Property Ratings at Village Manor Apartments
Staff is Great buildings are older but maintained.
Horrible mold and roach infestation. Management is a joke and treats tenants very poorly. Maintenance is close to useless
Radon, plumbing leaks, inefficient use of space (furnace in oversized closet taking up much of the space in the living room and making furniture placement ridiculous, work orders ignored for months/years and eventually marked completed even though they haven't been completed, sidewalks broken and muddy, repairs not made for long-term residents and then when the problem is so bad that it can't be easily fixed they move residents to a new unit and charge them an extra month's rent for the move when it was mgmt's fault repairs weren't made . . .
I've lived in this apartment twice and both times they have had a REAL mold problem. They do not fix it either!! My apartment has black mold and they arent cleaning it properly. They just slap paint on it and act like it's done. The health Dept has been called a few time on them. Management has changed and shes down right disrespectful. Its bad here now. I wouldn't move here. Maintenance doesn't really fix thing either. It's awful. There's drug activity too.
what I LOVE about this apartment complex is the area of town. It's in between two Krogers, down the street from a Walmart Neighborhood Market, close by a Target & Big Lots, 10 mins from not one but two malls. As a bus rider for the last six years, it's works out well. It's about 12-15 mins from downtown Louisville and about the same from the rest of the city. It's very community oriented as many residents attend the local seminary schools less than ten mins away. We have a great playground, great office staff and a great community room, which I've rented about 20 times over the years. Included in your apartment rental is free wifi in the study room, how awesome is that if your a student. Only three cons this complex is that the rent goes up every year but we as residents don't really see any change. Now this could apply across the board for most apt. Next, the hardwood floor, which I know some people love, which I've grown tired of, but that's a personal preference. Last but not least, we have this entry efficient front bay windows but can't open them at all. I would love to open them and let the seasonal air flow thru my apt.
I have been living in Village Manor apartments for over 3 months now, and I have nothing but praises to heap on the place. The staff is incredibly friendly, maintenance as well, and they all respond in reasonable time to any issues. The community is amazing, with the most cultural diversity that you could find probably in the entire Louisville Metro area. The buildings are beautiful, and well maintained for their age (>100 years old). Being a rent controlled apartment complex, it offers a more unique living experience (for those who qualify) while being steps away from some of the best cuisine and shopping Louisville has to offer!
I've lived in these apartments for almost two years now, and I cannot wait for the opportunity to move. One of the main factors in me moving here in the first place was the income restriction. I didn't have a job that paid well at the time, and this is the only apartment I could find that I could afford. At first I loved living here. The neighborhood is nice. It's close enough to many of my favorite things around town while still being out of the way. I have a few big problems with it though. One part isn't their fault. The arms that block the train tracks malfunction and come down with no train in sight. I have yet to find a way out when this happens. My main issue with this property, however, is the lack of privacy. The walls are incredibly thin so I can hear everything my neighbors are doing and vice versa. Also, there are inspections constantly. Every couple of weeks I get a new notice about some inspection that will be happening. I have no problem with my apartment being seen, but I don't like strangers constantly inspecting my living space. Almost all of these inspections require being up at 8 am. If it's my day off or I'm ill, I really don't enjoy waking up that early just to entertain an inspection for a few minutes. I know of no other apartment that has this many inspections. I feel like I've never fully been able to settle into this apartment or see it as home because there is no time for privacy. A home should be a place to relax and not have to worry about the world for a few minutes. I do not get this at Village Manor. I cannot stand feeling as though my privacy is constantly being invaded.
I have been looking at these apartments for a while. They seem very suitable, good quality and neighborhood and I am looking forward to moving in to them in the very near future!
