Newark’s dominant landmark and cultural hub is undeniably the University of Delaware campus, where the student body nearly matches the city’s population of permanent residents. Accordingly, many of the community’s resources are tailor-made for the collegiate crowd: an eclectic mix of restaurants and nightlife venues lines Main Street on the north side of campus, and affordable apartments are easy to find anywhere in town.
Despite the fact that it is primarily a college town, Newark maintains a diverse population with rental options available to suit any lifestyle. The sprawling nature preserves that border the northern end of the city provide gorgeous settings for hiking, camping, canoeing, and simply enjoying the great outdoors. Just thirty minutes from Wilmington, Newark also makes an excellent home base for commuters.

Property Ratings at Village of Canterbury Apartment Homes
Apartments start falling apart from the inside within weeks, doors come off their hinges, cracks in the walls, appliances constantly break down....and this is in a renovated building. Maintenance takes forever to come out and rarely actually fixes anything.
We needed a place to stay close to work while we looked for a place to live and this happened to be the easiest for us to get into at the time. It was also very affordable for us to save money for a new house. The low cost was not worth the living conditions however. We constantly smelled weed inside of our apartment with all of the windows closed, now my 3 and 8 year old are familiar with that. On the weekends, trash was constantly everywhere outside from where the dumpsters were overflowing. As for the “amenities” they promote on their website: The dog park had broken spots in the fence so if you do have a dog, it is not too useful. The volleyball court was not once used by anyone I saw because it was not cleaned. The pool was not opened even after covid regulations allowed it. When they finally opened it, they had to close it within a week because there was something wrong with the paint they used on it. As far as maintenance you, better have a good reason to need things fixed. It was a fight to get our drier fixed "go to the laundry mat", this was during the beginning of the Covid-19 out break......a laundry mat.... Also my oven quit working and their response was, “do the burners on top work?” If so, they will not fix it until you absolutely cannot cook anything. If you have an issue with air conditioning, no matter if it is the middle of August, unless you have a doctor’s note they will not fix it until they get around to it, which could be months. You better hope nothing breaks. Which it will, because their worksmanship is shotty at best. Our brand new kitchen cut out was crooked, spackled areas break off if you so much as touch the wall, many of the sockets don’t work, and more. They were also rude or unresponsive in many cases, the property manager and everyone in the office, that is. The maintenance workers were helpful and kind despite the issues with work being done. Now that we moved out, we were expecting our security deposit as we cleaned the carpet and took all the steps required (and more that aren’t required) to make it look as good as new (considering it was not that great in the first place), especially the carpet. The charged us 337.03 for “carpet depreciation over 23 months”. We only lived there for 13 months and carpet depreciation was not mentioned upon move in otherwise we would have documented the carpets at move in, which were not in great condition even then. All in all I would never stay in those apartments again.
THE APARTMENTS ARE NOT UPDATED-MAINTENANCE COMES IN AND COVER UP. THE APARTMENTS INSIDE AND OUT ARE FALLING APART AND THE PROPERTY MANAGER HAS A NASTY ATTITUDE WHEN YOU REACH OUT TO ADDRESS ISSUES. THERE ARE OTHER COMMUNITESNEAR THAT ARE PRICED A LITTEL HIGHER, HOWEVER YOU WILL GET A BETTER QUALITY. IF YOU DO NOT WANT MOLD, WALIKING THROUGH A RIVER WHEN YOU LEAVE YOUR HOME, BUG INVESTATION AND EVERYTHING CONTINUING TO BREAK DOWN ON YOU. PEOPLE COMING IN AND OUT OF YOUR HOME WITHOUT NOTICE -I GUESS THIS MAYBE THE PLACE FOR YOU...…. ***Machines in the gym broken- MOLD MOLD AND MORE ISSUES***** RENT AT YOUR OWN RISK!!!!!!! MORE THAN ONE STAR IS A ABSOLUTE LIE! NEW PROPERTY MANAGER JUST NASTY, RUDE NO CUSTOMER SERVICE AT ALL!
I lived here 2017-2018 and I absolutely loved living here! I rented a 1 bedroom on the third floor. I didn’t have many maintenance issues only 2 concerns in a whole year. Any time I contacted the office for maintenance someone from maintenance team was out to address the problem that same day. During my stay the office staff were always accommodating, professional and friendly. The price was affordable and the apartment was very nice and updated. My water bill was about $20 a month and the electric and gas were affordable as well. Overall quiet neighborhood. A few times I unintentionally left my car doors unlocked over night, my car wasn't stolen, no items taken. I enjoyed using the pool, gym and sauna. On site laundry. Convenient location, minutes to Route 1/95, the Christiana Mall and other shops. I would definitely recommend Village of Canterbury to friends and family!
This was the worst experience of my apartment history ever not only did we have mold and issues with infestations of bugs. As well as a humidity problem that was never fixed. Alongside countless others in terms of Maintenance that was not fixed. Also the management staff was beyond rude and try to say there are mode issue with a plumbing issue only after we had mentioned the plumbing issue months before we first moved in. Now they have tried to make us go into collections saying that we did not clean the apartment after we took pictures had a perfect exit interview and inspection. They will charge anybody extra $300 even if you clean your entire place only so they can pay for their carpet and needs to be replaced because they don't replace all the carpet as new I know that for a fact from one of the maintenance people.

