Property Ratings at Village at Three Fountains
Too expensive, 1br cost has gone up about $150 in less than a years with no improvements/upgrades to the actual units that I'm aware of. They replaced the grass with turf in the dog park and put in new office carpet. Very rude office management lately, difficult to get ahold of, and when you do talk to them, they seem like they would rather be doing anything else. Ignores and disregards complaints, which is especially insulting considering you have to pay a "management fee" of around $30/mo, which is not included in the already expensive rent. Packages also used to get sorted/organized by management in the mail room, now packages just sit in piles on the floor if the delivery person doesn't sort them. Short notice when car needs to be out of lot so if you are on vacation/out of town, have fun with that. They threaten to tow. Small washer and dryer, washer overloads easily. Nails stick up where linoleum and carpet meet. Planes fly over a lot. Units are not very soundproof. You can easily hear people talking outside as well, windows/walls don't block much sound. Bathroom fan always makes noise. Grassy areas outside stink like dog urine. Maintenance has always been good.
Move here and enjoy having your car robbed and creeps hang around outside while management does nothing to keep you safe. An expensive joke
A great place to live. we lived three years in this apartment.The office staff( Lindsey) and maintenance are always friendly. The grounds and facilities are kept clean every day. Apartment is spacious with large washer and dryer in unit, open kitchen concept and walk in closet. They have club house with workout room open 24/7. Assigned school for this property is Endeavor Elementary( Harrisburg school district). we love to stay here again.

Great location, near Walmart and near a suburbs. Really nice amenities. But poor quality apartments. If you are looking for a place that has really nice amenities and good texting and email communication, this is a good place to live. It's set up to be a transitional place. If you care about the quality of where you live at this price point... then this place is not for you. I have very low standards. When I write "poor quality" I'm NOT referring to the crooked electric outlets and loose or staples in the carpet that I step on every time I walk from my kitchen the carpet in living room. The design of the living area is not well designed but workable. That's a quality control issue and already addressed in previous reviews. Honestly I can live with that. When I write poor quality, it's the intentional design of the building. Cutting costs by designing around a problem is... well... you decide. A lot of the first floor units on lower sides flood in the vents during heavy rain and snow. The first year we brought this up, it was stated that oh, that is meant to happen and it will drain. It started to be a pattern, when we use the heat or air conditioner and there are pools of water outside, there was water sitting in our vents. Each vent has a pool area designed for water, which each floor vent gets filled every time there is an above average rain fall. We've talked to neighbors around the complex, and have confirmed this is not an isolate issue. A lot of people are buying 1st floor units because there are no elevator in a three floor building. A compounding problem. These buildings are built in 2015-2017. I was told that this was due to "contractor issue" that in order to fix the problem they would have to redo the foundation. Passing blame does not help me solve an issue in my unit, ultimately it is the owners of the building's responsibility for design as well as quality of construction. When you a HVAC system for air flow with a large reservoir for water with no solution other than pumping it out when it appears, you are asking for problems. Still pools of water should not be in the air vents. I don't like messing with people money or livelihood. BENDER see this as an opportunity improvement as builders and property owner. You cannot take shortcuts without it hurting your long term profits and reputation.

The price is very expensive for the quality. Everything looks nice, but they used the cheapest materials for everything to build this place. You don't realize it until after you have moved in. Don't get an apartment on the end of the building or you will pay a lot in heating and cooling. The windows are very drafty. You can feel cold air coming in through the plug ins. It sounds like the fan is always on in the bathroom. The water heater is SO SMALL. Don't expect to take a long shower or two short showers if you want hot water. It gets cold very fast.

Cheap and poorly designed complex. I can not stop wondering why would somebody build apartments with living rooms so small that you cannot fit anything. No place for normal size sofa, no place for dinning table, no wall where you put TV.

Though the site is under construction, I've been pleasantly surprised with how fast I've felt at home. New apartment building means everything is new and clean, great neighbors, and located in the southern part of Sioux Falls where you don't have to feel crowded. Weight room is nice and hardly ever crowded, pool and clubhouse are awesome, along with a theater room you can rent (for free) to host parties, etc. Even in my one bed one bath, space is not an issue. With a big walkthrough closet, plenty of bathroom space, big laundry room, and external storage space accessible from the deck, my partner and I never feel crowded.
