I love my apartment layout however, the air conditioner in my bedroom is closed up for some reason, parking is not good after 6pm but the worst part is the building construction is horrible! I can hear everything that goes on upstairs! It sounds like they're slamming and stomping when they aren't. At times, it sound like they're going to come through my ceiling. I have to wear earplugs so I can sleep at night. I can also hear the neighbor next door's child screaming all the time. I would not recommend this place to anyone! Don't be fooled by how nice it looks
If I could give zero stars, I would. The manager/assistant manager are absolutely terrible at their jobs. The place is overpriced, paper thin walls, rude people, and they are extremely money hungry. Office never answers emails/phone calls. They should have better people running the office, maybe more people would stay.
SMOKING IS ALLOWED - NOT family friendly !! We moved right by the playgrounds so our one year old can grow and play and use the pool. BUT our next door neighbor smokes all day and night ! The walls are paper thin so the smell penetrates our furniture and apartment!! As per management- IT IS allowed in the lease. If you have kids I would NOT Recommend unless you enjoy walking into a clean apartment that reeks like a DIRTY ASHTRAY!! Our babies nursery is out of use because of second hand smoke. The bathroom smells awful ! It’s a shame - besides that major health hazard - we did enjoy living here .
Pros: - Rent is relatively cheap if you are coming from more west Jersey or the city. - Relative ease of access to grocery stores and department stores such as walmart. - Nice view in the summer - Ample free parking space Cons: - Its a very dead and depressing neighborhood. - The walls are a little too thin, you can hear your neighbors snoring at night - The management is so so. Not sure if they really care about customer retention. - No organic supermarkets or proper gyms within 10-15 minute drive (e.g Wegman's, whole foods, LA Fitness etc.)
I have lived here a long time the new owners suck how can heat be so much for for 700 sq ft apt these meters they installed to measure the heat are a joke I think we should file a class action suit against them hate this place

No accountability in the staff or crew. Things stolen, property damaged, and no help from the office when these things occur. "Snow removal included" is more like GOOD LUCK WITH YOUR WAIST HIGH PLOW PILE IN THE MORNING RIGHT AFTER SOMEONE STOLE YOUR ONLY SHOVEL. Moved in about a year and a half ago and it was awesome, but has steadily declined to the point of wondering whether or not I actually need to move to what I THOUGHT was the worst apartment complex in the area. Don't do it. Not worth it.

Good Morning, I am surprised by you statements and I would like to explain. Three weeks ago you reported damage to your tire and I requested the receipt at that time, so I could work on reimbursement for you. When we meet yesterday, we reviewed: the tire matter, the snow shovel matter and our snow removal. I disagree with your depiction in your post listed and allow me to review. Had you mentioned last year’s snow removal was deficient, I would certainly agree with you, as we did need improvements and we have since, made great strides with our snow removal. In fact over the past few weeks we received many residents complimenting our teams for snow removal. Just today we received several posts on our portal from residents acknowledging our great work and I will share just one from a resident “ I also would like to give a huge thanks to your snow removal crew as they have done a great job! Last year was a disaster, however I see the kinks have been straightened out. They deserve all accolades!!” At our meeting yesterday, I additionally requested the receipt for the damaged tire and I suggested keeping your shovel inside in the future to avoid this from occurring. Also we reviewed your thoughts about how you suggest we could further improve with snow removal especially in the building which you reside. As we arranged, I did send a team member to your apartment home to review the matter and although you were unable to meet him as previously arranged due to traffic, he was there and reported his findings to me. When you called yesterday to update us that you were delayed and could not meet in the afternoon, it was explained that we will be happy to send him again when you are able to be home to meet with you personally as your thoughts are important to us. We had about 12” of snow on Wednesday and this was the 4th storm in only several weeks which was effectively removed . I believe I have exhibited by our actions and depicted here with clarification, our sincere commitment to accountability and willingness to assist when possible. Place was the best place to live till the new owners took over!! Now there's no privacy they ripped out all the nice bushes and planted grass seed with no hay or water so now there's weeds all over cause it's cheaper for them to mow grass instead of trimming.neighbor next door found roaches and called they came and treated her apt never said anything to the other 3apts attached between firewalls so now I got them and called.they came and treated and inspected the other units and found the problem this could have all been avoided if they inspected the first time they got a complaint but they try to hide everything here now cause they don't want people to know and they don't wanna spend the money on the exterminator so we have to suffer over something that was avoidable