Good Afternoon, We're sorry to read that your experience with our community and team left more to be desired. We take issues with pests and mold very seriously - residents are always welcome to discuss solutions with us. We try our best to prepare residents for potential fees upon moving out. Ultimately, additional charges are dependent upon the condition of the items in your home. If you feel as though you were unfairly charged, please give us a call to further discuss our evaluation, thank you.
Please do not come here and put yourself in trouble. Maintenance is awful. Always 2-3 weeks late. Gym equipment are broken. Staff members are rude and they do not care about you at all. And when you give them deposit consider it as gone. Because they do not return your deposit no matter what. Even when you return the apartment as clean as it was on the first day, they make an excuse to take your deposit.
You cannot count on these people words. From the first day we signed the contract, we asked for a copy of the signed contract, But they didn’t give us and every time we asked they told once the corporate manager signs it we will give you a copy! And until now even after move out, we haven't received that. Every time you have an issue with apartment , you should call them several times. They don't care at all. It was the worst apartment I've ever been. 1 star is too much for these people

1) Mold growing on walls and ceiling, took them 2 months to send someone from maint. Guy came, tried to lie & say none of it was mold, however both my husband and I are allergic. 2) Office staff is so awful. One in particular will speak to you so disrespectfully right from the get-go, will ignore your maintenance requests, lie right to you, and is just so nasty she should not be in any sort of customer service role. Got so bad that I had to stop calling & have my husband handle things, I was too anxious to call at all. To make matters worse, the prop manager lets her get away with it & will also lie right to you. 3) Lived there 2 years, still had problems with our apartment, from the initial list when we moved in. 4) Our carpet had numerous issues, at one point I even stepped on two rusty nails while barefoot. I had to miss some time from work & go pay for a tetanus shot. Never got so much as an apology from anyone there. After that, took 2 months for anyone to work on carpet. Still the metal strips were not tacked down, carpet had no padding, was just a sheet of carpet thrown on the concrete base of the building. 5) They will completely scam you when you terminate your lease and move. We cleared our final walk-through with a perfect, no issues, "You're good to go!" checklist then received a bill for over $300 almost 4 weeks later. Called and emailed for more information, was told that I was being charged for something that a 3rd party carpet company & VoC elected to do but wasn't actually required. We have photos showing carpets clean. However, carpet company decided to rip up the carpets, look for anything they could find to have an excuse to recommend replacement. Let's be real, they're a business looking to make a profit obviously they want to replace which VoC gave them the go ahead to do, knowing that they would just bill us. We IMMEDIATELY felt that it was retaliation for the ongoing trouble we had with the staff. Given previous issues, I reached out to Sovereign Property Management instead to try & discuss the charges, after requesting more info & telling them some of the issues we had, I received no response for over 2 weeks until I followed up twice. Today I basically received a 'Screw you, you're paying it' response. 6) The water heater flooded our carpets TWICE in our 2 years there because it needed to be replaced and they didn't want to do it. They will do anything to get out of paying for any repairs in their units. It's honestly unbelievable.

Thank you for taking the time to review our community and please know your feedback is greatly appreciated. Our goal is to have our residents completely satisfied with our product, including the quality of carpet. As a result, we not only have a pre-inspection of the carpet prior to move out, but also a comprehensive inspection with a third party company to ensure our new tenants are not inconvenienced with delayed wicker stains and pet odors that we are not able to notice below the surface. The reputable company provides us with pictures of the stains and a detailed description of damaged areas in order for us to make a determination regarding carpet replacement. This documentation is always available to the previous tenant at their request. In the event that a previous tenant is charged a replacement fee for carpet, it is never for the full amount of the carpet cost; but a pro-ration based on the remaining life of the carpet. As always I have an open door policy and would be willing to discuss your move out charges with you. Please feel free to reach out to me for any additional questions. - Village of Canterbury Property Manager
They do not care about residents at all. Maintenance is always late and they do not fix the first time. Staff are RUDE and they return call after a week. They take all your deposit no matter how your apartment is clean and carpet is clean.

