of rent payments with the office management. I ask her why is it that I’m not able to see what I overpaid for based on the ledger and she still was telling me I was wrong and how the rent is taking care of with different amounts. I emailed her what I thought She should already have in the system. But She kept indicating that I can’t bring up what her former manager did last year and was being very rude and unprofessional. I asked her who I can reach out to that’s over her about these concerns and she started to become upset and say things like why are you going to someone else to resolve this. Please think twice before you decide to move here. If they treat me a 5/year tenant this way what do you think they will do to new tenants.
I have stated in these apartments for over a year now. I found it crazy that they only have two maintenance personal for the entire complex. So often times it take days to get work orders done and the apartment complex is never clean. There are people over here that allow their pets to use the restroom in the hallway, there’s kids playing in the halls at all time of night and people hang out in the many stair wells doing drugs and using the restroom. The pool just open on July 3rd and was closed on July 4th for whatever reason. We was also told the pool close at 5pm. So if you the average person working a 9-5 you will never get to use the pool because it close at 5pm, just like the exercise room and the other little hangout room never seem to be open. If this place wasn’t so close to my job and other areas of work I would relocate. The sad part is this complex has great potential if they actually cared about the people and didn’t see us all as dollar signs.
I Filled out an application about 3 weeks ago, the process took 3 hours of paper work in a hot room. The lady who did our application took extra time to make sure we filled out everything right so we didnt have to come all the way back there. A week later, they called and told us we had to come back in to fill out missing information from the application that the employee already looked over and told us it was fine. 2 days later they call us back and tell us even though they took our money for our deposit and had to come back to fill out missing documents, we have been APPROVED but CAN NOT MOVE IN because they over staffed the apartment. Now school is about to start and I have nowhere to live. Not only this but they gave us a call and said we were next on the waiting list, then called back later and said they dont have anything open come get our deposit back. These apartments are by far the most unorganized company I have came across!!!!! They dont answer phones, the staff is rude, and None of them know what is going on. What kind of company takes your money to secure your spot and tells you, you still cant move in because they took to many applications. SO UNPROFESSIONAL. This experience has been VERY irritating.
Complex looks nice but management is rude and unprofessional. Myself and a group of people were waiting outside the office because the door was locked. I called the office to verify whether or not they were open, someone said yes and i proceeded to say that i was standing outside and no one was there. Immediately after saying that, the person hung up in my face. After calling back several times, no response. It’s sad to see a nice property go under so soon because of poor management.
January 2017, I put a deposit here that was part of their tax credit unit. Later in the year I redid my paperwork and was moved to a market unit (Have the spreadsheet to prove it) March 2018 I was asked to give recent paycheck stubs. Last Friday I get a phone call saying I’m over the limit for the original unit, even thought I was told that I was put in a market unit. A year & a half of waiting all for NOTHING. A deposit is suppose to secure my unit & now I am w/nothing. There’s only one person that’s basically doing all the office work & that’s the reason for the slip through the cracks. This is not fair to people who have waited all this time. I’m currently waiting on my deposit to be mailed to me. And to be quite honest, they should pay me back interest cuz they wasted a year & a half of my time. For anyone who is thinking about moving here. Do so at your own risk.
I attempted to leave an honest review on another major site, but it was conveniently removed, so let's see how this goes. There is some truth to the other reviews you see. -As a new complex, the community looks good. Nice and affordable amenities, and it is conveniently located near the MetroRail, Young Library, USPS, YMCA, just to name a few places. -Yes, the application process takes a while, so be prepared to have a back up plan if you qualify. Management has a high turn over rate. -Quite a bit of noise pollution. On a typical week you'll hear neighbors fighting outside, and music blaring at all hours of the day and night (typically, evenings are top chart hits and Sunday mornings are gospel tracks). -There is no fence or gate keeping the surrounding community from entering the townhome complex, so people come and go on foot and in their cars as they speed past your front door. -There is a lack of a security presence within the townhome community. Itex only hired nighttime security guards to park outside the construction site. There was a period where cars were being broken in to (my roommate being one of them), and I heard some homes were shot into. No message to community from management after all this happened. -3 story houses have an a/c problem and over heat at the upper stories. -Pet owners let their dogs run around without leashes.
They never answer the phone and they don't respond to e-mails. I've been calling and e-mailing for the past month and still have not gotten a response. Every time I call during their "Business Hours" I get the answering service. How do you expect people to get information to rent from you if you don't answer the phone or e-mail them back??