Good Afternoon, First, I’d like to thank you for taking the time to share your feelings. I’m sorry to see that you are not as happy as you once were in your apartment home. I’d like to address the issues you have mentioned, but I would also like to encourage you to call me when you have a moment so we are able to further discuss your concerns, and work towards you feeling happier in the community you call home. We have started the process of removing bushes and trees throughout the community. The reason for this is because a large majority of the items being removed are either dead, diseased, or causing structural damage to patios and walkways. As you mentioned we have planted grass seed and are working to put in new plants etc. throughout the community, but planting does take time based on weather conditions to ensure that the items planted do not die. SDK does have a new landscape design that they are working towards and want to make the community cleaner and even more beautiful than before, but this transition does take time and we appreciate your patience as we make these necessary changes. Regarding the insect issues, unfortunately sometimes these problems are unavoidable, however we work and have always worked diligently to rectify all issues upon them being brought to our attention. I understand that dealing with these insect issue is extremely frustrating but please do not feel that we are not taking every proper step to alleviate the problem, as we are and will continue to do so until all issues are rectified in full. 4 years here and i hate cant get out tho personal reasons..... i wish leave if i didnt have a child id live on street b4 here.... they break so many laws i dont know how there still here they have an excuse for evrything.....workers barged into my apartment without knocking just let himself in whele i was sitting at my dinner table nex to the door no way i missed a knock and it has happened many times what if my wife was changing or got out the shower they just say sorry that not supposed to happen and it happens a week later i have found evidence they were in my place many times without notice i was not home and they did not leave a note saying why it has gotten so bad that i installed camra this month to catch them and report to the state with proof they took the sliding doors off the track leaving my living room wide open for everyone to see my 70 inch smart tv and god knows thousansds of dollars in electronics 3k work comuter sitting on table in 40 degrees last winter to do calking came home to freezing appartment for 4 hrs with heat blasting to compensate while thy finished brand new roof done in winter made the leaks even worse than b4 ice maintenance is crap they fail to clean gutters b4 winter so it overflows down the wall leaving no joke 4 plus inces of pure ice across the walk right in front my door im not exagerating have photos and they do nothing they refuse to kill beez on many ocasions place loaded with skunks smell it at least 1 a month we moved here cause my famly has dog alergies and tho it says no dog they have started lettening some in past few months probably cause there despirate to get ppl in here cause i ton moved out from the crap they have been doing you cant even go for a walk without running into 3 people that hate this place i could type a book on what they have done to just me there is an insane amount more to tell but sick of typing.....PLEASE DONT MOVE HERE IT IS HORRIBLE!!!!!!!!!!!!!!!!!!sorry for my grammar

We will certainly be addressing our entrance protocol with our entire maintenance staff again to ensure that these issues are not recurring for you or for any of our other residents. Our staff should not be entering at any time without you having called for service, or in the event an emergency repair is required. Regardless a notice that we were there should always be left, and if that is not happening 100% of the time we hope that you would have let us know of these occurrences so they can be address with specific staff members as these issues occur. If you can call me directly about the bee issue you are having, so I have your apartment information I can find out more about what has been and can be done regarding a bee issue. Skunks are a natural part of where we live and they tend ot take the same route each night for a period of time so it is not uncommon or unusual to see or smell skunks around the 115-acre community. Our dog policy has not changed; however we are required by NJ State law to accommodate those who have a need for a service or emotional support animal and we certainly work to meet these requirements. As always change can be difficult for many. Even if those changes are meant to be for the positive. We certainly understand that not every resident will be 100% happy with the changes and updates that come with new owners but we certainly work to create a community that our residents love to call home and are very sorry to hear that this is not the case for you. The worst place to live. With the new owner all changed negatively. The rent increased a lot! Now you have to pay the hot water and heat, but no only the water or heat that you use, you pay a percentage of all the entire buildings. Now pay extra money for a cat. They decreased the water pressure and you lose the water in the middle of the shower. The snow removal is a nightmare. The walls are SO thin, you can listen you neighbor speak, fight even have sex. The maintenance's people are inefficient, they fix one thing and broke two. All that you have to pay don't worth all that you receive!!! Seach for a better option.

