Property Ratings at Village at West University
Maintenance department really needs a lot of improvement. Neighborhood of apartment is nice & apartment is right in the heart of city. Lot of parks are accessible by car in less than 15min.
Sometimes maintenance requests that have not been performed are reported as completed. I think you need to do something about this.
Enjoy our stay here. Location is great and maintenance team is very friendly. Leasing staff is always helpful and ready to help whenever needed.

Nice place to live in. I enjoy and make use of Gym, and other facilities. Well located, walkable distance to Krogger / H.E.B. I enjoy walking around the neighborhood. One of the good places, i lived in.
Older facilities but overall positive experience not without some difficulties. Really like layout and square footage but not updated and lots of cracks showing through in complex.

The leasing and moving-in process was so easy. Emily made sure that I got everything that I needed. They are responsive and would accommodate you, regardless of how you communicate with them. (I emailed most of the time and they would respond fast). The app also makes payments and placing work orders easy. Overall, I am having an amazing time here.

These are by far the best apartments I've lived in and I've been in around the country over the last 40 years. Property manager Stephanie is so welcoming, informative, bubbly. Leasing staff Stephanie, Emily, Tristan and Alexandria have top tier personalities and are extremely patient. When we moved in they explained everything in detail. There were no hidden fees or agendas. The maintenance staff are quick and thorough and always respects privacy. There are parking garages, beautiful decor, a gym, beautiful pool and not to mention and elevator. The balcony views are my favorite. The apartments are built in a way meant for extreme privacy and peace. Furthermore, there are always announcements of events and informative ideas that bring residents closer together like one big family. These apartments are centrally located to the major city attractions and best restaurants. There are a few police officers who live on property as well.

It is a good community, with nice people It is fairly quiet overall. Has a nice surrounding area :) Could use more amenities and nice green spaces, though.

Not a great move in experience. Really hope the property improves. The apartment was not ready upon move in and not cleaned. It’s disappointing that the staff did not walk this unit or clean it before moving in.

My apartment is great! The grounds and other amenities are equally good. Except for some construction or renovations, the community is tranquil. There are a few "strange" policies that I had not run into at the other apartments where I previously resided.

Settling in was good so far. The hallways needed some cleaning and my card for the pedestrian gate was not working. There was someone parked in my spot for more than a week. The upstairs apartment seems to have a kid running around so we hear the noise a lot. The pool could do with some extensive cleaning, the water looks a little suspect. The overall vibe of the place is welcoming. The colours are nice and the trees are great. It gives a homey vibe. Proximity to essential areas is great. The food trucks are a good touch and the parking lot is large and spacious and does not feel crowded. The bins are accessible and generally kept clean. This is a good option for a possible future resident.

We've been living at The Village at West University for just over one week. The accommodation is very comfortable and the community amenities are fantastic. The leasing office staff are patient, helpful and friendly. We love it here so far.

The maintenance crew at the villages of West University is exceptional. They make sure they respond quickly and exceptionally adept and solving the problem. They care for the tenants and. So does the front office. And some wonderful place to come home in your heart

West University was a beautiful property with southern California architecture. Under the Fishers, it was a great place. When Greystar took over the management, they downgraded our location and have done the bare minimum. It is really a shame.

Decent place to live, especially for the price. Maintenance is only ok, but I've rarely needed it. I feel pretty safe on the property, as there is a security guard some nights. The one big problem is that for the couple of security incidents I know of (tires stolen off someone's car, etc.) communication from management has been hit or miss--sometimes they notify us, sometimes they don't.

I was very happy to reside at the Village at West University. The complex has a privileged location and the amenities offered are convenient. Most importantly, the unit I lived in was excellent: modern with good insulation and reliable appliances. Every time I had to put in a maintenance request, it was immediately taken care of. The staff was always amicable, polite, and very helpful.

Amazing place to live. Very spacious and beautiful exterior and interior decor. Garages, gym, pool and elevators are a huge perk. I overall like the community and the neighborhood. Maintenance could be a little better. Also, dog cleanup should be enforced. There is some noise if you live close to the parking garage.

It's a good community and the layout of the apartments and the complex is excellent. However, the management does not respond to situations that make apartments essentially uninhabitable. Management has been extremely poorly organized, poorly staffed, and poorly responsive. Most are not aware of major issues impacting the complex. Two buildings had units that were stripped of exterior walls and insulation for upwards of three months following a hurricane. If there's a major problem, the complex will take months to report back and rectify the issue. If you're alright with taking a gamble on your living conditions, then this is the apartment for you.

I have been living in the Village at West University for almost two years. The location is great: we are close to Rice campus, supermarket, downtown, medical center, etc. The neighborhood is small and quiet. The rent is the best offer that I have seen in the West University Place.

You don't want to hear about my residence experience . The front office provides confusing directions. They don't follow up and seem to regard any requests as an inconvenience. There's a constant change in the office personnel, which is used as an excuse for saying "didn't know about that. " Since the last storm I've co mplained about the broken mesh screens and was told it would be taken care of. Months later nothing has been done. I keep complaining about not being able to use the link to the new portal. The assistant manager tells me not to worry about. The office assistant gives me different advice.

Just rented here. The application and leasing process is all done online which is very useful for someone abroad such as myself. Not having a US credit score was not an issue which is always helpful.

Very nice comunity! Very calm and quiet considering that we are by the Southest Freeway. The maintenance team attend your calls in the same day. Emily is super good in answering your questions and helping you to solve any issues or providing clarification about things. Also, having so may options for restaurants and supermarkets around us are a plus. I have lived here for one year with the previous administration, went to another great comunity, them came back. I guess this says a lot!

Management has been tough to deal with parking issues and moving units last minute and not having proper communication. Location and pricing is hard to beat though.

After my move-in, 15 days ago, my trash can hasn’t been supplied. I asked for that twice but the leasing office just doesn’t respond. My second inquiry was 3 days ago.

Very understanding and home feel to the apartment complex, constant construction to make building better. one negative is that the ground around the buildings Flood a lot and are extremely muddy.
