If you love to shop, you’ll love living in Arboretum. At the heart of this neighborhood, you’ll find The Arboretum, a popular shopping destination located off Highway 183 in north Austin. I am very much satisfied with the 2 years that I spend here. Apartments given to me were clean and without any odor. I had lovely view from balcony which made our stay very much interesting. Leasing office members are very helpful, reachable and tries to help much(Unlike other societies that I have stayed before), which is so important. Maintenance team is quick and responsive. I would like to come and stay here again if I got a chance to.

The physical apartment is fine, and the grounds are kept relatively tidy, apart from the eventuality that you will track dog poop into your apartment due to negligent neighbors. The appliances are old and administration does not replace them upon non-critical failure (i.e. I have a oven vent that has never been operational, and only a couple buttons work on my microwave) even upon maintenance request, nothing will be replaced. Another complaint, the hot water is always out. The antiquated boiler system fails frequently. The amount of times I have woken up to go to work and there is no hot water is well into the double digits after living here 2 years. On several occasions I have left for work, and gotten home, to no hot water. This complex has fully taken advantage of the housing price increase due to covid, and has put their prices 10-20% above other complexes that occupy this same tier of the market (low-to-mid tier) and in the same location. Look next door before coming here.

The model unit I was shown compared to what I received was disgusting. The tenant before clearly smoked and never cleaned, so the apartment smells horrible constantly. It looks like they rushed with painting and cleaning prior to my move in. (Hair, dust and mold collecting in the edges of walls, door frames etc) Not to mention, they are on a boiler water system which means once one goes out, everyone connected loses water. And this happens ALOT. Maybe instead of doing temporary fixes, a permanent boiler replacement would be better? Just a thought. Don't lease here. They need some major revamping. I understand it is an old building but the lies coming from the staff saying this is an amazing place to live is just sad.

Look I don’t know who they are paying to write these back to back positive reviews but I can tell you, ITS ALL LIES. This place is a complete mess, the staff at this office (minus maintenance) are evil and vindictive. They do not have the tenants in mind all.Who ever does their book keeping needs to go back to school because they constantly mess it up. If it’s from “added too much”, “forgot to clear the balance”, “forgot to charge you” it’s some other bull crap lie. The complex it’s self is a mess. The buildings are falling apart, the water is constantly shut off, and if it’s not one thing it’s another. They let anyone and everyone in which has led to some pretty shady characters being here and some shady things happen. It’s very unsafe. People have been attacked. Mail gets stolen too. The mailboxes as of recent have been broken into twice and it’s a gamble if you have a package delivered cause it’ll probably be stolen. Just don’t waste your time, money, or effort at all you're better off renting a motel indefinitely. (Only pro is the general location with having two grocery stores here and all)

No heads up on grace period or water bills or first month payment date when you sign the lease. They have a website and active email system. But guess what, that ain't for bill reminder. Yet, when you get a late fee as high as 10% of your monthly payment, wow, an email will show up. I have already talked to a friend of mine who's also new in town to avoid this place. Keep in mind: ??? ??????!

I have lived here four months now and outside of the shower not working the water has been shut off four times. The building across from me has leaks in their roof on the third floor. The building I live in had leaks on the first floor from the third floor plumbing. The buildings are all connected by a single boiler and the pressure in your shower or temperature can flunctuates if someone else uses the water. Do not live here. You will regret it. They are fine with letting you leave instead of fixing the issue. It's run like a bad motel. There motto is leave if you don't like it.
My husband and I chose to live here for a year because the rent was cheap for the area, they allowed our dogs, and we had an apartment with a view of the green space (back of building 12). Our room was not one of the renovated ones and you do get what you pay for but from when we moved in (Aug 2017) to late spring of this year it really wasn't too bad. Around this time the management stopped holding packages for residents, so if the delivery service doesn't leave the package at your door you have to go there and pick it up. I had this most often with the post office, which is right down the road, but it adds a day before you can get your package and it gets old really fast. Before this all they had was a package closet that they trusted anyone to go in and grab their package. I had a few things stolen with the old system, but either way management should take some time to make this secure and not an inconvenience for residents. No other apartment I've ever lived at had this problem. At the same time management started all of the "community improvements" that did nothing but interfere with the lives of current residents. It wouldn't have been too bad if management had made more of an effort to not inconvenience us. We had to clear our balcony for them to paint, I had to rush home to let someone put a screen up with no prior notice that my presence was necessary, etc. There was also an issue with the water that took a while to fix, but the largest issue I had was the poor communication. Beware of poorly worded/unclear notices. When it was time for fire extinguisher inspections they sent and email and left a note with a time they had to be dropped off by (or else $75 fine). The note had a date in large letters and a time in smaller font, but that time was 8 am and the office doesn't open until 9 am so if you didn't get your fire extinguisher turned in the day before you were fined. I should have read the note more carefully but I was extremely angry and that was my pipping point with this place. We were going to live here another year because we wanted to save more but we just couldn't stand it. The maintenance staff is nice and we never had any issues with them. I was pleasantly surprised to get some of my deposit back even though they did nickle and dime us a bit.
Rent makes this look appealing. And the maintenance staff is great... But the office is another story. They seem nice enough when you meet them, so I don't know if they are incompetent or lazy. But either way, they are terrible. They nickel and dime you for everything. Stay away

WARNING!!!! WARNING !!!!!!! WARNING!!!! Don’t move here ..... try any other community on Jollyville but this one. I can speak on this because I still live at the complex. I’ve continued to renew my lease at this complex because the location is amazing. However you will have to deal with a management staff that is always changing, hot water and water issues period ( I have had my water shut off for days or hours at a minimum of 12 times in the past 60 days), they have stopped excepting packages at the office mainly because management staff cannot seem to be responsible enough to keep track of these things, they have a creepy maintenance man that often lurks in the breezeways and makes uncomfortable advances towards tenants, they do not communicate effectively with tenants; they cut off the water on a Friday and did not give tenants access to hot water until that TUESDAY and only after code enforcement was called and they were threatened with a fine. They refuse to keep the property clean trash often lingers in the breezeways as staff fails to clean these areas. I post this to maybe save someone the frustration I am currently experiencing. I have so much more to dish and the receipts to prove this...., so stay tuned buy DONT DONT DONT SIGN A LEASE!!!!!

Once moved in they could care less about you. People in the office are lazy and could care less about your personal living situation. The apartments are run down, and unfortunately charge way too much because of location alone. The maintenance crew is slow to repair things, and jimmy rig anything they can to save a buck. The Front office staff is lazy and can be rude.

Village Oaks has been a nice and affordable choice for us in a great area. I looked all around for the right type of floorplan and amenities and this was the best for the best price for sure! The staff is nice, the apartments are clean but not super new. The area has everything you could need super close, including easy access to 183, 360, and mopac so you can get anywhere in town relatively quickly which I love.

My apartment is small 1 bedroom. With a open floor plan decent size livingroom and small but quent dining area. Bedroom is a bit small. But sill ample for a queen bed, nice size dresser and end tables.Bathroom has nice lighting, single sink with nice marble finish. Pleased too say nice shower to accommodate a man of my height, 6'2" to be exact and surprisingly a full bath to boot! And a very funtional and spacious walk in closet.Kithchen is a bit small with appliances, that could use some updating but still functional. Nice cabinets through out and very funtional pantry. Another pleasant surprise is the unit comes with washer and drier with built ins that provide ample storage. And a pleasant size covered patio to enjoy sweet sunrises with my java, or romantic sunsets with my beautiful woman who shares myspace, its only 650 square feet but very cozy and fits us like a glove. Thank you fo sharing our space!!