Please realize when ever their is a change in ownership, with any company there are always changes that occur. I would like to reply to your comments. Our capital improvements which are in progress consist of 132 new efficient boilers and hot water heaters, water softening equipment, new roofs and insulation applied into each attic for better insulation which may not seem to some as improvements, however; these items were at the end of their life span or failing and were essential to our operations and needed to be replaced. The rental rate increase is and was inconstant with the previous owners increases. Rental rates do increase in apartment homes at the time of lease renewals. This year with renewal leases there is not a rental increase in lease renewals to offset the cost of heating and hot water energy. Heating energy usage/cost is based on usage in each unit, there is not a percentage for the entire building at all. The common area energy usage/cost is paid by SDK and is calculated independently not collectively with resident's usage or billing cost. Loss of water during a shower, should not occur and will be reviewed by our team and repaired once reported to us. Snow removal was a challenge this past winter and have made changes to improve our process. Every construction project must meet the criteria of local and state building codes and inspections during that process including the thickness of our interior walls. Any noise complaints are addressed promptly once reported to us. We take great pride in the efficiency of our team, both office, maintenance and management as many of us have been onsite at Village Green for many many years and we have seasoned and experienced professionals to address all our residents concerns. I have lived here since October 2014 and have been pleased with the experience. Management and maintenance have always been helpful and attentive when I've requested assistance. The location is key for this complex -- easy access to route 80. If I were to peg down a con, it would be that the shopping center leaves much to be desired.

The Village Green was a very economical and nice community. Since the new owners, SDK, have taken over the only things that have changed are improvements to benefit their profits. They require tenets to have renters insurance and changed the BBQ policy so SDK can choose a cheaper insurance policy. They installed new boilers, water softners and shower heads. Besides them getting a energy efficiency tax break, they now charge tenets heating costs as of June 1, 2017. The shower heads mist water (1 gpm). Water pressure is being regulated to the apartments. This reduces water usage and minimizes SDK costs. The pet policy has now changed to include a upfront fee and monthly rent for your animal. Snow removal is outsourced to a contractor and SDK is clearly a low priority. Tenets have gone days without shoveled walkways this year. None of SDKs cost cutting benefits the tenets. Management constantly regurgitates the same line " This is normal, every apartment complex does this". They increased rent 4% and of course told us this was normal again. With significant rent increases one would expect living conditions are improved. Everything in these apartments are from the 80s, including the appliances. None of the appliances are energy efficient so expect a hefty electric bill. Before the apartment was fine because the price was right. Unfortunately SDK will have a significant turnover in tenets but they don't care. The previous owners had a waitlist for apartments now there are rooms available at anytime. I am moving out this month and for your TOTAL cost at SDK Village Green, you can afford a VERY nice modern apartment elsewhere. Be very cautious before moving hear with the new management. I don't think you will find a single happy tenet with SDK. If SDK does reply to this message please list the upgrades that been provided to the tenets. The list should not include items that have vested financial return to SDK.

