Love my new apartment and the staff has been great
Run away! The staff in the office deceived me. They never allowed me to see the apartment before I signed. They said they would walk it for me the day of. I get the keys and there’s a dead roach on the stove! No way they walked it! It reeks like cigarette smoke inside! BEWARE BEWARE BEWARE.
Amazing service from Tanya and the other leasing agents. They are incredibly understanding and helpful. Great place to stay.
A/C is constantly going out. My A/C is currently not working (2/10/23) I called the emergency line and the lady specifically said because it is not 80 degrees outside they will not make an emergency call it is 81 degrees in my apartment. Not to mention I also have a pregnant wife.
Could not cool our sweet potatoes pies on the counter because roaches were on the counter. Could not dress our dining room table with our turkey and fixings because roaches were crawling on my grandmother's linen into of the dining table. A total disaster Village Lakes (Sanford). NOT WORTH THE MONEY. We have decided THANKSGIVING was the last straw! Roaches, you win!
They claim new appliances, NO, they are 3-5years old and worn-out. They claim newly renovated apartments, NO cheap cabinets from HD supply, poorly installed, some even have handles meant for dressers and nightstands. Improperly installed dishwashers and airhandlers. A/C units are outdated and over 10 years old. Old outdated lighting in the kitchen and bathrooms. Basically there motto is "It seems to be working to me, looks good from my house." I've been here 4.5 years and the German Roaches are STILL a problem, I watched pest control on my home security cameras and the guy only sprayed 1 bathroom and parts of the kitchen. Not to mention there is NO treatment for bugs around the buildings which allows the roaches to migrate outside to your vehicles and surrounding areas, then come back inside. Also for these 4.5 years, there has been a turnaround in maintenance, with each crew only having minimal skills.
We found roaches in the apartment on day 1 and moved out but they charged us with the lease breakage fee. They are only looking out for your money.
My wife and I are moving to Melbourne and needed to find a place for her sister to live. We found Village Lakes on Apartments.com and from there were able to secure a place for her to live. The experience has been very easy, mainly because of the Management Team, especially Tanya, helping us with all that is involved in setting up a new place. The apartment is very nice, with new carpeting and flooring throughout. Again, we just want to express our thanks for everything.

I lived at Village Lakes for four years and I have no regrets. Maintenance is always done in a timely manner and never have repeat issues. Tanya and Arlene are absolutely phenomenal and have always been a great help. They just went through a remodel inside and the new apartments are really nice compared to price and square footage closer to Orlando. The only negative thing is a 1/1 does not have a washer/dryer and the laundromat really needs to be updated. Overall it’s quiet, no issues with crime, and staff is great. I would recommend Village Lakes to anyone
I moved in to village lakes in December right after the holiday and I love it everyone have been so helpful I had a small surgery and the office staff helped with my trash until I was able to get on my feet again my neighbors are great I love the pot lucks that the community offers almost every Wednesday. I would recommend Village Lakes to everyone.

I have been a resident at this awesome property for almost 5 years and I must say, this is by far the best place I have lived since living here in Sanford since 2009. I've lived 2 other places before. It is a central location to many of the places I frequently shop and visit. The staff is friendly, helpful, and always on top of getting the things done when called on. I would highly recommend if you are looking for an affordable and great place to stay, this is the place!
I’m a current resident . I can see the changes in the past 5 years , the property is well kept and the trash areas are always clean. The maintenance guys are very nice. The girls in the office call after my request are complete to check if work has been completed accurately. I have been manny years as a renter and is the first property that does this, that is great costumer service. I m very thankful to find this place I call home.
I picked Village Lakes because the rent was reasonable compared to other complexes in the area. I got here and found the apartment had a nice layout. Any problems I had were taken care of quickly and correctly. The maintenance staff were polite and always did the job well. I always remember to say thank you. These men work hard. A little appreciation for them goes a long way to getting the help you need when you need it. And you don't always need a work order. If a man is by your apartment they are glad to stop a moment to answer a question or look quickly to see if a switch is off that should be on or some other minor thing that takes 2 minutes to handle. Kindness is remembered. Serious health issues must be reported and addressed immediately. This is a nice place to live. I started out in one apartment and wanted to switch to one of the remodeled units in mid lease. They OK'd it and here I am. My rent increased quite a bit when I moved but I expected that. I'm by a pond now full of frogs, turtles and ducks. It's wonderful. It's quiet here, except for the ducks, but that's OK. The office staff have always helped me. I've been persistent with my requests when needed but the problems have all been resolved. Problems can't be solved by anger, refusing to pay rent (violating your lease agreement), etc. Management has to live up to their end of the deal too. So far I've had a good experience and expect that to continue. I'm happy here. I'd recommend Village Lakes to others. Know what you want, what you need, what you are willing to pay for it. If this place fits that, live here. If it doesn't, don't come here and then expect management to change. It is what it is here. Live here or not. It's your choice. It was mine to live here. I'm not sorry I did.
When we first moved into the apartment in December 2015, we loved it. It was quiet and peaceful, and exactly what we wanted. We signed the new lease in November 2016 and by January 2017, the nightmare began. A/C unit upstairs leaked down into our apartment, kitchen sinks kept backing up with stuff we didn't even cook, eat or use( one time it was grassy!) and the hot water heater leaked and had to be replaced. By April, sinks did it again and the acid they used to fix it leaked out of the old behind pipes and ruined my stainless steel pans that were under the sink????. They told me I'd have to go through my renters insurance to replace them. So had to toss those. Then the A/C unit upstairs leaked again Memorial Day weekend and someone "forgot" to turn on the answering service so they didn't get the message about it leaking into our dining room until that Tuesday. By then it was leaking through the lightbulb in the dining room. They fixed it and then a week later we noticed mold on the wall. Was told they would come take care of it on that Friday but they didn't show up to do anything until the following Tuesday and then all they did was wipe the wall down with bleach and painted over it the next day. Mind you my daughter was 6 months pregnant during all of this. For the ENTIRE MONTH OF JUNE, went back and forth with them over the mold issue and had Code Enforcement come out. But still kept finding mold on that side of the apartment, in the bathroom, the cabinets, where our A/C unit was. They served me with eviction notice because my thing was, FIX THE MOLD ISSUE CORRECTLY IF YOU WANT YOUR MONEY. They haven't, I'm moving. And then guess what? Came home to the sinks backed up, AGAIN and water all over the counters and floor. So done! And from talking to neighbors, mold is an issue in MULTIPLE APARTMENTS. And apparently that was the reason the people who were in my apartment before me moved. Pick someplace else. Don't put yourself through this. It's SOOOOOOOO NOT WORTH THE MONEY.