At some point in the past this was a good neighborhood to live. But village of canterbury's reputation is going low!! My double caven Honda Ridgeline truck got stolen from the parking lot right in front of my building and the office can't do anything for me. There is a camera in the front gate THAT IS NOT IN SERVICE!!!!!????? What the... They don't care about tenant been SAFE. I HOPE THEY DO SOMETHING SOOON...

I wish I could post a video on here to prove what I'm about to say. On your way to the mailbox you'll find trash, empty liquor bottles and dog crap everywhere. No one cleans after themselves here not even staff. My apartment got flooded, after 4 months of calling to get the carpet fixed it still smells and looks awful. That's just one small example.. I went on vacation in August. Came back to a letter they gave me a couple weeks to answer, since I wasnt here and couldn't sign, they extended my lease and charged me 150 on top of the unexpected month Im being forced to pay after making plans to move. The contract was signed for one year. But for some reason I had to sign another doc!? I was on vacation?! I feel robbed, mistreated, and unappreciated guest here. I will never rent from this company again.
My boyfriend and I have lived in three different complexes in the last three years and have finally found one that we will be staying at. The office staff is very kind and helpful. Every time we have had to call maintenance (two times over a year) they have come out the same day. All of the neighbors are extremely nice and everyone keeps to themselves. The management is also very involved in the community, even having a food drive. For the price, the service and quality goes way beyond! Definitely recommend to anyone looking.
Lived here for almost three years. I fell in love with the property because the way the apartments looked outside and the apartment was small and confortable. I had my doubts from the beginning because three former tenants told me not to move there, but because I was so in love with the small apartment and they were working on a dog park, I decided to lease. What was I thinking? For most of the things we needed fixed in the apartment we had to call the office more than once for maintenance to show. Kiara from the office always (and I do mean always) sounded sarcastic and like everything I had to say was not true. She has that fake costumer service smile and voice. Everytime she talked her nostrils will flare up. Anybody can see she hates her job... or just hates dealing with people. Now Jessica on the other hand, is genuine, honest, and helpful. She answered all my questions from the beginning and always had a smile when I would walk in the office. Anyways back to the apartment complex, we had to pay for rent, electric, gas (propane, boulden brothers), WATER (yes water!), and TRASH REMOVAL (seriously?). This was a first, as all the other apartment complex we looked at mostly included gas, water, and trash. The dog park is a nice size... and filled with dog feces. Despite the office sending multiple letters for tenants to pick up their dog feces, the grass across from the parking lot and the dog park were disgusting. During our time there was also two break ins (which we found out through neighbors, not the office) and the surrounding area is not the best (search online for crimes statistics in the area). I would not recommend anybody to live there. It is better to spend a little bit more money and go to a nicer area with better reviews.
I have lived here for 18 years and these apartments are roughly 30 years old. The heat and AC are inefficient the heat and cooking is gas, The rent for a two bedroom 930 square foot two full bath place is good at $950. Rent doesn't include water, sewage, gas or electric.
It's a nice place to live, close to transportation, shopping and major highways, 95, 495, Route 1. Large bedrooms with walk-in closets and washer and dryer in apartments. The staff are very helpful, polite and professional. It has billiard table, pool, picnic area, tennis, volleyball and basketball courts. Dog park for walking your pets. Neighbors are friendly and quiet.
I have lived in current place for 5 years now. This is the apartment that I have ever lived in so I was leery about apartment living. Hearing all the horror stories from coworkers and friends. My apartment is very convenient to shopping malls, schools and the main highway. The management is great and the maintenance has a terrific turnaround time. I live in a 2 bedroom, 2 bath. It has updated appliances. I would recommend this place to a friend.
I have lived in PA my whole life and recently started a new job in DE. I visited many (MANY) apartments and none seem to feel at home for me. The moment I walked into Canterbury I felt welcomed. They showed me several apartments (although mine was not available to see). They explained everything to me and showed me similar apartments to give me a better picture. They also did a fantastic job laying out the steps to complete before I moved in (this is my first apartment). I was only concerned with their time frame for responding to calls and emails. They took a bit longer than I would have liked but overall they gave me great customer service! I feel safe and welcomed in my new area!
Been a resident of Village of Canterbury for the last year and I love it-No issues with management or residents-love coming home to my place of solitude!
Kera and Dan and all the maintaince staff are great treat you with respect and they are always friendly and willing to help you in any way they can but God help you if Jessica ever answers the phone or you need to go into the office and she is there it has happened on numerous occasions she usually has a nasty attitude does the bare minimum and is lazy you can tell she really could care less the only time she is semi normal is if kera is in the room I really don't know why they keep her there
The apartment was extremely immaculate and well set up. The model apartment was very much what was expected. However the two bedroom apartment was vacant and not a model aparment so it was very realistic to what I expected.Overall, place was clean and well kept. Staff was super friendly and courteous.