Good Morning, I’m sorry to hear that you feel that all the improvements SDK Village Green has done and continues to do is not to benefit our residents, as that is certainly our intention. I will be happy to address each of your mentioned concerns so there is a better understanding for all. 1. The requirement of Renters Insurance, Liability Coverage, is for the protection of the tenants in the event that a guest/visitor is injured on the premises during their visit. Tenants can be held liable for negligence that results in injury to others and this liability insurance is important to protect you and your assets. 2. The BBQ policy was addressed and re-addressed a year ago, that BBQ-ing would be permitted as long as the safety parameters were adhered to by all residents. However, in the lease agreement it states, and has always stated, that personal BBQ’s are not permitted, so this courtesy is one that can be changed at any time if deemed necessary for safety reasons. However, we do provide stationary BBQ grills throughout the community for all of our residents to enjoy as part of our amenities package. 3. You are correct that we have invested millions of dollars on capital improvements already, including but not limited to brand new boilers and water softeners, attic insulation, and new roofs on ALL of our buildings. These investments are a step towards energy efficiency, and reducing our carbon footprint. 4. Water pressure is not being regulated, however as with all energy efficient products they may be more low flow then the older version but again, is in mind of being more environmentally friendly. 5. As of June 1st, 2017 you are correct that all renewals and new move-ins at the time will be responsible for their heat and hot water separately from their monthly rental amount. This process is regulated by NJ Department of Community Affairs. We have installed individual meters in all of the apartments to ensure effective readings of each resident’s personal usage. For many residents this is an opportunity for savings as being conservative will directly relate in lower gas usage charges. Along with this change, renewal offers will not include a rental increase to offset this new policy. 6. The pet policy charges are for new residents, and all existing pets have continued to live with their families pet rent free. 7. Snow removal from the sidewalks has always been through a contracted company as our community sits on 115 acres and would be nearly impossible to address with our team alone. We did face some challenges with the snow removal on the sidewalks this past snow storm but it is something we are working on for the future and will continue to address and improve. As always the plowing of the roadways was handled by our staff and was handled quickly and efficiently. 8. The energy efficient boilers, insulation, etc. are all for our residents benefit. As you mentioned the residents will now begin the process of paying for their heat and hot water. Our company was not required to make these large upgrades before changing the heat policy but did so to make sure our residents are saving as much as possible throughout the year. 9. Please keep in mind that all communities increase rent on a yearly basis, as each year costs increase to run the community fully. The increases are taken seriously and are calculated to ensure we can continue to meet all the costs associated with running a community of this size. Please note that Segal Realty Associates increases were based on them having owned and managed the property for 40 years making their costs different from those associated with today’s costs. 10. If you specifically have issues you would like addressed in your apartment, we would be happy to address them, as has always been our policy. Unfortunately if items in your apartment are working at full capacity the items will not be replaced just to have something more “updated”. However, we do offer upgraded apartments throughout the community that you are welcome to transfer in to, if that is something that interests you or any of the residents here at SDK Village Green. These different options of apartment styles helps accommodate to many different ranges in budgets, based on each residents individual needs/wants. Finally I’m sorry to hear that you feel your experience has not been a pleasant one. This place is the worst I have seen in the area. Mostly because of the new management that "run" Village Green. They lie about aspects of the apartment and the complex in order to get the deposit money, then once they have the money all of a sudden everything changes. Any positive review for this complex is well before the new management took over. Stay away from these people at all costs.
