Franklin is a small suburban city along Interstate 75, roughly fifteen miles south of Dayton and 35 miles north of Cincinnati; this central location makes Franklin a popular option among commuters who work in the neighboring cities. Property Ratings at Village East
You’ll like this place if you never have a maintenance issue. This place is an awful place to live because the manager is incredibly rude, condescending, money-hungry, and careless. Cindy also throws her other staff under the bus for things that are clearly management issues (I.e. short staffed maintenance, poor response from management when one person goes on vacation, lack of communication for ongoing issues, and not having supplies needed for repairs). She said maintenance had no right to say if something needed repaired, replaced, or addressed as that is solely her call even when it is common sense like replacing a carpet pad that has had standing water for over 2 weeks. You have to call for every individual step in a request also, call to remove water, call to fix leak, call to repair the drywall, call to have the carpet replaced cleaned and sanitized. Shout out to Stephen with maintenance who was always great and as helpful as he could be with limited resources, lazy coworkers in maintenance, and poor management. Also shout out to Jessica who Fath properties brought in to help clean up Cindy’s mess with unaddressed maintenance and poor living conditions for residents. Fath properties tried to get me to stay with them after this experience but they only discount one admin fee for loyalty and it was hundreds cheaper to go with a different management company where I got more square footage, more amenities, and a more beautiful, well-cared for home.
I moved into Village East a few months ago and my family and I could not be happier. The community is quiet. The property is well maintained. The office staff was very helpful and professional. We had one minor maintenance issue and they responded the same day. I will refer other people to live here! Thank you Village East Apartments for being the perfect place to call home.

Amazingly it came from our residents consistently telling us that the first thing they looked at were the cars in the parking lot. My entire building smells like cigarettes. I use plug-ins, air sprays, solid air fresheners, gel beads, sachets, an air purifier, and candles and still can't get the stink out of my unit. I have complained to maintenance several times and they have tried to help twice that I can recall (switching out the air filters - since you could see gray residue outside the air vents; and putting a commercial air freshener in the common hallway) but it still smells so badly. Under the bathroom cabinets smells like a bowling alley. Cigarette residue seeps out when you shower, leaving streaks on the walls. When you leave town for the weekend, you take your clothes and they all smell like cigarette smoke. When guests they have a hard time breathing because of the polluted air. People do not pick up after their pets, so you have to watch your step in the front lawn.
I have lived here only a few short months and its awful. It's absolutley quiet and the people who live here are nice...BUT, employees are rude, maitnence takes forever and a day to get anything done. My dishwasher was broken and it took them ove a month to get me the part...my shower had a leak and was broken so therefore I had to drive to my parents to take showers because it took them a whole weekend just to even return my call and have somebody come look at it..... They are so rude and don't care about issues that anybody has. I will never recommend Village East to anybody. Awful!!!!!!
Village east are older apartments. There are problems with some of the units. I like the fact that they are close to grocery stores, Kroger, Walmart and Meyers. There are plenty of restaurants and shopping. The down side they are a little costly for what you get. They put off fixing things, you have to really bug them. And some of the staff are not that friendly. Over all it's an okay place to live.
Great location! Located close to grocery, dining, and entertainment. Also right by the interstate so makes commuting to work that much easier! I love the brick wall in my apartment and the balcony over looking the pool. Quiet neighborhood and even in walking distance to restaurants and Kroger!
I could do without the power walking from the sweet, energetic 90 something year old man upstairs, but other than that it is quiet. Maintenance staff is friendly, some of the management could take a cue from them but nothing too serious.The clubhouse and pool is nice. There are washer/dryers in all the buildings to my knowledge. Overall we like it here.
This apartment complex exceeds my expectations by far. The apartments are well taken care of, the neighborhood is friendly, and the staff is fantastic. The rent is somewhat on the expensive side and for a family to rent a unit, they must earn three times the monthly rent. But, this keeps people with better jobs and lives in the apartments, and the not-so-friendly people out.
I have lived at Village East for 12 years now and love it. I can walk to Krogers, eating establishments within walking distance The grounds are very well maintained and cleaned. The office staff always greets me with a smile and very helpful. They even pick up my rent check for me during the icy cold winters. Maintance is GREAT! Stephanie is always quick to respond on my work orders.
Good location value is for what you pay could be better.Staff seems to be confussed at times when you have an issue.Amenities need updated and dryers do not dry clothes unless you put two dollars to dry.Noise level is low.
