Property Ratings at Village at Rice Hope
I lived here for three years and the price was good and the apartment was nice. If you had a problem you pretty much have to deal with it yourself. It took them months to fix the sliding door their landscaper shattered. When I moved out I not only provided them written notice but I followed up in person since I never got any response. We set a move out date and we all agreed on it. I was out and had the rent paid up until that date and the key returned and they still charged me the next month at the month to month rate, promised to fix it and never did, sent me into collections on the some day they said it would be fixed and then ghosted me. If you must rent here get everything in writing to cover yourself as they will do anything to make sure they get as much as they can without doing anything.
I've been living here since June 2020 (in one of the phase 2 buildings w/out the elevators). This complex is advertised as "Luxury" apartments. This is false advertising! At one time this place used to be managed and serviced very, very well but since Melinda & Brooke left, it's quite frankly gone down the toilet. The trash compactor is CONSTANTLY broken (a lot of it is due to residents putting things in there that should not be put in there). They put a dumpster out as a temporary solution however, residents and/or their children just stack the trash at will (even when the dumpster is empty). It's a constant health and safety issue and in the height of summer, it smells God awful. The backup dumpster by the back of the clubhouse is equally horrible. More frequent trash pick-ups would help fix the issue. The grounds are trash and dog poop ridden. Residents toss trash from their vehicles into the parking lots. The dog poop receptacles are always stuffed to the rim (another nasty smell to endure during the summer months) and the breezeways are always dirty (trash, dust bunnies, dog hair, beer bottle caps, empty cigarette cartons & cig butts, you name it). I have sweep it myself so I don't track it into my apartment. My garbage disposal has been broken since November 2022. It took them FIVE months to get someone to come look at it. When they "fixed" it, they disconnected the garbage disposal but did not reconnect it properly. Now I have to keep a bucket under the disposal because it leaks!!! This happened in April 2023 and as of today (8/9/23), NO ONE has come to fix it and I have made at least a half a dozen attempts to get them to come back and make it right. I've asked multiple times to get a rent reduction since I now do not have use of two appliances (one for 9 months and the other for 4 months) that they are contractually obligated to provide to me as a renter. They are violating the lease agreement. I've called multiple times (no one answers). I've tried stopping by after work multiple times (the doors are locked before the 6pm posted closing time). I've emailed multiple times and am promised "someone will come on Monday" and it NEVER happens. At this point, I'm going to contact a lawyer to see what my options are. Do not have things shipped to your apartment here. They are constantly delivered to the wrong building or they are stolen from your stoop. This place needs some SERIOUS help.
Do yourself a favor and stay away from Village at Rice Hope. I lived there for 10 yrs. and year after year it got worse. The latest owners/managers are only interested in collecting rent. They do nothing to improve or even try to keep the place CLEAN. Sadly, most of the current tenants don't care either. I moved in in 2012 and left 2022. Loved it there at first but was very happy to leave.
Check your air vents people! I didnt want to post thinking it was just a one time accedental problem but ive now hears SEVERAL people complain about it!! They will try and say its your fault whe. Air vents are THEIR responsibility. Do not fall for the scam!! Check. Your. Air. Vents.
The rent was always going up just about every year. It took for ever for maintenance to come out to fix anything. The trash cans was always overflowing. There wasn’t really nothing for kids to do so they was always running up and down the stairs then throughout the hallway. The only thing they really have For kids is the pool and is only open during the summer. The dog park where is crap. I am so glad that I am out of my lease I would never live here again!!!

Good luck getting anything fixed. The grounds are disgusting with trash and dog crap and stray cats and bugs fill the hallways. Our a.c. unit went out several times throughout our lease and we had to go through he'll and high water to get it fixed.
This is not a great place to live. They have a new management company that doesn't do anything for the property. People are allowed to walk the dogs all over the property and they do not pick up the feces. I signed my lease in May and they never told me about an 18 month construction starting in June so when I asked to be released from my lease they would not allow It. They said they had a fire pit but the fire pit consisted of tractor trailer tires and a metal great. The caliber of people they allow in this apartment is just awful. There is always trash on the ground it takes weeks to get picked up and since they started the construction people park wherever they want with no regard to anyone else. I'm sure this place will look nice when I finish the construction but that's adding another 300 apartments which is going to be more people in the limited area that we are already have. I would not recommend this place based on the lies that the tell.. In all of the garbage that leaves around the property and the people that don't pick up after their pets is ridiculous

When looking for apartments near a beach, price is a huge consideration. I felt that this apartment complex offered a decent price and had great amenities. The pictures online were beautiful. However, now that I am a resident, I can clearly see that pictures only show what they wanted me to see. The hallways here are disgusting. Covered in bugs, animal feces, animal urine, and various other things. There are also stray cats that roam the hallways. My step son (2 yrs old) hates walking out of our door because he's terrified the spiders and various other bugs are going to bite him. It's awful. The apartment is nice. It's actually beautiful. No complaints. The carpet is soft and it was mostly clean when we arrived. The rooms are a decent size. But, also, there are various stations for people with pets to grab a bag and pick up their feces, and it seems that no one does this. There are piles of feces everywhere outside and it's horrifying. The management so fat has been good, but it seems that they don't care how disgusting this place it.