Village Green used to be a respected apartment complex before the new SDK owners took over. They are the worst group of people I have ever encountered while searching for a place to live. The staff will consistently lie to you and tell you what ever you need to hear in order to put in the deposit and all the up front costs. Once they get your money everything that was discussed immediately changes and they blame it all on corporate to save face. Not only that but many of the apartments I entered there had some sort of illegal set up. Weather it be the restrictions on heating (system on turns on when it gets below 50 out side), the fuse boxes were painted completely over so they could not be accessed in an emergency, and the staff comes in goes from your apartment at their own will with out informing the occupant. AVOID THIS PLACE LIKE THE PLAGUE. Any good reviews the complex has is from years ago when they were own by decent people. WORST MANAGEMENT COMPANY IN NJ
I've lived here 3 years and since it's been sold there have only been poor decisions made. New management cares very little about tenants. Old management was so great with scheduling maintenance in your unit, invade you had pets or wanted to be present etc. That is no longer the case. I've gotten home to things having been moved in my apartment, doors and curtains shut (that I always leave open) and no notice or note saying what was done in my place or why. I don't feel safe anymore. On the message boards I read horror stories about front doors being left open and people's pets getting out and going missing. All management cares about is filling the empty units due to rent prices going up and issues popping up each week. Won't be renewing next year.
Been living here for 6 months now and I would never recommend this place to anyone, unless you like management that doesn't seem to care about your problems and will lie to you constantly. This first issues my wife and I noticed was that house centipedes are pretty common living here on our second floor apartment, ranging from baby ones to adult ones, I believe these little buggers come in from the walls since there are some sizable gaps between the floor and the walls. This may also seem to be the case with ants since there was a period where I was killing 30-40 flying ants per night (really don't know what happened to them but I still see ants here and there on the walls.) At least we're not seeing spiders, I'd assume having spider infested walls instead of ants and house centipedes would be worse. The second issues that have become clear since winter has approached is that we were either lied to about the heat being turned on or it was on and set to the lowest legal setting which was 65 degrees. It took over two weeks after being told the heat was turned on before we were able to feel any of our heaters producing warmth. I'm guessing someone in the building called more than 3 times to get the heat properly fixed since I was ignored on my first two calls and only had a person sent to my apartment on the third call. This person told me the boilers only start working when the outside temperature drops below 60 or 58 degrees, leaving a range of five or seven degrees at night where the apartment unit is not allowed to fall in, seemed like the person was unsure himself or was lying about how the management was attempting to cut costs on heating. Furthermore, calling for management is starting to looking like something you have to consistently pester about since your issues never get resolved on the first call. The heat being an issue is not the only issues I have called about and was told I would get a response on but never heard further contact. If the management here ran any other business other than apartments they would have long-lost their customers, the neighbors below my apartment left in the middle of their lease and were charged multiple fees and were not allowed to find someone to continue paying in their place for the rest of the lease. It seems like management at SDK Village Green is only here to get new people to sign a lease and then stick them with fees to prevent them from leaving the lease. Like previous mentioned, this company took over the Village Green in Jan 2016. We moved out in March about a week before our lease ended, and just received a collections claim today. Long story short, they gave us their word we could have a friend come in before our lease ended on the 31st and gather our remaining personal belongings and finish cleaning/painting the apartment. They gave us their word they would not enter the apartment until we told them our friend was done. They then went behind our back and threw out ALL of our remaining personal items before our friend came, and before our lease ended. Not only that, but they then took pictures of everything we left behind and charged us for it. This place also charged us for things that were documented problems when we moved in. I could go into more detail with more examples but I will leave it at this: DO NOT RENT FROM THIS COMPANY. They will find a way to scam you. Their employees only care about making the company more money and the company is KNOWN for taking advantage of hard working adults like us. STAY AWAY FROM SDK. THE SINGLE WORST LANDLORDS WE HAVE EVER HAD!!!!!!!

My husband and I have been at the village green for a little over 3 years now and we absolutely love it! The office staff is truly amazing, always pleasant to speak with and will answer immediately with any concerns that you may have. The maintenance staff is phenomenal as well and will be at your door asap if there's a problem. The landscaping is beautiful and always in great shape! I would never live at any other apartment complex. This is by far the best place around!!
They sold this property to NEW landlord and making unbelievable options to everybody. They increased my lease by 5%, this is a very high percentage!!! They also forced to obtain renters INSURANCE!!!

Rental rates do increase with lease renewals where ever you may reside. Our increases currently are 3.5 to 4%. Home is where you keep the items that matter to you most. The Village Green has been sold to new owners as of January 2016, the rent is astronomical now. They no longer let us grill outside (I've been here for 10 years) they are charging an extra $25 per CAT on rent, and an additional $250 at lease signing (last I checked pets don't have jobs).. I remember Village Green used to be a great value for someone who would want a safe, affordable apartment complex. This is no longer true. I am willing to break my lease to find a new place to live. At least I can pay my rent online now.. Oh well, this apartment complex is past its prime, look else ware.

We realize how important grilling is to our residents therefore, our grill policy was revised on March 15, 2016 and we do permit grilling with propane, charcoal and electric grills with our revised guidelines. The pet policy and fee's you refer to are for new leases and not for our current residents, so no need to worry when your lease is renewed. We have implemented our own online Portal ActiveBuilding where our residents can securely pay their rent, send in a service request, renew their lease, communicate with other residents via postings, join groups within our community, email our staff and as a residents you will receive updates from our management team both with our postings and via email which we send out in ActiveBuilding. We encourage resident participation and have received many positive reviews, as it can be accessed from smartphones, tablets, desktop or laptop computers, as it complements residents lifestyle and enhances the community experience. We offer exceptional maintenance and customer services now both located on premises where all your questions and concerns may be addressed promptly. Vilage Green is a great living community , the staff that helped us was very aficiant , they told us on a certain day the apartment would be ready to move in and it was so. The apartment is very private and it was well planned so people don't bother each other. Village green is also very excessable to major highways, and shopping centers are very close, I would recommend Village Green to any body that wants a neat place.
The apartment is spacious. It's typical apartment living, noisy neighbors and the smokers outside - ugh. but the rooms are big and light

Let me start by saying we love living here other then the high rent cost. The rent goes up every year a and is too high, but we do like living here, the amenities are great, themaintence is great!, the location couldn't get better and is close to all major stores and highway access, some apartments are upgraded but unfortunately if you have lived here long they don't upgrade your apartments only if your new.. Other then the high rent though, it's perfect.. And the schooling systems are great here
Village Green is a great apartment complex convenient to Route 80 in NW NJ. The grounds are well kept, the apartments are large and modern, and the residents are friendly and polite. The only problem I have had is that the walls are a bit thin, but most of the neighbors are very considerate and quiet. There are pools, a golf course and playgrounds available, along with the usual laundry facilities found at most complexes. Snow and ice is cleared very quickly and maintenance problems are taken care of promptly and with a smile. This has been a wonderful place to live!
I live in Village Green Apartments in Budd Lake, NJ. They are absolutely gorgeous. With two pools, tennis courts, volleyball courts, skate park, and a full shipping center, who could ask for more. My neighbors are great. This is the most pleasant area even. Plus access to major highways and rail service. Loving this place.
We just moved here a month ago and sip far we love it! The complex is quite,the layout is good and a huge plus there is no pet fee for out cat!

I've lived in this village for almost two years now and I can say this place is ideal for almost any person in any situation. Though no place is without its cons. The village looks and feels very calming and despite a majority of these apartments are filled at any given time, I rarely see or hear anyone. Except in the late evenings. The soundproofing leaves a lot to be desired. Anyone that isn't whispering or standing still you can practically tell what they are saying and doing. That is my only gripe though. It may be a little expensive but it's worth it primarily for the scenery, on site activities and location. The apartments are very large and will accommodate almost any living situation that requires two or less bedrooms. Pro tip: Take a bottom level apartment if you don't wish to be cranking up the ac to full in the summer. Winter is perfect though.
The Village Green is an awesome apartment complex. They have friendly office staff, spacious apartments (with a TON of closet/storage space), and are impressively quick to take care of maintenance requests. The walls are a little thin, as mentioned in previous reviews. Conveniently located by its own shopping center. Overall, I was very pleased with my experience here.
Warning Very very thin Walls. My apartment also has very squeaky floors to the point that you can hear my 10 lbs cat walking around because the floor creaks
My apartment is amazing. Its always warm in the winter and easy to cool in the summer, my neighbors are friendly, the amenities are well maintained, the staff is helpful and very attentive. I have nothing bad to say about the complex other than the age of the buildings. They are a little on the older side so you might be able to hear someone if they are yelling in their apartment that shares a wall with you, but that's the case with almost all garden apartments.

I have a little story that started out as a negative and turned quickly into a positive! When the crew cleaning up the leaves blew them all over my new car covering it completely I reported it to the office because there were spots from the blown debris all over the car and I was very upset. Glen and his crew waxed out the spots the next day and I was very pleased. My car was new again!! Everyone here are very responsive and strive to keep the residents happy. I bring cookies to them every christmas as a THANK YOU!!

I have been living in the Village Green for 9 years now. I have loved it from the first day I moved in. The grounds are kept beautifully and they have so many things you can do. Such as (2) pools, tennis courts, (2) new playgrounds, golf so everyone has something to do. The apartment is located near several major highways which makes it excellent for when you need to go somewhere. There are many stores in the immediate area to make shopping easy. The maintenance staff is so friendly and always gets things done proficiently and professionally. They are amazing. I would suggest anyone to come and live at the Village Green. I love my little apartment and feel "at home" here.
